The closing process was harder than it needs to be

Ryan was kind and responsive. We had one minor hiccup where I felt like my closing was unnecessarily pushed but I don’t totally blame him. Mischle in finance was extremely rude and unprofessional. She was very short with me and not helpful whatsoever. We’ve also had a few not great experiences with the warranty department. Some items that were promised were then not followed through with the warranty department. They seem quick to shut down all issues brought to their attention. kept all email records and can provide upon request. On a positive note, Sydney I absolutely loved. Overall Lennar was good, but they have removed a lot of items I would consider move in ready. No window treatments, no AC, no garage door openers, no fence, no Ring doorbell. Many of these items were offered in the early stages of building out this neighborhood.

Quality of the products is below the asked price. For example: poor quality flooring tiles, cabinets quality are terrible. Some terminations are very sloppy. Definitely needs better quality productos and attention to details.

I'm very disappointed with the workmanship. There are at least 15 items that I need to discuss with the people involved with fixing cracks, cleaning lights, moldings not painted and other things that have come up.

Lennar has long experience as a builder and their communities are fine. One thing to know about however, is that while Lennar will do a fine job of providing their own agent for the purchase, that agent works for them, not you. You will probably get better terms in the closing cost if you bring your own agent (fiduciary) with you. Another tip is to be polite to the actual salesman handling your transaction and get to know his or her assistant. The Lennar salesman will seldom, if ever, respond to your questions or email. But their assistant will. Focus on that person. Lennar gets an 8 out of 10 for the purchase process. Their construction is solid, their offers to cover closing costs are actually pretty good and their homes do include basic appliances. So they offer a good deal overall. Sales rep, lending team and customer service people were great. Could use better insulation so you don't hear everything outside while you're inside

Our home was delivered on time, but with shoddy workmanship. paint droppings on the flooring and carpeting (everywhere). It was supposed to be cleaned before closing, it was not. The carpet was filthy, garage was a mess and there was fecal matter on one of the toilets (not ours)!

We are very pleased with almost everyone who was involved in the process - from a realty and sales perspective to the construction manager to the mortgage advisor. We were less happy with the pressure apparently from management involved in the determination of our ability to afford the home. This was never actually a concern, but they became worried, and it created stress that was both unnecessary and unwanted.

What initially caught my attention with Lennar is the extra details they put into the design of the home. I also enjoyed working with the staff who were very helpful and quick to respond. What I did not like is the quality of the builders work. After closing I walked into a home with dirty windows and dirty floors and paint splatters in multiple places. The outlets on some of our walls were spaced out at different heights. Also, the paint touch-ups were very visible and thankfully Lennar was quick to fix that. Another aspect I did not like is the quality of the grass they planted. Everyone in our neighborhood has a bunch of weeds growing but the grass they planted is still brown in most places and only starting to become green in some places. Ask lots of questions and keep pushing for updates. We were building from 1000 miles away and unable to see how things were going. The weekly update videos were not helpful. Get a 3rd party inspection, we found roof issues but they were handled. My kitchen island countertop was scratched when we took possession, they replaced with another scratched one, but have agreed to replace again, 3rd times a charm? We had a water leak under bathroom sink first day. My kitchen sink had a large dent on it on closing day, so while movers were moving plumbers were changing out sink (that should obviously have been replaced prior). Our irrigation sprung a leak the day they tested it, they agreed to fix and that was a month ago...Lennar is very quick to respond. But we have had several issues since move in. I believe their goal is quick response to issues found. However, those issues could have been avoided. ... More

Nice home for a good price.

Overall experience was not bad but of course things arise. Satisfied at this time. I appreciate the Lennar team trying their best to help when it is needed. Hopefully it will continue.

It could've been better but I didn't receive the bifolds for three months.

The builder was nice, but I don't think there was much care/effort in the punch list items. The actual buying process and loan process was very frustrating. If we hadn't gotten closing costs covered by going with Lennar for the financing, we would have absolutely gone with another lender. We didn't have clear answers on anything throughout the process. We love our home, but the process even through closing was very scattered and unorganized.

This the 3rd brand new home I've purchased and by far the easiest one. That being said, I'm not sure what my 'concierge' was for? They were supposed to coordinate the process, but that didn't happen. I was always two steps ahead of them and they had an unprofessional and condescending attitude each time we spoke and never followed up with me on the list of questions. I kind of feel the same way about my loan officer with Lennar Mortgage. I never spoke to them once during the entire process. A few emails and I think one text message! Now the sales person, Sarah was awesome and made my life so easy, as did the construction manager and his staff. My biggest gripe is the lack of follow up in the loan and title departments. I had looked at several different homes and builders before purchasing my Lennar. The layout and the price was comparable to some of the others, but look closely at what you want and what the home offers. The selling process was maybe to quick and easy but it definitely worked for me. When you purchase a home make sure when completing the walk through before closing, make sure you know everything you want to about the house, what comes with it and what you have purchase after closing. There was no time for my realtor had time to review the home and make an offer. The sales person should be more interested in showing and explaining everything!! Mine lacked in doing that and so leave room for the extras that didn’t come with the home. If there would have been more time taken to explain this is what comes with the home and what doesn’t, very confusing. Also you have to buy your own refrigerator so why not purchase your own appliance package to make sure you get what you want. Or at least offer the option. After all is said and done I really love my home and would purchase another but with a much better sales person!! ... More

Overall the house is excellent. The realtors were rigid in terms of required meetings in spite of us living 80 miles to the south and being asked to attend them at the end of the day requiring 2-3 hour drives to attend a 10 minute meeting. No willingness to make adjustments Was never mentioned to us that the hardwood was not water proof and needs to be cleaned quickly or will stain.

Having all the appliances in place upon moving in was nice, and tankless water heater was a bonus since it is installed next to the kitchen on the first floor. Having two separate thermostat between each floor is a nice feature as well. But what was not included were the shower door and bathroom accessories. Also lack of storage space were the negatives. I'd have preferred to pay more with these items included.

The workers didn’t seem very concern about building the house. It had lots of issues.

My team were great. I did feel supported and the fixed multiple things even before I spotted them.

Notably, the conduit for internet cabling was obstructed, necessitating an unsightly workaround by our internet provider, and initial plumbing issues were discovered, including clogged shower drains and reduced water pressure on the second floor. Investigations revealed construction debris within the plumbing, suggesting a careless attitude toward construction best practices and environmental considerations. Additionally, the response from the plumbing contractor to our concerns was dismissively humorous, rather than professional or constructive. These experiences indicate a prioritization of speed over quality and attention to detail in Lennar's construction process. While I recognize the efficiency of their operations and the appeal of their locations, I advise potential buyers, particularly those without prior homebuying experience or a knowledgeable advisor, to proceed with caution. Engaging an independent inspector during the buying process could mitigate some risks and ensure a more satisfactory outcome. In conclusion, while Lennar successfully delivers on its promises of prime locations and timely construction, the post-purchase experience may fall short for those expecting thoroughness and quality craftsmanship. My recommendation is for seasoned homebuyers or those with expert guidance to navigate the purchase process with Lennar more effectively. ... More
