Let me just start out by saying this is the absolute worst experience I have ever had with a business. In late March 2024 we found out we may have to sell our home in Florida and move to middle Tennessee for work. We found a realtor who we love and started chatting about must haves around March 25th, lots of space, at least 2 additional rooms, open concept, we wanted a covered back patio, and option to install a privacy fence. The realtor and I came across Lennar homes, and they were building in a new location called Coles Ferry Village. Our realtor reached out to the selling agent Rocky so we can start inquiring about the homes and the process - this is where the nightmare begins. We were able to get a showing of a model with a floorplan that we ended up really liking. We found out that we were indeed moving and only had 3.5 weeks before we had to report to work on April 28th. At this time, we had gone over all the documents with the selling agent we confirmed a cover patio was going to be installed, and we again confirmed the fence was not going to be an issue. We were assured everything was perfect and we had nothing to worry about. About a week later after the first week of April we get a call and are told just kidding the house and plot you have picked was not submitted to have a covered patio - there is no way for us to add one since the permits are already approved through the county. We should have walked then but we didn't. We decided ok well maybe we can negotiate the sale of the house and put the covered patio in ourselves, we renegotiated numbers and came to an agreement, and we were still assured the fence wasn't going to be a problem. We assume everything is fine from this point on. When we signed documents with the selling agent we were give a tentative closing date of June 6th, pretty early on that date was pushed back to June 18th. Meanwhile we were in corporate housing for 30 days and had 30 days of storage paid for by our company. We moved into corporate housing on April 28 - May 28. We were only going to need a few days in between corporate housing and closing on our house. We worked closely with our company, and we were advised we can extend your corporate housing as long as we have enough notice. I said we should be good we will get our 30-day notice on the 18th but I am going to reach out and try and get a head start, I reached out to the selling agent on May 10th. ... More

Good price for a new home!

This was a difficult review to write, and one where I waited nearly two months to see if there was resolution on a few issues. Let me break this down into areas: Construction/Builder: This started off as the biggest issue. After we put down our deposit, we were told our final lot layout was going to be different then what we originally expected/been advised. However, after all of the back and forth, the construction team itself really got behind getting us the home we wanted. It started rough, but once Elddy and Rob recognized that this wasn't going to be a simple fix, they went with making sure it was the right fix. Overall, probably the best experience we had was with the actual "construction" side of the house. We got a great home with very few initial issues. Customer Service: This is where Lennar really really dropped the ball. Everyone is nice, so its not the tone or the professionalism, but it was very clear that the sales side of the house wasn't really interested in anything. One key aspect is that, after confirming several seperate times the closing date, we were notified a week out (after we had agreed to a closing date on our current home sale) that the house wouldn't be ready. The Customer Service side of the house really emphasized that they would make this right, both financially and for the inconvenience. Its been two months and I am still waiting for the full reimbursement of the costs associated with the delayed closing. The "Check is in the mail." since July 20th. This was probably the most disappointing portion, as I really thought that the customer service side was going to work on this. Honestly Elddy was more customer orientated that the customer service side. Lennar Mortgage: This is where the bottom of the situation was. I'm not sure if it was our loan processor or if this is the process, but I have actively recommended against people using the Lennar Mortgage lender. Their "Incentives" are simply eaten up by the Lennar Mortgage to give you a Competitive Rate. Other than Jim (Loan Analyst) the Lennar Mortgage process was about as questionable as it could get. Jim, our Loan Analyst, went so far outside of his lane to take care of us that its crazy. Truly appreciate that guy. Summary: Listen, home builders are trying to make money. At the end of the day, that's their job and they have a fiduciary responsibility to their board to maximize profits. There are some builders who do outstanding work and truly emphasize the interaction with the customers, that's just not Lennar. You as the buyer should NEVER take the builder or customer service at their word. Verify, have third party inspections done, and make sure that you capture everything in writing. ... More

The house is Great! Could have been cleaned a little better, especially the heater closet. Should have gotten the pool key at settlement. Took 6 weeks to get it, now the pool is closed for the season. Had a couple small issues that were handled right away. We are very satisfied with the home.

Excellent Service. Amazing location. Beautiful home. A few of the townhomes are included this year in Parade of Homes 2024. This speaks volumes about Lennar and the townhomes.

They used cheap material in the house and does not match with the price. Also has small pool for big community and it’s not kids friendly pool.

They said they would perform our requested.simple take before we moved in. So far hasn’t happened.

I had multiple issues found before closing and was told they would be fixed never happened now I have to put in a warranty claim to get it fixed

I viewed and closed on my home in less than a month! Lennar made it seamless and easy, from the application to the virtual closing. The whole team was extremely helpful! Not only did they ensure I understood the process, but they explained everything step by step. They entertained my questions and reassured me when we hit a couple of snags along the way. I truly appreciate Lennar for giving me, a single woman, the opportunity to own a beautiful home! You made my dreams come true!

