We would never purchase a Lennar home after our experience. The process was rushed. At our walk throughs most items were not addressed. The overall craftsmanship of these homes is very poor and disappointing. We keep unveiling issues, and the contractors used for the warranty have all been low quality. Basically they are trying to put bandaids over everything rather than fixing the issue. Everything about this house is just sloppy.

Home quality is very good and delivery of the home was on time. Very professional process and no issues at all.

Honest, responsive and open

Our home was delivered on time, but with shoddy workmanship. paint droppings on the flooring and carpeting (everywhere). It was supposed to be cleaned before closing, it was not. The carpet was filthy, garage was a mess and there was fecal matter on one of the toilets (not ours)!

I haven’t had any issues with them, so far so good with no complaints.

It does not seem like Lennar values repeat business and a loyal customer base. Service was awesome up until the sale happened and then it's a downhill. Even the person that did new home orientation was amazing during that meeting, said he all the great things you want to hear, and offered to be of assistance after the closing and even asked me to save his mobile phone number to provide advice down the road and so on - I contacted him five times after and crickets... Be careful with their crew and at the end of the day there's no value for words.

Let me start off by first stating that we LOVE our new home. The quality and craftsmanship of the actual house are amazing. Bryan and his crew did a great job building the house. There was very little that we found that needed to be fixed during our final walkthrough, and the final product is gorgeous. The rest of the process was an absolute disaster. Lennar Sales(Alan), Title and Mortgage (Cody and Judith) were unorganized, a pain to work with, horrible at communicating, and overall they did a terrible job, and I wouldn't wish that process on anyone. Lennar provides a portal for you to upload any documentation they need from you. We uploaded paperwork the day they requested, then a month later they would email stating they couldn't find said paperwork and ask for us to send it again. We would then have to re-submit the same paperwork, and then they would find the original stuff we uploaded. This happened several times, and it was extremely frustrating. There were countless email back and forth, and everything they requested was always URGENT, and needed to be done immediately, but it was all stuff that had been submitted previously. They ruined the entire process and it was extremely stressful. The actual closing process was wonderful. They sent most of the documentation to us via docusign before closing, and we were able to read and sign probably 75% before we actually went to closing. We closed in person, and they were very kind, polite, and very organized. The closing process was easy and quick. We were in and out within 30 min. If you can handle the headache of dealing with Title and Mortgage, and your sales team in invested on keeping you updated, then by all means, go with Lennar. We are still learning important rules and regulations that we were not told when looking to buy. Payments made to four different entities. Discovered poor workmanship on several areas

The grass I rec’d was dead. Be sure you get healthy grass!

Lennar is a quality builder, no doubt. But our dealings with two people Robin(sales end) and Michael(follow up and problem solver) account for the most satisfying parts of our experience. Both go the extra mile to help us to easily navigate the home buying process. This company should know they integral to customer satisfaction.

This LVP flooring is a little janky.

Everytime request repair have go to online, take a while, tile crack can't get repair, blame homeowners.

I absolutely love my home but there is absolutely no communication. Everyone was so friendly until we signed the closing papers. We were told from EVERYONE if you need anything even after closing reach out and we will take care of you. The project manager John is horrible. Extremely rude and acts bothered if you ask him something. Called him about a roof problem on our home that was a month old and was told “Well it passed inspection so whatever”. Then asked him about some breakers as they are not labeled well in the electric panel and he said he doesn’t know to call customer care. Then fast forward to almost two months after closing and we came home to our door mat thrown in the lawn along with a decorative sign we had by the door which was being rained on and our walkway was half painted one color and also painted another color. Our neighbors was the same and their solar lights crushed both our mulch was blown into the yard. Paint supplies left all over our yard and a water hose and electric cord plugged into the side of our house. We were not aware of any work to be done on our home and came home to this mess. Called multiple people and were pushed all over the place because no one wants to bother with you including the care team who says they will call back and we have never received a call back any of the times we have called. Across the street they are finishing townhomes and there is a lot of debris all over. We would be patient with construction debris but this is trash (soda bottles, wrappers, water bottles covering the grounds). The wind blows and this goes in our yard daily. The response from the project manager was they can’t help Mother Nature which we understand but this is trash that could have been placed in a trash can instead of the ground. Very unprofessional employees. I would not recommend. Now if there was an existing Lennar home and you didn’t have to deal with Lennar at all I would go for it but steer clear of this company and the unprofessional, unreliable, zero communicative staff that represents them. ... Didn’t get much information about anything after closing. Gate codes, HOA info, ect.

Very good responsive service. Price paid was bit high as same model in the same community was currently 20K lower price.

We had a very good experience. It was trouble free and very organized as Letta knew exactly what we wanted, how we wanted things and what we couldn't do. It was explained clearly. Due to our Internet going down Lennar was flexible and made our closing work in a timely fashion. No problems. We love our new house.

