Team isn’t always on same page.

Overall, we love our new home. I am, however, very disappointed that the community area at the clubhouse and pool are still not done after being told many dates for completion

For the most part it went well.

I like the layout of the house but there are a lot of small details here and there. Like pencil marks were left in the kitchen walls. Wall plates were dirty with caulking. Small details that weren’t explained. The celebration and closing day to go over the house seem rushed. The representative was talking really fast and rushing through the check list. The sales representative was rhonda and she answer all my questions she showed me all the house models. And also all the houses that were available.

Overall was very good, but responsiveness to issues was pretty slow.

NICE HOMES GOOD EXPERIENCE OVERALL

Buying experience and transparency with expectations are all solid. Quality of workmanship for the most part is good. My biggest complaint is the MDF used in the cabinets, baseboards and window sills and casing. A BIG no to any of that. I have been in my home for a little over a month and am incredibly careful to keep everything in first-class condition. I had some water from my walk-in shower leach out from under the door gap and saturated the carpet that abuts the bathroom tile. The carpet absorbed the water which ran straight to the base boards and within 30 mins, Completely ruined. The base boards bubbled up, paint discolored and now they have to be replaced. Same thing happened in the kitchen with my cabinets. I spilled a small amount of water on the floor next to the island sink. The water saturated the base of the cabinet and again... within 30 mins, the side of the cabinet was saturated, bubbled up and wrecked. Using MDF on windows, baseboards and cabinets is a really, really bad idea. Saving a few bucks by not using wood has me really disappointed with this part of my new home. I'm going to have to hire a contractor to swap out all MDF in the kitchen and both bathrooms. ... More

Our main concern is that we weren’t given the information we’d asked for. We didn’t know that there is Soltera South and North. We asked the salesperson about the HOA charges which are very high but she didn’t explain to us. We were looking for a home at Solitera but this lady didn’t give us full information about the location of Solitera amenities. We’re disappointed by this. We feel we’re scammed. There’s no Lenner in main soltera. We the south Soltera we’re paying HOA double for what isn’t benefiting us directly. I feel that we’re scammed by Lenner using Soltera name to sale their homes. Point blank There’s no Lenner in Main Soltera. We love our home very much but we miss the amenities we were looking and promised. Lennar should allow some changes to be made before build is started. The kitchen sink design does not conform to allow basic accessories to be purchased, ie sink grates. Upgraded fridge is not a true upgrade

Overall satisfied. Could have done a little better job with the final cleaning inside the house. Have a few warranty issues that I’m sure will be taken care of. Everyone we dealt with so far has been very helpful and pleasant.

I was satisfied with prompt assistance from Lydia Seidita, a sales resource. Everytime I asked questions about Lennar home purchase process, she stayed on top of the requests. I really appreciated it. However, for Lennar mortgage application, I was confused and puzzled due to lack of communication and clarity from Lennar mortgage manager. Overall, I liked a new home

It’s been about 2 months since we moved in our new Lennar smart home in North Phoenix. So far everything seems to work out as we expected. No major problems but the usual minor new build issues. I’ve heard many bad reviews about Lennar in other locations but we’re lucky not to experience just yet. As usual, customer care is slick and untrustworthy so just make sure you know how to deal with them. Best!

My experience has been fine no problems as of yet, but my neighbors have many many problems with no response to their issues. Also, I have not received my association information

Was so surprised how seamless the process was from searching to finding the right lender. A new build just outside the city in a quiet area that starting to be developed. Excited to host in my new space and see what comes of the surrounding areas.

