I recently retired from 50+ years in the California homebuilding industry, and our new home is in Arizona where I am not nearly as familiar with the minimum building codes here. With that said, my opinions are perhaps tainted based on my experience and expectations. To begin with, the builfing code requirements here appear to be less than those minimum standards in So. CA. We purchased this home because we love the floorplan (Trilliam Next-Gen) and the value. The workmanship in most all of the installations is above average quality for what I have seen over the decades, so they obviously have good supervision and controll over their subcontractors. The specifications overall are mostly of basic or minimal quality, but in general we are happy with our purchase. One complaint I have is that this builder (and many other production builders in the area) are using thicker post-tension slab foundations (which is fine), but they do NOT provide any perimeter footings, thus making it easier for stormwater to penetrate under the foundation. I have built dozens and dozens of post tension foundations, and in CA there are always deepened footings (at least 18" below the bottom of the slab) poured monolithically beneath the footings, which also helps to avoid moisture from getting beneath the foundation. Also, they do not include gutters, downspouts, or area drain systems. Therefore it is not surprising to find youtubers sharing about movement in their new homes, as these ommissions are conducive to allowing for expansion and contraction of the soil and differential settlement. For this reason I strongly recommend that buyers consider alternatives in completing their hardscape and landscape, as to avoid future problems. At the very least I will be installing gutters, downspouts, and a 4" area drain system around the perimeter of our new home, and this should alleviate some of those concerns for potential problems. On the positive side, our construction manager has been EXCELLENT, a seasoned professional himself, and anxious to take care of any concerns or direct me as to how to resolve issues. In fact, all of the empolyees I have met have been great. My only suggestion is that you (the buyer) do not rush into buying until you have first explored all conditions, as there can be surprises once you review the CC&R's. Above all concerns, your first concern should be to carefully read and study the Purchase agreement and CC&R's in their entirety, as eacch development has their own issues, and once you accept your purchase agreement it is too late to change your mind. Also, in reading the numerous different hundreds of pages of closing documents there can be contradictions between them, such as the fact that your deposit is actually Non-Refundable, while it states in the initial documents that your deposit is refundable. So if you change your mind on your home location after your contingency period (as we did), Lennar will allow you to make that change, but they will not consider providing a refund if you cancel beyond your contingency period. All things considered, I would definitely buy another Lennar home, especially given the excellent service that most of their employees have provided us every step of the way. ... More

Simple design considerations e.g. location of HVAC outlet, not having enough space to put toilet paper holder in guest bathroom, etc. needs to be addressed in upcoming homes

It would be nice for the sells person to be in contact more during the transaction. It seemed like once the initial paperwork was signed we had to initiate any contact. Overall experience was good. Workmanship and quality is good. There's room for improvement in all areas but no major complaints yet.

First home. Priced where I needed it. They’re quick to respond for work orders, but depending on what you need will depend on how condescending some of the vendors you have to use or field people are with concerns. Quite a few things were ignored on final walk through and still problematic and/or will be within the next year. Almost died from a gas leak the plumber blamed rhe HVAC and builder for and in the same breath said it was my fault for calling the gas company instead of them. For the most part, you get what you paid for.

Terrible Lennar financing experience, but love my new neighborhood and still have many issues with the house that has not been addressed.

This was the worst mortgage transaction I have ever experienced. Communication was minimal, our concerns were not addressed in a timely manner, and our loan was not cleared to close until the last minute. Thankfully, we had the best realtors guiding us throughout the process. The final walkthrough process was a joke. Third time was a charm for us. After moving in we found so many issues, mostly minor, that should have been addressed prior to moving in, but customer service had been great. Josh has been very responsive and has made sure everything is taken care of.

I have had some issues that really bothered me and Im generally pretty easily please. Overall it was a ok experience but there is a lot of room for improvement when it comes to communication in the closing process.

Dan (construction manager) is great.

Over all I would say it was an excellent experience. The only thing I would say is that the man that was the project manager was, unprofessional and crossed a couple of lines during our walk through.

