Home buying went good but after one week in new home we had a plumbing backup. Found out it was due to a test ball left in the line from builders. Took a month to get repairs done. My advice to builders is to make sure you are using your check list.

Bought my 2nd townhome with Lennar in wake forest, NC area. All I can say Lennar delivers on time. However their finish quality has gone down significantly, they don’t pay much attention to detail before final walkthrough, even you note the issues it required multiple follow for the same issue. Sales process and customization almost to NIL. They kind of operate in zone of take it or leave it. So unless you are looking for an investment property you kind of avoid even for large single family home. Where color, design, floors, carpets, cabinets are predesigned by Lennar to max 2-3 combined packages for the community. Essentially they keep their profit and cost controlled through standardization. You end up living in house exactly same as all you community neighbors are living. You won’t miss your home if you sleep over in your Neighbours house LOL! Their customer service is prompt in response. It’s another matter they go by exactly as written in contract. I had an excellent experience with Lennar sales and mortgage associates purchasing the home. The salesperson was very helpful in keeping me informed during the nearly four months until the closing. However, everything turned into a very disappointing experience on the closing day. I could not make the final walk-through of the entire house because a cleaning company was at home just an hour before the closing. The project manager assured me everything was fixed from our first inspection walk a week before the closing. Minutes before the signing, after I shared my concerns, the sales administrator guaranteed that everything would be taken care of after the close if necessary. I trusted them and signed. HUGE MISTAKE! The house was dirty, with paint on the cabinet handles, bathroom lamps, tile, garage floor, and dead sod, among other things. The tile floor grout is an entire disaster! Stained grout as a result of mishandling during the construction. My home does not look like a brand-new house. I am extremely disappointed because this is not a cheap property, and I had higher expectations from Lennar. The warranty process is time-consuming and frustrating sometimes. ... More

From the Lennar using unskilled labor for cheap overhead cost to work. To their money grabbing hoa. Lennar has succeeded all expectations of failing to do the simple things by cutting corners, radius, and diameters in the quality of building homes. There is not enough space in this box to write down all the deficiencies.

Make sure everything is in order and done before you move in. Pay attention during the walkthrough. Once you move in, it’s difficult to get them to come back to fix anything.

Ac outside unit to close to fence no room to get around to mow. Low water pressure Electrical outlet in garage covered by sheetrock. I didnt like need for prework on line visit

I think the hardest part would just be waiting for the house to be release for sale but once the house is ready everything is just so smooth from Sales to Mortgage and everyone from Lennar. Kudos to our sales person Kristian and mortgage team Cody.

They do not respond to problems quickly and the quality of the repair leaves much to be desired.

I love the home and overall community. There are sone items from the builder stand point that I think should be handled differently. First, I have noticed multiple homes being sold to corporate rental companies at much lower prices which affects my homes price. Secondly, I have found the landscaping to be very cheap and not planted all that well. Since moving in I have had multiple dead shrubs and my grass is dying while other lots are flourishing. The grass is flourishing without water. I water my trees, bushes and grass twice a day but still dying.

This experience has been way too stressful to even go into detail. So many issues and so many broken promises. No one gets back to you and when they do, it’s nothing but excuses. You schedule for things to be fixed and the contractors don’t show up after you’ve waited around all day for nothing. Missing light bulbs, horrible paint job, grout and paint all over the place, toilet paper holders falling off the walls, pavers loose, crooked poorly installed drawers, dirty carpets. The list goes on and oh! These things were supposed to be completed upon the second walk through and they weren’t. I was promised and asked “do you trust me to finish it?” I stupidly agreed and it never got done. Shame on me for believing it, but shame on Lennar for lying and not getting the job done and getting mad at the buyer when there’s a concern. ... More

I love my lennar home! There is some issues moving in due to the communication and wasn't even informed about the next step of moving to the new property which is quite disappointing but overall it's a great place to live!

Mortgage side of Lennar was slightly inept but the house itself is great and I would purchase another lennar home.

The town house construction started in April 2022 and was completed around May 2023, 7 months past the original October 2022 expectation date. The town house looks great and I love how it turned out! My issue was with Lennar Mortgage because it was not a smooth transition. There was too much back and forth and changes in the closing cost which almost had me pull out of the deal and my interest rate changed even though I paid to hold the interest rate (This was due to the build taking longer than expected). It was a horrible experience I would not wish on my worst enemy with Lennar Mortgage. It was super stressful in addition to my new baby and wife. ... More

Blake, the contractor was great to work with

I do wish during the walk-through we were given a list of things to remember and do when moving into the house. When we are doing the walk-through, and we are being told all these things we need to remember, let’s be serious we are barely going to remember every single detail that’s being told to us all at once. A list of to do items & need to know items is very important and I wish that was provided. There is also things around the condo that needed to be done prior to escrow closing unfortunately some of those items were not done but I was told it would be done after closing however, I am still waiting for them to be done and I have no idea what I need to do to make sure it gets done. There’s lots of little things that are not done properly I would say, if that’s the correct word like paint splatter on my floors, paint splatter on my balcony door frame, multiple little things like that. For the price I paid and for it being a new condo, I would expect it to be nicely done. I do also wish the master room closet was bigger, I feel like the guest room closet is bigger. ... More

I had good experience with Lennar throughout the process

If I had to do it over again I would not buy a lennar home. After moving in There were many things the Builder overlooked. For instance, The builder over looked many times. After closing now going on are Third month still waiting on windows to be replaced above the garage. That the builder knew was wrong. Just one of the things that were not right.

Overall good except that I still waiting for Quantum to come and fix my fibre wire that some contractor cut it off.
