For what you pay for one of these houses, the quality of workmanship whoever Lennar sub the work out to is subpar

I had been afraid for a long time to buy a house because of the stories I'd heard from other home buyers. However, my experience superseded that fear when I worked with the Lennar family! Everyone I worked with was very responsive and detailed. The lady I worked with during the underwriting process, Barbara, was the most perfect person to work with through that process. She made sure she stayed in contact and on top of every document that the underwriters needed. I so appreciated her professionalism and it kind of felt like we were friends! I had a great buying experience with Karen who sold me an inventory home. It was a very good value for the price paid. The walkthroughs were very informative. In my opinion, the workmanship and quality could possibly be better. This is my third time building a new home and this new home doesn't seem to be as sturdy as my last home built in 2005. Floor boards are creaking already and objects vibrate as I walk near them. I'm a slight person so I think flooring could have been better. I would have chosen better carpeting and padding if I had the choice. There are a couple of areas where the corners are not of the highest workmanship. ... More

Very good experience, just wish we could have made some changes while construction was underway(i.e. prewiring for AV or lighting fixtures).

Lennar’s build quality is superb!

The processing part itself was not bad. Although we closed a day late because they forgot to give us some papers to sign. Which, they did again a few weeks after we closed.Just a bit of lack of communication. Some of the major issues that were noted in the walk through looked like they were repaired by a 12 year old. They are still not fixed. Customer care guy told us to text him “not email “ him very specifically and so I did but there was never a response at all. I can’t wait until all my issues are fixed so I can just be done with Lennar to be honest.

The initial buying process went well. However, after I signed the purchase contract, I had to follow-up after no responses regarding the inspection. I definitely did not feel I received the red carpet treatment as expected after making such a big investment. Lennar short cuts at every opportunity…no mirror in the powder room, no light fixtures throughout home, including over the mirrors in each of the bathrooms (except undesirable one in dining room). Review of items prior to closing was combative and rushed. I was appalled that Lennar did not offer a printed copy of the warranty manual.

Overall it was a smooth experience. They gave me a date when the villa would be done and they were right on target. They were cooperative when it came to touchups that needed done.

Terrible craftsmanship. You can see the mud on the sheet rocks through the paint because it is so thin and they only put one coat on. The wall when light hits it from an angle shows a large repair mound and tape line from Floor to ceiling. There’s holes in the subfloor on the second level under the carpet. There’s piles of something under the linoleum in the Laundry room. Apparently none of the floors are prepped before you just throw carpet or vinyl over it to cover up everything. Shingles have blown off the roof, garage was only taped and never finished with mud, in the tape job is terrible. The first floor vinyl planking is damage severely by the staircase because it had no protection on it . The master bathroom, vanity lights aren’t even hung at the same distance from the ceiling. The refrigerator freezer has a broken drawer and the wrong shelf and cap pieces. The heating ducks tick nonstop from the furnace running and is unbearable to listen to constantly in the living room on the main floor. The whole house humidifier randomly will be just running water down the drain when the furnace isn’t even on. The garage is sheet rocked with two walls left un-insulated, about as cheap as a builder can be. The garage floor should have been dug down to flatten out the steepness of the driveway that you can’t park on if it has ice because you’ll slide out into the street. Multiple window seals are shot with frost inside the glass. Multiple windows are scratched in the glass. The kitchen sink drain does not let the water out at the correct rate, causing it to back up Because of the angle of the drain line in the slab floor. You can feel the wind blowing through the window trim because nothing was sealed around the windows when installed. 7 foot garage doors are a joke. The furnace is under powered, even with all of the vents closed on the second level, barely anything blows out of the vents on the lower level. The concrete is horrible with cracks filled with large amounts of caulking. There’s paint on the carpet in multiple areas in the master bedroom. The floors creak already when walking on the second level. The stairway railings feels like they will fall off the wall if you put any weight on it. The microwave has a dent on the front of it, and pops and bangs after running for 4–5 minutes. This is just off the top of my head of the problems. ... More

At first I was not 100% sure buying from Lennar, as I had done my research and the reviews on the Lennar homes weren't as good….BUT… the experience was great! From the representative to the walkthrough with the builder. So far we are happy with our home. It will never be 100% perfect but I am pleased with it and most importantly I can still reach out to the sales representative about any questions, she responds and is very helpful.

