Very good responsive service. Price paid was bit high as same model in the same community was currently 20K lower price.

We had a very good experience. It was trouble free and very organized as Letta knew exactly what we wanted, how we wanted things and what we couldn't do. It was explained clearly. Due to our Internet going down Lennar was flexible and made our closing work in a timely fashion. No problems. We love our new house.

After purchasing a home, it has ALWAYS been courteous of the sales/realtor to leave a gift basket especially since we are moving from out of state. We didn’t even receive a folder of suggested services. Our pipe burst within the first week we moved in and flooded the laundry and bedroom to where the carpet had to be replaced. That got fixed with 3 weeks of being inconvenienced. The sewer manhole is bubbling with sewage to the point where huge trucks are emptying it on a daily basis. We are inconvenienced AGAIN. There is a LACK of Professionalism and Communication. I would NOT recommend this experience to anyone. ... More

From signing the contract to requesting service for items covered under builder warranty has been a horrible experience. The builder is using real state agents to other bidding, who have no idea about the building process or the established standards. Everything in the construction process is contracted out to third parties that hire workers at minimum wage without any construction experience. The quality of work and finishing is awful. Their only purpose is to quickly proceed from contract to closing. Do not waste your time, money, or energy.

Lack of amenities. Poor material used to build home. Have to install basic necessities in home. Indoor door handles were installed on exterior doors.

I have already reached out and expressed my dissatisfaction. Jack did get back to me and said he would follow up the following week which did not happen. I was able to make all the final repairs that I was told were out of their hands because you did not manufacture the hardware or the cabinets, it cost me two hours of my time and six dollars worth of hardware. I really want Lennar to succeed in band. I am a real estate investor. I buy a house a year on average you guys be able to get home, but the buying process of a new home was unsatisfactory. More than half of the things I brought up during the final walk-through that I was told would be taken care of or not after asking them a second time they also were overlooked so I took care of it myself the third time. I did text message Jack photos of some of the hardware that was broken. In addition to photos of the finished backyard. I completed before I departed out of state. I also showed my backyard to three of the neighbors and two potential buyers and did not express my dissatisfaction with the purchasing process as I want to have a good community. I just feel the follow-through was not there, and I feel like I was not valued as a customer. I’m very happy with the overall construction and the bare-bones of the house but some of the detail and mostly the customer service was not great. Finishing touches that without my adjustments really made the house feel cheap. And I really want there to be more competition and builders in bend so I hope this information will help your company improve in the future. Please excuse any typos I sent this from my phone. We are very pleased with almost everyone who was involved in the process - from a realty and sales perspective to the construction manager to the mortgage advisor. We were less happy with the pressure apparently from management involved in the determination of our ability to afford the home. This was never actually a concern, but they became worried, and it created stress that was both unnecessary and unwanted.

The materials used do not match the price point of the house. It’s across the entire neighborhood. From the house materials, to the inside, to the outside. Here is an example that is almost laughable. The sod they installed was found to be Bermuda grass that was over-seeded with Rye grass It looks awful to say it nicely. They tried to tell us it was because we allowed weeds to grow, multiple landscapers said they were wrong and trying to cover their tracks. They figured it out at some point because the newer houses have lovely Bermuda. Some are more unfortunate than me - their yard is half over-seeded rye and have nice Bermuda. It is laughable (I have to laugh or I’ll cry) I’m surprised they allow people to tour our neighborhood. Another example - the corner cabinet shelves are too big for the space. They literally cannot sit on the holders correctly. The manager “fixed” it by taking a holder out and HITTING the cabinet into place. I can’t move them… Ugh, the paint job around the house. I just can’t keep going - the stories are too long and seem unbelievable. ... More

We had an amazing experience!

