The loan process is Terrible.

Where to begin. Well, in many of the interior walls, the studs are not set at 16" on center, more like 22". The finished work leaves great deal to be desired. Much of the moldings are not set right and some just plain missing. The electrical work certainly wasn't up to code, since I had 3 bedrooms working off one light switch. I still have several screws that were not covered by whomever did drywall, Ans last major item was the leak under the sink. Now having said that, the service people who came to repair, complete or adjust items reported were outstanding. They were efficient, polite and knowledgeable. The one person who stands out for exceptional service and reliability was Anellie, I'm sure I spelled her name incorrectly. She stayed on top off all the requested items until completed. She gets 6 stars out of 5. All in all, as I keep finding little things, I find it best to just remedy them myself, but I would still recommend Lennar to someone who is handy and want a good first-time starter home. ... More

This home was overrated, over priced and structurally changed from the model home. Therefore it is not worth mentioning how bad this experience has been. Quality and workmanship is livable and ok with final product, but not good or great. Many items need to be fixed or adjusted. I am concerned how it will be after one full year. This is not the normal quality standard in prior build purchases from Lennar. Unfortunately I will not recommend Lennar nor buy Lennar in the future.

The process was very long and tedious. If it were not for Christina Z and Jonathon C, guiding me through the process I may have not gone through with the purchase. If you are looking for a Lennar home, you would be extremely lucky to have Christina Z, she is outstanding.

So far great response to any of my issues, the customer service representatives have been very helpful and we love our home.

Good: Professionalism and courtesy of the sales team. Excellent follow up on fixing minor construction issues that typically plaque new construction. Danielle is outstanding. Good value for price. Very welcoming and supportive community. Bad: We lived in a development in a nearby town for 23 years. Never had an issue with crime. So we were perhaps a bit naive. In less than 2 months, our house was ransacked, jewelry and car stolen. The car had been in the garage. After the fact we discovered there had been at least one other break in at the development. We also learned that thieves target new construction housing, especially those houses next to vacant lots or houses still under construction. We just did not know that. Previous attempts to address security issues such as adding more street lighting or flood lights have so far gone nowhere, either because the builder refuses to accommodate the requests, since they still control the HOA, or due to temporary township restrictions. Knowing this sooner would not have discouraged us from buying here. We just would have installed security systems immediately and taken other precautions. But of course we got no heads up. So buyer beware. Make sure your first upgrade is a security system and do not depend on the HOA (controlled by Lennar for now) to make the necessary expenditures to improve security at the Venue. Perhaps that will change in the future but for now, it is what it is. ... More

We had a wonderful experience buying this home! The entire sales team, mortgage team, escrow team, everyone was great to work with!

sales agent and customer service are great! Quality of workmanship is poor. Found too many issues during walk through and most are not fixed before closing. Now a few months after closing and many issues are still not addressed.

I had great experience buying home from Lennar home builders. Also it also provided good mortgage.

I am very disappointed in the quality of work. There were so many issues with the house prior to my closing it was a very sad day by no means not a happy day. And still dealing with issues that should have been done right before closing. I would not refer anyone to buying a Lennar home in this community. Everyone that I have had the pleasure meeting has said that they have had nothing but problems. This is not a good thing coming from others and the workers say we do what we get paid for what does that tell you. I was raised in a family of building contractors and at age 14, started working in all phases of construction. That's 60 years of experience. Regarding Lennar, rarely have I seen such sub standard construction, cheap finishes, no attention to detail, terrible service and lack of credibility. I have a library of photo's to share if anyone is interested in my claims that follow. Instead of using a multi tool, holes are pounded out of sheetrock and cabinetry with a hammer. Hand railings, faucets, toilets, electrical boxes are often not square. A worker painted my handrail, leaving the bird poop and stucco mud under the paint. This was corrected after I complained to construction manager. Example of service: I needed a faulty 20 amp breaker replaced (a $6 item at Lowes). After 2 months I gave up on Lennar. I purchased the breaker and had an electrician install. it. The service call cost me $125, but worth getting past the aggrevation. My ongoing and worst experience is living in our building. It hasn't yet been turned over to the HOA, and consequently hasn't been cleaned or maintained. We've been living in a dirty, litter strewn building for 2 months. I have complained to both the sales staff and construction staff about this with little or no action. I have a collection of photos to show anyone who is interested. ... More

