Houses are built with cheap materials

I've always liked Lennar designed homes. My first home here in this area was by Lennar and it was my dream home and very beautiful. Due to life events I've downsized and I love the design of my new townhome but the insulation is not good. I now have to invest in panels to avoid hearing my neighbors.

Overall from start to finish with James was great, Zach and the construction team did a great job as well throughout the process

Overall the buying experience of my home was terrible. I had issue after issue and the neighborhood itself continued to be delayed. The communication from the company was terrible. I was never informed about delays until days before. There was never open communication. Everything seemed to be like they were hiding something. The day of my walk through no one showed up. I had to call to ask why no one was here only to be told I had the wrong date even though I had SEVERAL calendar invites and emails as proof. No one was ever considerate of my time. No one ever tried to work with my schedule. The representatives of the company were rude. I was lied to severall times. Never taken seriously. If I could have backed out I would have. Will never buy a lennar home again. ... More

The quality of the appliance’s is terrible the cheapest on the market at least offer a upgrade??the finish work of the condo is not acceptable. Cement stains on the tile defects in the windows that should have never been allowed. No one is doing a good inspection to many issues with appliances issues with AC air handler issue’s with garage door opener and on and on Sloppy work and not a proper inspection by Lennar look up my calls to the warranty people .as a licensed Realtor I would have issues bringing my clients to a Lennar community. It’s way to much about making a good profit and leaving the customer to fend for themselves. Slow down hire better subs and don’t pay them u til all their work is accepted. Finally you collect $1000 Lennar fee for what ?? Use that money to hire a good inspection company I don’t like to complain but this is deserving. ... More

Great value for money. Transparent and very responsive

Home buying with Lennar has its both ups and downs. The hardest part of the process is the approval and mortgage processing which i recommend to have a backup mortgage company to make sure that everything will flow smoothly. The house and support from the builder in preparing it before the move has been great. Lennars app has been really helpful to coordinate things. Overall Lennar as a builder has been great. As a Mortgage company maybe fair I guess it’s a case to case basis.

Lennar financing department is terrible, lack of communication and each person blames the next saying it’s not their responsibility even though everyone is representing Lennar. I would say the builder was better side of the Lennar company until they refused to make repairs promised they would repair after final walk through, blaming weather for inability to make repairs prior to final walk through and now refuse to make repairs stating it’s not cover through their warranty. Lured into buying from Lennar by incentives, fast closing and quality of homes thus far the only promises kept was incentives for closing then selling off the loan to another bank as soon as the deal closed. It’s the old saying you get what you pay for and it is why Lennar sells cheaper homes than all other builders. ... More

Great communication from customer service. Easy to deal with

This whole experience has been just okay. The Lennar mortgage company gets negative 5 stars from me, but I think this is asking about the building experience. Things I liked: * the people we worked with on the sales/building side (NOT THE MORTGAGE SIDE) were kind and helpful * timeframe was pretty accurate (albeit they broke ground 3 months after initially planned during our first meeting) but the ~4 to 5 months they quoted was right on target as it took 4.5 months. Things I didn’t like: * There were so many people introduced to us along our 13 month process, I didn’t really know who I was supposed to contact for what. We had the initial salesperson, then there was the first homebuyer concierge who was assigned to us in June and mentioned she would be going on maternity leave in August. Construction was supposed to begin in July. We were assigned a new homebuyer concierge in July as the original girl went on maternity leave. By the time construction began in October (I believe on the same day actually) we were assigned another homebuyer concierge as the previous one (2nd one) was moving into a new role. Maybe this is unique to our situation due to maternity leave and position change but I was never sure who I needed to contact with questions between the salesperson and the concierge. Also had 4 separate people assigned during the Lennar mortgage fiasco at the same time that added to my confusion but that’s a story for another day.. or another review. However, the final homebuyer concierge was pretty helpful when we had questions. * We were told that we needed to choose our exterior details ASAP as there were rules against people around you choosing the same colors and it was first come, first serve. Imagine our surprise when we see the house TWO doors down is the same exact color with maybe one shade lighter brick. * We were told they don’t finish drywall in the garage as it is not required by the city. They told us they only had to finish the wall around the breaker box and any wall adjacent to living space. Our next door neighbors house has a fully finished garage and when I asked him, he said they told him that Noblesville changed their codes and they were required to finish it. We closed 2 weeks apart. I emailed our homebuyer concierge and asked about this and was told that the codes haven’t changed (so someone gave our neighbor bad information??) and that the neighbors house had more livable space above the garage and that there was a structural beam there… well my stepbrother bought the same exact model that the neighbors have and his garage is only 1/2 finished too so I’m pretty sure we were fed a load of crap. * The same neighbors had a plumber come out to install a water softener and the plumber told them the plumbing wasn’t done correctly. He also went to the house next to them and said same thing. They had to put in request with Lennar to have the plumbers (Earl Gray) come back out to fix it. I went down to look at our list of trades they left for us and Earl Gray did our plumbing too. Seems like if they realized one of the trades they hired did something incorrectly, they should proactively send them out to each house they plumbed to either fix or verify it was done correctly - not wait until the buyer realizes on their own. ... We are familiar with the Estero Fl area and really liked the community. We are from out of state, about 1200 miles away and still working. Uploading all info online for a mortgage was a hassle and unnerving with the amount of fraud happening. Too many different people involved in the process through out Lennar, maybe one person coordinating-client facing and they hand off what’s needed to the different departments within Lennar. . The closing walk through date was given to us by one person, changed by another. Our closing date was changed, airline tickets had to be cancelled and replaced. Lennar Mortgage sent the first payment statement with a different dollar amount than the closing documents. - I had to call and get that corrected. Loan sold to another company after first payment and they have another payment amount. I called about that, both companies and no one can seem to figure that out to get back to match the closing statement payments. Then we received a letter from the county saying the person that sold us our property did not own the property. Lee County is not able to put the property in our name. I need to reach out to the title company or an attorney. But I reach out to the Lennar realtor and he says they knew about it and are working on getting it fixed. This is all after the first payment has been made, what did we pay title insurance for? (And we paid for both sides of title insurance about $6k) I did call Jason at Lennar Title in Lakewood Ranch Fl. He never called me back, it’s been over 2 weeks. Realtor at Verdana said it’s under control, he knew it was a section of the villas but didn’t know who was affected. Really?!? Oh and did I mention no one had our keys at closing? The Verdana Village realtor - said my manager lost them and was getting more made. I called to see if they were available before we went back up north and was told, good news they found the keys but I don’t have them. I told Brad I thought the keys should be overnighted to us and he said he didn’t have access to that. Wasn’t there someone here that I could trust to pick the keys up or could he put the keys in our villa? Or he could just hold the keys until we came back down. At this point I’m just mad. I do like my home, tile has some left over marks I’m going to need to scrub on my hands and knees to get up around baseboards. Windows have left over construction mess on them. Looking forward to enjoying the home if I can get through the other frustrating situations. ... More

