We are excited to be a part of the Samara Community in League City, Texas. We love the layout of our new home and all the amenities included in our purchase. The neighbors are very friendly and we look forward to many years of comfortable living here.

Everything went great from start to finish. No issues came up and all my concerns were handled promptly.

We were handed over hose without drive way , without landscaping , it is 2 months now , still not complete, basic work, few electric outlets. , floor uneven , poor floor carpets, no vanity lights in bathrooms or drive way, space between garage door and floor , no back slash

My sales person was Brian, all around just rude! If it wasn’t for the price of the homes, I would have not bought from him. Rush construction manager fixed my issue very fast, he didn’t however power wash the concrete like promised, pretty muddy on my street. All in all, I think the experience could have been better

Buying a Lennar home was fairly easy. This is my first “brand new” home purchase. I didn’t expect a perfect house at this price point, but there were a few things that surprised me. Things I didn’t expect: 1. My closing date was used as leverage to not get things fixed during the pre-closing walk-through. “If you need that done it may delay your closing.” 2. The house was not cleaned. I had to mop the floors and wipe down the countertops before I moved in. 3. Gravel and construction trash was in the yard. I had to rake out the garbage from the grass. 4. After I pulled out the pine needles in the beds, I found even more garbage - anything from soda bottles to construction trash. Pine needles were simply thrown over it for concealment. 5. The Shannon Woods HOA is the most challenging aspect. Even though many items are allowed in the CCRs, you still have to ask for permission to change anything in the yard. It takes weeks to get a response and you can never speak to a real person. All in all, I like my Lennar home. I believe they could put a little more effort into their work product and the outcome would be greatly appreciated by the buyers. ... More

I'm EXTREMELY disappointed in the quality of materials and labor . I bought this Townhome because' Lennar' was the builder. Ryan Homes has comparable prices and locations but I chose this because Lennar had such a good name in the building industry. My other home here in FL was not a Lennar but my dad's home, built 2003, is Lennar and the quality of his home is excellent, I would NOT recommend Lennar to anyone these days. They do not build anything. They sub it all out and the contractors get paid for the job, not the quality of the work. -- Granite countertop seems are very obvious. -- Cheapest CERAMIC tile you can buy .. but when I asked b4 i bought, they weren't sure if it was porcelain or not. -- Shower rod fell during first shower. -- Kitchen corner cabinets have no top so grease and dirt fall to the base of it .. they should have put no bottom then, at least it would be able to be cleaned.. etc, etc. Just cheap materials used , lazy contractors, every corner cut to save a dollar ... ... Very disappointed with lot grading! When picked out the lot was a nice flat lot. Never did Lennar show us the topography map. Now we have a patio with a very steep fall off! Not happy!

Poor craftsmanship and clearly poor quality control. Land was not prepped before sod was laid. I've been here two months and I'm still pulling up softball size chunks of concrete, nails, screws, saw blades, galvanized steel brackets. The sod is low quality, 1/8 of it is dead, not dormant, but dead, a third of it is infested with weeds. Half of the walls aren't straight, either y'all can't afford a chalk line, level, plumb bob, tape measure, or the quality of the lumber isn't worth the cost of the house. The longer I'm here the more things I see that make me regret buying from a builder. I won't recommend Lennar nor will I ever purchase a Lennar home again. Lennar is extremely low end. They pinch pennies and do not build any part of the house with quality. There will be glue on the floor, chipped sinks, sheetrock lining hanging out with staples showing, no spicket in the backyard for a hose (who doesnt put water in the front and back?!?!

The "Lennar Experience" is an absolute joke. I knew what I was getting into with a cookie cutter new build but I was not expecting the process and employees to be the worst part of the whole experience. If I could do it again I would run away. Our CM, Tate, was an absolute disaster and was more worried telling me about some facebook group that complains about him then actually fixing problems we pointed out at 3 different walk throughs. The fact he still has a job shows Lennar has zero care about quality and just pumps them out. Since moving in a few months ago we have had over 10 different warranty visits and 3 different CMs come clean up Tate's issues. The only saving grace is the warranty claims representative has been so understanding and communicates well. Which is the complete opposite from what the way sales and construction team operate. Its almost as if Lennar purposely pumps these houses out just to let Warranty team deal with fall out. ... More