I don't now recall the name of our builder rep because we never met him. Tim was there in his stead the whole time. Tim was great! The warranty rep was nice and responsive as well. The sale rep was also kind and helpful. I will say that the choice of using regrettably cheap paint, the state of the garage (inside) left by the builders, unfortunate choice and handling of the sod, and drops of paint left on my carpet was not cool. My ultimate negative issue is that of only having ONE external hose. It is inane that there is not one on the opposite corner or at least one in the back yard. What a huge inconvenience for the homeowner. I would expect better quality paint, appliances above the cheapest option, and a bit more care put into the garage walls and water spout placement. ... John the realtor made the buying experience extremely stress free. This is actually the 2nd Lennar house we purchased in the community.

Too many items were down graded from homes previously built.

Were very attentive to our needs and answered our questions.

The overall design and architectures are perfect for most of the models. The home buying experience with Lennar team was good and smooth process. However there are some areas that really need improvement regarding the quality and finishing of products. 1) Lowest level paint (Flat provided). You have to do it all from scratch on a new home. 2) Stucco outside already has cracks on it on new home on many walls outside. They can’t do anything even with warranty. 3) Quality of fence outside is very bad. Already degrading on new home. Apart from the above things customer service is good. We never once met the construction:site manager and was never once asked if I’d like to visit the property during construction, so I just went myself many times on my own. Past homes we have always met and got to know the person responsible for our new home. Lennar- never. The sales associate was great but we had to ask her things that really were not her job because there was no other contact. For price paid more upgrades would have been good- no fridge freezer or washer dryer. After our inspection it took a few visits for them to fix some but not all. No body ever communicated to us about what would and wouldnt be repaired. More of a guessing game. Closing was not ready- house was not clean and doors not placed although we had noted these on walk through. Just seemed like we were unimportant. The fence policy was not given to us - this was a long fight to win. Positive- the house is nice and survived the hurricane without damage. ... More

There are many mistakes on the finished floor, there are spaces between the boards and pieces of the underlying material sticking out between the boards of 5he floors. Also on the floors and thresholds are dents and I was told by the first person assigned to see my problems that I had to wait 60 days before complaining. Another big issue is the fact that we don’t have a mail box yet and of course there is no delivery for packages available to us either. Hope they resolve all of these issues soon

It was a pleasant and beautiful experience I had with the builder And give them the five star rating Cesar didn’t come back for the last inspection he got sent to a different location so we get to talk to him

After a selection process between builders, designs and amenities presented, we made the decision to make the purchase with Lennar. The process itself of being able to make the purchase was easy and in a short time, being the purchase in cash where there are some additional advantages. In the walk through day assigned there is the possibility of verifying that the unit is in optimal conditions to be able to sign the documents in a few subsequent weeks, giving Lennar time to correct any damage or repairs that may occur. Once these first processes were completed, the signing of the documents was very fast and easy to do with the help of technology without being present, the purchase was made within the scheduled dates. Handing over the keys as the owner of the unit and with the excitement of seeing it personally is unique "thank you Lennar." Once the property is delivered, the processes of registration of the appliances, internet connectivity, and customer service assistance are due to technology, facilitating and at the same time fulfilling the guarantees in the name of the owner these is easy even if you are an international owner not living in the unit. I have even tried the application for warranty service, it is limiting in the scope of being able to communicate with the Owner through other applications with WhatsApp, messaging if you do not have a telephone line in the USA, which delays the service process and that Communication being faster and more effective. A month or more after having the property, I still have minor problems that I hope will be resolved as they should be within the warranty. I know I have the support of Lennar and his entire team. ... I came to purchase this house feeling extremely rushed. I was assured that the model we were interested in was no longer available. I could only buy the LAST remaining "spec" house. Just yesterday, I received an email stating the model I wanted as future build...

Provided a good interest rate and a nice home for the price relative to current homes on the market.

Lennar has been very good in responding to our concerns and for the most part, issues have been resolved. It would have been nice to have towel holders an TP holders installed (at very low cost to Lennar) and the grass, other than the sod in the front yard is terrible, just like straw!. Also, a better effort should be made to have the homes built be much more similar to the models shown.
