All I have to say is that these lennar homes aren’t built with quality but rather with just speed over all - they can build a whole house bottom up in 2 months but won’t fix an issue after close date. After you close it’s like you don’t matter. Quality = what you pay for.

Laura F. in the sales department was great, with frequent communications and helpfulness. The closing process was smooth. My only complaint about the sales and closing process (which is a plus, actually, in the current market), is that the closing date was pushed ahead by a month and I had a temporary rental that I could not get out of, so had 2 properties for 2 months. Which DID allow a slow move-in, with ability to have contractors do work without the home being cluttered with boxes and large furniture being placed (getting in the way of painting and the like). My big "nit pick" is that Lennar advertises "everything's included" and it's FAR from that. Some things ARE included that I don't feel necessary, like the smart home features (need to add a lot of components to make it a worthwhile system - the homes are generally long and dead spots are an issue, for example - and they are pricey), while others, like patio screening and an open patio (this is the South and a beach area; folks want to be outdoors), assist bars in showers and tubs (many buying in this area are 55+, hello), blinds, ceiling fans, and a painted garage are not. But, to be honest, this is the current state of the building industry. My sister owns a home built in 2016 and it's shocking to see how many features were standard back then (different builder) and are not today. My advice is to expect a LOT of needed additions and a big budget would be helpful. ... More

Our buying experience hasn’t ended yet. Before we move into our new home we want to get additional work done on it. The interior paint was a flat dull gray on the walls, and the ceilings were a little lighter flat gray. My wife could not live with all that gray flat paint. I mean flat paint is the cheapest paint money can buy. Also, it isn’t practical at all. Get a smudge on it and it’s there to stay! So we got a nice satin paint all around. Now we’re getting more shelving added in all of the bigger closets. Our biggest complaint regarding our Lennar experience is the fact that we had virtually no choices in anything, ie cabinets, countertops, carpet, interior color, exterior color, etc. the only choice we had was which of the floor plans on the few available lots we could get. When we purchase a half million dollar home we expect to have a few more choices. In this bull real estate market, the developers have the luxury of dictating to the buyers instead of the buyers telling them specifically what we want. Guess I’m a little old school for this type of sales and marketing… We do think that our new home is basically sound construction in all the phases. I personally think the quality of construction is better than the other national builders in our area such as, DR Horton, Pulte, Beazer, Dale Webb, etc. We’ve only encountered one problem thus far. Our landscaper could not get the irrigation system to work. He said our grass was distressed and nearly dead because of a lack of water. So we called Lennar, SC MB. We actually got a real person on the phone. I described our irrigation problem to the nice lady and she made a call and got the problem taken care of almost immediately!!! What a pleasant surprise!! My experience every time I visited the community offices to know the models and the community was always phenomenal, Jamie was very nice and knowledgeable. My experience with Lennar mortgage was average, communication was an issue. When I received the home, Alex was fantastic, kind, empathetic and knowledgeable.

Overall, good experience with sales and customer care team. Not sure I would ever use the loan servicer directly through Lennar again as they were not great but everything else went smooth and we love our new home.

Lissette and James were very helpful with the final walkthrough. Very knowledgeable and will always rely on them when we have any questions

Very good experience but would recommend you have a professional home inspector do an inspection of your home before you accept the keys

I think I get a very good value for the price that I paid.

Good deals; thoughtful design, good material used it seems For Workmanship and quality, we will ha e to wait for a year to see how things turn out.

The home is beautiful and we have enjoyed settling in. The home is spacious and laminate throughout is helpful as far as cleaning. My constructive criticism is as follows. The fresh air intake that is built in is terrible. Anytime anyone around is grilling or smoking outside, the odor ends up inside. A lot of the paint is flaking off in spots so the quality might not be the best. Shower walls are flimsy so be careful. We appreciate the timely manner in which things have been fixed, David is on top of things. We look forward to enjoying our home for many years to come.

Our house was a good price for what we got. The style is modern and up to date. Just hoping that the amenities center and dog park open soon.

Check every feature of the house and do not hesitate to ask questions.

