Buying a Lennar home was fairly easy. This is my first “brand new” home purchase. I didn’t expect a perfect house at this price point, but there were a few things that surprised me. Things I didn’t expect: 1. My closing date was used as leverage to not get things fixed during the pre-closing walk-through. “If you need that done it may delay your closing.” 2. The house was not cleaned. I had to mop the floors and wipe down the countertops before I moved in. 3. Gravel and construction trash was in the yard. I had to rake out the garbage from the grass. 4. After I pulled out the pine needles in the beds, I found even more garbage - anything from soda bottles to construction trash. Pine needles were simply thrown over it for concealment. 5. The Shannon Woods HOA is the most challenging aspect. Even though many items are allowed in the CCRs, you still have to ask for permission to change anything in the yard. It takes weeks to get a response and you can never speak to a real person. All in all, I like my Lennar home. I believe they could put a little more effort into their work product and the outcome would be greatly appreciated by the buyers. ... More

Purchasing the property was pretty simple. The only complaint I had was that with it being a contactless process, we had to email and text with way too many people. It was difficult to keep track of everything. As far as warranty work and repairs, they are quick to respond and I haven't had any issue where they decline my repair ticket. We had an issue with a toilet not flushing because there was a blockage in the line somewhere. They were their with a snake and camera in a couple of days. No questions asked and they were there until it was working properly. We had a window that was cracked. They ordered a replacement and it was there within a week. No questions asked. The security light in the backyard was installed upside down. They sent a guy right then and there to fix it. There were a few hiccups in the process of getting the place built. Some were out of Lennar's control though. For example, we had to push our closing date out a month because PGE didn't get the power turned on in a timely manner. Additionally, it takes forever to get your solar turned on with the electric company. There were a few items that were missing in our home vs. the model. There is a cabinet missing in the kitchen, The mirrors in the bathroom are a lot lower grade than the model home displayed. As far as quality of build material, it's hit and miss. The stucco is cracking like crazy and will need to be a warranty fix before the year is up. I was actually told to just hold off on putting in the repair ticket until closer to the end of the warranty period to ensure we give the house enough time to settle completely before fixing it so we don't have to keep calling them out here to fix it. The fence around the back of the property feels pretty low grad and I'm sure that will need to be replaced sooner than it should have to be. I can see the seems in the carpet upstairs. They don't offer any other paint than flat paint throughout the entire house except where they are legally obligated to put semigloss (kitchen and bathrooms) so we had to hire a painter to come and paint our brand new house which just seems silly. Ended up paying a guy five grand when I could have just given the painter that was contracted through Lennar the paint I wanted. The light switches they use are seemingly random. Some are on dimmers. Some are not. Some have timers. Some don't. When we moved in, the tracks on the slider door that leads to the back yard was completely filled with mud and small rocks. Needed to take a steam cleaner to it to clean it out. I know that seems like a lot of negatives, but overall, I feel like it was a pretty good process and I'm not disappointed with the purchase. I've heard a lot of horror stories about purchasing through Lennar, but so far, I can't tell anyone to avoid it all together. If I had to give the entire experience a grade... 85%. ... More

Overall I've had a decent experience. There were a few miscommunications at the design center, however, it was worked out in the end. When paying over a 1/2 million dollars for a house, I do expect the craftmanship to be better. Uneven drywall, corners, scratches on surfaces like your countertops and flooring were all minor but noticeable after living in the home for a period of time. There were a few issues that resulted in warranty repair and I have to say the lightening speed response is what makes the overall process much better. Although you never want to have a warranty issue right out of the gate, it's good to know Lennar took care of it quickly. I cannot say enough about our sales person John. He was able to reach out to his internal contacts at Lennar to keep things moving along during the building process. ... More

Haven't gone through the process on a property I changed my mind on because I didn't feel comfortable with the process the property I did buy the crew was great and worked with me to answer most questions. All except one but that's okay.

It was a good experience

The only thing I don’t like it is that I was contacted by an online representative and she gave me some information about the promotion and closing costs, and told me that there will be no closing costs but when my offer was accepted the Lennar agent told me that I have to pay the closing costs and our promotion on weekly basis, while no one can close a house in a week and the time for closing date signs by them , and then I had to pay a portion of closing but they told me because of that I have to higher interest rate instead the one I was told at the beginning

Unfortunately my Lennar rep was moved to another community and I didn’t have the onsite assistance I needed at times. Therefore I did not get to walk through my house until it was almost done.