The house itself is a tragedy, the longer I live here the more horrible things become apparent regarding the "quality" of these homes. Wiring -Ask about the wiring, because they will skimp out on it if able. They use 14 guage wiring throughout most of the house where they could, so hope you don't like gaming on a pc or two cause good luck with it not tripping the breaker every so often. -Want to mount stuff in your garage? Good luck with that! They have wires running every which way through almost every stud of 2 of the 3 walls making most of the space useless! They never heard of cable manage meant I guess. -Oh also pray that they even put all the wires in! Inspector missed it somehow but there was no wire connected to the outlets in the island so no power! That took a week to get resolves. Effort in building -It becomes super apparent how quickly they put these houses up and how little experience and skill the workers have when it comes to building. -Discovered a hole in the drywall that was painted over with the piece that was broken off, barely pressed it and it fell in between the wall. -They painted around the extra pile of bricks they gave you for the front of the house, which was so insulting and lazy -They didn't paint over the drywall holes they filled in until I told them to, if I hadn't I'd have these off colored circles around my house -The workers don't know how to mount things into studs or use drywall anchors, Mt bathroom had the towel racks just raw dogged into the wall with no anchors and not into studs even though the rack was 16in long. Like I don't do this type of work at all but even I know that. -They forgot to put a backflow converter in the sprinkler system which I should have taken pictures of and documented cause that is very illegal!! -There is a quarter in gap between the dry wall and garage floor with nothing filling in the gap like trim or just putting the dry wall flush -They get these "special" brand of windows that aren't much better than regular ones and come to find out, the company makes their windows non standard so you have to go them for overpriced screens if you want those -I don't think they used any seller and cheated out on the paint, which speaking of which they said we'd get a bucket of paint upon moving in and never heard back about that. Buying Process -They don't communicate well with each other or the buyer during the process. We told them we were 3hrs away from where the house was located and they ignored that fact several times and gave us 7-8am times and also repeatedly changed the meetings without consulting us about whether or not it would work. If you know what you are doing then go for it, but the only thing I've gotten from this house as a first time home buyer is to steer clear from lennar and check this place myself instead of having an inspector do it. So many missed things and problems that were never mentioned or caught ... More

No issue at this time

From start to finish only took 20 days. It was a “it fell in our lap” moment. So we thought. Everyone was great, but not a lot of accountability when trying to iron out the kinks. Closing was the smoothest thing about the entire process. Susan has been great with getting corrections scheduled and completed. Her dedication and commitment is above par. She handled each task quickly and professionally. Extremely dissatisfied with the non functional sprinkler system and dead sod. Mainscape is blaming Lennar, Lennar is blaming previous sprinkler company. I really do not care. Not my problem. I have been uncovering my sprinkler heads due to over growth, and putting Pennies on them to test if they come on. They are not coming on. I have been using my own water to hydrate these areas, but my water bill is almost 200.00 because of it. Other than that, I’m happy! ... More

Great pre-purchase review with builder

We purchased our home while living in New England. The CM Chip, was truly our long distance eyes. He walked us through the process and helped us understand the South Carolina and Berkeley County building codes which had an impact on the timeline. We put our trust in Chip, and he never let us down.

Make sure punch list items are done before closing.

