It is not good that there is not garage door opener on the outside of the garage!

The beginning process of purchase was great. After we signed things went south quickly. Walkthrough was the worst experience. During walkthrough everything was just denied..

From the beginning the majority of our questions or concerns were addressed. Tina and Tim were a great team and made sure our concerns were addressed. There were a few questionable situations that felt disingenuous regarding the Royal going private and when Lennar actually knew that was happening, which could have swayed our purchase. Since closing, all issues we have brought up have been addressed in a reasonable time frame and very professionally. The crew Lennar has to come fix problems has been very responsive and professional. We Love our new home and would recommend this Lennar team to others. ... More

Follow up has been good, but slow. Clarity of what needed to be done was unclear including the HOA connection and data. Closed on July 18 and I finally received HOA contact data that was usable on Sept 4th or so. Nothing mentioned about our needing to send in warranty info for appliances. Support for warranty items has gone well which is appreciated. Had to work to get help for setting sprinkler controls. Details for the hand off were scarce. Overall home prep/cleanup was poor. Seems like the caulking, painting, and general attention to detail was done by an 11 year old. I will need to take time to clean up caulk smears and over painted areas on hinges, door knobs, and even the cover for the front door lock. Very disappointed in the finishing. However, the home appears well built and we are very pleased with the home. I will continue to work with the warranty services and appreciate that option for a new home. We will recommend others to investigate purchasing here, but realize there are definitely little things that could have been done much better. ... More

The open floor plans are great , but there is no consideration of any power outlets on the floor for table lights or anything else for the couch in the middle of floor. All outlets are along the wall so if you have electric couch features you’ll need to run a line across the floor. Other wise there is plenty of bright lighting led lights in the ceilings all over. They seem to use good materials for the most part. Not sure how great the craftsmanship is due to the amount of homes they are building so fast. Attention to quality could be better. Issues are passable, but could easily have looked better if a little concern and an extra minute might have been taken. Overall a nice floor plan and a pretty good package for the money. Lennar has it down to a well thought out plan when it comes to mass building houses since they’ve been doing it so long. A little frustrating trying to get some issues ironed out when the construction manager told you one thing and a month later nothing has been done and you can’t get a hold of him anymore. With a bit more effort you may have to track someone down at the office to hopefully address the issue. All this is probably typical of new home buying, too bad it is. Still to say, it’s a good product and a pretty good deal. I would recommend anyone to take the opportunity to look at Lennar homes as an option when buying a home. ... More

A house is a really Big Investment, In this inflated house people are pushing themselves to pay inflated price houses. After Paying High Price, Buyers believe that they will get good quality service and house would worth the money but thats not happening with Copperleaf Lennar. Following are the reasons and examples that proves it - 1) starting with Sales Team, The house price is not fixed and they keep changing the prices and offer different prices to every buyer. Being an really good brand as Lennar, their standards are not maintained very well. For houses they define the prices every time different prices for buyer. Sales Person (i.e. NKLE) which helped is worst person never showed face and called or checked on us after taking the minimum 5% deposit. Always misguided us without sharing the details of the House. Model House AURORA was having a 4th bedroom on 2nd floor but in the one they sold to us had loft room that they informed on the very last day when we were about to sign the purchase. Cash incentives she offered was way less than she offered to other buyers even though i paid 20% down payment. She was always hungry and greedy to take the 5 % deposit, never called us to help us in buying process but always called us to misguide us, i kept asking can we have a basement included model but she never told the plan that few houses more basement would be available, now new buyers are paying same price with basement included. she always on rush to sell the house and kept asking - "can u give 5%, can you give 5 % can u give 5 %" every possible time whenever she calls just keep asking same thing and never helped us to guide in right direction to satisfy what we want. once she sold she never looked back to us on how we doing and if we have any questions. worst sales person i ever met. without asking us on the first visit she thought we dont have realtor and didnt bother to ask, on second met we said we had realtor and we told already that to customer representation on day 1 but she said we told he that we don't have realtor. and she said she will help to guide us but if we would have realtor we could have learned a lot and understood if it would be right to buy this particular house. she never helped us on guiding in right way but all she wanted is 5 % deposit. 2) finishing of the house is not great, though its brand new and under warranty we understand they can fix problems but that takes a while. the good finish house is expected from Lennar but this is not a good finish house like it supposed to have, the color paints under windows are not nicely done, stairs are getting break., vynl floor is making noise every time we walk. never cleared us that there will be rain water drainage in front of house will be open which is never informed us and only told us when we asked after closing day. houses are getting build so fast that itself tells how good the quality would have been maintained. 3) Mortage from Lennar plays a very nice game, due to cash incentives we are bound to take mortage from them only on the rates that they have monopoly on. outside lenders were giving me 6.75% but i was given 7% and they didnt match it . they said this is what it is bec they knew they are giving cash incentives from builder so buyer will take mortage from them only. 4) Quality inspection doesnt know anything, she just walks in and talk nicely. inspection was never done properly as the wiring issues we found out after moving in, the appraisal of the house was never done properly and they just did it with couple house around and not using a truth table. 5) after moving in we realize tons of problems. and now seeing every new buyer is getting better price then what we was offered. they are not maintaining a standard disciplined rate. they keep slashing 50k 70 k sometimes 80k and when we asked to do that to us and reduce some price during negotation they did nt. buyer like me are ok to pay the price but when we realzied its not the worth of money to pay for and Lennar being a bigger brand keep slashing prices for near by house it itself means its a worst quality build. my only feedback to them - ask for what it worth for, build a good quality home, remove the poor sales team and have a genuine sales person and not like NCKLE who only wants to misguide buyers. ... If I had to do it again I don’t know if I would purchase another Lennar home. Several little issues, terrible finishes on the walls lots of drywall mud globbs they were just painted over. Tape on all the roller ball catches never removed. Gutter on lanai still leaks , lanai floods everyone it rains, neighbors house amd lawn are higher then mine so all his water runs to mine . Who did the survey for these houses did they know how to use a transit . None of these houses should be low at all every home should be set at 6” min above finish grade . Also the drip pan on the condensate is not connected to a drain line I was told by code it doesn’t have to, so what do you do with the water buildup in the pan . And who decided to put the driveway pavers under the overhead door seal . Who in there right mind would think the seal is going to work as it can’t settle into the paver joints again letting water into my garage. Also who picked the fixtures as well the towel bar and tissue holder in the baths would it make to much sense to make sure they matched , brushed towel bars and tissue with chrome faucets ? Cheap plastic toilet seats, constantly find little imperfections on trim, drywall and paint . Been in the construction industry for 47 years the last 10 as a QC PROFESSIONAL who if anyone does your QAQC prior to turnover , as well at turnover you provide no literature , list of fixtures, appliances, hardware , doors , windows , paint, interior and exterior, pool equipment, floor tile manufacture and color, ... We have had a good experience with Lennar thus far. From the purchase to the title and financing things have gone very smoothly. There are a few minor things that need to be fixed, but their follow on group has been very responsive. Overall, we are very pleased with the value for the money. I would recommend Lennar.