Do Not Close until ALL building issues are signed off on. Dina is unresponsive and unqualified as a construction manager. Trades are not managed or construction work verified via a project plan Cosmetic defects are considered not important and are totally ignored. The amount of work order tickets that are required to be opened as a result of sales and Dina's non-responsiveness and follow-up is a full time job that falls on the shoulders of the buyer/home owner. HOA requires that Spectrum is utilized for TV/Internet, however Construction manager does not confirm or verify that the lines/cables are installed and working. It is necessary to use the internet for the home security system as well as submitting work orders; however, with no cables/lines this becomes a frustrating nightmare of "not my job" from Lennar. Appliances are not protected from dents and scratches and Lennar does not correct damaged appliances. Carpet and flooring are not protected while trades stucco, paint and others all walk through with dirty footwear, some wearing workbooks and others in slides and slippers. Drywall and Painters are part of an inexperienced 3rd and 4th party trade that Lennar contracts with and does not manage. Bayonet Plumbing does not have anyone pressure test the plumbing lines or verify their work. Associates are right out of trade school with zero experience and interior water damage becomes an issue and Lennar does not take responsibility for. Also, be aware, Lennar has the "right" per the selling contract to change ANYTHING without notice to the buyer by the sales team. This is inclusive of color of paint, tiles, cabinets, counters and even the structure of doors, closets and kitchen/shower/bathroom fixtures. Beware as Lennar is not the #1 home builder in Tampa Bay for a reason. If you should decide to go with Lennar for you next home, do not allow them to rush you through walk throughs and closings. ... Great experience with Lennar Always responsive when I have questions

We have a beautiful townhome but the little details could use some work. paint splatters, doors that don't completely close, appliances not leveled, carpet tack strips that stab your feet because they weren't flattened. Took over a month to get internet installed to my house. These things are all fixable and Lennar says they will be fixed. I'm waiting to see. Just thought I would see the quality right away, not have to wait until things get fixed.

3rd Lennar home we’ve purchased and this likely will be the last. Lots of incompetencies from start to finish with contract numbers being wrong or changed and overall very uncomfortable. Larry made our move in process extremely irritating. Blue tape issues weren’t fixed in several places, our carpet and tile remnants were removed and still trying to get them. He’s rude and only wants to tell us how he’s never done any of this for anyone else. $650k invested on this home and 1.4M total investment with this company and we can’t get some leftover building materials we paid for anyway? Crazy!

Smooth process end to end. Also, the after care is great as Margarito has been helping us. He is great!

Overall it was a good experience moving from Indiana to Texas. Lennar was accommodating with scheduling for closing and walkthroughs. Closing was online. The house is great. It has been a month so far and we haven’t had any issues with the home itself. I would recommend considering Lennar for future purchases.

It was very nice having such a simple process to purchase a new home, but with no sales center at our community. Our conversation with the sales rep was short and to the point with many details missing. Also, the contract we signed in Docusign was missing the upgrades package for our home. We were also given zero information about our HOA from the sales agent. Gratefully, we had a good mortgage officer and construction manager. Because the did all the heavy lifting in make sure our process was smooth. The closing office forgot to reschedule us or keep us updated on the delays of our home. The construction manager Rob did that for us. The closing officer also didn't let us handle the tape during our walk through. She forced us to tell her what to tape. We ended up buying our own tape and walking through an hour after the initial walkthrough was done. Overall grateful for the help we did receive and the beautiful home for the absolutely wonderful price. ... More

Responsive to concerns and repairs.

From finding the home to closing on it was fast and easy

Our sales person was jolly and happy but ill-prepared from beginning to end. Uninformed, unresponsive, fragmented answers, and less willing to help after closing. I am not surprised as she already made her commission!! Workmanship was a joke. Unsquared rooms, unleveled walls, irregular tile grouting, dings on appliances, and other minor flaws. No one cared to do a quick inspection before calling us to inspect. Zero quality control. Post-sale repairs are also another joke. We are still getting through some of these corrections and hope to close them soon. To escalate issues is IMPOSSIBLE! No one gives any manager or supervisor's name or contact. After much wrestling, we got the Regional manager contact and info. He was friendly but seemed overloaded with cases and could not give us 100% attention. He said - call me if any issues. We called and he directed us to a wrong site to enter the defects for correction. These people need to be trained on the ABC's of customer service. What to say. What websites to enter information. Who to call. The basics!! So, after we moved in this week, we found more minor defects - but thank God, nothing structural. At Lennar, no one, I repeat, no one takes pride in delivering excellence. The LEGENDARY SERVICE preached at all levels is non-existent. I wish the CEO would know, so he could have a rude awakening of the magnitude of the problem and do a 360 degree shift. ... More

Overall, the buyer needs to provide significant oversight to the quality product. We had over 96 items on the original punch list which happened approximately four weeks prior to closing. On the day of closing there still over 25 items not taken care of. Lennar needs to implement better quality control procedures.
