Overall, my home buying experience was great — the process itself went smoothly, and I felt well-supported throughout the purchase. However, once I moved in, I started noticing several flaws in the house that weren't obvious during the initial walkthroughs. It's clear now that certain shortcuts were taken during construction or finishing, which is disappointing given the price point of the home. Another issue is that I was not provided with the HOA rules at closing. This has caused some confusion after moving in, as I’ve had to learn about restrictions and requirements after the fact, which isn’t ideal. While I still enjoy the home and the community overall, I do feel the quality of construction doesn’t fully reflect the cost. I expected a higher standard for what I paid and would encourage future buyers to do a thorough inspection and ask for all HOA documents well before closing. ... More

I would write more words in a review, but Lennar did nothing special or out of the ordinary for me so there’s no reason for me to give them any further review. They built a home and I paid for it. Thats pretty much it.

Overall all a good experience

Lots of paint splatters. Windows were filthy…..never cleaned after installation. Construction debris at the end of the street has never been cleaned up. Positives….. quality flooring. Clean installation of furnace and water heater. Masonry work looks good. Appliances are above average. Closing was seamless Suggestions to make it better. Use screws for Sheetrock instead of nails to eliminate nail pops. Don’t use FLAT paint. Satin would improve the look and cleaning substantially. Do a better job of cleaning prior to someone moving in such as paint splatters and eliminating the Sheetrock dust from the tile floors. Don’t close any of the interior doors after painting….. several had marks where the door had stuck to the jam and then opened, removing some paint. ... More

At the time of purchase everything went smoothly. However, at one time when it looked like our home in southern Oregon was not going to sell, we had thought we would have to cancel the purchase order. Instead of someone from Lennar contacting us to discuss possible options that could secure the house, no one contacted us. The refrigerator and sink are of mediocre quality for the price of the property. It was not an option to have outlets on the island. After moving in there were nails under the carpet, near the door thresholds. After several requests to fix the issues, the response was: "fix it yourself." The paint of the exterior was incorrect and when we tried to address that, we were met with indifference, almost rudeness of the officials. We closed on our Lennar house on July 10, 2025. Our Lennar sales guy was great! We feel like we got a good house with a great view for a great price!…..however, after closing, we noticed many shortcomings in the quality of our home. All the walls were painted with a cheap commercial grade paint, so plan on painting ALL your walls. Lennar doesn’t furnish toilet paper holders, towel bars etc! They also don’t install gutters along the back or sides of your house, only the front! Within 6 weeks of closing, we’ve already have a roof leak. At least Lennar is sending a roofer right away, but we feel the quality of workmanship is subpar! Also, when you belong to an HOA, you have to abide by THEIR rules. This can be a good thing, however, if you want to change your front door color to a different color than what’s provided, you have to pick something in the Associations color scheme and get it approved. Driving down our street, and thru new home buildings, can be tricky, as there are many trucks, supplies & garbage to navigate around. But hopefully this will be gone in a couple of months. Being a person who has a construction background, I just expect a little more quality when buying a new home! So that’s why the title of my review, is the jury is still out???? ... More

I feel that Lennar did many things cheaply and cut corners for instance, having a three car garage with two lightbulbs is ridiculous and only a couple of outlets. They use the bare minimum of insulation in the ceiling of the garage and stopped at where the bedrooms are over the garage. The thing that got me the most was I was told I had to seal the grout myself behind the stove and oven because they no longer seal grout? But on the other hand, there are many things that I do like that Lennar does such as the landscaping and the Irrigation system so I’m not gonna sit and complain about everything but the little things the cheapness bother me for instance there is no laundry room sink and if you want to paint anything, you either have to go outside to wash your paint trays or you have to do it in your kitchen sink ... Like the house also the attention the seller uses was very positive. Wishing there was a dining area. Not happy with the material that the builders used. Very low quality of paint and kitchen cabinets used. Would have been nice to have fence around each property for privacy.

Very good value and staff

Generally everything went well before we moved in. Well, there were issues along the way, but Lennar responded appropriately to them. Lennar told us the internet will be available by Fision provider the day of closing. We were happy about that. We thought if Fision does not work for us, we can change it to At&t right? No, WRONG. Now we have problem with Fision. Called HOA office. HOA office told us we can change it but still we have to pay for Fision too because Lennar has contract with them. What? That is the biggest betray from Lennar. How they can do this to people. This is America. America is America because consumers have options. Now we don't. (I do not know the term of the contract yet. But here I am asking Lennar do not do that again.) ... More

Our Lennar home is very spacious and has a wonderful floor plan. That’s what sold us on the home. Our salesperson was very welcoming and seemed to really care and helped us in our search. She told us what our Lennar home came with and even wrote it down in an email. However when the home was being built things were different. We were told that sprinklers would be installed. She actually wrote it in an email along with our appliance package and garage door opener. We didn’t get the sprinklers and we’re finally told we should’ve looked at the option package that we signed. There were so many emails sent by Lennar about the home and the process with messages that it had to be sent back immediately. I didn’t really care for everything being done online. We didn’t really feel like things were personal and we had questions that didn’t get answers. The actual finish work was quite disappointing. Things were done haphazardly and we had to insist that many items be reinstalled and fixed. There were also some design elements that made no sense whatsoever. The utility room had a space for a fridge next to the dryer. However there was no plug and we were told that Lennar stopped putting them in for that several years ago. Lights were not centered and only the master and the family room were wired separately for ceiling fans. That seemed a bit cheap. We couldn’t even put a light over our dining room table because it had two can lights at either end. We were also told that plugs could not be installed on the island due to new building codes. However homes across the street and around the corner have them. It makes me wonder about the honesty of the builders and their representatives. There were several other designs that just didn’t make sense. Our Lennar loan officer on the other hand was absolutely terrific! She was so helpful and responded quickly to my questions and issues that came up. All in all we are glad we went with Lennar but would be much more content if there were some design changes and communication had been better. Right now we’re dealing with a roof leak and some AC issues. We’ll see how their service team responds. Hopefully they’ll do the right thing! ... More