After purchasing a home, it has ALWAYS been courteous of the sales/realtor to leave a gift basket especially since we are moving from out of state. We didn’t even receive a folder of suggested services. Our pipe burst within the first week we moved in and flooded the laundry and bedroom to where the carpet had to be replaced. That got fixed with 3 weeks of being inconvenienced. The sewer manhole is bubbling with sewage to the point where huge trucks are emptying it on a daily basis. We are inconvenienced AGAIN. There is a LACK of Professionalism and Communication. I would NOT recommend this experience to anyone. ... More

From signing the contract to requesting service for items covered under builder warranty has been a horrible experience. The builder is using real state agents to other bidding, who have no idea about the building process or the established standards. Everything in the construction process is contracted out to third parties that hire workers at minimum wage without any construction experience. The quality of work and finishing is awful. Their only purpose is to quickly proceed from contract to closing. Do not waste your time, money, or energy.

Lack of amenities. Poor material used to build home. Have to install basic necessities in home. Indoor door handles were installed on exterior doors.

I have already reached out and expressed my dissatisfaction. Jack did get back to me and said he would follow up the following week which did not happen. I was able to make all the final repairs that I was told were out of their hands because you did not manufacture the hardware or the cabinets, it cost me two hours of my time and six dollars worth of hardware. I really want Lennar to succeed in band. I am a real estate investor. I buy a house a year on average you guys be able to get home, but the buying process of a new home was unsatisfactory. More than half of the things I brought up during the final walk-through that I was told would be taken care of or not after asking them a second time they also were overlooked so I took care of it myself the third time. I did text message Jack photos of some of the hardware that was broken. In addition to photos of the finished backyard. I completed before I departed out of state. I also showed my backyard to three of the neighbors and two potential buyers and did not express my dissatisfaction with the purchasing process as I want to have a good community. I just feel the follow-through was not there, and I feel like I was not valued as a customer. I’m very happy with the overall construction and the bare-bones of the house but some of the detail and mostly the customer service was not great. Finishing touches that without my adjustments really made the house feel cheap. And I really want there to be more competition and builders in bend so I hope this information will help your company improve in the future. Please excuse any typos I sent this from my phone. We are very pleased with almost everyone who was involved in the process - from a realty and sales perspective to the construction manager to the mortgage advisor. We were less happy with the pressure apparently from management involved in the determination of our ability to afford the home. This was never actually a concern, but they became worried, and it created stress that was both unnecessary and unwanted.

The materials used do not match the price point of the house. It’s across the entire neighborhood. From the house materials, to the inside, to the outside. Here is an example that is almost laughable. The sod they installed was found to be Bermuda grass that was over-seeded with Rye grass It looks awful to say it nicely. They tried to tell us it was because we allowed weeds to grow, multiple landscapers said they were wrong and trying to cover their tracks. They figured it out at some point because the newer houses have lovely Bermuda. Some are more unfortunate than me - their yard is half over-seeded rye and have nice Bermuda. It is laughable (I have to laugh or I’ll cry) I’m surprised they allow people to tour our neighborhood. Another example - the corner cabinet shelves are too big for the space. They literally cannot sit on the holders correctly. The manager “fixed” it by taking a holder out and HITTING the cabinet into place. I can’t move them… Ugh, the paint job around the house. I just can’t keep going - the stories are too long and seem unbelievable. ... More

We had an amazing experience!

The house itself is a tragedy, the longer I live here the more horrible things become apparent regarding the "quality" of these homes. Wiring -Ask about the wiring, because they will skimp out on it if able. They use 14 guage wiring throughout most of the house where they could, so hope you don't like gaming on a pc or two cause good luck with it not tripping the breaker every so often. -Want to mount stuff in your garage? Good luck with that! They have wires running every which way through almost every stud of 2 of the 3 walls making most of the space useless! They never heard of cable manage meant I guess. -Oh also pray that they even put all the wires in! Inspector missed it somehow but there was no wire connected to the outlets in the island so no power! That took a week to get resolves. Effort in building -It becomes super apparent how quickly they put these houses up and how little experience and skill the workers have when it comes to building. -Discovered a hole in the drywall that was painted over with the piece that was broken off, barely pressed it and it fell in between the wall. -They painted around the extra pile of bricks they gave you for the front of the house, which was so insulting and lazy -They didn't paint over the drywall holes they filled in until I told them to, if I hadn't I'd have these off colored circles around my house -The workers don't know how to mount things into studs or use drywall anchors, Mt bathroom had the towel racks just raw dogged into the wall with no anchors and not into studs even though the rack was 16in long. Like I don't do this type of work at all but even I know that. -They forgot to put a backflow converter in the sprinkler system which I should have taken pictures of and documented cause that is very illegal!! -There is a quarter in gap between the dry wall and garage floor with nothing filling in the gap like trim or just putting the dry wall flush -They get these "special" brand of windows that aren't much better than regular ones and come to find out, the company makes their windows non standard so you have to go them for overpriced screens if you want those -I don't think they used any seller and cheated out on the paint, which speaking of which they said we'd get a bucket of paint upon moving in and never heard back about that. Buying Process -They don't communicate well with each other or the buyer during the process. We told them we were 3hrs away from where the house was located and they ignored that fact several times and gave us 7-8am times and also repeatedly changed the meetings without consulting us about whether or not it would work. If you know what you are doing then go for it, but the only thing I've gotten from this house as a first time home buyer is to steer clear from lennar and check this place myself instead of having an inspector do it.
