The purchasing process was smooth and relatively painless. We've been in for just over a month and are overall happy with the home, but there are a number of workmanship issues that surprised us. Drywall seams splitting across the entirety of the main room, many nail pops, and poor door mounting leading to our inability to smoothly shut doors on the upper *****. We're hopeful that many of these issues will be resolved under the 1-year warranty.

Provide buyers option to "uninstall"'or "take out" some standard parts/materials in the house while being built. Makes it easier for when upgrades are done.

Sales did their job, superintendent underdelivered. All the promises of things being fixed, gleaming floors, as stated by sales, all the blue tape was just removed, but the issues weren't taken care of. Had we had been given our second walk-through as promised, we would not have closed the home. Of course you don't see this till after you're closed and they give your keys. Brought it to the attention of the superintendent still promise to take care of things, never to be seen or heard from him again regarding the issues therefore, as normal up to the homeowner to take care of it, knowing what an inconvenience it will be to try to warranty claim it. Very disappointing. We literally had to remove the for sale, sign, and signage off of the home ourselves and pick up construction debris out of the yard. ... More

Besides, the closing was a nightmare. The loan officer was rude and didn't respond to most of my questions of the closing process. I requested my complain to be elevated to the owners or corporate office but not sure that was done. I never received an apology or a follow up of that bad experience.

The buying experience in the beginning was tough as it was too complicated to actually block my house. There was no follow up when I showed interest. The closing was full of hiccups with issues. The quality of the paint was AWFUL, and the garage walls are even worse because they only put texture to all of it and didn't even bother to paint it. We will likely need to repaint the interior since the paint comes off very easily with a damp rag. In the inside of the house, they used literally the cheapest paint they could find in the market and the same situation with the carpets and vinyl cover for kitchen and bathrooms. After buying, there were a few people like Sam that was always very, very nice and efficient but then when the time went by the refused to fix certain things because we already moved and time passed by. I think Lennar has nice things but then they do a very crappy job in the finishing that makes all the good things less relevant. Last but not least, the water pressure is really low because they didn't installed pumps and most of my neighbors are complaining about it. This is my second purchase and utterly disappointing experience with the process (in particular your finance and insurance). Unsure if it is appropriate for me to use the term "strong arming" but that's what I experienced with these two groups.

Continued - all light fixtures were filled with bugs and debris upon move in, wall/floor connections are not sealed, trim is soft (poor quality materials), tiles are uneven. It's a very pretty house, but when you look up close you see the poor craftsmanship.

The front lawn grass is half rye grass. Which we asked about it and immediately we were promised it would be changed and corrected. Rye grass removed. The side and back of house has rye grass as well, but the front looks awful. Even my new neighbors said they felt sorry for me. But a few days before closing the grass wasn't changed, instead when we asked they claimed the grass would blend in when it died off. But we explained underneath the rye grass it was dead. My Realtor even emailed everyone with this concern prior to closing. They sent the 'lawn head' guy and he claimed it would blend in and it wasn't dead underneath. After the closing it rained a lot and I watered the grass. I also irrigated the grass, but to my disgust I found lumber bits, stones, trash and etc underneath the rye grass (not the good grass). Which explains why the grass died as we complained before the closing. I tried to removed all the trash, stones, lumber as much as possible. The rye grass did die, but the grass underneath didn't take over as was our concern (because it looked dead as we pointed out, but they said it wasn't). But, the good grass looks great. But my front of yard looks crazy. Both sides and back of my house is all rye grass. Now Lennar had the nerd to use another house with beautiful grass in the front, but using my address and sold date to Zillow, Redfin, etc! Even they knew they couldn't display the grass in front because it looked horrible. Look at the listing yourself. You can see the address on the brick surrounding the garage door doesn't match by 3 digit numeral address. It has about 5 to 6 digit number. I have the true pictures of my house and ugly grass. Plus, the original Zillow, Realtors website of my house with my address and half mix grass. So, it looks so horrible that Lennar had to change the photo to deceive other people thinking that they provide excellent grass in front of the new houses. 1. Very poor quality check - cabinets, toilets, doors, walls - we see lots of defects 2. Multiple Crack in basement walls/concrete 3. Flexibility - very little or no 4. Promise fulfillment - hardly followed Salesperson was very interested to sell & left his interest immediately after we signed. We got very generic answers for our questions which are sometimes frustrating!! Quality was not maintained thoroughly & quality check person is the most incompetent i have ever met. Construction was always eager to drop everything in warranty team. The common intent i felt from Warranty that they are overburdened with is*****s, probably due to poor quality throughout the process & they are stuck. ... More

definitely change the garage doors, the extractor in the bathroom on the main floor that is on all the time is just sounding worse and worse, I can't sleep at night and the horrible Noice wakes us up. Mi suggestion is to tuned off when the house is turn into the new owner