Started out with their broker lender an agent ended up, finding my own on the side to get a better deal even with the incentives they were offering. Personally, I am very pleased that I got a private Inspector because there was a lot of serious issues that were overlooked at the construction inspection. Still dealing with issues after moving on a list that I have for my 11 month inspection, including drywall, not being properly done baseboards with cracks wood frames with big gases, and then siding not properly placed and lifts, and a strong wind. Inside the downstairs floor there is literally drywall squares all over the ceiling that we didn’t notice until we put proper lighting inside the house. ... More

My overall experience was good, the process was really fast, Lennar seller was very kind and supported us to make the purchase possible. Regarding the house, we have detected just small details that need to be fixed, the appliances and material used are good quality.

I knew going in that there was no customization. That should be known up front as you cannot pay more to add or change something. The quality of the workmanship and materials is a little less than I expected for the price tag of over 400k as we've had a number of defect issues. The responsiveness of their quality team is excellent, though, and everything is being fixed promptly. They are way behind on getting things like lawns and sidewalks in. We closed about 6 weeks before having any landscaping whatsoever, so be ready for a bit of a wait there, and a large patch of the sod was put down already dead, so that's going to have to be fixed as well. ... The sales process was friendly and smooth, but the closer I got to closing I ran into issues with the dishonesty and unreliability of the quality assurance manager. Thus, issues with the workmanship of the house that needed to be completed prior to closing, didn't occur until afterwards and I then had to take extra measures and time to get them addressed. Now that I've officially moved in, I've run into a few quality of workmanship issues (HVAC, cheap paint, faulty electrical installation), but they've been pretty quick to address the issues through the warranty portal. Overall it was easy to purchase this home. Would have preferred to be able to upgrade to a better appliance package. Also include items such as towel bars and curtain rods. Lennar mortgage was difficult to deal with.

I did a remote closing and it went smoothly. However, some of the items that were supposed to be taken care of before the closing: General cleaning, Fire alarm chirping, cabinet hardware falling off, Tile floor stains and missing garage door openers were not addressed. I closed on 5/228 and started moving in a month later. As of this writing the fire alarm is the only item addresed

Overall this home is very well built. Good trades did the work. Floor plan is wonderful (Paris). Landscaping is really nice. Grass is thick and healthy. We are in exactly the type of lot we wanted with a pond and a generous back yard. It’s big my first new house so I know there are hiccups and expect to work through them to success. Finishes are average in Lennar homes. Quartz countertops are thin. The back half of two counters is not polished - it’s still rough. I’ve put in a request to repair. Joints are not tight in molding but have been caulked at my request. By final walk through minor things were well repaired. But…..it’s hard to get support through the app and though some support has been excellent the need to rely on a difficult website is disappointing. Manager and web interface help is great. Major disappointments: pavers in driveway and edge of walk way are collapsed and bricks crumbling with normal activity. Back screen door only closes half way and it was once fixed. Cabinets are cheap and door closures flimsy. Paint inside is watered down, flat and chalky. I understand the need to spray everything requires thinning the paint. But this is very thin. On the “good list”: Tile and floor work is excellent. Walls are square and even. Ceiling texture is great. We love the house and we have great neighbors. ... More

This is not my first time buying a house with a national builder. I feel the quality of the drywall work in my house was sub-par. Inside corners are not smooth and appear to be a rushed job. There is a giant crack in the ceiling from the middle of the living room to the island. I understand house move and shift but I am hoping this gets fixed at some point. There was also a large chunk of concrete missing from the front porch. This was fixed by just slapping some fill in it which does not look great. Also over time will probably chip out. The builder should have had the porch replaced. I am not a fan of the white trim and cabinets. The quality of the cabinets seem rather cheap considering the price point of the house. I also know that even if we would have done a "dirt sale" we still would not have had a different option in trim/cabinets. I don't understand why a towel ring was not provided in the main bath upstairs and in the owners suite. It would be nice to have those provided and installed as part of the overall package. It would also be useful to have a storage cabinet or larger vanity in the master bath. A ceiling fan would also be very useful in the laundry room as there is no air movement in there and it becomes very hot and stuff which will lead to mold done the road. Not exactly sure about the quality of workmanship. I found things that should have been done differently. Some paint, wood material that should have been changed out or turns another way. Flower beds are crowded. Way too many plants. Just odds and ends. Little things that add up. 90% are too small to call and have fixed. I did them myself

All folks from Lennar and Osbourne Trails were very helpful and courteous.

Overall purchasing experience was great. The whole Lennar team was very helpful and responsive to my concerns. Buyers should be vigilant hiring a qualified independent inspector and insist on being allowed enough time to address any issues before the final walk through. Finance and sales team were top notch. Quality of the home is good, but first time buyers need to understand the difference between a move in ready home and a home that needs upgrades from builder grade materials, paint, etc. The design of the house is nice and the yard is spacious. Buyers appreciate the home warranty as it is often necessary to address builder issues once they move in. ... More

Overall the experience was good, however the quality and attention to detail is lacking in some areas.

The house was built too fast a lot of stuff on the house that needed to be fix but the warranty is good and the workers responded quick to fix the issues on the house in repairs. Nice new neighbor hood.