As a first time homebuyer, my experience with staff was very satisfying. I feel I received a great value and would recommend it to anyone to shop with Lenar homebuilders. My only issue was I expected to close on June or July 2024 but the house was completed sooner and I was forced to close February 28 of 24. Vivian, my g Guide was very helpful and gave me attention at my calling. It is a pleasant experience to have someone be so attentive.

Able to choose from several homes already built, but with differing features, so not all the same. Home purchase was very quick and easy. However, short-term mortgage application was full of forms, after forms, after forms to be filled out. Due to long-distance purchase, the on-line docu-sign process was a bit cumbersome and frustrating at times. Overall, purchase went very quick and extremely satisfied with our new home.

walk thru too fast. not all of the issues listed during walk through addressed issues sent to lenner have been taken care of. really like our new condo. believe lennar will continue to respond properly to our various issues

Being a first time homebuyer I didn't know what to expect. The process felt overwhelming, but was well guided buy the agents, If I had to purchase another home, I wouldn't go the conventional route. I recommend this process with a brand new home. We went from first seeing the house to moving in in just over 40 days. Could have been even faster if we weren't just being curious at first.

I had very good experience, ended up buying two new house from Lennar and yes the process was little hectic but at the end of the day, good two solid houses with good quality workmanship and quality

Refused to retest or fix my radon issue. My home reads 5-6 in finished basement.

Lennar Builder delivered a home with good materials and provided outstanding value for the price. While the closing process was convenient and efficient, there were some areas where responsiveness to issues raised during the walkthrough could have been better. Addressing these concerns promptly would certainly contribute to an improved rating for trustworthiness.

I made a decision quickly and I'm not disappointed...altho it all felt a little rushed... The homes were in my price range and to get something new in a nice development was my goal. Many amenities we take for granted are lacking (ceiling fans, drawer & cabinet pulls, shower doors, garage door openers, and doorbells!, etc). These are items I've added on my own. Some yards have sod that looks well laid, mine was not good whatsoever! It's lumpy, bumpy, very poorly laid and full of crab grass. Overall, I'm satisfied. Good thing I like doing outdoor yard work! This yard needs a lot of work...

I have bought other houses in the past and I have to say this was the easiest and fun experience I have had with the purchase of our home.

Overall, we've had a good experience with the home buying experience. Responses from all the different teams - construction, support, mortgage department and closing have all been good. I do understand that the materials used with the brand are finalized by the builder based on certain criteria and standards but for the cost incurred, we felt that the quality of some of the materials used could have been better. ex: blinds - could use a more modern remote controlled blind, small pieces of concrete chipped off at the entrance of the garage (where the door meets the floor). The documentation logistics have all been smooth and things went pretty well aligned with the timeline. The property was ready for move in as per the promised date. Hopefully, our relationship with Lennar will be a pleasant one moving forward as well and I will be happy to work with them again ! ... More

We are first time home buyers and absolutely love this house by Lennar. You can tell they took time to think about the design and used high quality materials, our independent inspector was impressed. Since moving in, they have been quick to respond to any warranty issues. Cons- There was some disorganization during the escrow period but I am sure that is the case during most closings. Overall, we choose this company again

Had issues immediately after move in because no one noticed during the buying process the cities backflow pipe had been destroyed. Within 1 month our power failed in half the house to include HVAC due to a failure of the underground power line that was laid. There electrician partner Lennar has been almost no help. Overall I think we got the house at a good value but some I think Lennar needs to keep better tabs on the trades. It seems one doesn’t care about the damage they cause to another in pursuit of completion of their task. The issues we have had the Lennar team has worked hard and in a timely fashion to see issues get resolved and for that we are thankful. As for the the purchasing, Lennar finance was a nightmare. 1/10 would not recommend. I could not have chosen a better Lennar realtor- Aaron. He kept me sane through the entire experience. While the financing did work out in the end- the Lennar mortgage side of things did leave me wishing for better communication and a more seamless experience.
