I wish I could give a higher rating because I love the layout and space of our new townhome but we just had a difficult road getting here. The home buying process went smoothly until we took over ownership. Within a few days of closing our AC unit was stolen leaving us responsible for all charges. Lennar was very helpful in helping us find someone to replace it but it was an additional cost we did not forsee. Then the dishwasher leaked on the first use, the back door leaked during the first rain storm. We had trouble registering our ring cam because it was already registered so had to wait for account to reset. It was just one headache after the other. I don’t hold Lennar responsible for all of it but I do think they could have put a fence on the common property behind us and on side to deter theft. They did add a fence to other corners of their development but not ours. I would have liked to see them take the safety of the homeowners more seriously when planning a community because unfortunately that is the world we live in. I do want to point out that Nathan our construction manager was extremely helpful throughout all of this and guided us on how to resolve the issues and always responded to our messages in a timely fashion. ... First poor costumer service ! Second less than a month and fence falling down cheap installation and work Now I have a house on my right side under construction to close from my back yard looks horrible ! I should wait to buy ! Only Mr Bob De Leon has been very attentive ! Thanks Patricia

I would not buy a new home with Lennar again. I paid ~$950K for a house moving in Jun 2024 that vibrates so often during days and nights whenever there is big cars running on the main street, and the shaking becomes very strong (feel like 3-4 degree Earthquakes) whenever there is a train passing by the train track which is a few blocks away from my house. And the trains pass by 3 - 4 times per day, sometimes at late mid night which makes it worse. My family had really bad times lacking of sleep and tried to get used to with the vibration and the shaking. The house also starts showing cracks after 2 months of moving in. I wish I could just return the house to Lennar. Also even it's a gated community, but the wall was built too short and the fence is useless, it could not stop homeless people who camp next to the wall coming into our community to check on our houses at night and try to steal stuffs from the residence homes. The home delivery process was also bad, they tested the washing machine when the manual was still inside, causing it to be shattered all over the place, they didn't even clean it up after my complain and I had to spend 2hrs cleaning up inside the washing machine after moving in. The garage door was also stop working after 2 months of moving in. I would not recommend buying your new home with Lennar builder. ... More

I commissioned the construction of an Ashton model single-family home in the Shenandoah Springs Community. I am a Structural Engineer and have worked as a General Contractor my entire career. So my review will be performed through this lens. SALES: Very eager to make the sale and then all communications ceased. They requested $10,000 made in two payments as a deposit to hold the lot and begin construction. I paid the first $5,000 and then I had to complain to receive the payment link for the second $5,000 payment which almost put me in default of contract and would allow Lennar to seize my initial $5,000. I suspect this deception was done on purpose. CONSTRUCTION: When the lot was finally released for construction to begin, I was assigned a Superintendent who was wholly uncommunicative in regard to defective foundation work I observed shortly after the concrete pour. He then left the company due to medical problems and a new Superintendent was assigned. I had to conduct weekly inspections of the jobsite to stay on top of numerous defects in materials and workmanship that made its way into my structure: Holes punched in the framing wall, numerous core drill holes in the subfloor where they turned their plumber loose with a crack pipe and a hole saw instead of a measuring tape and drawings with measurements, a plumbing rough-in for the basement concrete slab that was not laid-out correctly which I had to insist upon correcting since they charged me an additional $10,000 for it, and one of the structural support members which acts as a column to hold up the structural beam and lintel was completely cut-away to install the stair landing support joist (jeopardizing the integrity of the structure itself). During the final walkthrough inspection and punch-list, I was assigned a trainee that did not use common industry standard descriptions for materials and remediation of defects for the punch list. On the Exterior of the house, the Vinyl Siding Subcontractor was completely incompetent and affixed the top of the vinyl siding run that comprised the finished facade of my structure incorrectly with finishing nails through the vinyl itself. This caused the vinyl siding to begin cracking, buckling, and warping. I made several complaints as I know the proper way to install a vinyl siding cladding system, and I was sent a man by the name of Todd with Lennar who attempted to outright lie to my face that the shotty installation was acceptable. When he discovered I was a structural engineer who had a full set of Contract Drawings for the home, and after a series of twelve complaints via email, phone, and text message where I had to physically provide their installer with vinyl siding installation instructions, a link to the missing hardware piece, and a "How to Install Vinyl Siding" instructional video, the attempts to lie and to cover up completely defective, lazy work was resolved. The vinyl siding installer left ladder marks on my finish trim and refused to clean them back to their original condition. Sod for the lawn was also laid far outside of the recommended ambient temperature of 75 degrees Fahrenheit as it was 103 degrees during a June heat wave and numerous portions of the lawn failed to take root within two weeks of daily watering. I am still awaiting replacement of defective sod as of the time of this review two months after closing. MATERIALS: This is a production builder that is publicly traded on Wall Street. They purchase the cheapest materials imaginable. Drywall is essentially Paper-Mache and will dent if you breathe on it too directly. The Paint is flat and cheap. It marks almost immediately with the slightest brush against it and attempting to wash the mark from the wall leads to removal of the cheap paint and damage of the thin drywall below. Concrete for the foundation is not poured and finished correctly. It is poured as quick as possible and finished as little as possible. This led to numerous defects such as "Bug Holes" where the tiny air bubbles are not vibrated out of the concrete leaving tiny voids throughout the walls and slabs, shrinkage which led to cracking along structural joints and finished surfaces, "Honeycomb" which is where the concrete mixture fails to mix together correctly leaving huge voids and parts of the concrete that can be removed by hand, and general carelessness after the placement which marred several smooth-steel trowel finished surfaces. It was very apparent that the Construction Managers for Lennar seldom walk the active jobsites and allow their disinterested subcontractors to run the entire job without accountability throughout their portion of the construction process. ... Home wasn’t ready for me to move in, did a walk through with the superintendent and found a bunch of problems and was promised everything would be fixed in a week, which was a lie took over 3 weeks.upstairs floor still squeaks all over the place even though they claimed they fixed it

