As a Phase 1 buyer, I am deeply disappointed with Lennar’s poor customer service and lack of accountability. I highly recommend that future buyers take their time and do not rush into early phases with this builder. Here are the main issues we are currently facing: Unfair Price Drops: Phase 1 buyers endured high interest rates, constant construction noise, and traffic disruptions. Instead of protecting our investment, Lennar immediately offered massive discounts for later phases, leaving early buyers at a financial disadvantage. Lack of Community Care: We pay full HOA fees but do not get full benefits. Streetlights are barely turned on at night. Furthermore, they planted unnecessary, unappealing landscaping that wastes an excessive amount of water, driving up our bills. Poor Communication: Now that the sales are finalized, Lennar completely ignores emails from Phase 1 residents. There is zero post-purchase care. Pest and Utility Issues: Due to the ongoing construction, multiple homes are dealing with sudden infestations of ants and cockroaches. On top of that, our electricity bills have inexplicably doubled compared to normal usage, which is a widespread issue among neighbors. Hidden Construction Defects: There was a known systemic issue with the water heaters and electrical work in Phase 1. Instead of issuing a community-wide fix, Lennar only repairs it if a homeowner happens to find out and demands a resolution. Purchasing a new home should be an exciting milestone, but Lennar’s cold and indifferent attitude has made this a frustrating experience. If you are buying a Lennar home, do not rush. I made an appointment to look at a model home. Upon arriving, Jeanette was the rep we met but she was not friendly in greeting us and the schedule for other reps were messed up so we were handed to her last minute. She rushed us to sign the earnest money deposit but glad for my realtor for sticking up for us to not signing it right away. She also misspelled our names after telling her it was wrong multiple times. Shaun was the home concierge. Besides the opening emails, she had poor communication. My realtor and I could not reach her when we had questions. She also did not let us know the second home inspection was delayed until 10 minutes before the appointment so we wasted our time to come out to the house for nothing. I had to double check every future appointment being made. Amber was the mortgage originator. She was great in the beginning but stopped responding when we had issues. She stepped in the day before closing to push our loan through. When I had questions after the closing on how to pay or who to contact, there was no communication whatsoever. Johnathan was the loan processor. He made an issue about the lady bird deed that didnt apply to our loan and wasted two weeks of going back and forth about it. His communication was the worst and then to find out he left the job made us furious knowing that he didnt care. Michelle was the next loan processor that was assigned to us. We explained the whole situation and stated that we would pay all bills at closing but none of that mattered. We ended up making double payments for our bills because of billing statements were not available. Jamal was the quality control manager. He was nice at first and explained everything but he didnt let us know the reason why we were there - to blue tape flaws. Once we started doing blue tape, he was getting aggravated and was rushing us after 1 hour. He also didnt let us know about the second home inspection delay 10 minutes before the appointment. The second home inspection he told us we couldn't use a flashlight during the home inspection and to stand 6 feet away while inspecting despite using one during the first home inspection and didnt say anything. He ensured us that everything would be fixed before closing (small details were not fixed before closing). The last home inspection, I asked for the front door to be locked once the little details were supposed to be finished but upon arriving after collecting keys, the front door and patio door was not locked. We were told that doors would be locked once everything was signed off per rep, concierge, and quality control manager. Upon collecting keys, a rep said Jeanette would gift us a house warming gift that all reps do for buyers - we have never received anything after closing on the house. During the first night, water leaked through the first floor ceiling vent from the second floor bathtub. The result was the shower walls were not installed correctly. The hot water heater leaked for a couple weeks. Hot water lasts about 15 minutes and going to put a ticket in for that. The third party vendor plumbers were horrible, the third party remediation team was great, and the lennar customer care (after closing) have been helpful so far. Overall, horrible communication even when we bought the house as is and didnt pick designs or upgrades. After closing and closer inspection, materials used are usually for rentals. The only reason we bought the house was because the numbers were right for a 5 bed 2.5 bath house compared to other local cities. Would we buy another Lennar? It's a no for now but if a future opportunity opens, maybe for rental but not a forever home. ... More

Our seller agent (Ashley) was friendly, helpful and welcoming. Handyman Rod has been quick to respond in correcting a number of issues, including helping us move cabinet shelves that were stuck in place by plastic supports that were very hard to remove. Unfortunately three or four pieces of backyard sod (grass) have died, and no one from the landscape company has returned our calls asking for that sod to be replaced. We hope our backyard lawn will be repaired soon. Overall quality of material in our 1903 square foot home is acceptable, but we did replace the slow drop toilet seat in our master bath because it was plastic, not wood. Window coverings cost us almost $8K to install because they did not come with the house, but we knew that when we purchased the home. Arranging for our solar by GAF to take over from PG&E was a bit of a hassle, and we were told it will not be activated for up to three months, so as of late May our electricity is still with PG&E. Buyers should be made aware of the very restrictive HOA rules that are being proposed that limit what we can do even in our backyard. Finally, we learned after close of escrow that we’d only get one garage door opener (we have two cars). That was a disappointing surprise. We also learned that our garage door did not allow use of an app that would allow us to open the door with our iPhones. We also learned that Lennar had decided to give two openers to homebuyers who’s escrow closed two days after ours did on March 30th! Perfect transaction!! Quick closing and fast responses to any questions or issues. Everyone from beginning to end were amazing. Any issues/fixes, post move in, have been dealt with quickly and thoroughly. Couldn’t be happier with entire process.