I would deal with Roy in sales and Doug in Customer Service. These guys are a great asset to Lennar Homes!!!

We had a good home buying experience with Lennar's sales, financing, and orientation reps. The mortgage financial agent was really very responsive and honest. We did have issues with the underwriters requesting numerous times to verify last and current residence. We had to live in a hotel for several weeks and the underwriter requested proof 3 times to include photographs of the room we were staying. (we sold our house on the east coast and moved to WA state) The only issue we're having now is getting the plumbers to checkout a possible venting issue in our primary bath. We have had to reschedule 3 times; and still waiting on a new appointment. We understand they are busy, but they scheduled the appointments and never showed. We hope it is resolved in a week or so. ... More

We purchased the home when it was almost complete. While the home is wonderful and we are very happy, I would recommend upgrading the paint and carpet padding. These small things make a HUGE difference. Semi gloss in more areas would have been a much better option. The paint we have is extremely flat almost like a primer only quality. The carpet is okay but better quality padding would have been much better. I want to reiterate we bought our home when it was close to completion and we are very happy so far!

Have several issues with the grass the Lennar Company tells me that I need to call the grass Company but I purchased the house from Lennar not for the grass Company also have other issues that they haven’t help me I think personally they don’t care

Overall a great experience with exceptions to workmanship with painting and some gouges in floor tile.

We liked the model, the location and the floor plan. Our buying experience was awful.

Timbo has been awesome. He has addressed any of our concerns brought to his attention immediately. He explained what he would doing to correct any concerns in terms that we could understand. He has exceeded our expectations! We love our new home. It is everything we would hope that it be. This will be our forever home!

The purchasing experience with Lennar was decent. Everything is mobile and electronic. This posses a couple of issues from my POV. I never had just one point of contact to reassure me along the way, weekly follow ups did not exist and unless there was a person on the phone little was explained, ei… sing this, sign that ect…. The quality has a great feel to it, and up grading your flooring is a must. I did and it looks great. I knew that using the builders flooring I would get charged around 25% more than another flooring installation. Same with the window coverings, Lennar wanted something north of $19,000 for shutters, I went through another company and paid $14,000, the mark up is substantial. I was very disappointed with the quality of the paint inside. I was unable to upgrade from the flat white paint, and the stuff that was installed looks terrible. There is a lot of missing spots and exposed dry wall. This becomes not only a quality issue but really a quality control problem. ... More

Listen, Lennar gets a lot of crap, but honestly it just is what it is. They crank out homes and source the most affordable materials they can within code for your State, County, City and then they offer you a home at some of the best price per square foot you’re going to find. When you pay bottom dollar for your home, you can’t expect everything to be top dollar quality. You just have to accept what you’re buying when you buy it and do everything you can to make sure your home is inspected a couple of times within your 12 month warranty. I’ve bought two Lennar homes and haven’t regretted either purchase. Customer service has been kind to me, because I’ve been kind to them. Everything I’ve addressed with Lennar has been taken seriously and they’ve come out to look at the issues promptly. Hope this helps. ... More

The Lennar home is a very nice home. Materials are nice quality (countertops, doors, flooring, etc.) are very good. The Lennar Team is very good. Sales were straight forward, support from Lennar Mortgage and Title were truly excellent. They are very organized with after sales support through the Lennar Portal.

So far everything has been great. There were some minor issues but most of those have been resolved. There are a few issues that we will address once we get to the 10-month time frame to make sure there is nothing else that comes up. The only major issue we have had is our HVAC is making a loud noise when it cycles off. Paula at Lennar Warrenty is working on this issue with the HVAC company and the manufacturer. Ian our construction manager was great. He was very involved and kept us infromed with the progress of our build as well as addressing any issues we asked about. Knowing what I know now I would not give lennar a dime

Don't be rushed during the final walk thru, take your time to notice things that need to be corrected, if not it's harder to fix after the fact, they like to over book the number if walk thru's and rush through it.

We did not have full disclosure at the time of purchase they tried to make it right but we were past the beginning stages.
