I would definitely suggest looking a the home prior to purchase, that ble tape walk thru is a MUST DO.Make sure you get it in writing that house will be CLEANED prior to move in. Make sure that you get it in writing that AFTER they place sod in your yard, they will come back and clean the dirt/mud mess off your sidewalk and driveway. There were just things that were left unexplained, and still aren't clear. This is a HOA neighborhood, so you'd expect to not have solicitors, however, for the first 15 to 20 days after closing, you will be bombarded with AT&T, security system, vacuum cleaner sales, water softener, solar panel, etc sales people. Walk right past the NO SOLICITORS SIGN, don't wanna talk I'm not interested as an answer. I was so aggervated trying to unpack and move it from the solicitors. Just do ypur homework, be picky, make them have follow-up, because if you let 1 thing slide they definitely know you are giving in too easy. ... More

During the final walk through we were disappointed as many of the issues we addressed in previous walk through had not been addressed and this was our day to sign for the house to get the keys. We were scheduled for the final walk through at 0900 hours. The superintendent was told it was at noon and was thrown off by our arrival. Not his fault. There was a lack of communication with him by Lennar. We were disappointed as repairs were still in progress while the cleaners arrived. We did not like that parts of the house were poor and shoddy work. And were told we had signed a contract. We had scheduled moving the following day and were rushed to sign for the house. Obviously work was still being done after the cleaners left so the house was dirty upon taking possession. The feeling after closing was “we got your money now we don’t need to talk to you”. Josh the superintendent I believe came back later and installed blinds at the front door that were forgotten by the builder. He was great. Buying a new house should be exciting and seamless. This was far from that. We love our house but wouldn’t think about going through any contracts or signing before the build was satisfactory again. The carrot dangling of a lower interest rate and the expiration of the deal to get us to sign was a complete turn off. ... More

Warranty service team is very bad with my experience

Lennar Homes is a typical large volume driven home builder. Cuts corners to keep cost down for them. Paint quality is horrible. Watered down paint is barely on the walls. Adding floodlights in front and back is great, but for $15 more per light they could have added motion sensors. Floors are uneven, baseboards are all over the place and not straight at all. Hardware on kitchen cabinets installed wrong. Fireplace is nice, but a blower to push the hot air out would have been a nice touch at a very low cost. Overall the home is nice but they just cut so many corners that had they put a little extra cost and thought into the home it would definitely have a greater value and appeal. They do have some nice touches and this is definitely an upgrade to other large volume builders, but they could really separate themselves from that large volume builders pack if they just spent a little extra thought, time, and money. Love the home but would have loved better quality and a little personalization.

It was a great experience. Best home buying experience we've ever had.

Overall the experience was good. The beginning of the process is the part we could look back on and feel frustrated/a little taken advantage of. The first time we looked at a Lennar house we knew we really liked it and were very interested. We were definitely rushed at this part of the stage by the sales rep. We shouldn’t have allowed ourselves to feel rushed by him but it was our first time buying a new home and we allowed him to make us think there was risk in not getting the house (even though it was November and things were moving quite slowly). We decided to represent ourselves to save a little money on the purchase. Although Lennar did give us a small sellers credit, it was not nearly what they would have paid to a real estate agent. This is by far the most frustrating aspect of the purchase for me. At the time of the agreement we asked for a certain amount of credit (still less than they would have paid our realtor) and we only got half of it. Later when we were no longer negotiating and I was thinking more logically, this clicked in more. I confronted the sales rep and explained that there was no reason to not give me a credit equal to the amount of an agents commission (we hadn’t closed yet by the way) and he tried to explain it away and said they refused to alter the deal. We were definitely taken advantage of in this regard, and I am sure Lennar and their sales rep had a little party over selling a house to a young family without a agent and only giving a small credit. The other parts of the process were fine. Make sure you get an independent 3rd party inspection! They found a significant issue that had to be fixed. We were pretty pushy when we had questions and needs leading up to closing and that was important and I can’t recommend enough to others, be annoying! Get what you deserve. When negotiating, don’t allow them to scare you or make you think there’s an imminent risk of losing a house you like. The market is much slower right now and you have leverage unlike 2020-2022. Push them for what you deserve in the negotiation. You can save some money by representing yourself (and I don’t think it was risky), just make sure you PUSH them for a credit FULLY EQUAL to the amount they would have paid a real estate agent. ... I was given two gate fobs about a week after I closed on my property and they do not work. Three different requests have been made to rectify this problem and I still haven’t heard back from the current HOA manager. The far gate remains open 24//7 but I would like to have this problem rectified as soon as possible. Also my name is not on the gate directory! Why is this when I closed on 12/20? Please follow up with these issues.

