Bill and John in the sales office where absolutely fantastic! 10 out of a 10 would recommend every day of the week! The house I've had issues one after the other starting week 3 of owning it. I've had electrical issues, plumbing, a rood leak, nails popping from the sheet rock, and a crack above a window. These seems like a lot for a BRAND NEW HOUSE. Warranty doesn't communicate very well and I have to reach out to get info. I've only own the house for about 6 weeks and can't fully move in due to all of the issues. Hopefully, I'll get it all fixed and I will get to enjoy my new house.

Overall, I’d say the experience was well but very overwhelming. A lot of back-and-forth, which is to be expected with a huge decision to purchase a home. With Lennar being a giant production builder it’s understandable that things don’t always go as planned, but their processes are streamline and issues end up getting worked out. So far we’re loving being in our new house and appreciate the opportunity to buy with Lennar. As of 2 months after closing our experiences are nowhere near what a lot of the negative experiences are that are posted online. We have a lot of good things to say, but there are also some drawbacks. Workmanship is subpar to say the least, there are obvious corners that have been cut, but nonetheless, they built homes fast for wide variety of people and families. Overall we love our new home. The only hiccup that we’ve run into is that we have a sprinkler system but yet no one has really taught us how to use it. Like buying any home, dealing with the paperwork was a bit of nuisance. Be prepared to search through everything in order to provide underwriting what they need. To me it was about over the top and at times frustrating. At one point we felt as though our Lennar sales rep was not being very honest with us. We love the home that we’re in but technically it was our second choice. When we approached our sales rep about our first choice, multiple times we were told that the house would not close in time to meet our timeframe. We were told that the house would need to be an April closing and would not be available in May. Well we moved into our current home (second choice) in May. Our first choice home, closed weeks later after us in May. In addition to that the price range we were given for that home dropped dramatically causing even more confusion and frustration. Once we were finally done with chaos of home buying, we did take it a bit personally that our sales rep didn’t take the opportunity to check on us or to even stop by to say congratulations. Instead she continued to drive past our home for days in order to sell the remaining new builds on our street. The worst part is the finance team they are terrible and untrustworthy the lie and they do don't keep their word I will never buy lennar again and I will make sure people know about it!

It all went very well from start to finish

The construction team was amazing, very good communication, on time, good experience. The quality team was very responsive, solved all problems very well. I had a very good experience with Lennar and I love my new house.

I really like my home

We are not first time home buyers and we did our due diligence to make sure we were pursuing the best possible purchase available to us, but Lennar made the experience so horrible that we will never purchase another property through them again. Our understanding is that the laws in Florida allow for unethical, shady business practices by builders, where the sales and mortgage teams essentially lie and overpromise to the buyer to quickly lock in the sale and then once the truth of the details are established there is no option to cancel the contract and get the escrow funds back. The manipulation and bait & switch tactics are strategic, calculated, and widespread throughout the company. Zero protection is offered to the buyers and in many cases the quality of work doesn't line up with the purchase price. From the time we signed the contract until today (50 days after closing) we have been dealing with constant issues, lack of communication or wrong information from various individuals, no accountability, increased costs that were not disclosed, and unresolved punch list items. It's incredible and shocking to us that Lennar continues to do business this way and they are allowed to get away with it seemingly unscathed. ... More

Mortgage process was good. Condo was completed on time and process closing was simple. The only issue would be the fact that Lennar does not put any light fixtures in their condos.

Quality of the material are not good. I think it woyld be good if they could have listed the appliances info during the buying time. All appliances are very basic and low quality. Construction quality is also low. The responsiveness for the issues reported is very bad. I would recommend before buying discuss with everything and go for it.

Lennar delivers a quality product for price! Should make all siding cement boards & get rid of vinyl cheap siding! Than a GREAT product!

We were able to purchase a quality home that met our needs because of the Lennar team. They listened and did everything within their means to provide us the opportunity to purchase a very nice home in the area we wanted live. From financing to upgrades it was an incredible experience. After the purchase, the personable Lennar team remained by our side to fix any emerging issues and to ensure everything met or is meeting our expectations!

Overall extremely smooth process. The build quality and materials arent near as good as older generation homes you can tell they cut corners to pump them out. They do deserve credit as the home team does repair what is messed up so praise to them and credit where due.

I had a wonderful experience with Jessie. I was actually looking for a property that I had an appointment for and i accidentally went to Lennar. Jessie was so helpful! He worked with me through it all and I did this alone. Leslie was my loan officer and she did a wonderful job! I love my new home. The only thing I would change would be the paint. It was flat white. I had to paint it satin. I wish it would have came that way because it would have saved me a lot of time and money. But, despite that, it was a very good process!

Been blessed to own/experience the home buying process , and finally live in my own home.

