No attention to detail, I expect more. Faucets crooked, outlets crooked and not flush, upgrades are extremely over priced. While I will continue to live here, I would NOT buy from this company again.

Construction quality is very poor. When issues are bring to construction manager he states that is going to be fix but most is not being done yet. My AC just stop working and contact the construction manages and he send a ticket to the company that install it, and now they are saying that I'm going to be charged for them to go and look what is the problem, I just move in and it is under warranty but still being charged. Hope all the issues get resolved but have almost no faint in the construction people and if the same people who did it wrong is sent to fix it, I don't see how is going to be resolved. We were informed several facts by the sales team that turned out not only misleading, but completely untrue. These statements had to do with the HOA, and permitting for exterior changes. Additionally, the HOA requirements were conveyed as minimal, whereas in reality, they are extremely detailed and confining. we were told when we purchased the HOA was still being managed by an hour would not be so limiting and rigid. Unfortunately, this also was not true, the management company being paid is difficult to deal with and seems to be only interested in the letter of the rules but you cannot apply to each property equal rigidity due to variation in elevation, etc. Additionally, we approach lennar initially with our financing, as we knew we would not be approved by their in-house option. Forcing us to apply for their in-house options and being declined affected our credit unnecessarily. This is frustrating for a buyer. Lastly, water management on the lots several homes was not managed properly with construction and landscaping. Many of the yard retain water significantly and become a sloppy mess whenever it rains. Not putting down topsoil under the sod was a poor choice. The water has nowhere to drain. We are very happy however, with the house so far. We have developed cracks in the walls and the walls, in general, appear to be thin. There are areas that appear to have less than expected quality for a home of this cost

Much of the exterior paint "touch up" is the wrong color. Looks bad.

Very easy to work with and dedicated to filling yr needs n requests.

I thought the team overall did a good job. I am not super impressed with the construction process. They did everyhting so fast and somewhat sloppy. It all turned out okay, but slowing down and paying more attention to details should be emphasized to the trades. Especially drywall and carpet. More otions would be nice also.

The whole team with Lennar made the homebuying process very easy and enjoyable. From the initial sales group, to the personal Concierge and the contractor, they were all amazing to talk to and work with through the entire process. We are so happy to be part of the new Maple Ridge Community and look forward to many years here!

Our first thought is, there was no attention to detail. Very poor quality and workmanship. It seemed to us that the general contractor did not do any walkthroughs. Prior to closing we did our own inspection, there was missing insulation (completely missing from the front of the house) and the electrical box was not grounded, two major issues, which we wouldn’t have known if it wasn’t because of our inspection. We noticed a lot of imperfections on our walls, floors, paint, dry wall and ceilings. They are putting these homes up “fast” and not ensuring quality at all. With that said, our closing was delayed almost three months. After closing we have had leak issues and grading issues, to name a few. Customer service is spotty at best and can be unresponsive at times. Closing was a complete chaos (we used the builders company) and a total disappointment, worse part of the whole process. Great service and help to make the home buying experience very easy.

Seriously! If you're looking to buy a house at the same price point, why not consider a new house. You don't have to worry about fixing or updating a house, just move in and get to know your new neighbors.

The actual buying experience was easy. Our realtor , Rebecca was available every step of the way. She has still been trying to help with the issues that have been unresolved. We have had several people reach out with these problems but have yet to have one resolved. Unfortunately during walk through these were not identified because they were not obvious. Scratches on the floor that the workers did moving the appliances, piece of the tub missing in the lowest corner that was installed that way, nicks in the countertop, & now a dishwasher that is not working!! I was so impressed with the responsiveness of the GM but now he won’t answer my texts. We have missing molding that is now allowing ants so we had to get a treatment. I really love the home & location but not getting these things taken care of in a timely manner is unacceptable. Everyone promises they will get resolved but not one has!! The only thing that was attempted to be fixed is the countertop which they tried to “patch” & paint over. Really?? I’m just praying that nothing major shows up as time goes by. ... More

Warranty is difficult to get action on

Love the home. We have run into a few small quality issues but Lennar customer care has been great and they have been responsive to address the issues we have encountered.

I like very much! Moved from out of state so need to be home and also at that time lennar promotion slightly out of perid. I,m lucky and also seller,s lucky! Thanks.

Very responsive builders at the Rosedale subdivision.

I really love my home...but there are a few issues I need to have addressed. I have so much paperwork I can't even begin to find phone numbers to reach out to the proper channels. I love the fact that I have a warranty on my home and that I can reach out to fix some issues I'm having.

Good response and nice work

When we first met RJ, the sales rep, in November, he told us that the prices had been reduced considerably because Lennar needed to sell all of their inventory by the end of December 2023, in order to be able to build new homes in Franklinton. He lead me to believe that the prices would go back up in the new year and that these prices were almost “too good to be true.” This caused “the fear of missing out” within me, so I was compelled to sell my home on Opendoor (the only way Lennar accepts contingencies), for a $30-40K loss. That would have been fine if the Lennar homes truly had been cut as RJ mentioned, but now in 2024 all the new homes in this community are being listed for roughly the same prices they were being sold for in November – December, causing me to question the trustworthiness of RJ’s information. Had I known that, I would not have sold my house on Opendoor, but would have sold it on the market and waited to buy one of the new homes in this community in 2024. I feel that this was a shady sales tactic, and your sales reps should not give misleading information to induce the fear of missing out. We like our home, but don’t love Lennar because of this experience and would probably not recommend you to our friends and family. ... More

Major delays from the start, then rushing to closing. Home was NOT ready during final walk through. Was promised at closing issues would be resolved before closing was over, but 6 hours after closing we still had workers in our home. Concrete was cracked upon move in, lights hanging out of ceiling, walls not painted, appliance parts missing, bowed walls, etc. Over all the structure/bones of the home are great; however the finishes are extremely poor quality. Getting a hold of people about issues has been nearly impossible. The build/buying process was a disaster, at least coming from a first time home buyer. They rushed the process to make up for delays, and cutting corners is definitely noticeable in the finishes of the home. ... More
