Our construction manager had just been transferred to this community 2 days prior to our NHO. He did not know how to answer simple questions about what to expect in the community. He rushed us through the house at NHO and was very dismissive when we pointed out cosmetic defects. We did not get to "blue tape" the house and are now faced with a myriad of issues, such as overpaint everywhere, to the point we have to be on our knees scraping it off. There are baseboards that do not meet at the angle, cement that is crumbling and stained and don't even get me started on the lawn- uneven, full of weeds and dead in several areas prior to the dormant stage. The tile work in the shower is not plumb, and we already had to have shower glass brackets replaced due to rust. The paint on trim- window ledges and baseboards and such is VERY sloppy and I'm sure we will have to pay for it to be re-done. ... More

The building manager and sales agent was very helpful and addressed our issues. The sales manager, Debra however was rude, unprofessional and combative to the point where I refused to have a conversation with at our final walkthrough. My daughter, who also recently bought a Lennar home was with my husband and I at the walk through. My daughter asked Debra a question about the home and Debra's response to her was "Who's buying this home, you or them?" She literally told my daughter and my realtor who was there she was not discussing any concerns with them. She was so unprofessional and rude and combative to the point I refused to have any further conversation with her. She also proceeded to tell me about the homes value and what is normal regarding cement and building procedures, which she wasn't credentialed to make any such determinations. Had it not been for the building manager, Filipe and Lennar's sales agent Gaye diverting us away from the sales manager and addressing our concerns , there is no doubt we would have walked away and purchased a house elsewhere! We were excited to join Angeline community and are going to be snow birds January-March. We were told we would close in mid October. The close date was moved up to mid September and thus we had a purchase earlier than desired. We were also told the clubhouse would be ready by year end and it is not close to being finished. As a big exercise enthusiast and swimmer it has added expense and travel to our stay this winter. Quality of cupboards is not great, dishwasher is a cheap model. Also trying to get some work orders completed-we had 2 cracked tiles, lots of paint drips in the house after touch ups, and drips in the sinks. We were told the paint drips are cosmetic and not their fault but there are drips all over the tile! Overall not very happy with the service provided by Lennar thus far. ... More

Start with the understanding Lennar is a production builder and you are not buying or paying for a one-off custom home and expectations will be reached . The overall experience was greater than my expectations and I was happy for the cost/value received . The small warranty issues have been quickly addressed.

They didn’t even asked me for permission is my property now so why do that? .. I didn’t know until I noticed it was not there. Didn’t feel safe having it like that. And after they put it back wasnt the way it was.

From the initial meeting with our rep, to being taken through the comprehensive buying process, the Lennar team was professional, responsive, clearly had our best interest in mind throughout the whole experience. We found ourselves in a precarious situation in order to secure our home we had to close in about 3 weeks, and the team did everything they could to make sure we did things the right way and with all the information and support we needed. We can’t say enough good things about our experience!!

Overall our experience was pretty good. I wish there was more flexibility in what we were allowed to choose for our house. It would've saved us some double work. For example, painting the house, we had it repainted immediately after closing as they wouldn't let us choose a color.

We had a great experience buying with Lennar. Everyone we worked with were so friendly and answered all of our questions. They answered the phone every time we called and always got back to us quickly. We will work with them again in the future.

My husband and I have been very pleased with our Lennar home buying experience. From the sales staff to the warranty employees everyone has been helpful and responsive to our needs and requests. We would recommend Lennar as a home builder.

Smooth process with with Lennar Homes.

I closed on my new home in September 2023 at a great rate (under 5%) that Lennar offered and closing took exactly 30 days. I had a third party home inspection done before closing to make sure the home was built efficiently and no major issues were found. The minor issues that were found was fixed immediately. Chad (my new home consultant) was pleasant/great to work with and answered my questions/concerns quickly. I would recommend Lennar to family, friends, and acquaintances if they were looking for a new home to purchase.

I think lennar doesn't have an experienced finance/underwriting team.