The overall experience went well but BEWARE when doing your pre close walk through. You will be promised that your list of things will all be taken care of. Well, eight weeks AFTER our walk through we still have numerous issues that have not been addressed (a few that are pretty major). You must stay on top of the complaint department but they are terrible at following up with you and keeping you updated. Very frustrating.

The experience was average. The builder had a floor plan and location that was desirable. The quality is on par with average builds, and price is so much higher. Many items had to be replaced shortly after moving in so that we could have the quality we desired. So many promises, and little delivered.

Mostly good Front door does not close easily Have to pull hard to close and engage dead bolt. Trouble with all the window locks engaging to lock windows No pre-plumbing done to make water softener/filter easy to install Too many people involved between sale and move in. Would be nice to have one contact. Lennar track not very user friendly

Overall great home to live in.

A lot of issues after moving. Specially its new home but floor is making noise and door is not closing , toilet tissue holder falling down.

I bought a home through Lennar- start to finish. I knew what to expect with this builder, so I am very happy with my home. Kristi R @ Lennar Mortgage was the highlight of the whole experience.

We’ve had numerous issues, please keep your eyes peeled for lackluster workmanship. We have over 100 lose, broken, chipped tiles and have a damaged cabinets, doors & door frames. Do not allow the CRM rush you through the walk thru.

I feel like cheated by the front agent with the bidding process. They have made not go with the realtor stating that we would have an advantage. Later we found that it is an absolute lie. They have lied us at corporate level.

They offered great interest rate but be aware of hidden charges and surprises during the buying process. The craftsmanship is below average. You might encounter rudeness from the sales rep too. I do not recommend this builder.

Good experience great area great neighborhood

Lennar had this home on the books and wanted it sold immediately. I signed off on the offer because my slaesperson needed it to make his month and was in a sales meeting. My agent and others at Lennar said not to worry about the closing date in 3 weeks, that we could adjust it afterwards. Und=fortunately that was not the case. In order to make this sale happen, I dealt with over 400 emails in the 3 weeks to follow, often with differing advise from different parties. I think that the new rep to help usher sales through the many Lennar parties will help, unfortunately she was new and no one contacted her at any time during the sale process. The final paperwork for closing arrived via email at 2 am the day of the closing. I basically had to sign it blind or not close on the house. This is absolutely unexcusable. The lawyers could not answer many of the questions that I had and were basically useless. All in all, it is the sales, mortgage nad closing process that were unccordinated, late or ill advised by Lennar personnel or associates. ... More

Lennar mortgage offered a better % rate on an APR mortgage than offered by other lenders. However, the process for completing all of the paperwork involved was long and sometimes very frustrating. We had to deal with many different people in different departments & at times they seemed to lack communicating with one another. At the same time they were professional and courteous and eventually we were able to provide the information they needed, although at times it was necessary for us to provide it several times. It was definitely the most difficult experience we've had when financing the purchase of a home, especially since our down payment was substantially higher than normal. However, once we were moved in Monserrat provided excellent service in responding to and arranging to have items in our new home fixed. Maria, who assisted us in selecting our upgrades did an excellent job too. However, as we paid for the solar and upgrades upfront we do not understand why the expense of those items were included in the total purchase price was listed on our final documents which will result in a higher tax bill for us. That did not, and still does not make sense to us. After having leased a unit in this area we found that the maintenance of the outside landscaping was inadequate for the cost of the HOA fee we are paying. There are many weeds around and the plants in the unit that died in the unit we were leasing were never replaced despite many requests to do so. As far as the price is concerned, the price of the units increased substantially each time a new phase was completed. Consequently we ended up paying quite a bit more than we would have if we had purchased our unit earlier. In spite of that, the purchase appears to be a good investment, because it is located in Irvine, as well as in an excellent school district. We expect the value of the homes being built in this area will continue to increase. Other than the negative experiences listed here we are happy to be living in this community. Trying to get the punch list items addressed was a constant battle to get people to even show up. Many, many, many times I was told that someone would be there on a certain day and nobody would;d show up. Many of my interior doors are still sticking when trying to open and close them. At this point I've given up trying to contact the only person I was ever given for these issues as it became too much trying to get him to show up. The top coat of pavement was put down almost 3 weeks ago, they had to pave around a car that was left on the street (707 Harrison Mill St.), partially due to NOBODY telling the residents when they were going to pave. The paving company has been back in the neighborhood 3 different days and the gap in pavement still hasn't been filled in, even though the foreman of the paving crew told me it would be done by today. No it appears the paving crew is done and won't be back here until the townhouses are complete months in the future. ... More
