Since closing, Doug has been fantastic and responsive to the issues we've found. Kudos to Doug. The issues needing immediate attention are the bent bedroom window frame that was unable to close once opened and a hole in our shower pan that we missed during the final inspection but found during the first use. We chose to redo all the baseboards and door trim in the new home and discovered dozens of trim nails, no shims, and no nails holding doors in place. Three door frames fell out of place, and I reinstalled them using shims and three-inch screws. I did not contact Doug because I would not have noticed the poor work had I not removed the door trim. I did warn neighbors if they chose to follow along with upgrades. The month leading up to closing was the worst customer service I've received in six years of living in Las Vegas, especially considering the $700K home sticker. Alex, the "concierge," communicated very poorly. I truly recommend removing him from the staff, considering other neighbors experienced similar issues. He was absolutely terrible and sullied the Lennar home-buying experience. We considered walking away from the home, but we loved the location. When we expressed our willingness to walk, Roy stepped in to cover for Alex's poor performance. We purchased the home in November and were told to expect an end-of-February move. More communication is needed to plan an official signing date. Yet, Lennar claimed this initial conversation set our signing date in stone—over two dozen back-and-forth emails and phone calls to cement a date, a wild experience for two full-time employed homebuyers. My wife works for a luxury home builder in Vegas, which set our expectations for Lennar to fail spectacularly. It's genuinely appreciated that Roy came in to remedy Alex's failures, but the frustration to get there enraged us the buyers, and Lennar employees covering for Alex. We unfairly took out much of this frustration on Tom, but he was an absolute beast. I do apologize. We noticed exterior cosmetic issues during the early stages of construction and reported them directly to Tom, and he handled them all exceptionally and promptly. Thank you so much for exceeding your role and genuinely stepping up. Tom and Frank did outstanding work and deserve praise. Again, Alex deserved the earfuls, but he was never available. I believed this was a one-off, but I confirmed through our new neighbors that Alex does not understand his role in Lennar processes. I believe Lennar needs to work on communication with home buyers and common terminology, such as "celebration day," "acceptance day," pre-walk versus blue tape, and overall expectations. I've purchased several homes and always had clarity about what was happening, but these terms seem unique to Lennar and need to be explained better. I used Reddit to figure out most of it; again, solid communication took a lot of work. Richard, from Lennar Loan Services, also helped immensely and responded to emails within minutes. Many emails were sent at night and on weekends, as concerns usually do, but Richard responded within minutes every time. This guy lives the teleworking life. His whole team did great and deserves praise. We felt sweet-hearted about the purchase because of the initial care we received. That interaction with Roy raised expectations, and we were excited when we chose Lennar. In all, we love our home, and although we gutted it and changed most of the interior, Avery Pointe is an excellent location with stellar views of the valley. Customer attention and service demands improvement. I continue to recommend the neighborhood to friends and refuse to allow a lacking concierge experience to ruin my new home high! Closing took over 10 hours, delayed 4 times while I waited in a U Haul. Nothing was fixed that was asked for. None well return phone calls. 2 months later we still can't get mail. Workers speed up and down the road plus trash keeps blowing in the yard. Can't reach HOA about rules.

Quality of the paint and appliances are not quality. They skimped on many beautiful features like epoxy garage floor, crown molding, glass front door. It was so disappointing to find out they were no longer offering this when it’s in the models.

The original house we got on contract for was not the house that was built. No drawers in any of the bathrooms, and not the kitchen cabinets that were in the home that we were told we were buying. We were not told about certain credit requirements for the interest rates until after we were under contract. We were told that we could not close in a certain month and then were rushed to close in that same month to get the home off of the books. The utilities were promised to be on at the time of the home inspection and were not on BOTH times the home was to be inspected. We finally had to back out of the original deal because of the multiple misinformations and seemingly overlooked items.Would not recommend Lennar to friends. ... More

We bought our house on a specific lot because we fall in love with the model and the yard space, and the only notice prior buying was that in the corner side we couldn’t placed nothing heavy(pool, boat, truck) because of utility easements, but we were going to be able to place the fence up to 1 to 2 feet from the sidewalk. After closing, come to find out that because of the easements, we are losing 10 ft from the sidewalk on a side that has over 75 ft long (thats yard that cannot be fenced and kids won’t be able to enjoy) yet we have to maintain it. Did a walkthrough with Corry, he open a box for the smart home kit and showed me a marked paper supposedly stating all the sensors were in place. He stated that all I needed was internet to set everything up once closing is done. We did the closing, waited two weeks for the internet company to install the internet, when box is opened, one sensor is incomplete and 2 others are missing. When questions were raised to office staff, answer was “there is nothing we can do since it was brought to our attention after closing and who knows what happened with that equipment “ . The least they could have done (since they do this every day and know what to look for) is to make sure customers are not being taking advantage of. Quality and workmanship is questionable. To be fair, not just Lennar. Other top Builders have the same issues. Social medial is full of unsatisfied buyers. It is the way of the times. Keep costs low by hiring unskilled labor.