Lennar does not offer options or upgrades which was very disappointing for me. Lennar wants me to buy what they offer which is pretty much its standard plan but added $10K to my purchase price vs the one that was released a week ago from my lot. Very greedy developer in my opinion. Lennar wants homebuyers to just eat up what they offer and tear their new home down if they want a different backsplash or paint color. Lennar shoves into new VIPs throats selections made by the previous VIPs (who backed out) for interior color, cabinets, carpet, flooring even if the lot has not started construction. The VIP who saved the day was left without any voice at all regarding her new house. Supposedly, you are to make homebuyers happy. But no! I had to eat everything up since my house in CA already sold and I need a new house in Graham quick. If KB has developments in Graham, I would have run to them in a jiffy. Then initial installation of ceiling and floor vent filters are not done. I was told those are maintenance items. Maintenance is to keep them maintained so there should be filters there to begin with to maintain them. Ceramic tiles are not sealed. Same explanation was given. Again, to maintain something, it should exist first. You make the homebuying experience frustrating and more stressful. It is already stressful to sell, move out, move in and you made sure we have to worry about air filters, about sealing bathroom tiles before we can even use them. I was experiencing breathing issues when I moved in. I was finding debris around floor vents. That was when I found out there were no filters, so dust and debris were being blown all over the inside of the house due to absence of vent filters. During orientation, I was told filters are to be replaced every few months. I was not told there would be no filters to replace unless I put them in. The duct openings all around the house are of different shapes and sizes. What filters do I buy?? Then, up to now, I cannot use the master shower stall since I could not seal the tiles yet. Thank you, Lennar. Sales and finance group are very knowledgeable, efficient, friendly and professional. Title, however, almost screwed up my close. Title knew from the very start I was separated, and I submitted for the Title to be in my Revocable Trust's name. I submitted a copy of the Trust Agreement on the website. 2.5 months before expected closing sate. A couple of days prior to close, I was asked for Quit Claim from my separated husband, something I could not possibly conform to since I was not in communication with my separated husband. I called the cops on my husband for threatening me. Anyway, finance was quick to resolve the issue since Lennar already have a copy of my husband's Interspousal Transfer early on. Your customer service rep is not trustworthy. She lied about things that are supposed to be Lennar's responsibility and about what was said and arranged. She is nice and all but to make her job easy and also to cover for her mistakes she lied about stuff. She would say things like: Oh, that is just how that is done or that is just how it is. Turned out not true because construction fixed them. I was never sent email on actual timeline for closing except the very first one (with TBD dates). I was told it will be re-sent but it never happened. She would ask me to sign docs stating all walk-through items were completed before they were actually completed, with the promise she would make sure they were done. But some items were actually never done and I had to argue about them to get them done since I was naive to believe and sign docs before they were done. Nails in wood staircase handles should never be filled with grout or caulked but should be filled with wood fillers. Yours are very unsightly. My experience was wonderful. My realtor Kacey is an awsome lady who does her job very professionally and is knowledgable about helping you get the home you deserve. She listens to you and carefully finds you what you want and stays with you all the way through the process.

Was promised a luxury home and Lennar fell short. Website claims all homes come with certain amenities that they didn’t provide, no Ring, no rain gutters, sloppy craftsmanship, paint still on floors even after blue tape walk.

Quality of workmanship is very bad

It takes one bad apple… Overall, I think Lennar is a good builder. Craftmanship/workmanship and material are least to be desired. Sales is good. Finance portion, amazing. Closing process, amazing. Warranty, so far so good (but not perfect). The foreman, I never met in person, let me just say I am glad I did not - one phone conversation is all the disrespect that I can take as home buyer.

We were super excited to purchase our home. We were excited to choose our lot. We were excited to start watching the house being built from the dirt up. We came every week to see the progress from the time it was dirt till it was completely done. We were told that we would get updates weekly with pictures, but we didn’t get very many so I’m glad that we came on our own.

The home buying process was pretty straight forward and any issues I had were treated quickly. Things were missed initially but are being worked on.

Not a fan of materials used in any part of the home. The paint/ and workmanship was awful.

Lack of communication and empathy from Sales team (Joe in particular), with Concierge and also with Mortgage and title. Building Team (Jose). Grateful for Mickey (Mortgage) - He went above and beyond to regain my trust and satisfaction after disappointment with Joe (Saleperson) and mortgage officer. Building Team (Jose) is excellent and extremely responsive. Closing was done remote, no excitement from Lennar Team when pick up house key at the end. No one has offer for us to take pictures, had to ask if it was ok. No engagement with new homeowner, it was very transactional.

The buying experience went well from the sales person to the loan people, to the site superintendent. It would have been nice to use a larger size DG or rock in the front yard though. The DG is more like sand and gets everywhere.it would have also been nice to get a set of plans for the house, if not paper a PDF.

From the start everything was handled professionally, within 3 weeks I closed on my home! As promised a 5.25% loan, 70k off the house! Best part their warrant crew has been excellent, easy and fast results for all repairs.

no direct phone interactions, need to wait for answers for loan progress, repairing, still, i have not received site map from the selling agent, it was a very frustrating experience.