Purchasing the property was pretty simple. The only complaint I had was that with it being a contactless process, we had to email and text with way too many people. It was difficult to keep track of everything. As far as warranty work and repairs, they are quick to respond and I haven't had any issue where they decline my repair ticket. We had an issue with a toilet not flushing because there was a blockage in the line somewhere. They were their with a snake and camera in a couple of days. No questions asked and they were there until it was working properly. We had a window that was cracked. They ordered a replacement and it was there within a week. No questions asked. The security light in the backyard was installed upside down. They sent a guy right then and there to fix it. There were a few hiccups in the process of getting the place built. Some were out of Lennar's control though. For example, we had to push our closing date out a month because PGE didn't get the power turned on in a timely manner. Additionally, it takes forever to get your solar turned on with the electric company. There were a few items that were missing in our home vs. the model. There is a cabinet missing in the kitchen, The mirrors in the bathroom are a lot lower grade than the model home displayed. As far as quality of build material, it's hit and miss. The stucco is cracking like crazy and will need to be a warranty fix before the year is up. I was actually told to just hold off on putting in the repair ticket until closer to the end of the warranty period to ensure we give the house enough time to settle completely before fixing it so we don't have to keep calling them out here to fix it. The fence around the back of the property feels pretty low grad and I'm sure that will need to be replaced sooner than it should have to be. I can see the seems in the carpet upstairs. They don't offer any other paint than flat paint throughout the entire house except where they are legally obligated to put semigloss (kitchen and bathrooms) so we had to hire a painter to come and paint our brand new house which just seems silly. Ended up paying a guy five grand when I could have just given the painter that was contracted through Lennar the paint I wanted. The light switches they use are seemingly random. Some are on dimmers. Some are not. Some have timers. Some don't. When we moved in, the tracks on the slider door that leads to the back yard was completely filled with mud and small rocks. Needed to take a steam cleaner to it to clean it out. I know that seems like a lot of negatives, but overall, I feel like it was a pretty good process and I'm not disappointed with the purchase. I've heard a lot of horror stories about purchasing through Lennar, but so far, I can't tell anyone to avoid it all together. If I had to give the entire experience a grade... 85%. ... More

Just purchased a new home with Lennar homes its been amazing. People have been great to work with. We have had a few small issues. Lennar has been amazing to come help us fix anything we needed and they have given us great support.

Me and my family are very thankful with Lennar mortgage. They helped us bigtime in our buying process. They walked us through the process up to the very end. They made everything easy for us. Appreciate your help and efforts Lennar without you, our dream will not be possible!

I just wish you guys fix things faster than you are for a first time buyer I’m disappointed

It was an excellent decision when buying with Lennar. It is a very responsible company. It has a quality service and its house designs are beautiful. I think I made a very good choice with Lennar, I would recommend them with my eyes closed.

Bought a home with Lennar at the end of March. Closing was moved up--I appreciate that. However, lots of little dents and scratches that were promised to be fixed after closing never occurred. I followed up time and time again and never heard back. I gave up and paid about $1500 to fix these items on my own. Note that the homes are built by teams of independent contractors--Lennar does not have their own teams building them. Workmanship can vary. Knowing what I know now, I would not close until all issues fixed.

Helpful and professional throughout the whole process of buying my home, Lennar is the best

I have serious concern on price transparency and also the structure and material used . The garage does not have proper structure to park two cars. The stairs from the garage to the main floor is quite elongated. No washer and drawer are included in that package while this was known but when compared with other property seller near by there are better deal available. I don’t think I’m gonnna recommended Lennar to anyone.

Lennar homes include a lot of upgrades for the price point of the homes. Tankless water heater, fencing, fully landscaped, and a sprinkler system! Financing, new homeowners orientation/inspection, and closing was well coordinated. A minor siding issue was reported to the warranty team and addressed within a week. Overall, we are very happy with our decision to choose a Lennar home.

The home buying experience was top notch. Mark was very welcoming and Supportive the entire journey. We love our plan and I’m very happy in our new home.

My experience in purchasing Skyborne unit was a mix of satisfaction and frustration. While the overall quality of the house was satisfactory, there were several areas where improvements could have been made to enhance customer satisfaction. One of the minor yet notable issues was the placement of the garbage disposal button under the sink. It seemed like a small inconvenience at first, but in practice, it became an annoyance in daily use. Simple adjustments in its placement could have significantly improved the user experience. Another aspect that could have been better was the provision of extra doors for the bathroom. Adding an additional door would have provided more privacy and convenience, especially for larger households. Additionally, the lack of extra space for storage in the bathroom was a missed opportunity. Incorporating more storage solutions would have been appreciated and made the space more functional. One major disappointment was the absence of an EV charger, despite the recommendation to install solar panels. This oversight was particularly frustrating as it left us unable to fully utilize our environmentally friendly energy source. It's essential for builders to consider the complete package when making such recommendations to consumers. Furthermore, the placement of the AC compressor right outside the living room, directly under the water pipe, was a significant oversight. During rainy weather, water pouring down from the pipe posed a risk to the compressor and created potential safety hazards. This could have been easily avoided with better planning and consideration of placement. Overall, while the house met our basic requirements, there were missed opportunities for improvement that could have elevated the overall experience. With a little more attention to detail and consideration for customer needs, the buying experience could have been much more satisfying. ... More

Lennar should be more than a regular construction company, as one of the best or the best in the country. We bought a Model house, good and bad, good that come with some upgrades that we cant get in other regular house, now the bad part is some of the stuff that is not correct or damage ( you name it ) cant be fixed BECAUSE IS THE MODEL WE DONT DO , this is ridiculous excuse, we pay more almost 100k for the same house as the others and get used / old stuff ... lennar REP very bad attitude, I'm not recommend to anyone else.

I do like my new house. It is smaller that my old house, but I am adjusting, not to much space to clean.

Kristan was readily available with lots of information, tips, insight - all with a personal touch, making this new home purchase easier than it probably should have been!
