Quality and workmanship is questionable. To be fair, not just Lennar. Other top Builders have the same issues. Social medial is full of unsatisfied buyers. It is the way of the times. Keep costs low by hiring unskilled labor.

There have been some issues with the home that I feel could have been avoided. Overall good company to buy from.

Texture and paint crew seem to be in a rush. So many spots where they spilled paint on the flooring. Certain areas the texture seems to be spread thin. Texture and paint around electrical outlets were sloppy. Guys or gals seem to be in a rush and it shows. Not seeing this on the first or second walkthrough but once you get settled in then you really start to notice these details.

After the sale service is poor to say the least.

Lennar offers affordable homes and make buying a smooth and secure process. They have been responsive on repairs and make the process of reporting problems easy with quick turnaround. The only real complaint I have is the cost of utilities in New Braunfels. As I transferred utilities under my name as reqyi by Lennar after closing & not occupying the home until one month later I received a water bill of $422.20 and a gas bill of $215. Lennar put sod & 2 trees on the property and ignored the drought watering rules of watering on Thursdays only and set the timer for 7 days a week, twice daily. This led to a consumption of over 25000 gallons of water for the month I didn’t occupy the home. I’m lucky the city didn’t fine me on top of the charges. As for the gas bill it was so costly due to running it for one month during my absence. Beware of these costly utilities especially if you can’t occupy the home immediately after escrow. ... More

My recent purchase of a Thompson collection worked out great in terms of purchasing process, documentation and financing. The moving in process was quick and efficient with about 2 months of delivery time after my signature. However, I feel like I was a bit rushed with the homeowners orientation and closing. There were some of the interior details that needs fixes and touch ups that I quickly ignored because I didn't want to take too much time to prolong the process. However, I'm only noticing the team is very slow to the responsiveness of the issues and trying hard not to perform any fixes on the issues that I complained. It's a brand new home and I'm already noticing some cracks and imperfections with the painting of the interiors and outdoor concrete areas. I feel like they could have a done a better job especially with the painting. i.e. selecting better quality material and not leaving any visible cracks and imperfections. Some of the trims near the stairs need also some fixing and touch ups. I'm quite happy with my housing purchase but I feel like it could have been better and there is definitely some room for improvement. ... More

The actual buying experience was easy. Our realtor , Rebecca was available every step of the way. She has still been trying to help with the issues that have been unresolved. We have had several people reach out with these problems but have yet to have one resolved. Unfortunately during walk through these were not identified because they were not obvious. Scratches on the floor that the workers did moving the appliances, piece of the tub missing in the lowest corner that was installed that way, nicks in the countertop, & now a dishwasher that is not working!! I was so impressed with the responsiveness of the GM but now he won’t answer my texts. We have missing molding that is now allowing ants so we had to get a treatment. I really love the home & location but not getting these things taken care of in a timely manner is unacceptable. Everyone promises they will get resolved but not one has!! The only thing that was attempted to be fixed is the countertop which they tried to “patch” & paint over. Really?? I’m just praying that nothing major shows up as time goes by. ... More

The home was built very quickly and may have over looked at quality work. The home has multiple soft spots on the main floor and also on the 2nd floor. Vents in the master bedroom are loud and always flapping during high winds. Return vent in the basement has a big hole which was not closed/sealed properly. There’s a little water leak on the vent by furnace. Radon mitigation should’ve been part of the home since the average prior to having one installed is around 12-15. The installation of cable/outlet was off centered in the living room. Paint on main door still have the home number visible. Other than those home issues, the Lennar Mortgage Team was great to work with and found us a lower % which saves us money in the long run. Overall, the house looks great from the outside and inside. The price on the home is steep without a finished basement and having a backyard not landscaped. Lennar should have a specific company to complete landscaping and fencing to minimize issues and over payment. ... More

Entire process went very smoothly and quickly. Financing portion was a little more difficult and time consuming but overall pretty smooth.

In order to closing, rush everything, the quality can imagine, hope they will increase the quality.

No cold water Just hot or warm The circuit breakers are low voltage I can’t not plugged the treadmill on the outlet because breakers start tripping

We upgraded our flooring with Lennar( initially I wanted to upgrade my flooring using an external contractor once I close but the design team scared us that we will loose the warranty of the post extension slab) hence we decided to go with Lennar even if the cost is high. But the quality of the work Lennar invested in laying our flooring is so bad that we feel like we are walking on a 80’s built house. When we asked about that they mentioned it’s done based on manufactured specs, but I am still trying to find Shaw manufacture specs but not able to. Apart from flooring their quality of build is excellent. But flooring is the main one that we will through you off since you walk on it every day ... More

first experience nothing to compare to, dates got pushed back a couple of times, then another sneaked up on .

Overall a very good experience. The one fly in the ointment was closing day. The general building manager did our walk through and made promises he could not keep. None of them were a big deal. If he hadn't made promises we would have been fine. But he did, and then did not follow through. He should have the maturity not to promise if he cannot deliver.

On many occasions over the last several months there has been late night cars racing at high rates of speed through neighborhood. Groups of people building bonfires, leaving trash, firing guns, lighting fireworks and playing loud music in the vacant part of the development during the 11:00 PM to 3:00 AM. Lennar appears to now be taking measures to curb this criminal activity now. Time will tell if these peace disturbance, safety and nuisance problems are eliminated.

We like the new condo and are glad we purchased it. John was a great salesman as a quality control rep, but he promised some things that just did not happen. Overall Lennar people have been great when we were talking to them. There are several concerns we noted in the original walk through that were not completed and similar concerns on a follow up work order. We placed an emergency call because we were having power outages and while it turned out to be a Duke Energy problem. We were not satisfied with the emergency contacts that were supposed to provide emergency services. The Lennar emergency contacts were great but the contractors that were supposed to be available to help had no off hour emergency contacts and we as well as the Lennar reps had nowhere to turn. It’s a great upgrade in space and amenities but the quality of materials and work are shoddy at best. Sprinklers installed 6” above ground if they aren’t laying on their side, semi gloss trim paint where they did t bother to mask so when the light hits it you see it all over the walls too. It’s appalling that they get away with this level of work. And we’re paying for it.

Overall, it seems to be used cheap materials. Especially the wood molding surfaces are very rough and quality is bad. Lennar service is responsive and handles request timely. I wish Lennar allow options to choose for floor, kitchen and carpet(2nd fl).

Wish that they would pay closer attention to detail and fix the problems vs slowly fixing issues.

Overall good except that I still waiting for Quantum to come and fix my fibre wire that some contractor cut it off.

My experience had been fine until I realized Lennar sold two new homes next to me to a corporation that rents out these homes. I currently have one neighbor that is already breaking HOA rules. I would have never bought a home where rentals are allowed. Many others are also very upset..

The home buyer process is great. The workmanship is not up to par. We just had to SAND and repaint the entire interior of the house. Scraping glue and tile mastic off the bath floors. I put in a request last week about the lawn, nothing but weeds, standing water problems in between the houses, erosion at the corner of the slab and no AC flow in the MBR closet. And, I haven’t had anyone contact me about those issues.
