Very courteous repair staff. polite and courteous real estate agents. Very poor workmanship. Tried but did not resolve the major issue such as cold area in house. Draft is coming in bathroom and dining area. Sulphur smell's in one closet. Garage door is making noise. door bell is not working. Driveway is falling apart. Comparing to KHOV house, it seems very poor workmanship and low quality material.

The purchasing process and getting the loan was great - except that I have learned from friends who I referred that additional purchasing options could have been shared. Specifically, a buy down option. When I received the keys I sat in front of the home waiting for my husband to walk in with me. While sitting there a man and a woman walked out of the home (obviously left unlocked). The man was tall, but nonetheless, I got out of my car and asked "what are you doing in my home. The man said he was my neighbor checking design features" I tried to report this to several people, but I was basically given a run around. I did not call the police because I did not get the license number of the matte blue tesla. Next - when we did our final walk through we were told that several items would be done before we moved in. The person replacing a window came in as we left. When we actually moved in, SEVERAL of those items were not addressed. In fact they still had tape on them from the walk through. We have been in the home over a month and we finally had someone come out. I have submitted the information on line, even contacted my HOA - who tried to help. I believe part of the issue is that somehow the wrong phone numbers have been put (transposed) in my Lennar account. I complained about this early on when my initial walkthrough was delayed because of 1 wrong number in my phone number. The phone number and/or contacting my by email or phone was never a problem during the financial phases of the purchase. Carissa is/was an absolute dream to work with. She is/was very prompt, understanding and incredibly knowledgeable. All of the issues were taken care of nicely very professionally.

I was told that I didn’t need a realtor and that the process would be easy. But has a first time home buyer, there were things that was not explain to me. Such as, when first looking at homes, I was shown 3 different floor plans. Only one floor plan was explained on what came with the home “the package”. When shown the next two home nothin was explained, so I assumed all homes came with blinds, full sod, and irrigation. Additionally, my home concierge was hard to get a hold to and didn’t respond at times with my questions. Furthermore, my loan officer was asked by me to go over fees and the closing disclosure and did not. For a first time home buyer, this was not an easy process and was not pleasant due to the employees lack of care or responsiveness. ... More

Overall Homebuying Experience Initially, the process of purchasing a home with Lennar seemed promising. The staff was welcoming, and the excitement of buying a new home was palpable. Unfortunately, this positive outset quickly devolved into a frustrating and disappointing ordeal. The dream of a seamless homebuying journey was shattered by a series of organizational and communication failures, making it a stressful and disillusioning experience. Quality of Workmanship & Materials At first glance, the home appeared to be everything one could hope for. However, it wasn't long before the façade began to crumble—literally and figuratively. The wall above the garage was improperly sealed, an issue that persisted despite multiple attempts at repair. The interior paint was so thinly applied that it would come off with the slightest touch. Within the first month and a half, the dishwasher ceased functioning, the solar panels malfunctioned, and the plumbing nearly caused several floods due to a piece of construction debris lodged in the drain. Additionally, the driveway repair resulted in further damage to the landscaping. These incidents underscore a disheartening lack of attention to detail and quality. Trustworthiness The trust that should form the foundation of the homebuyer-builder relationship was severely undermined in this case. The mishandling of personal information—a stranger's loan application appearing on my account—and the refusal to correct such a significant error is deeply concerning. Trust was further eroded on the day of title signing; misinformation and blame-shifting between Lennar Mortgage and Lennar Title showcased a lack of accountability and professionalism. Value for the Price Paid Considering the myriad of issues encountered, it's challenging to assert that the value of the home aligns with the price paid. The excitement of moving into a new home was tarnished by the need for constant repairs and the looming dread of what might fail next. The financial and emotional toll of dealing with these problems significantly detracts from the perceived value of the investment. Responsiveness to Issues The responsiveness to the numerous issues raised was, at best, inconsistent. While some problems were addressed (albeit inadequately in cases like the garage wall), others were met with indifference. The situation with the incorrect utility start date serves as a prime example; being told that nothing could be done about being billed for a week of utilities before legal ownership of the home was not only unhelpful but unacceptable. This lack of support and accountability adds to the overall frustration and dissatisfaction. Conclusion The journey with Lennar Home Builders, Lennar Mortgage, and Lennar Title was fraught with challenges that marred what should have been a joyful and exciting milestone. From serious privacy breaches and communication breakdowns to subpar construction quality and a disheartening disregard for customer concerns, the experience was deeply disappointing. While the dream of homeownership remains intact, the reality of dealing with Lennar has been a cautionary tale about the importance of trust, quality, and customer care in the homebuying process. ... The overall process was easy and not overwhelming. Every person that led us thru the process took the time to make this stress-free.

Ann is very professional from the point of finding a home that best fit my needs to answering many questions and concerns I had regarding the process. She helped in all aspect of the purchase process including working with the Lender and she was very responsive throughout the process. I would have liked to be able to upgrade appliances before closing, have a fence put in before closing and have my lanai put in before closing. The only response from the sales rep was NO,

We love our home! Lennar has a process to assist from the moment you apply. Once our walk-through was complete, there were a few touch-ups here and there. The team handling this, Lissette specifically, was responsive and took no time to address our concerns. Holly with Lennar Mortgage was also amazing. She understands anxiety from buyers (us) and handles it like the pro she is. Oh, and the little details we have in our home are appreciated. The fridge is fingerprint-resistant... I LOVE IT!!!!!! We specifically purchased the home because we loved the floor plan, and everything included in the price. We originally looked at another builder in town, but they did not include a fridge or any blinds for the price they wanted, and their finishes were so plain. Lennar always make it a great and easy experience in the process of buying and building a home.

Very dependable and good value. Attention to details was very good except a few minor things, e.g., single zone thermo and no WiFi controlled garage door. We appreciated the trusting experience wanting us more of Lennar. Too bad, there isn't any where we are interested but who knows?

We were over all happy with working with your team Eric, Justin and Chris they were really helpful. Painting inside the house could use a better upgrade in Paint and the landscaping could have been better if the dirt under the sod was graded better before the sod was laid down..

Don’t get me wrong I love my community, and waverly home. The problems are the garage door is not sealed on one side, and the cement outside the garage door is uneven and slanted towards the garage so when it rains the water pools inside the garage. The curbing inside the garage is incomplete on one side. Curbing for 3 feet on one side then crumbles off. The tile outside the master shower door as well slants towards the shower, so when you take a shower the water pools outside the shower door. Outside the hose spigot housing gaps open at the top. I never received a New Home Orientation. I never received a pre drywall orientation. The property was poorly constructed! Each day I’m discovering new issues and needed repairs in the house. I was so excited about purchasing a brand new home, which turned out to be a huge disappointment!

Interior paint not well done. The house at closing was not clean. There was trash and building materials in the garage at closing. I had dispose of trash and building materials just to park in the garage. Lennar could do better but it doesn’t seem like they care.