First off I've purchased three homes from Lennar in the past three years with two of them in the same development! First home was in phase 1 and our current home is in phase 7. Material quality has taken a nose drive especially with their cabinets and thickness of the quartz in the bathrooms. Our sales guy, Karl, did an excellent job. Construction managers here are over worked with each one covering at times over 30 homes. Lennar responds to must issues quickly to schedule trades out to fix issues. Typical with any non custom builder, they are cutting quality for cheaper materials and since Lennar is considered a production builder they are always looking for something cheaper in increase their margins. ... Issues with internet and mail. Service office was not helpful in any way. Everything was a hassle after I signed for the home.

My experience with Lennar has been consistently frustrating from start to finish. The loan approval process was disorganized — I was asked for the same documents multiple times, asked for documents that didn't apply to my loan type, and after switching loan types at their suggestion, the loan was pieced together incorrectly. Deadlines were missed, and I often had to correct their own errors. Post‑closing has been just as difficult. Warranty service is slow, with responses taking nearly a week and usually resulting in delays rather than solutions. Communication is poor, follow‑through is lacking, and I've had to escalate issues just to get basic answers. I'm still dealing with workmanship defects 1.5 months after move‑in, many of which are dismissed as "normal." Overall, Lennar has required constant chasing for results, and the ***** of service has been well below expectations. ... More

The buying process was terrible, waiting all day for a house they said we could have and almost didn't have it

The sales agent Jason was very frustrating to work with. He was often unresponsive for weeks and I felt I had to constantly pester him in order to get a response. He made mistakes on the contracts so we had to re-sign multiple times in order to correct the mistakes. Everything was urgent when it involved us re-signing to fix his mistake but when it came to our own concerns, it was met with silence for days or weeks. I considered backing out of the agreement multiple times due to this frustration. However, the home designs were impressive and the workmanship seemed excellent so we decided to deal with the frustrations in order to get to closing. The preferred lender was also incredibly difficult to work with and we often felt we had no say in any of the proceedings and our questions and concerns were ignored. This was demonstrated at the closing where we had submitted documentation months before to have the title in our trust name, only to be told that it wasn't possible. No one looked at our request or mentioned any is*****s before closing until I brought it up at closing and was told it was too late and not possible. This encompassed the whole purchase process where we felt no one was listening to us and no one cared and we had no option but to proceed. The concierge was the only positive interaction. Melissa was responsive and very helpful throughout the process. If it wasn't for Melissa, we likely would have walked away, even if it meant losing the earnest money. I would not recommend anyone purchase a new home through Lennar. I would purchase a pre-built home by Lennar from a private seller though as the designs and workmanship are great. ... More

Loan officer didn't return calls from Lennar mortgage. Most of my questions were never answered. When closed I wasn't given correct information about utilities. Not given information to get passes for the lagoon. Closing date was changed several times but we were never told it was not a set date. We weren't give. The information on paint color in my home. We spent hours at closing. We left around 10pm. If you set appointments, keep them. Don't over schedule. Also, we were being asked for more documentation while we were waiting at Lennar Title. If you guys aren't ready and need more documentation, then don't schedule a closing unless you are really ready. Also, you don't make it a memorable experience. It was more like a horrible experience with Lennar as a first time home buyer. I would not recommend Lennar builder to friends or family, since it was so unorganized and communication was not good. ... More