From the sales associate to the loan officer everything went smoothly and met my expectations.

Brett and his team at Hidden Hills in Bulverde, Texas were very responsive to my need and provided great customer service.

This was our first Lennar home purchase. The home value is great for the price. There are several things that were not done well like smoke detectors not located near the doorways, the cable connection box in the opposite side of the house from the cable box at the street. The purchase process was very smooth.

Jeremy was very patient and kind. He made the process less painful. It was a quick process too. The quality of the home is standard. There were a few things that I feel could have been done differently. But all in all a good investment and experience. I would recommend this builder to friends and family. Matter of fact, I have recommended my friends and family to buy from Lennar. I think Lennar produces a good product for the amount paid.

Bernie my son liked the online presence and having all the docs in 1 place was great. Me as his father and buyer too, I loved the house design (30 years as a homebuilder) the quality of work was an 8 out 10, but the follow thru on who was going to fix things is to corporate! It would be best to have a full time customer service Guy/Gal who shows up and does the customer service work as there will always be something to fix. We had to wait over a month for a landscaping add on and had to call many people with very little follow thru. We love our house, but the crap about the architectural review and that they couldn't do the Screen Porch because of it was crap and should be optioned, it will be mid February until they show up to install it. Because of the corporate vibe, everyone blames someone else and responsibility isn't their's.... I would recommend Y'all, just would forewarn the buyer about not closing until everything promised was completed, we closed with some things outstanding! ... More

Beautiful but could use improvements on quality.

It was a great experience. I received attention from some of the team and assistance in completing the data until I finally reached the completion of the house purchase process. However, I would like in the future for things to be smoother and more flexible when selling and for everything to be explained before signing the contract. I recommend dealing with Lanar. You are a truly excellent choice.

We love our new home. The homes that Lennar build are beautiful. The sales agent Iolando was above and beyond great! She was so informative and so helpful. We would have passed on our purchase if it was not for her. The only negative experience thus far is that the building manager will not respond to communication about concerns dealing with minor fixes. Hopefully, he will soon.

The list is so extensive of what was done wrong including burying ATT fiber box so lawn is dug up. Flooding my backyard sp can't put up fence. Andis unusable. I could go on.

Lennar provided a large home for a reasonable price. build quality and materials were good. Repair and warranty process moving forward reasonably well. New home doesnt have much for storage, closets, or bathroom amenities like toilet paper holders and towel racks. Happy with the home for the most part.

The personal is nice polite and eficient lam very happy ,the hause is nice,the garden pretty .lnside the hause by my experience l recomemd to check the outlet to know if it has the righ voltaje the head shawers. Other than that l am very exiting with my new home.

Lennar realtor were awesome in responding to questions and they are knowledgeable of the area or the house that is been sold.

The concierge in charge of our home was fabulous. The selling agent was bad and unresponsive. He never returned phone calls, emails or texts. The overall set up of all the different HOA is needlessly complex and never explained eell. The quality of the plug points throughout the house is low. There were several large dry wall holes that were not fixed prior to the final walk through. Roof tiles were missing but the house was deemed all done and it was difficult to get the construction manager to check it and make sure it was done. The refrigerator water line was not connected. Sometimes I have to remember that I’m buying a track home and not a custom home. It’s a one size fits all types of situation when buying a house from Lennar so the custom touches are not there and yes, you do get items that don’t meet your expectations, but that’s what you’re buying also as far as warranty issues I could not be happier with Gabe from the #Warranty department. He has been on top of everything and very informative and making sure everything gets done to meet our expectations and works to get it done. Lennar should be happy to him on their team as I am

Overall pleased with the experience and closing on time, actually a week early. Believe we have excellent value for our purchase price even though our buy was near peak of market. Lennar construction rep, Dalton, was great in showing us use of home and maintenance rewuirements at closing. Only down side has been A) a few quality/workmanship issues which they have begun fixing buy ideally should have been corrected before closing, and B) many of the amenities that were supposed to be open prior to Christmas are still a couple months away.

It seems like every 30 seconds you are getting a msg or someone is Texting you about some phase of insurance, settlement, HOA, mortgage or some other phase of buying....respond to one and get double back without really knowing who or where they fit in the scheme. Last walk thru is a real joy also....moves way toooooo fast

Few issues that have still not been fixed. Disappointed, but overall a good product.
