Title team is not cooperative at all, i understand they are busy but it leaves bad taste to customer. Communication is very limited and no response to email and messages on portal.

Upon putting in an offer on our home, our sales person contacted us and tried to get us to sell our current home that we were living in to "Open Door". I told her I would not do that and undercut the Realtor that we had our home listed with. She then proceeded to email us information on how to sell with them. I called her again and told her we would not be doing this and I felt like she may be getting a kickback by pushing it. The salesperson was very unresponsive from that point forward. I had to pursue other avenues to find out information about the progress of Our House because she would not Return to my phone calls. At the time we were first visiting the property,we were informed, there would be a cool playground in dog park in the development. While we understand that all homes must be complete before they be in this building process. Comma we have since learned that the pool would be acrossed the road, in another Lennard development. This would mean that my family would have to cross a major street. Walking to the pool will NOT be possible due the no cross walks, traffic lights and a speed limit of 45 mph. We will have to drive in order to use the swimming pool that we have are paying CDD's for. We believe we should have been told the truth about the pool placement. We may not have chosen this development with that knowledge. In addition, right before closing on our home when the appraisal was done. We found out that the house appraised for less than what we were paying. Lennar refused To Do anything about it and are only choice was to walk away from the deal. Since we had already sold our home and were out of it in a different state. We feel that we were put in an possession of accepting the appraisal or being homeless. We had a great time finding a home that was almost completed with Damon. After that we talked with a few good finance people to get the loan paperwork done and approved. Our home buyer conciere we only had one conversation with him and couldnt get ahold of him for anything really. We did have a few issues with the home and it took many tries to get things fixed for us and some things i just had to take care of myself because i was tired of trying to keep up with the constant follow up on warranty things.

Very good community with great prices and very helpful sales/build team.

I had to have 3 blue tapes, using more than 1 roll each time, these issues for the most part are still not fixed. The process is very difficult for someone who lives in an area where the internet is not available. Supposedly I was supposed to be provided with a packet at closing, which I did not receive. Also, another packet was supposed to be emailed to me, which I did not receive. So I'm having a hard time finding out who to contact for different issues. I thought I would have internet when I moved in, but the line was clogged, I finally have it after 4 weeks of living here. I had a water leak, they think it's fixed but there is still a big hole out front. Interior grade, non keyed locks were installed on exterior doors and the front door one has already fallen off. ... My contact during the build was supposed to be Sam. 99% of the time he couldn't answer my question or sent me elsewhere. I was rushed to close so much that "Move in Ready" was "Move in Mess". Not cleaned, huge number of unacceptable flaws, chipped doors, paint splatter on tile and screen, construction material in pantry and drawers, AC filter was filthy, smoke detector was beeping, ring doorbell was missing. It was awful! No dumpster for garbage, no mail keys, elevator was on the fritz. When I asked about what to do, I was told to put in a ticket to warranty the corrections. Why? Why isn't it clean and Move in ready?? No happy at all. I was the one to call the County Waste Management to get the dumpsters delivered. I was told that there would be a garbage shoot to dispose of household garbage. Not even the building manager had ever heard of that. It wasn't my imagination. The property has paper and garbage and building materials all over! I was told that I would have toilet paper holders and towel bars. Look at Babcock they said, everything would be in your condo except lights, fans, things like that, but you will have the bath fixtures. Should I wait for them to be installed? maybe they will be installed with the Garbage Shoot Sam???? I'm sure the CEO of Lennar wouldn't accept that this was move in ready. Oh and when I had warranty work done, the place was left with lights, fans on, and had used the toilets and left seats up and urine in the bowl. Really??? Lennar mortgage was misleading during the application process, the home is built with poor quality, items were stolen out of the home after under contract to buy, lennar mortgage closing agent did not provide the original mortgage note or security instrument for my records. They also got an advance on my security instrument for the full maturity amount and are now trying to hide the money they received from the Federal Reserve bank while still charging me monthly payments. Not to mention I closed with Lennar, so explain why Experian says Eagle Mortgage, and Equifax says American Universal Mortgage.. I'll wait.. ... More

The overall design and architectures are perfect for most of the models. The home buying experience with Lennar team was good and smooth process. However there are some areas that really need improvement regarding the quality and finishing of products. 1) Lowest level paint (Flat provided). You have to do it all from scratch on a new home. 2) Stucco outside already has cracks on it on new home on many walls outside. They can’t do anything even with warranty. 3) Quality of fence outside is very bad. Already degrading on new home. Apart from the above things customer service is good. Cheap homes poor craftsmanship, horrible experience.

From Bonita, sales agent, to Wess, warranty requests agent, I have been taken care of by the best team. Lennar should count there blessings to have such a great group of people here at The Trails. I am SO HAPPY with my new home. Thank you Lennar...

Everyone was great during our home buying process. We had a few issues on move in day, but they were fast to respond and fixed it the very next day.