Our loan officers (Reno NV office) Allyssa and Melissa ******* have made escrow process extremely difficult with very poor communication. Our closing date moved multiple times, as we were living out of boxes waiting or an approval. We were notified that we will not be signing/closing on our house a day prior by a random phone call from sales office. Although we have been talking to Alyssa and Melissa daily and submitting our documents. Overall, process was sloppy and it got to a point where it was unpleasant and made us regret buying a house (it supposed to be the most exciting time, especially in this economy to by 700k home!). ... Very difficult to get a hold of anyone for help. Got passed on the phone to 6 different phone numbers trying to get help with construction crews blocking my driveway repeatedly. Finally got dumped into a voice mail. Construction crews are constantly throwing their garbage on my property. They begin as early as 445am in violation of Village of Algonquin quiet hours code. It should at least be quiet until 7am. Was here for 2 months before getting any grass or landscaping but still have to pay *****. Watched many homes built AFTER mine get grass and landscaping before mine even ones that are still unoccupied. Have done very little to keep the streets clean. Have had multiple flat tires. Have done very little to work on the half finished homes around me yet keep building more and more. Seems like very cheap construction based on being able to hear everything outside. We were offered one package prior to building and was later informed that package was no longer available. We felt ***** to and very little effort was put into correcting these ***** tactics.

We were pushed to make our purchasing decision one day after we check the house we we're interested to purchase claiming Lennar will raise the price of the property

Your people jerked us around from the end of November till the end of March said we were going to close the end of March never did! I made one phone call including the phone call, I was closed within 30 days. I came there to look at a house that was 315k. We bought one almost the same exact house on a lake instead. I’ve talked 3 couples out of buying houses from you people & I will continue doing that until somebody calls me. ***.***.**** I’ve been customer service my whole life. This experience was nothing short of pathetic & so unprofessional to say the least. They don’t even know how to go over the numbers properly with the customers when you’re sitting down with them. ... Shorty craftsmanship, hurried-up quality, constantly finding things as I go through the house the walkthroughs are a joke who gets on their hands and knees and looks underneath the counters looks at the woodwork no one they look at the overall picture. Workers use the toilet and destroyed one of them put a piece of paper over it in the floating water to hide it or try to hide it the other two bathrooms still had pee and poop left in it. Once you put a door stopper in the wood boards and pull it out you've destroyed it and that's what they did upstairs they pulled it out and removed it over further but it's still left the mark and a hole and they did not fix that the stucco is coming off inside and out chipped paint on the outside of the house paint not covered on ceilings just shot a craftsmanship I would never buy another house ever again ... I would not recommend buying a home through Lennar based on my experience. The sales agent was largely absent throughout the process. I had to initiate almost all communication, except when I was told another buyer was interested in the home and needed to increase my offer by an additional $5,000 to secure it. After that, there was very little support. The underwriting process was the most frustrating part. Before I paid my earnest money, I provided all of my financial documents and explained my concerns. Weeks later, I was told that overdraft fees on my bank statements could prevent my approval. Instead of immediately requesting an exception, I was advised to delay closing and incur additional costs. Only after I raised concerns about my earnest money and the delay was an exception submitted—and it was approved. I was then approved shortly afterward, making the delay feel unnecessary. Communication from my processor became increasingly poor, and eventually my calls and messages went unanswered. Unfortunately, the disappointment didn't end after closing. The craftsmanship of my new home has been poor. I've already found dents in doors, paint peeling off doors, cracks in the walls, and areas where caulking was incomplete or missing. For a brand-new home, I expected much better attention to detail and quality. The only positive part of the experience was the closing team, who were professional and pleasant. I love owning a home, but if I could do it over again, I would bring my own realtor. I felt like I had to advocate for myself throughout the entire process instead of having Lennar advocate for me. We had a contract on **************** and the build was delayed for months. It was a comer lot which is what we wanted and Royce knew that! When things got delayed we switched to ***************** which we thought was a corner lot. Signed the contract and was never told otherwise. We figured it out when we finally got a plat to get approval for fence. We began asking about the lot at that time and no one could give us an honest answer. This drug out till closing when we're sitting with our uhaul full of our belongs. The builder even thought it was a corner lot and said that. We paid a premium price for the corner lot and then found out for sure it was a common area for HOA to maintain We asked Lenner to help get it for us but instead of helping us with this issue they spit in our face and told us to take this up with the HOA. Now we are forced to take legal action. There have been other issues as well. I would NEVER recommend a home to anyone by this company! ... More
