Meritage Homes purchasing in Arizona experience was 10x better overall.

I have built 3 new homes this has been the worst experience

My first purchase of a new Lennar home was excellent and I was excited for my second purchase of a Lennar home. This second experience with a new Lennar home has been nothing short of a nightmare.

Well, I should start from the beginning, Sale team was very good, working with Todd was our pleasure. Building manager Dan was also very good but building contractor did not meet any expectation.so many issues, workmanships of the contractor Lennar is using are terrible they don't know what a good quality means. Starting from framing and ending on painting. So far this is our second month to live here and problems ready starts. Kitchen Cabinets doors are loose, HVAC system is not working properly paints are pilling, all the windows are collecting so much moisture and damaging a wall hardwood floor are squeak and etc..., etc. I hope all those issues will be resolved. ... Two months after my closing, I haven't received my keys yet. Nobody from Lennar is capable of giving me a straight answer. I don't get why you rush the closing like crazy if you are not ready to provide me with my keys. Really disappointed at the level of service provided by Lennar. It's like there is no management at all in this company. Nobody takes any responsibility.

I was told I had to rewrite this because my first review was too strong. Our home buying experience was less than satisfying. Our salesperson, once the papers were signed, disappeared. Many emails and text messages were ignored. Not very comforting. We even recommended that a friend buy in the neighborhood. They did. Do you think it may have been nice if our salesperson reached out to us and said thank you for the referral. Of course not. We will move again for sure. But if this salesperson has anything to do with our next development, we will move on.

My initial contact was an older lady at the model for Arcadia. She was horrible and would have turned me against Lennar for all time because of her terrible attitude even though I found what I thought was my perfect house. I fell across another model of that house in a new development called hidden lines and that’s when Lennar redeemed themselves. Laura is amazing and the only reason I bought my present house from him his builder. There isn’t enough bytes on the internet to describe how amazing she is. My builder Jason was also very good but his hands were tied because of his boss with a couple issues I wanted adjusted or done. Then with a rush to close, I noticed many discrepancies in the quality of the build. One of which is more annoying that my windows (some of them) aren’t square. Christina in the loan department was very much a professional she responded when questions were not necessary in her area. She forwarded to the correct person. Everyone in the process were all very helpvul and approachable,

The garage in this home will not facilitate an SUV. I was told this was a maintenance free villa and now find out I am responsible for the yard trees and gardens.

The salesman was attentive, and informative. The closing agent did a good job on the documents. The construction seems sturdy; however, the interior finish was sloppy. Paint was splashed on the floor tiles and front door. Some interior equipment and appliances were poorly installed and cheap. Having to pay 4 different associations is burdensome.

We are first time home buyers and were drawn in by Lennars "easy home buying process" and "everything included". The entire process was a nightmare (minus our amazing sells rep Heather and Warranty/Construction rep Brett). You are 100% just a number to this corporation and they do not care about you, your family or the investment you're making. They have no communication internally, so you have the same conversations with different departments and have to submit the same paperwork over and over again. We even asked some of the team members if they communicated across teams and they laughed and said NO. Every department was a headache and you had to constantly remind them to get things done. The biggest lie they told us was that they no longer provide blinds for our style of homes, even though the homes we toured had blinds. After meeting our new neighbors (who all closed on homes after us) we quickly found out that was a lie and Lennar gave all of them blinds throughout their entire home. WOW. what a joke. I wish I was surprised but that's how this whole process has been. No communication, no integrity, no care for the home buyer and never any consistency. We've already told all of our friends and family the nightmare of a process this has been and tell everyone to find a different company to purchase from. Save yourself the headache and hassle- they do not care about you, they will lie to you, and they will cut corners. They do have a few shining stars that actually care about you - Heather and Brett are incredible humans. Very grateful for them. Lennar should make them trainers and allow them to teach the rest about customer service and care. Overall- NIGHTMARE experience. We'll never buy from them again. ... More

Stay away from Lennar period. But If you must buy a Lennar home, please budget for thousands of dollar you will need to spend to get the home to a barely comfortable place to live. The price might seem reasonable at first, but when you calculate all the missing items in the home, you will end up paying significantly more than you you went with another builder. Also, be prepared for bad service all round and constant state of confusion amongst their staff.

