Unhappy with your sales team, and terribly unhappy with the Lennar loan process. Promises made but we're not fulfilled and my sales lady was not at all helpful. When I asked her for help, I got nothing but referrals with no interest in trying to be helpful.... Just excuses.

Great and quick response to warranty issues; always ready to fix/correct any problem

I recently retired from 50+ years in the California homebuilding industry, and our new home is in Arizona where I am not nearly as familiar with the minimum building codes here. With that said, my opinions are perhaps tainted based on my experience and expectations. To begin with, the builfing code requirements here appear to be less than those minimum standards in So. CA. We purchased this home because we love the floorplan (Trilliam Next-Gen) and the value. The workmanship in most all of the installations is above average quality for what I have seen over the decades, so they obviously have good supervision and controll over their subcontractors. The specifications overall are mostly of basic or minimal quality, but in general we are happy with our purchase. One complaint I have is that this builder (and many other production builders in the area) are using thicker post-tension slab foundations (which is fine), but they do NOT provide any perimeter footings, thus making it easier for stormwater to penetrate under the foundation. I have built dozens and dozens of post tension foundations, and in CA there are always deepened footings (at least 18" below the bottom of the slab) poured monolithically beneath the footings, which also helps to avoid moisture from getting beneath the foundation. Also, they do not include gutters, downspouts, or area drain systems. Therefore it is not surprising to find youtubers sharing about movement in their new homes, as these ommissions are conducive to allowing for expansion and contraction of the soil and differential settlement. For this reason I strongly recommend that buyers consider alternatives in completing their hardscape and landscape, as to avoid future problems. At the very least I will be installing gutters, downspouts, and a 4" area drain system around the perimeter of our new home, and this should alleviate some of those concerns for potential problems. On the positive side, our construction manager has been EXCELLENT, a seasoned professional himself, and anxious to take care of any concerns or direct me as to how to resolve issues. In fact, all of the empolyees I have met have been great. My only suggestion is that you (the buyer) do not rush into buying until you have first explored all conditions, as there can be surprises once you review the CC&R's. Above all concerns, your first concern should be to carefully read and study the Purchase agreement and CC&R's in their entirety, as eacch development has their own issues, and once you accept your purchase agreement it is too late to change your mind. Also, in reading the numerous different hundreds of pages of closing documents there can be contradictions between them, such as the fact that your deposit is actually Non-Refundable, while it states in the initial documents that your deposit is refundable. So if you change your mind on your home location after your contingency period (as we did), Lennar will allow you to make that change, but they will not consider providing a refund if you cancel beyond your contingency period. All things considered, I would definitely buy another Lennar home, especially given the excellent service that most of their employees have provided us every step of the way. ... More

The purchasing process was smooth and without any problems. Everyone was friendly and very helpful. I did not run in to any problems until after closing. Do not accept verbal promises to correct things after closing. Get everything in writing about what will be done!

We did the walk through and issues that were noticed were marked with blue tape , when we closed on the house all those tags were gone , Great , but when we took a closer look we noticed the only thing that had been done was the tags were removed, the ceiling in our garage started to leak almost immediately after we closed on the house , I was the construction business in New York so I have some experience, I got one of my ladders to have a look at the damage and noticed that the leak was there long before we closed the sale, individuals had attempted to fix it but it was like a bandaid , they knew that there was a leak but all that was wanted was to close the sale and warranty would come back out and fix it, after 3 attempts, Our house was the last property in the neighborhood and all trades had left so no one was in charge and we were left to deal with the repairs, ... Buying a home should be an exciting time, but after a life-sucking buying experience the excitement is long gone. We were lied to by the community representative. Multiple issues with the lender. Couple that with once you're in the house issue after issue pops up. Quality control issues that were missed while by the builder and then us while being rushed through our new home orientation. The things we did point out still not being done when we move in. Looking more closely at all the finishes around the house and realizing how sloppy the craftsmanship is. Drywall chunks still around the showers... the list goes on. I almost walked away right before closing and I feel like I should have. The one positive is that the warranty team has been very helpful with the claims I have submitted after being in the house 1 month. ... More

Im very happy with the house I purchased. It did have a small issue we found out after Hurricane Helene went through South Carolina. A small window had a very small drip. using the App I did a warranty ticket. I received attention the same day. Id like to compliment Kolby for her multi tasking several contractors to come in the right order. She's a great asset to Lennar

The buying process was a breeze. Just that initial closing was irritable. Overall awesome experience

They were very helpful. It slowed down at some point but I'm thankful for the experience and I love my home.