The only people with Lennar I am thankful for is Bryan & Ken for being dedicated to customer satisfaction & Lou H. for how helpful she was with our loan underwriting. Other than that, this is The WORST experience I’ve had in home buying. The day we met with our consultant we told her our price range & number of rooms/bathrooms we wanted. She showed us houses at least 10-20k over our price range and not even what we had asked for in a home. The day we viewed our house & were submitting the app, our consultant texted us saying the price increased from $167.9 to $170 because someone placed an app on a house down the street at the same time we were. I still have the texts from her saying the website didn’t reflect the price change yet & her manager was unable to keep it at the price we viewed it at. Still to this day, the price shows at the $167.9 & no one even bought that house until at least a month after we lived here. The amount of documents I’ve had to submit is beyond ridiculous. Majority of the home buying process was submitting & then resubmitting documents because they didn’t communicate with each other & weren’t aware they were submitted already. Not even a week after we closed, our mortgage was sold to another company. We were told by 3 different people that Fision internet was included in our monthly HOA fee of $75. Not only is fision billed separate every month, the HOA fee is also paid quarterly. Not monthly. When we moved in we were told we had to call fission in order for our security to connect to the internet. We were never given an account number or any information on creating an account to make payments. We now received a bill from HOA for over $300, we’ve lived here for barely 2 months. Our neighbor received the same thing & we’re told if it’s not paid they can’t live in the HOA community. How can we make payments when we weren’t given any information to pay it! On the HOA form given to us by our consultant & in the closing documents, it has trash options as Tiger & Republic. We tried getting service from republic for over a month and were tired of waiting so we got Tiger. Come to find out, our community isnt allowed to use Tiger, it HAS to be republic. Along with this, the HOA form we were given said our electric & gas were through CPS. We tried registering both for a week with them & no one could tell us why our gas wasn’t showing in their system, only the electric. Our gas ended up getting shut off for almost 3 days. Turns out, it’s not even through CPS, it’s centric. Speaking of HOA, we’re still required to pay the fee for the community amenities. THE AMENITIES ARENT EVEN BUILT YET! We’re paying for something we can’t use, we can’t use other communities in the meantime & the HOA ladies said they won’t be built here for at LEAST a year and a half. Within the first week of living in the home, the baseboard on our kitchen cabinets fell off & literally looks like it was super glued on. We still had blue tape markings on our walls that weren’t taken care of. When we received our grass, we were told the ground was too wet/not in condition to lay it down. The grass pallets sat in the front yard for 3-4 days. By that time it was all fried & dry on nearly all of it. When they laid it, it was so uneven, overlapping in areas & huge gaps of just dirt in areas as well. But then we get fined by the HOA if our yard isn’t well kept. How are we supposed to keep up with it when our watering day is once a week & it was given to us dead? The construction workers go on our property at all times during the day & have come up to our door and grabbed lawn decorations off of our porch. They leave beer cans and trash all over the community and in our yards. Some of them make inappropriate comments and whistle at us when we get home from work or walk down the street. Ive brought almost all of these concerns to the attention of HOA, our consultant as well as trying to reach the builder team. Apparently, majority of my community has gone through the same thing as us. This is all well known throughout the Lennar communities and no one takes accountability. Lennar misplaced $5,000 of our down payment and only fixed it when my husband went and looked at the numbers. Since moving in we’ve found many mistakes made in the home and whenever we try to text our agent or the manager about it and when our front landscaping will be done we get ghosted. Lennar also says they do the whole back fence but we were cut short with ours being a corner lot and the fence doesn’t extend to the corner it’s about ten feet short. It’s very frustrating as all of our neighbors have their whole back fence done except us. It would mean a lot if lennar finished the back fence for us. Overall we love the area and do love our home but from what we’ve heard from our new neighbors about getting things fixed and how we’ve been treated so far I don’t know if I’d recommend building with lennar to others. ... Lennar team was always kind and helpful in clarifying ideas, collaborating in solving problems and reliable.

The two people that started out helping me were awful. The last person that helped me from Arizona was amazing. Everything that was suppose to be completed before close wasn't completed. The door jams suck and always move down and allows the wind to be howling all day and night. If I had to do over I wouldn't have purchased this house. Now I am just waiting until I pay off enough or the price of the house goes up so I can sell it or maybe I will look into renting it out.

Leeann and Andrea gave me their cell phone numbers and promptly answered many questions throughout the process both by phone and text-they were great at letting me know what to expect and timing which made it less stressful.

The buying process was ver smooth. Excellent builder and would recommend to those planning to buy a home. Very satisfied with my home.

My home concierge Haley is very responsive. I am still concerned about my roofing in the high winds but every time I report a problem they are out here quickly to correct any problems.

Getting issues corrected after we moved in was a real hassle. There are too many people to deal with. One person says they will take care of something and drops the ball. Another says to file a report on line with Lennar. All in all you waste your time waiting for people who never show up!!