Everything went ad scheduled and buying process fairly easy

We sent a list of items to be addressed. The person who was supposed to address the issues did not. Another person in your employ addressed them at a much later date. So the experience worked out well; however, we waited longer than necessary. The person picking up the ball, is the one deserving all the stars. You should allow names to be used. If we do something good or bad, we should own it. I always own what I say or do. It's called accountability. It makes us better.

Overall Homebuying experience with Lennar has been a "nightmare". First they would not put in the right outside light like "every other house" on my street has, they told me there was a blue print change but if you go through the neighborhood you will see that my house and only 1 other has NO outside light like all the other houses. Then the gas leak that I had to find and had to have the gas company come out to fix. Then the water is running and the water company is charging me an arm in leg because the metor was broke. Now the sprinkler system is leaking and Lennar keeps sending out workers that DONT speak english to fix but its still an ongoing problem.............the list just keeps going. Oh and I am disabled so go figure!!!!!!! ... More

When you purchase Sunrise (Villas) it would be nice if they included gutters and downspouts. Also, the driveway is to narrow. We were never told that we needed to purchase on our own.

I’m military and had to close remotely, what this experience has taught me is that I’ll never close remotely again. Lennar messed up my home insurance policy and now I’m stuck having to fix it even though I gave them all the proper paperwork. This has cost me to pay out of pocket and wait for reimbursement until the issue is resolved. I wasn’t able to make the final walkthrough and things weren’t fixed prior to me closing remotely. It wasn’t terrible but could have been better.

Definitely not the best experience specifically with the sales staff whom seem to be quite indifferent after the purchase completion. Bought a new home built by Lennar in South Carolina and had an excellent experience with the support and sales staff. Wouldn’t recommend Nichol’s Place to friends or family. We’ll see how it goes from now on.

Adrianne was my sales agent and she did a great job. She was very responsive when we had questions and very caring about the whole process. The walk through with Cindy was amazing. Found only a couple of little things that we needed to be fixed. Jenny did a great job on our loan. She also was very knowledgeable and responsive. I was surprised every step of the way because I had heard negative comments about Lennar Homes. You must have had a great turn around in caring about customer service. I have nothing but good things to say. The last thing I must mention is that our yard has some elevation problems that we have been told would be fixed. I am hoping see this taken care of sooner than later. ... More

This is my third lennar home. I have referred many friends and family to this builder and will never again and will never purchase from lennar again. The sales department doesn’t care about customers and just cares about numbers. I will say the team that actually addresses issues after your purchase with repairs to your home have been pleasant and responsive. Workmanship and features included have definitely scaled way down since our last lennar purchase in 2016. Home lots are so so so small and simple expected features (as simple as guest bedrooms not having brackets to mount a ceiling fan, or exhaust fans in water closets, etc.. I could go on) just disappointed in the company as a whole. ... More

Unresponsive mortgage company. Floors are crooked in home. A/C doesn't work well in home.

It was well structure journey with Lennar as a company with each individual unit making their own best efforts to make customer feel in good hand. Nice experience till now and hope for it to continue and build stronger as time passes.

Lenar mortgage was not enjoyable to deal with. Had deep concerns and some issues. The utilities were a bit of a shock mostly with the water company. Our new home advisor concierge Wes, was sarcastic and not pleasant to talk too. Cell phone service isn’t good for T-Mobile I had to get a signal booster, had issues right away with AC, Sod not being installed and communication. The interior paint is flat paint and there are dribbles here and there we are still finding. Over all it’s a ok built home for the price in today’s market. I’m having a bit of a better experience now that many of the issues have been resolved. Just waiting on sod outcome in 6 weeks to make sure it turns from brown to green. The water company is outrageous for charges and usage that is the only downside with utilities. The town and the near by towns are great and the overall community is nice. The new pool and Rec center should open soon. Every detail for anything outside has to be approved by HOA but they seem lenient and approve most things. Area is quiet and family friendly and senior friendly. Lots to see and do nearby. ... More

Easy purchase process, great price, decent house. Dirty floors when I moved in, I was told I would get a tree in the front and back yard, I have a tree in the front now but not in the back yard nor did they sod the entire backyard which I didn't find out about that until it was too late. Some fit and finish issues and my dryer breaker randomly trips when the dryer is off.

Our new home is great. Everything was gone over with the builder. Only thing to tell others is to paint, for we had finger prints made by installers. Did receive touch up paint but it was a slightly different color.