I will never purchase a new home from Lennar!!!!!!!!!!

The buying process and deal was competitive. However construction quality was poor, and warranty didn’t support reported genuine construction quality issues. For example, kitchen countertops is just 2 cm thick, and developed cracks within 11 months with normal usage. However warranty didn’t cover it. Most caulking got cracked and pilled off within 10 months, but not supported by warranty requests.

I felt like I had to keep talking to so many different people thru process I had to keep repeating myself

My wife and I promptly supplied everything needed to the underwriting team and were exactly where we needed to be in order to be approved and were denied at the last second after they had already given us a closing date. Only to find out from the builder they should have offered us another lender which they never did and even the builder was upset for us after everything we all had been through at that point. Refund on our down payment took forever to receive back. Overall terrible experience. Two thumbs down. Do not recommend. If you’re looking to buy a new home don’t go with Lennar.

I was met with rudeness and condemnation. Poor customer relationship and poor follow through. I love my home. But was made to duplicate information and complete tasks multiple times. My experience was terrible each step of the way. But my home is beautiful 4 bedroom 3 bathroom, the only reason I suffered through the process.

For the money you pay for these homes and for YOUR home, they are poorly made. They use the cheapest material and do the poorest way out. As was told by someone whom helps build the community, they have a curtain amount of money per house. Whenever the money for that house is out, then that’s how the house stays. Also, they are in a pinch in every house building because they need to move on to the next house. It is sad that these builders and big names-rip innocent people off. Don’t get me wrong, we love our home because it’s our home. But the walk through definitely is so opposite than when you move in. The walk through is in a day, a hour or two max. Not daily. So the home owner doesn’t get to see the issues within the house. Once you are in and bring up the issues with less than a month to less than 3 months, the manager/warranty manager doesn’t want to admit fault. Does not want to see the issues. Plain and simple, does not take criticism well. You have to practically fight for what is right. Then you have people within the construction team come out and they tell you they are going to fix the issue and they see the problem. Just to walk outside and then we get a call from the warranty manager- we can do this (of course- the lazy way out) but cannot do this. This is the warranty managers answer to everything. When it comes to the construction of your home and the workers, it’s like Buyers Beware! Again, we love our home and all the people that made it possible, but the construction and the managers are a complete joke! They take nothing serious. Just want the laziest way out. Don’t waste their time because our time and concerns fall short to their liking! Excuses after excuses!! Carpet got paint drops on in bedrooms! Doorlocks at front door and garage door were sticky, not smooth to lock! White paint smeared on the bottom boards most corners....cable ends stuck out in the foundations! One of the wood board on kitchen floor starts to peel off!

Many things that needed to be done after closing some even from our inspection list. The best of this experience has been an awesome worker on the warranty side named Roozy. He has gone above and beyond to make things happen.

All I can really say is read your contract an know what you are getting into. If you are 100% sure about wanting the home great, if life Happens just know 3 weeks after giving your Earnest money they will do everything in their power to keep it. Builders are asking for more Ernest now for that exact reason and also make sure you put a realtor on your contract because it’s free money they have aside for that as well and will also try to get you to sign the contract without a realtor on it.

I had a fast closing since they wanted me to close prior to the quarter ending. They forget you have a career yourself and threaten you with the You need to submit the requested documents within 24 hours. My loan processor was the only reason I stayed In this.. There are hundreds of new homes in this area from competitor builders and I almost walked 3x. I was even told by the rep that work at the tour building for the community well if you think you can find better why are you here? I responded this is my 2nd tour to confirm if I want to confirm but I’ll take my VA home loan and go somewhere else easily… We are highly seeked after in this area.. But overall once it was over everything was great. Sucks they’re still building new homes and these windows don’t block noise so at 0700 you better be fully away. I’m off Fridays and there’s no sleeping in. I know what I signed up for so it’s expected still sucks.. So yes besides the sales rep and document demand it was smooth ... More

This experience from the start has been a mixture of emotions - excitement, anxiety inducing, scary at times, and many unknowns. This team helped answer ALL of our questions and really made sure that the process was a smooth one. We managed to close escrow in less than 30 days, all thanks to their help! Our Agent is also pleased with the quality of work produced by Lennar and team. We are absolutely in love with our home and the quality our home had been built.
