Overall it was a smooth experience. They gave me a date when the villa would be done and they were right on target. They were cooperative when it came to touchups that needed done.

At first I was not 100% sure buying from Lennar, as I had done my research and the reviews on the Lennar homes weren't as good….BUT… the experience was great! From the representative to the walkthrough with the builder. So far we are happy with our home. It will never be 100% perfect but I am pleased with it and most importantly I can still reach out to the sales representative about any questions, she responds and is very helpful.

Lennar mortgage offered a better % rate on an APR mortgage than offered by other lenders. However, the process for completing all of the paperwork involved was long and sometimes very frustrating. We had to deal with many different people in different departments & at times they seemed to lack communicating with one another. At the same time they were professional and courteous and eventually we were able to provide the information they needed, although at times it was necessary for us to provide it several times. It was definitely the most difficult experience we've had when financing the purchase of a home, especially since our down payment was substantially higher than normal. However, once we were moved in Monserrat provided excellent service in responding to and arranging to have items in our new home fixed. Maria, who assisted us in selecting our upgrades did an excellent job too. However, as we paid for the solar and upgrades upfront we do not understand why the expense of those items were included in the total purchase price was listed on our final documents which will result in a higher tax bill for us. That did not, and still does not make sense to us. After having leased a unit in this area we found that the maintenance of the outside landscaping was inadequate for the cost of the HOA fee we are paying. There are many weeds around and the plants in the unit that died in the unit we were leasing were never replaced despite many requests to do so. As far as the price is concerned, the price of the units increased substantially each time a new phase was completed. Consequently we ended up paying quite a bit more than we would have if we had purchased our unit earlier. In spite of that, the purchase appears to be a good investment, because it is located in Irvine, as well as in an excellent school district. We expect the value of the homes being built in this area will continue to increase. Other than the negative experiences listed here we are happy to be living in this community. Too early to tell but everything looks great.

Sales consultants- Some sales consultants are not truthful. Make sure all conversations are documented. Underwriter- Documentation of all conversations regarding rates and fees is very important. Title / Escrow- again, document everything. Make sure to review everything. We found our names spelled wrong during final review before closing. Closing- make sure all docs are accurate. The Lennar team was always responsive and quick to answer all questions.

Overall, very good experience buying a Lennar home. Frank and Ryan did a good job supporting me. The quality of the home’s interior could be better. I like the all included appliances in it.

As far as large builders go, in our opinion Lennar is still one of the best. They offer a quality home and lovely designs, creating very pretty subdivisions,

There are many construction mistakes, and they have corrected a lot of them during the warranty period.

The construction managers did a good job of staying on top of construction issues. They seemed friendly and genuinely concerned to make accommodations as they arose. Some of the subcontractors could take better care during cleanup. Routinely finding trash in the yard is not fun. I am disappointed with Lennar's choice of Beacon Management as the HOA service. A $625 initiation fee plus $625 yearly seems excessive for a community with no amenities. They are difficult to reach by phone. They charged a "transfer letter" fee at closing even though it was new construction. They also charge an extra $100 dollars just to look at your landscaping plans if you want to build a fence. I was pleased with the whole experience

I am very happy with my new property acquisition; however, after the walkthrough I experienced some disappointing scenarios in regards to what is shown in the model home, the Coach-Condo features list at the moment of signing a pre-purchase contract vs. what is finally delivered by Lennar. Unfortunately, the more units are constructed, the more noticeable is what Lennar has cut down in so many features. Perhaps, trying to reduce some construction budget is generating a huge unsatisfaction in the purchasing experience, such as quality of materials, eliminated features, and miss delivery of things impacting the whole purchasing experience. In general, the concept sold by Lennar is great but the overall quality of the process shows a "Big Rush" to finish construction ruining a big portion of the purchasing satisfaction. One good side is "Lennar Title Company" and the Customer Care Representative, Suzanne Whitty, who has faced a lot of unattended issues during construction. Little details in construction that could be resolved by attention to details or by a little more of investment by Lennar (which might represent a cost of ~approx. $2K to $3K) may make the difference to avoid disappointed customers. The only problem was with the lending process and with my loan officer. He was not responsive and forgot to do my 2/1 buy down. I noticed that and on the day of closing, after my docs was released to record they had to withdraw and redo all the loan docs delaying my closing causing me a big problem

I'm new to Texas and to Lennar. My experience with Lennar's teams of professionals has been out of the box, amazing. Everything was handled either over the phone, on-line or via text other than my initial viewing of the home and the two walk-throughs of which my son attended in my stead. If I can get through the the process of purchasing a home while still residing in North Carolina and EXTREMELY technology deficient, anyone can! I highly recommend Lennar. I feel like Family!

Lennar was a huge blessing for us in search of our first home. Not only did they have the best price around, but also were able to get us the best fixed interest rate around at nearly 2% below the going rates. The home was above par from finish work, lay out, all the way to outward street appearance. Our only complaint was the Lennar agent we worked with was often very hard to get ahold of to answer our questions or concerns. Other than that, it was a phenomenal experience for our little family.

Our salesperson was outstanding. He was very thorough and responsive to questions during and after buying phase.

Nice spec home with great design/layout and able to further personalize to meet my needs. Yard needs work-lots of mounds and low areas and turf not growing as it should on this property but not all properties. Lennar very responsive to address issues & answer questions so overall, good experience continues to evolve over time

My experience with Lennar was great. The staff that I worked with were professional and available for questions whenever needed. I would recommend Lennar to others.

The home liason, loan officer, and sales team were all top notch. Lennar did their best to deliver a quality home with upgrades that helped to make the home purchase more affordable.

The warranty representative has repeatedly come to us with solutions to issue which we have brought to him. Thanks to him.