I thought the master bedroom (bathroom) was small The shower is the size porta poddy

There are Lot of positives and a few negatives so I’ll just say I am 90% happy with my purchase. Thank you, the Lennar people are the best.

For me and my wife being our first time buying a home it was wonderful experience overall! All the way from start to finish and got to give thanks to our Lennar sales consultant Etta who was very professional and knowledgeable that help us along the way and address all our questions and concerns. We would recommend to friends and family

Some of the workorders were not done and we mover in and now it's a inconvenience for me to work around other people's schedule

I was excited to do my first house build - a dream achievement! However, this was not the new home buyer experience I expected from a touted national builder. Lennar gets an "F" for communication - from my 'concierge' to the mortgage company to the escrow manager to the customer care team. Emails contain erroneous information, days and dates are incorrect. Most shocking was when it was suggested that I sign a legal document the author knew contained information that was flat-out wrong because she didn't know how to correct it without tech help. (I didn't sign it until corrected.) I've even received a work order from a Lennar employee to fix a garage for a Lennar client in Phoenix, complete with name, address, and phone number of the client. (I wonder which other homeowners have erroneously received my info....) You'll find quality issues in your new home. Take the time to review it carefully. I spent 3 hours on my walkthru a week before closing and still didn't find every issue. I found a crack in the foundation wall, gouges in my bathtubs, a leaky faucet, a dented fridge, crooked outlets and door hardware galore (try a level tool when installing - it might help...), and nail holes needing fill to name a few. I opened five service requests in the first six days I lived here. (Then I had multiple 'virtual' meetings with Lennar's customer care service - you have to be at home for these - who then scheduled other meetings for repairs and sometimes the vendor actually comes at the scheduled time, and sometimes they rescheduled at the last minute, but you need to be home just in case they do show up.) This is a churn-them-out building process, and the quality is on par. Don't move in if the yard is not finished! Wait to close until grading, landscaping and sod are all laid and completed. I moved in prior, so there is post-closing "escrow work" to be done. The process is terrible. I'm either not informed that work is going to be done - like when they started laying my sidewalk on a day I had appliance deliveries planned - or I'm notified it will be done on a certain day and it isn't. I was called home from work (40 mins away) because workers arrived to install a driveway that day. The email I received about install, however, said it would be installed several days later. I asked if they would be replacing the cracked, pitted sidewalk along the street prior to installing the driveway (it runs through the driveway, so fixing it first seems logical) but apparently they only replace if the city won't sign off on the work when Lennar asks for a final inspection of the property to get their money out of escrow. Next I was told my block in the development would be the first to be graded in a series, yet they started at the complete OPPOSITE end of the set planned. Needless to day its a week later and I'm one of the last 2 homes that have still not had their lot graded. They'll tell you that you need to be home for certain work like irrigation installation, but they can't tell you what day that work will take place. Very frustrating if you are employed or if you travel or if you have ANY structure in your schedule.... If you plan to use Lennar Mortgage, I recommend checking other providers. If you do go this route, don't expect to get timely approval. I was extremely proactive. I started the application process and was pre-approved at the beginning of the build. I checked in with my loan officer along the way, including reaching out a month prior to closing to see if they had everything they needed because I was packing to move and everything was going in boxes. I was assured they had what they needed. A week prior to closing they had not confirmed the loan and were suddenly asking me for more documents, including copies of documents I had already provided! Also, read your closing fees proposal very carefully. There are multiple HOAs in Watermark. Make sure you only have line item fees for the ones that apply to YOUR home. Watch for a Lennar Insurance fee line, even if you've provided proof that you secured homeowners insurance from another provider. I had extra HOAs and Lennar Insurance on my initial closing document that did not apply (I was told by my loan officer it's typical for these to be incorrect in this development.) And the final kick was when they sent information about my mortgage after closing not to the mortgage property address, but to an address that I informed them had changed 8 months prior. Question EVERY fee - particularly HOA fees. Every house belongs to the Watermark Master Association. Ask for the list of all fees that will be assessed. They'll tell you about the annual fee in sales, but are not so transparent about the "HOA set-up" fee and the "Working Capital" fee you'll pay at closing. Nor will they tell you that after you close you'll be required to pay another $100 "account setup" fee. Get the details up front. The bright spots were my sales rep, Jason, and my final construction manager, Justin. (And yes, I had multiple during this 7-month project.) Both individuals are real people who care about their work and want to see things done properly. Thanks to them for making an effort to resolve when issues arose. In short, if I could do it over I would skip Lennar. I like the layout of my home, but overall, the negatives have placed a huge shadow over the new build experience. Find a custom builder to make your dream a reality. Choose Lennar and reality might bite back. ... More

Lennar homes are terrible quality, seems like builder just rush their work and use the cheapest material as possible. Foundation cracks have appeared and have made my floor rise and lennar says that there is no foundation issue. Even after I have had my own third party foundation company tell me there are problems. Will never buy a lennar home again.
