I have the found process of the closing, knowing who to contact for the HOA, obtaining the trash cans, getting the keys, etc., to be very difficult I am still trying to find out how to pay for my HOA fees. In addition, I was very disappointed to learn that each resident has to water their own lawns. I paid nearly $2,000 toward the HOA initial fee and no sprinklers are provided. This mean hoses are out front all the time, and each person's law will look different, I would have been willing to have paid extra for a sprinkler system.

Home buying experience was OK, but Lennar Mortgage was pathetic. Being a first time buyer I expected a lot from Lennar.

House looks great. Quality lacks in many aspects from poor electrical wiring, poor workmanship for ejecutivas outlets, poor workmanship for nailing especially in garage, painting lacks quality, and so on. Then to get things fixed you wait for several weeks, if they get fixed at all. You also get offered things in the community that never happen. Just don’t believe what Lennar states.

Quick, helpful, clean, organized, spacious

I would like to compliment the Lennar team of workers that keep this ship moving in the right direction. No easy task. Had great interactions along the way with everyone, sales (Greg), project managers (Miguel & Kimberly) and Sam on the Customer service end. Very professional and helpful. Started off with a non responsive and overwhelmed project manager, which was switched to a new but too late in the project. A lot was missed in the finish work that should have been caught by inspections and managers. I am extremely disappointed by the lack of attention to detail. Here are SOME of the issues with the finish work; -Joint compound (spackle) drops everywhere. (Rugs, walls, doors, and moldings) -The spackle work in general was poor. especially around bathroom transom window, showers, ceiling seams. - Door casing, base moldings and quarter round is caulked heavily to hide big gaps. -Base molding shimmed from the wall to cover flooring shortage/gap! -Uneven walls/moldings. -Entry door off the garage is installed poorly. (Large gap created behind the casing filled with a ton of caulk) -Walls painted over unsanded spackle and large spackle drops. I am extremely disappointed that I will have to move into a brand new home and have professional contactors fix these issue properly. I have seen the quick fixes that Lennar contractors have done and I am left in disbelief by the lack of attention to detail. We knew upfront the home was overpriced, but found its size and views very appealing. However, many defects were detected during our “blue tape” walkthrough — way too many for a brand new home, which should have been a red flag to us that workmanship was a big issue. After moving into the home we quickly learned how “sub-standard” most of the appliances, fixtures, and workmanship were. The dishwasher, washer, and dryer were mediocre at best, and all had to be replaced due to being loud and annoying. All 3 toilets were replaced. Light fixtures are cheap and their placements are not logical. Most faucets are cheap, with some (kitchen faucet and laundry) being chrome over plastic. We have now spent an excessive amount of money just to bring the home’s quality and workmanship in-line with its initial advertised value. Bottomline: our biggest concern is workmanship and value for money. Our future NEW home purchases will not include Lennar. ... More

Our overall experience went very smoothly, when small issues occurred they were resolved quickly. Great value for the money Small issues with the home we’re reported and resolved the very next day

At the beginning of the purchase, everything went smoothly and fast. When closing came the house was inspected and a few things were defective. The workers had left broken tiles on the roof some were replaced but not all of them. The laundry room had a bad connecting outlet for the washer machine we had to replace. My refrigerator had no water nor ice coming out they promised it would immediately get fixed here We are two month later and no one has been able to fix it, Apparently the water hose was never connected to the water line under the kitchen sink. The front door knob and garage still have the temporary knobs used for construction. They claim they are still under order even after closing two months ago. I can’t access the bottom part we have no key access. We had to come in through the garage for the first couple of weeks until we figured out how to use the top part with code access. We spoke to the builder manager for help and customer care. Everything has been nothing but excuses no one seems to want to help. They still have me waiting… ... More

We like the new condo and are glad we purchased it. John was a great salesman as a quality control rep, but he promised some things that just did not happen. Overall Lennar people have been great when we were talking to them. There are several concerns we noted in the original walk through that were not completed and similar concerns on a follow up work order. We placed an emergency call because we were having power outages and while it turned out to be a Duke Energy problem. We were not satisfied with the emergency contacts that were supposed to provide emergency services. The Lennar emergency contacts were great but the contractors that were supposed to be available to help had no off hour emergency contacts and we as well as the Lennar reps had nowhere to turn. Our experience with the Lennar representative as wonderful. If it were not for Laura , I believe , the builder would not release the home. We were committed to buy and the PRICE WENT UP THOUSANDS! This is downright criminal. The construction manager Reese was also a pleasure to work with concerning repair issues. The problem is the craftsmanship of these workers who are hired to build and repair and address all kinds of issues. I have one serious remaining issue with drainage that I have contacted to address the problem. My wife and I are basically happy with the home and area. There is a lot to say and would be better served in a fluid conversation. ... More

I am very disappointed, with quality house.. the floors leaking glue… don’t have wiring to my lanai light… cable running through my garden.. I spent already 10,000 just to make that little bit better.. my front door has quarter inch opening on the bottom.. wind and dust go through it make loud noise… Any those issues.. I discuss with manager …. Nobody care .. I talk to neighbors they have same problem if not worst.