We had an amazing customer experience with Lennar from the very start of the home-buying process. They made everything easy and stress-free. Everyone we worked with was helpful and provided detailed answers to all of our questions. We especially commend Steve, Anna, and Rick for their excellent customer service and support throughout the process.

I purchased a townhouse and it’s beautiful. I am very happy living in this community. The builder did a fantastic job! The only thing we need here is a street light.

This was the smoothest home buying experience I’ve ever had until the week of. The loan officer began to back pedal on things stated and the Lennar title company representative was completely unprofessional! I didn’t appreciate the bait and switch days before closing….but I love the house so it is what it is. They are extremely responsive with issues that have popped up and questions I have post move in and I love that!! I appreciate their level of customer service.

Property Damage: Lennar Refuses to Pay for the Full Extent of the Damages

The Sales Agent could not answer any questions regarding dues and other pertinent issues. The quality service agent rushed through walk through and was only concerned with me signing documents rather than understanding how all appliances and systems worked. After move in, I found out that Builders inadvertently "forgot" to pre wire house for alarm services. Lennar refused to reimburse me for my costs associated with their negligence. The home itself is cheaply made, the finishes are low quality and the employees are below average. Lennar makes little to no concessions for buyers as far as scheduling. The only peson in this process that attempted to make things right concerning the home and getting appliances covered under warranty was the construction manager, Manny, who has gone above and beyond for me. Easy process, no hiccups . Staff was vey informative and professional , Couldn't ask for anything better. I love my house just the right size for me .

We ended up not buying as they changed the rules two days before closing! The sent a txt telling us 25% down was not enough, the wanted 30% down. We told them no.

I loved my new home the minute that I walked into it and am extremely happy that I took this plunge. I look forward to making my home something I am proud of. Any concerns that I had/have are being addressed. Everyone has been wonderful to work with.

Even though the house was complete before I saw it, when I got to the final walkthrough, the rep noticed things that I would not have seen until after I moved in. Even minor repairs, I appreciate the attention to detail. The sales person was very helpful and friendly. She was the reason I even came to look there. So far I love living here!

Pricing was great. Had all the features we were looking for with a couple of surprises like a Ring doorbell and a Schlage Encore. Walk through provided the punch list but some correction items were missed. Nothing major but we are told they will be taken care of.

The whole process was a great experience, from the regular updates on the build, answering all my questions, showing me my home features, couldn’t have asked for better. I feel like I have a quality built house. The team was awesome and I’m loving my new home!

We closed on our Lennar home in March 2026 and overall it’s been a great experience.

Lennar Rep Darrell and Sales Rep Dylan both were amazing! They kept me informed on a day to day basis! I was never blind sided and they stood by me through the whole entire process! Amazing workmanship! Would recommend 10stars!

The overall experience was not an enjoyable one. If you okay with hearing NO to ever request then proceed with Lennar. Get everything in writing and even then Lennar will not honor commitment. They will blame the sales associate our fimd some other loop hole. Our sales associate lied or mislead us on numerous items. The overall construction quality was okay but cutting corners are evident. For the money spent i wish we had a better experience and wish we had not put down a 10% deposit at contract signing had we not we would have walked away.

Buying this home was a very easy process. Connie was great in showing us the home and helping us along the way. The closing was quick and easy. Bruce was very thorough during our first walk through in explaining everything about the home. We feel this is a quality built home and definitely worth the money.

Moving from out of state, we looked at Lennar homes., while visiting family in South Carolina. We went back home to Florida and received a call about a great deal. Our mistake was we didn’t realize going from one development to another also meant lower quality construction, amenities and finishes. The salesman stated the home price dropped, but to make up for it Lennar gave us unfinished garage, no garage door opener, and lower grade materials then what they had in the other areas and was shown on the app they asked us to download. Various items on the app were incorrect and not available with our purchase. Now when I try to get things fixed, under the warranty, I get the attitude, “You got what to paid for” . I was never told they had different grades of homes, only told to load up the Lennar App and review your home and the construction progress. My advice, don’t by until you see it with your own eyes, Also, if it sounds to good to be true, it’s not true. ... More
