The house is well built and I am please with all the smart features. Everything went fairly smooth. Finishes are great and we closed early.

Everyone was extremely nice. I was concerned about hearing traffic from my townhouse bc I don’t sleep well. I was told about the insulation and that I wouldn’t hear anything. I do hear traffic and sometimes the neighbors. It’s not too bad. I have also read on the FB group that there is a $1200 per year county building assessment that is never disclosed to us which is pretty upsetting since we apparently have the highest taxes in Sussex County. It’s a very nice community and I’m really enjoying it. So far any issues that I’ve had have been responded to quickly.

Terra Bella is a 1st class subdivision. Lenar Homes did a great job on taking over and completing this project.

Good experience. I just wish there was more communication on status of process. Need better quality control of homes. Felt the need to inspect every week to make sure there weren't oversights. Without a third party inspection many issues would have occurred.

This was my first home so cannot compare with other builders but it was a decent experience. The consultant I worked with would quickly respond to my questions. I feel they could have made closing more exciting, you do not meet any lennar representative while closing and getting keys.

The home buying process was quick and easy for us. Everything was done via the app and the closing was done over zoom. We love the house!

Customer service was fantastic from everyone except the construction landscaping person ( Eric). He said he had corrected everything pointed out during the walk through but then when we would go check it wasn't. He is the only person who we were very disappointed with. He did that more than once. He said it was done and it wasn't.

We had a great experience from the very beginning of this process, to the end now where we have any warranty issues. Lavida was very professional and quick to help us find something, Trisha, Mel, and Toni were so kind and responsive when it came to our mortgage. On the back end, Jordan and Lorena have been truly outstanding with getting our warranty issues fixed.

The entire process was easier than I had anticipated. The only part that was frustrating was the request for verification. Many times I would send in what was requested as they were requested and I would be asked to send it in again and again!

Was in a hurry to close due to wife having hip replacement surgery . So did not do a thorough inspection did not use a real estate agent two mistakes I will not repeat . Overall quality seems good just poor trim and finishing work .

Over all a good buying experience. This is our 3 condo we’ve purchased, but 1st through Lennar. We’ve heard horror stories from other buyers and that has not been our experience. We’d put a ticket in for a problem and it was addressed quickly with the warranty department and solved with the corresponding trade within a week or two. But apparently this varies from unit to unit,as our neighbor next door and above us, told of multiple problems with their units. We’re beyond grateful ours was a favorable outcome.

Fairly easy process buying and financing thru Lennar Mortgage. The home came with a family of mice in the attic and the outside is spider city but an annual pest control plan has kept the inside pest free. The home has had a few issues with with plumbing and electrical but Lennar has come back out to fix them within a few days as they arise. The insulation and HVAC is really good, house stays cool easily and the electric bills have been around $120/ month in the hot summer.

TJ and Joey were outstanding in addressing any issues we had and handled them promptly. Mark in the office has disappeared and can't get a return call or text. Just need to know what my exterior paint color is. Very unprofessional.

At times, the process seemed troublesome and concerning. This was mostly due to the difficult time we had communicating with our builder. Lennar could do more to better educate customers about the process to alleviate frustrations. I will say that the promises that Lennar made have been kept and they delivered a beautiful home. We were very fortunate to have a great salesman that helped with the communication concerns and offered very good advice when we were stressed. We also found the majority of Lennar construction managers very helpful and willing to offer advice. I do recommend Lennar and would advise anyone considering a new build to pack your patience and ask lots of questions during the process. Be sure to get a commitment from your salesman to be your advocate during the process or find a salesman that will. This is especially true if you are not located close enough to monitor progress. Holly was very helpful in facilitating our buying experience. She was always prompt and pleasant in answering our calls. The home loan experience would be better with one data form for a married couple instead of duplicating the process (really got complicated). Billy was exceptional in facilitating our warranty issues. We are now enjoying our wonderful home! Great location!

Yes, it was a little hectic to begin with but each Lennar representative tried their best to help us get through the buying process. It might be a little overwhelming for one person unless that person is very organized and has some experience with purchasing homes in the past. I would suggest if you have no experience in doing these things yourself that you get help from your own real estate agent or friend or relative you trust. There is ton of paper work that of course is done through the computer system. Some of us like to print out everything but others may simply keep it saved in their computer system. Did everything go smoothly? Such transactions never go through without some questions and problems to correct but the people with Lennar did their best to get us answers and solve any problems. Please do not depend on the many departments at Lennar to keep up with your particular process as you must be responsible for doing your own homework. We are still under some kind of warranty period and we expect to have an issue or two going forward to get solved but so far Lennar has been good about responding to our concerns. If we had to suggest improvements we would say make sure in the beginning that Lennar be careful about making changes to the sales price on any home that may have already been advertised to another person within days of that offer. We were informed that the financing would be transferred and it was even before the first payment. Lennar does not intend to keep the mortgages but their original offer of lower rate does help even if you have to pay a point or more. The home buying experience entails all parts of the process even to the end of the one or two year warranty period I guess. The one thing Lennar has little control over it seems is the quality of the work done by its contractors. Lennar needs a stronger policy and even though hard to find the workers, etc they must consider what kind of quality they get from their contractors. I patched up some cracks myself in the driveway and we will have to live with some of the siding that has gaps in it along the side of the house. There is a noise coming from the attic when the wind blows pretty hard and we are told the roofer will help find the source at some time in the future. The garage door is not of the highest quality for sure and spraying the hinges may help the noise it makes going up and down. Some of the wood doors were pretty rough around the edges and Lennar sanded them and touched the paint up which helps. Another area of concern is the sod contractor or landscape company that leaves a yard in pretty rough shape. We are aware that speed is important when building a new home but quality work should be expected. Lennar people are willing to help out where they can and that makes a great deal of difference. They have always been willing to discuss and help solve any problem we have. Those working for Lennar on the front lines cannot be responsible for the corporate decision making process and we hope corporate will listen to the suggestions from their front line people. One thing I suggest is Lennar promote the company while at the same time show appreciation for the time and effort and problems the construction superintendent solves for them on a daily basis. These construction superintendents and possibly their assistants should have company trucks with the Lennar emblems on them instead of these employees providing their own transportation running around all day every day back and forth between these construction sites. Overall the house is very well built. Do not have many options during the build such as electric range vs gas stove but the appliances and fixtures are very good. Very few issues with the house after completion. Customer support teams are excellent. I would buy Lennar again.

Amenities are very nice but at this price I would have expected ceiling fans and more cabinets for storage.

I would love to give a stellar review and I will say the majority of people I worked with from Lennar were great. From Lennar Mortgage to the walk throughs and everything in between, people were knowledgeable, helpful, and got back to me in a timely manner. Because I believe it’s important to give credit where credit is due, Scott with Lennar Mortgage was truly a pleasure to work with, Beth did my first walk though and was a lovely person, and Dustin did my final walk through and he was awesome! The exception to this was the selling agent on behalf of Lennar. She gave bad information several times throughout the process and made it so much more stressful/frustrating than it needed to be. It was evident she needs more training and coaching to do her job more effectively so future home buyers will have a more enjoyable and positive experience. ... More

Response althrough the processes was great.officials were friendly and always ready to help. Necessary things were done to make a buyer settle with ease. However I nearly missed my home because of strigent requirements by Lennar on loan. Let you loan procedures have human face.

Our experience was very efficient, mainly because of the integrated Mortgage and Title services that all coordinated together. We’re only a month in, but overall quality and willingness to address issues pre-sale is great.