Noah was great to work with and Carl was always there to answer our questions and to help resolve them

We paid for shutters which were not measured and ordered prior to close of escrow, as we were somehow missed in the process. Nearly 2 months after close and providing data repeatedly, we have not received any response or updates on activation status for solar from Sunnova. Subcontractors are below standard. Welcome orientation did not explain the walkthrough process well, and customer service rep did not show up to introduce himself. We had to find out who is our rep, although he has been pretty helpful since. Affiliated Lennar Insurance wasted our time reaching out to us to offer us a quote which was invalid, and we scrambled to find other insurance alternatives. You need to hold you sales person feet to the fire the will tell you anything to get the sale. Including just fill the application in briefly don’t save yourself a headache fill it out completely!!! And be ready for sales pressure. And they don’t stop showing your house once you give them the deposit they continue showing your home until right before the cleaning for closing. Make sure you take pictures of the items noted in walkthrough as they won’t fix them all.

This is my second Lennar home. I’m very disappointed with the quality of the materials. The floor is the cheapest one in the market. No hocks in the bathroom. No gutters? Cheap countertops,in general very cheap construction. I will it recommend you to anyone. My first home had beautiful countertops and all the things we are missing here!

Lennar was able to contact me within a reasonable time for understanding the issue and quickly able to schedule a time to come and fix the issue.

Was ok, i provided everything on my end. And just a bunch of waiting for myself, some questions were not really resolved just put on hold. I've been trying to contact my loan officer and others for current questions regarding final inspections but no one responses, or call backs.

My husband and I moved from Suffolk County, New York and are extremely happy in our new home and neighborhood. The house is beautiful, there is so much natural light that you can’t help but smile. We have had a few issues but they were all taken care of very quickly. So happy that we chose a home built by Lennar.

lazy and shortcuts no standards of quality

It was seamless home buying experience. We enjoyed each phases of it until we moved it to house. Lennar team is still with us and making sure we would enjoy our stay without any issues.

This is our 3rd Lennar home and as expected, we had a no issue closing. The house is finished with only minor issues that have already been corrected. Keep up the good work!

So many disappointing examples of wastefulness. Throw away and redo just to make the cookie cutter process easier for Lennar. Terrible experience.

My fiancé and I started our homebuying process with Lennar early in the year, and initially all of our questions were answered in a timely fashion, and everything was great. As time progressed it began to be a hassle to get information or get a response in a timely manner (this went for Lennar associates as well as their financial team). There were several lapses and communication when it came to us wanting a third-party inspection completed, and then when it came to them fixing the things that were found on the inspection it was a hassle to even get them to complete the items. We had to have the inspector go back more than once to ensure that it was completed when we were told that it was and it actually wasn’t. When it came to the financial team, we really had to double down to be able to get information from them. Calls, emails, text messages, and the works was often required to get a response to a question or to gain clarity. We were consistently asking if there was anything else that was needed to be sent in to complete our file on the finance side and was often told that everything was complete, but then as we approach the week of closing, all of these documents were then required to be turned in asap or we couldn’t close. We were desperately trying to avoid the last-minute need to send in and upload documents the week of closing. Our financial associate messed up the numbers, which caused us to pay thousands in extra out-of-pocket costs, a couple days before closing. We finally received the okay that everything was squared away and we were good to close, but then closing day was a whole other issue. Closing day, we got a call minutes from the settlement appointment that we were no longer able to close. Somebody missed some additional tax that needed to be put in the numbers, and when they added the tax, we no longer qualified for the program that we were in that gave additional grant incentives. We were told that the only way we could close that day was to send several thousand dollars more to put down that would in turn qualify us. We ended up putting down the extra money and we did close that day. We will say that they were diligent to figure out how we could still close on our closing day and they were communicative with where they were in the process, but why weren’t these intricate pieces of the financial aspect checked and triple checked so we didn’t have to go through this? How are we clear to close two days before closing and now something is wrong? It was a lot happening in that week. Overall, the house is beautiful, we love it and it ended up coming together very nicely, so it did all work out. But some of that is because of our real estate agent and his vigilance and not necessarily the Lennar team. Some of the people along the way did a great job of trying to help and went above and beyond every step of the way, but others gave very lackluster customer service, had to chase them down to get a response, and because of that we will probably consider otherwise when looking to build an additional home. ... We love the sunset model

Lennar was on it when they wanted you to purchase the home… then their responsiveness and flexibility decline from there. Out of all the builders we looked into they were the least flexible with allowing anything to happen before closing, which is understandable. they are very strict with allowing anything their rules leading up to closing then almost seem to want to disappear after that. Not everything was fixed at closing, as they continually promised it would be (things that were pointed out at our walk through and inspection a week prior) and it was/has been a struggle to get it all Completed by them since then. They like to take the short cut with some of the construction work (like trying to patch a hole in brand new counter tops rather than replacing, hiding holes in the wall with light fixtures). I personally think they fly through the homes too quickly during the build process and are doing too many at once. We love our home because of the location, the floor plan is perfect for us ans for the personal touches we have added since moving in. There have been a few great people we have worked with from Lennar along the way but overall it’s been more frustrating than I imagined with buying a new home ... More