Head engineer/construction team (Pete Wade) and home warranty representative (Pattrick) are not friendly and not willing to fix items we found on the home orientation or acceptance. They did not note those items on their list. I pointed out that the weatherguards around the garage access door got paint stains all over from their crew's painting. They never put that in their list of home acceptance list that Lennar requires, both of them were supposed to have those paint cleaned or replace those weather strips but they never did. Another item I just found at home acceptance was that the gutter in front of my house was leaking; from snow melting that day, I can see where is the water dripped from. In this case, the head construction team said there are tons of homes that are like that, like 30 homes (my head also thinks that these are new homes, why they poorly make the gutters leaking already?). When the weather is better (no snow), he will have the crew fix all the homes at once. He did not mark where it leaks or even put in his note my home address, how would he know which home and where is the leak located? Pattrick and Pete are not the friendly people, from what I experienced, compared with other representative from another Lennar community that I have eg. Zach at Green Gables (Zach always be helpful and help me when needed); he always follow up with the work requested and many times showed up at the warranty work to check on it). However, I do not see Patrick does this. I would like to see a people person, friendly, as someone who have to talk with homeowners. I have never seen both of them smile at all while we met each time, not even on the home acceptance date when they should at least smile to us since it is our happy day (closing date). On one warranty appointment at 8am-noon, I planned to be at the house at 8am; however, I was sick that morning and could not make it to the appointment so I asked Pattrick at 8am and asked it he or Pete Wade could help me open the door for contractors to do my warranty work that morning. He texted me back and said it is my job to be their (not his) and I need to request another warranty request. This never happens at Green Gables, Zach at Green Gables always tried his best to help me, especially when there is situation that homeowner could not go to meet the contractors. Zach is a different league in terms of customer service than these two people at Sterling Ranch. Even he was in the meeting, like Pat was that day, Zach will at least says something like "I am sorry that I can't let them in now because I am in the meering" but that was not the case when Pat told me that he was in the meeting that morning (there is no apology but only blame me for not going there at 8am). I bought this home for investment so I do not live there so sometimes there are reasons that cause me not being able to meet the contractor eg. I was sick, etc. It was not that I am not a responsible person. Pattrick does not have to emphasize to blame me on not being there on warranty day. There were little things forgot that were supposed to be installed in the home. The ring system was hard to set up. Had to call on each piece of equipment to set up. The front line sales person seemed annoyed with the process of the transaction as well. Everytime a question was asked he acted like it was a task to give out info.

Salesman was superior in every aspect. Painting was sloppy and I cleaned it up myself. Overall follow up on punch list items was excellent. Overall very happy to be in our home.

Good value for the product we received

The service received has been exceptional. Everyone has been helpful and responsive. Now, my not to good experience has been to received the home dirty and having to do service tickets. Other than that, I love my new home.

I like my new home. I wish the trades worked better together though when there is an issue since it takes too long to schedule a fix. The customer service rep is excellent in taking care of matters. I found out there are lots of rules in this community, more that I care to have.

We have built custom homes, semi custom and now purchased this package home from Lenar. With all of our experience with private, semi private and now this national large builder. Lenar has had the best and quickest follow through by far. Their communication is excellent, they show up when something is scheduled to be fixed. Since the homes are built so quickly your punch list after move in may be longer however they are very good with following through to correct anything that is not correctly done from the beginning.

GUICK RESPONSE TO ALL ISSUES. LESSER CONFIDENCE IN THE DESIGN CENTER, WRONG FLOORING PUT IN, HAD TO BE REMOVED AND REPLACED, WE WERE TOLD THE WINDOW TREATMENT COMPANY CLOSED FOR 2 WEEKS, NOT TRU ACCORDING TO THE INSTALLER, HMMM???? LIVED WITH NAKED WINDOWS FOR ALMOST A MONTH, NOT GOOD

Overall we love our new home. It is beautiful, and we loved not having to make so many decisions during the building process. Our one complaint is the quality of materials and workmanship. For the price we paid, we expected better. With that said, Lennar has been great about fixing the all of the issues, so overall we are satisfied.

All was great until I came home one day and found 2 men replacing the air compressor on my air conditioner They were told the house was vacant which clearly it was not They could not provide me with any work order and told me I would have to contact the hvac company which I did without explanation other than they had a work order .The hvac company went ahead and registered my air conditioner so they could get paid for the service and I did not find this out until I went to register the unit a few days later.

Builder response on few reported items was quite awesome and completed reported issues on time. The house orientation by the QA team was not expected though, should have spent some more time and covered each part of the house

I had a great buying experience from Steve, he got me the price i wanted and actually listen to what i was looking for in a home when i came in. Didn’t feel rushed or pressured at all. He was awesome! After buying the home i did have 2 issues that needed major repair with plumbing and electrical. There were a lot of minor cosmetic issues i thought were addressed after the final walk through. Overall we are content with our purchase, however could spend more time doing QC before delivering final product to the customer.

Lennar is a way to go with their specials towards helping with the closing costs if you need help with that. If you don't need closing help I would try other builders. The subcontractors they use, do subpar work, no real over sight by Lennar as they have to many homes being built. The subcontractors constantly quit the job slowing down the build. I am 45 days after my house closed and still waiting for a piece of the framing to be placed and painted right. The constant back and forth with Lennar to get the painter out to do the job right is ridiculous. But overall the few annoyance is better than living in an apartment. ... More