It was an average experience the whole way through. Throughout the process plan to experience slow response time to questions you may have and since there are several people working with you it will take longer to find the right person to actually the question. Problems due get fixed and questions will get answered it just takes longer than expected. Interior and finishes are fair. You can tell some install and items were rushed and quality is not the best. Overall it is good price for the size of home.

From the start of our home-buying experience to the end, we have had issue after issue - from trying to work with Lennar mortgage to the sales office, we have had to continually push *upper management* for a response. Although our home was move-in ready when we started the process, our closing date was delayed three times without so much as an apology - there has been absolutely no transparency through the process. Lennar emailed us early on saying to ensure we reply quickly to emails or requests, however, Lennar is excruciatingly slow in getting anything done. If you’re willing to be patient more than anyone should have to be, I guess our Lennar home worked out in the end, but I would go with ANY other builder in the future. The delivery of the home was before time. The entire purchasing process was seamless.

Excellent people, very good work, guys. Thank you very much for all the support and help and if I were to get another home I would not hesitate to come back again...

The house is NOT well built at all But the staff are very nice. The Mortgage experience was TERRIBLE but it is over now

I used to think Lennar was the best builder ever! Why? Because they used to install ceiling speakers, cat5 jacks in every room, and not only they Not have that, they have no phone jacks, they decided not to run conduit from the garage to smart box, which the modem is in the garage, and if you want home phone, you need to put it in the garage. They got so cheap they decided to not install the flex conduit and they install the latch on the gate not only upside down but they put it on the outside instead of inside like it’s supposed to, and their excuse? “Oh well, that’s just what was in the plans!” That deserves a 1 star, but I didn’t cuz I still love my home. ... I recently learned that Lennar used inferior shingles for the roofing. The sales person was pleasant, helpful and responsive though

In February, we purchased a new home from Lennar in the gated community of Lorraine Lakes in Lakewood Ranch, FL. The home was already under construction so we were able to see the lot and the progress made to date. We chose the Richmond plan (2,724 sq ft) as it is has a great layout with 4 bedrooms plus den. We elected to add a pool with an extended deck. We closed on the home in July. It was a very simple buying experience, with all documents being signed electronically. Even closing was done remotely by signing documents electronically. Our new home is beautiful. There was a short punch list of post closing deficiencies. We posted our list to the My Lennar portal. Within just a couple days, contractors made appointments to come and correct the deficiencies. All were minor items. We were very impressed with the speed and responsiveness of the Lennar after sale service team and their contractors. We have eaten at the Town Center dining room five times since closing. The menu and service are excellent. It is a great place to go when we just want to have a bite to eat for dinner without cooking. And while we have a pool in our own backyard, we went to the Town Center pool one sunny Saturday afternoon to enjoy the more lively pool experience with all of our neighbors. ... More

I know that the cost of homes is high these days (materials, labor, etc) but they should really hire more supervision as the trades are allowed to cut corners. And Lennar doesn’t even include medicine cabinets anymore. Linoleum, sandpaper carpet, and flat white paint are standard on an $880k home…very sad! We did NOT realize the cost to upgrade until after putting money down and we decided to move forward b/c we love the lot, location, and floor plan. I also do NOT recommend using Lennar mortgage…any incentives go to overpriced closing costs and options and they make you jump through a million hoops with documentation …SO stressful! ... More

So far we’ve dealt with a couple of major leaks with pressure valves and landscaping drip lines. Good thing the warranty/maintenance team are very responsive and took care of the issues. The circuit 50 amp breaker for the EV plug is very sensitive and needs to be upgraded. The dishwasher is very basic and low quality. The bathroom tiles should be higher and all the way to the shower head. No towel bars were a surprise.

It was a quick buying experience. Made me feel comfortable while buying the home. I was able to choose which home to buy. Unlike other locations which try to force you which house to buy.

The Lennar experience has been wonderful and I would recommend a Lennar home to anyone. This is the first time I have purchased a new home and I am thrilled!!!!! However, at my age, I struggled with the on-line paperwork. I graduated college before PCs and I am self taught. IT does NOT come naturally so I really appreciated the managers patience with me. Everything has gone well except the front yard drip system. It has been repaired three times. Hopefully it is good going forward. My one BIG recommendation to Lennar is to be much more mindful about wasting landscaping water. When I moved in, my drip system ran constantly for days and I am afraid to see my first water bill. The lawn watering system has also had issues with running excessively and sprinklers watering the street. I hate seeing water/money running down the street and it took weeks to get the issue addressed. Question: why did Lennar put my one outdoor water spout in the front yard and NOT IN THE BACK YARD where I need to water??? I horrible design flaw! ... More

I've had to call a repair person out 3x. Where both toilets were not tightened. The dryer wasn't connected. Still haven't filled in the holes in the cement for the driveway.

I had some issues with having minor issues resolved during the walk through. Places where I put tape were removed and not repaired. Complained on numerous occasions only to get push back each time.