Very disappointing experience for the price of the home.

Exceptional experience! Lennar's streamlined process made everything effortless with their in-house services. As an investor, I'm eager to purchase another home with Lennar. Many thanks!

This the 3rd brand new home I've purchased and by far the easiest one. That being said, I'm not sure what my 'concierge' was for? They were supposed to coordinate the process, but that didn't happen. I was always two steps ahead of them and they had an unprofessional and condescending attitude each time we spoke and never followed up with me on the list of questions. I kind of feel the same way about my loan officer with Lennar Mortgage. I never spoke to them once during the entire process. A few emails and I think one text message! Now the sales person, Sarah was awesome and made my life so easy, as did the construction manager and his staff. My biggest gripe is the lack of follow up in the loan and title departments. We live in CA and bought our brand-new Lennar Home as investment property in NC. Though, we had a local agent helping us Lennar made it so easy for us. Online application, documents submission, home details, all the way to post purchase home inspections, walk-through were all felt like a symphony. Well done Lennar team.

Neither bathroom came with any towel hangers, when sink, bathroom and shower normally have one. We are willing to forego the missing top bathroom cabinets. Pavement to the front door has a couple of holes exposing inner wood. We are still very happy with the new house, but the above needs attention.

Concierge was practically useless. Sales liason doesn't respond. They don't give a crap about your schedule or preferences. We see water drain issues in the yard within a month of home purchase.

Despite assurances that the home is waterproofed, the recent rainfall has resulted in substantial pooling of water around the foundation and subsequent flooding of our basement. This has caused damage to the interior, including the carpet and other finishes. The sump pump was operational; however, the volume of water penetrating the foundation itself suggests potential defects in either the foundation’s waterproofing or the structural integrity of the building.

We love our new home and our neighbors. We are so glad to finally be here.

Very efficient marketing team and title company.

Sales process, mortgage process, and closing timeline were all a good experience. Final delivery of home was rushed, and several loose ends. Probably needed another 2 weeks to fix the final details in the home before walk thru and closing. Took me approximately 1 month to work thru all the fixes required and still fine tuning the details that were left incomplete or needed attention. Final end result will be very nice. Ticketing system and warranty on the work are very good.

Straight forward purchase with no surprises. No big issues with construction quality so far after six weeks. Would have preferred to see incentives not tied or not fully tied to use of Lennar affiliate companies. Lennar customer service exceeded expectations.

i had issues with lennar mortgage... but once lennars real estate agent found out he immediatly started the process to fix the wrongs.. David was extroridnarly effective an helpfull. from that point on i would give Lennar 10 stars if i could.. once the closeing finished we were completly overwhelmed with the quality, professionalism, and compasion Lennar showed l.. i would recommend them 100%.. The lennar mortgage company well i had issues with them, maybe you wont so you can try then them make your opinion...

I dealt with the new home consultant directly to purchase the home at Lennar wellness way. However realized that having a realtor would have made much more sense closer to the closing. The final inspection was not done correctly and there were many items left out that needed fixing. For example, one of the cabinet doors was not even painted. There were lot of paint marks on the floor in the living room. when my tenant moved in he found nails in the carpet while vacuuming and thankfully his kids did not step on them. I do like the way Lennar has built the website where all details of the lots available. I would love Lennar to take one step further to make the closing process more friendlier. I would not want to have a seperate real estate agent and pay them to do the chores while Lennar already pays for New Home consultants. It would be worth while to have them help the buyers. Also, please ensure that last mile (cleaning, making sure all items are fixed, inspection etc) are accurate. ... More

Sending this review because this is apparently the only way to get the attention of submitted trouble tickets. I think that should should say all there is about Lennar caring about home issues. We seem to have been forgotten about as soon as closing happened. And please, work load due to the number of customers is not an excuse.

Homeowners have been waiting 2 years for a pool. We can’t rent out or enjoy our vacation home without a pool. Prompt response to fix issues. We are happy with our unit and appearance of community.

Lennar, is a good builder, but they have omitted small things you expect in most older homes, such as medicine cabinets, towels bars/racks in bathrooms, extra paint for touch-ups, the appliances that come with most homes are very basic, and the SID or LID is put on the homeowners to pay now.