I am very disappointed with my new townhome. LOTS of slipshod work and no attention to detail in making things look nice. LOTS of corners cut. I would not recommend Lennar Builders or my sales person. He never gave updates when he said he would and repeatedly would not return phone calls for weeks.

Go through a realtor who will make sure all things are completed to your satifaction before you sign

Purchased house expecting to have installed what was advertised on their website as part of "Everything included". I did not get USB outlets, exhaust fan in master WC, or smart thermostat. In addition, building plans show exhaust fans in laundry room and master WC, but were not installed. The fine print says lennar has the right to change everything. So regardless of what it shown on building plans or website, lennar has the right to not install it. Not what I expected from a company that I felt had a good reputation.

Always have an independent inspection done BEFORE closing, especially for the sewer lines.

Lennar has been great. They have addressed all of our problems and we are so happy with the home and our mortgage rate.

Most customers who buy new homes already sign up for the homes even before it is built. So it is possible to customize some of the features that the customers ask for. An example for this is the choice of appliances. However, Lennar does not provide this option. They only build houses with their rigid plans.

Despite purchasing the townhome in pre-sale after it was delivered to me, Lennar offered larger houses at lower prices.

All representatives for Lennar were great. The exception is the loan process. I understand policy and procedures. But the lack of attention to detail and accountability caused a lot of stress. My loan was approved the day before I had to vacate my apartment and started my new job. I supplied documents that were submitted multiple times...emails, pay slips...Other than that everything else was handled professionally.

I’ve been terribly disappointed in the build quality of this house overall. The whole house feels rushed. The garage was left in terrible shape. The drywall tape isn’t fully secured to the wall. They used mud to cover big gaps around light fixtures, windows, and calk around door panels. The furnace was labeled incorrectly in the fuse panel, which was discovered because it kept blowing the fuse. When the electrician came to fix it he looked at the furnace and found it was wired incorrectly. Wires weren’t tightened down causing the power to arc, and trip the fuse. There is a full size wood nail sticking out through my stairs about 1.5 inches. The lamp post wasn’t completely installed, and tightened down. There was a bad electrical socket installed in the kitchen causing a loss of power to other sockets. The problem is the bad socket was covered with drywall so no one even knew it was there. The airflow on the furnace was marked the wrong direction so for 2 months I had the filters installed backwards. I’m pretty sure a light in the hallway is wired to the incorrect switch. I’ve been here for just over 2 months and every week there is a new discovery of a problem caused by poor craftsmanship. Big regrets buying this overpriced house. ... More

was 2 days before closing and cosmetic issues were still not completed after i reminded them 2 wks in advance , they probably wouldn't have done anything if i had not been proactive , there was also 2 electrical issues that i didn;t find until after closing , unfinished wiring for the attic light the switch was never installed and 3 outlets would trip immediately when used , where is quality control ? How did this pass the county electrical inspector ? It took them at least 5 months to repair one of the 2 hot tubs , absolutely no excuse for that other than poor managementm , had to wait one week after closing to get the entrance gate barcode so i paid $400000 for a new villa and was not allowed to enter the community and then when i spoke with the HOA lady to finally get it she even admits that this is ridiculous that this has been that way since the beginning , every single person i met so far said the same thing happened to them ......Lennar only cares about the sale and not about the customers basic needs , they will tell you everything you want to hear until closing and then its another story ... My experience with Stony Hill at reflection was an awesome experience. Everyone has been very kind and supportive. They went above and beyond to make my experience a welcoming one. From my initial mortgage application to my closing. Any doubts or fears that I had was completely merl away. Thanks for the heart felt welcome you showed me.