I would definitely suggest looking a the home prior to purchase, that ble tape walk thru is a MUST DO.Make sure you get it in writing that house will be CLEANED prior to move in. Make sure that you get it in writing that AFTER they place sod in your yard, they will come back and clean the dirt/mud mess off your sidewalk and driveway. There were just things that were left unexplained, and still aren't clear. This is a HOA neighborhood, so you'd expect to not have solicitors, however, for the first 15 to 20 days after closing, you will be bombarded with AT&T, security system, vacuum cleaner sales, water softener, solar panel, etc sales people. Walk right past the NO SOLICITORS SIGN, don't wanna talk I'm not interested as an answer. I was so aggervated trying to unpack and move it from the solicitors. Just do ypur homework, be picky, make them have follow-up, because if you let 1 thing slide they definitely know you are giving in too easy. ... More

During the final walk through we were disappointed as many of the issues we addressed in previous walk through had not been addressed and this was our day to sign for the house to get the keys. We were scheduled for the final walk through at 0900 hours. The superintendent was told it was at noon and was thrown off by our arrival. Not his fault. There was a lack of communication with him by Lennar. We were disappointed as repairs were still in progress while the cleaners arrived. We did not like that parts of the house were poor and shoddy work. And were told we had signed a contract. We had scheduled moving the following day and were rushed to sign for the house. Obviously work was still being done after the cleaners left so the house was dirty upon taking possession. The feeling after closing was “we got your money now we don’t need to talk to you”. Josh the superintendent I believe came back later and installed blinds at the front door that were forgotten by the builder. He was great. Buying a new house should be exciting and seamless. This was far from that. We love our house but wouldn’t think about going through any contracts or signing before the build was satisfactory again. The carrot dangling of a lower interest rate and the expiration of the deal to get us to sign was a complete turn off. ... More

It was a great experience. Best home buying experience we've ever had.

Overall the experience was good. The beginning of the process is the part we could look back on and feel frustrated/a little taken advantage of. The first time we looked at a Lennar house we knew we really liked it and were very interested. We were definitely rushed at this part of the stage by the sales rep. We shouldn’t have allowed ourselves to feel rushed by him but it was our first time buying a new home and we allowed him to make us think there was risk in not getting the house (even though it was November and things were moving quite slowly). We decided to represent ourselves to save a little money on the purchase. Although Lennar did give us a small sellers credit, it was not nearly what they would have paid to a real estate agent. This is by far the most frustrating aspect of the purchase for me. At the time of the agreement we asked for a certain amount of credit (still less than they would have paid our realtor) and we only got half of it. Later when we were no longer negotiating and I was thinking more logically, this clicked in more. I confronted the sales rep and explained that there was no reason to not give me a credit equal to the amount of an agents commission (we hadn’t closed yet by the way) and he tried to explain it away and said they refused to alter the deal. We were definitely taken advantage of in this regard, and I am sure Lennar and their sales rep had a little party over selling a house to a young family without a agent and only giving a small credit. The other parts of the process were fine. Make sure you get an independent 3rd party inspection! They found a significant issue that had to be fixed. We were pretty pushy when we had questions and needs leading up to closing and that was important and I can’t recommend enough to others, be annoying! Get what you deserve. When negotiating, don’t allow them to scare you or make you think there’s an imminent risk of losing a house you like. The market is much slower right now and you have leverage unlike 2020-2022. Push them for what you deserve in the negotiation. You can save some money by representing yourself (and I don’t think it was risky), just make sure you PUSH them for a credit FULLY EQUAL to the amount they would have paid a real estate agent. ... This was our first Lennar home purchase. The home value is great for the price. There are several things that were not done well like smoke detectors not located near the doorways, the cable connection box in the opposite side of the house from the cable box at the street. The purchase process was very smooth.

Jeremy was very patient and kind. He made the process less painful. It was a quick process too. The quality of the home is standard. There were a few things that I feel could have been done differently. But all in all a good investment and experience. I would recommend this builder to friends and family. Matter of fact, I have recommended my friends and family to buy from Lennar. I think Lennar produces a good product for the amount paid.

The personal is nice polite and eficient lam very happy ,the hause is nice,the garden pretty .lnside the hause by my experience l recomemd to check the outlet to know if it has the righ voltaje the head shawers. Other than that l am very exiting with my new home.

Lennar realtor were awesome in responding to questions and they are knowledgeable of the area or the house that is been sold.