The date of my closing was changed by someone and I was not told. If it was not for the individual from Lennar, who was to do the walk through with me a day ahead of time, the closing would not have happened. He became aware when his calendar showed the walkthrough happening after the closure. He was the one that brought it to my attention. I was lucky and my insurance people were able to adjust my insurance dates. It seemed to me that someone dropped the ball, on Lennar's end, and did not even offer an apology. My recommendation to buyers is keep an eye on the calendar and confirm the closing dates. Note: there is a email trail showing the original closing date. ... More

My salesperson Chris was very helpful and understanding of my needs. Service follow ups have been a bit challenging and require persistence on my part. Tim has been most helpful with service issues. Gerting a response from the HOA has been rather challenging.

The process is simple in its entirety. Lennar made it very easy with the buying process. The issue is that there is a lot of language that isn't friendly to first time homebuyers. Everything needs to be kept in writing for anyone buying a home through Lennar. There was a lot of talk about what was agreed and not agreed to but because there wasn't a paper trail from phone calls it made the process difficult. Also Lennar pulls credit far too soon in advance to where when they pull your credit score again before you close your rate will change due to initial credit hits. Communication from the sales and mortgage team was sub par past the initial contract. The construction crew and warranty team did an excellent job throughout the whole process Peyton, our construction superintendent, addressed many issues and concerns throughout the process. Peyton also put in contact with the right people for problems he couldn't answer. Justin, warranty specialist, has been quick and efficient in fixing any problems that have arose thus far. He has had people at our house to fix the problem in the same week and followed up to ensure we were happy. Peyton still stops by as they are still building in the neighborhood to make sure everything is perfect. Morgan in the mortgage department was the one person in that department who made sure my questions were answered and she contacted the right people to make sure I had a good closing experience. Shauna and Aunya, who I never met, were quick to help via email and were efficient and accurate in addressing closing concerns. Lennar has the world of new homes at their fingertips, they have great people in Huntsville but they received 2 stars on trustworthiness due to contract talks to buy a home. Make sure everything is in writing and it may be best to contact a realtor who has worked with Lennar. A solution to Lennar's problem with buyers would a portal where all communication is logged and kept through the system that multiple people could refence within contract negotiations. I also felt somewhat rushed to buy a home in initial talks as they were saying things like "you need to sign today if you want this house". Hit or miss as far as having issues resolved. Several items still not taken care of. Overall, not the best experience

Save yourself from tremendous headache and stress, and not use LENNAR MORTGAGE in your homebuying process.

The Lennar home buying system was smooth and polished. The residence was built at a high quality with easy instructions and points of contact to resolve any type of issues that might arise.

Very disappointed with the construction manager and their staff for failing to remove debris before the recent hurricane (Milton) hit the area. It forced me to leave my home for safety after concerns that concrete blocks would become projectiles. I asked repeatedly for this to occur and nothing was done. Even after they responded by telling me they would remove these items. I continued to message the construction manager directly and received no response. They simply didn’t care! I have photos and text messages saved for Lennar corporate, as they should investigate this further. The overall construction of my home was sloppy and when the house was given to me had multiple issues that I had to repeatedly ask to have fixed. Recently, my garage door random closed on my car! Another faulty issue. I’ve had multiple issues since buying this home. The driveway was even poured incorrect and cracked because of poorly installed irrigation piping below the concrete. The issues go on and on. I would never refer Lennar to anyone! ... More

From the beginning to closing and move in, everything went through perfectly. Special thanks to Pedro, a very professional, knowledgeable and helpful person who always demonstrated that he cared about my peace of mind. And the rest of the team involved was very nice, thaks to all of them too. Regarding the quality and finishes on the property I must say that I found some minimal details that requires repair after I moved in which I did not catch during the walk through, I guess I can report it through the warranty portal they provided. When doing the pre inspection and the final inspection, check everything. After 45 days in this house I am still finding things that I missed on the inspections. We are still scraping paint and adhesive off the floors. Crooked walls, lumps of sheetrock mud in the corners. Beware of emails that show you how to use your irrigation system and you find out that an irrigation system is not included. Ring doorbell not included

We never once met the construction:site manager and was never once asked if I’d like to visit the property during construction, so I just went myself many times on my own. Past homes we have always met and got to know the person responsible for our new home. Lennar- never. The sales associate was great but we had to ask her things that really were not her job because there was no other contact. For price paid more upgrades would have been good- no fridge freezer or washer dryer. After our inspection it took a few visits for them to fix some but not all. No body ever communicated to us about what would and wouldnt be repaired. More of a guessing game. Closing was not ready- house was not clean and doors not placed although we had noted these on walk through. Just seemed like we were unimportant. The fence policy was not given to us - this was a long fight to win. Positive- the house is nice and survived the hurricane without damage. ... More

There are many mistakes on the finished floor, there are spaces between the boards and pieces of the underlying material sticking out between the boards of 5he floors. Also on the floors and thresholds are dents and I was told by the first person assigned to see my problems that I had to wait 60 days before complaining. Another big issue is the fact that we don’t have a mail box yet and of course there is no delivery for packages available to us either. Hope they resolve all of these issues soon