The sales, pre-construction portion, and final walk through went as planned. I thought that the mortgage lending office for Lennar was a bit pushy! Also, the fact that cable and internet services are still not available should not have been our concern and should have been coordinated by Lennar! It is simply unacceptable given the sales pitch we received!

We got a great price we love the location and the neighborhood. However the sales process had plenty of errors. The loan process had a lack of communication. Construction was clearly rushed and builder used the cheapest materials possible.

Multiple times through the entire process we were disappointed that Lennar discontinued many practices, even from one house to another, seemingly at random. When preparing the contract to purchase, we stopped by the model home to speak to the representative and every single thing we liked about the model home we were told they no longer did in this neighborhood. It was very disappointing, but we had already made plans to purchase new construction due to high interest rates. There has also been quite a bit of cost cutting throughout the entire house. We have a 7ft “crawl space” with no access to it because they said they didn’t have to (this was specifically told to us when it was brought up multiple times, even though they put our HVAC down there that needs new filters often). Another thing is that all of our hinges throughout the entire home are spray painted white instead of matching the hardware on the rest of the doors and it looks very sloppy. Long story short, ever since closing, we have been finishing a house that we feel was incomplete at purchase. Of course we are giving them an opportunity to fix the issues, but we feel they should have done the right thing PRIOR to closing, considering Lennar’s vast resources. We just really expected a better experience from a builder like Lennar, but in my opinion, profits seem to mean more to them than a good, quality homes and doing what’s right. ... More

GOOD FOR SELLING A HOUSE, ONLY THAT, SINCE THEY DO NOT DELIVERY THE HOUSE 100% READY. ITS QUALITY CONTROL IS BAD AND THE RESPONSE LEVEL IS VERY POOR.

My new home is wonderful-it’s the perfect size and has an open floor plan, garage, fireplace, bright white kitchen and wood floors -the non-negotiables in my search for a new home. My only disappointment was that items received by owners who purchased just months before me were removed from my “package”. Most of those were present in the model home, but I was aware of the take backs prior to my purchase. There are no options available which raised my cost (after closing) such as hardwood throughout, closet organizers, upgraded appliances, and rear patio. Altogether those improvements added about 10% to the cost of my home. The staff are amazing and incredibly accommodating. The community is so welcoming-I’m very happy with my choice to buy here. ... We waited a really long time for construction to start at this new community - 11 months after signing. During that time, we never stopped looking for a home, but nothing came close to the layout of the Mayflower plan. So we waited, and so glad we did. We broke ground on Feb 12 and closed July 13. During the build, we visited the site often to see it progress. There were issues - first we were very surprised with how high the house was going to be due to the slope. I swear we were told it was slab home but it was a crawl space. We never wanted sloped driveway or a bunch of steps out front, but our construction manager was very clear with us on how it would look and he was spot-on. In the end, the steps are fine, it looks good, but still dislike the driveway! During construction, our CM advised us about an issue with the main bathroom wall, it was bowed on one side, so they ripped out the entire wall and redid it. We didn't see any of this, he just informed us about it so we knew what was happening. We noticed some issues during build such as a leak under kitchen sink. It went for a month with nothing getting done and I was stressed about the water ruining the cabinet. But in the end, they fixed the leak and replaced the cabinet. There was a big issue with the main living/dining/kitchen area floor - it was sunken a bit after drywall, flooring and cabinets were all in. We didn't notice it, but our CM pointed it out and told us they were investigating. Lennar brought in engineers who provided details on the situation, it got repaired, but then the LVP was floating, so every time you stepped it made a crackling noise. it was so bad! This was just a few days before closing. Day of closing, we come in for the final walkthrough/New home orientation, and they had completely replaced most of the flooring in that whole area the day prior! The CM said he couldn't leave it like that and they had to 'make it right'. I was impressed. Happy we stuck it out on this home. Really, the CM's make the difference and there is a great group of guys at this community. We had a 30 day follow-up and our Customer Service Rep has been amazing. Not a lot of items really, but he's been on top of each of them, following up after every one is completed, even fixing some himself. Overall, there were stressful moments - times when we thought about canceling contract and going somewhere else. So glad we waited and now we're in a beautiful home that we absolutely love! ... More

Miller Brothers and BNR both do half-crocked work. Miller Brothers break fiber optic cables and home owners are left to get the problem fixed. . They don’t care what they break and Lennar doesn’t help with getting the cable repaired. BNR puts sprinkler heads in our yard that belong to our neighbors and also puts the heads right on the property line. Told the construction manager we were putting up a fence on the property line so they knew not to put the sprinkler heads on the property line, but did it anyway. Construction managers are unresponsive to community members complaints. Overall, the landscaping has been a cruddy experience. Told in June the landscaping was going to start, didn’t go in until August. Perhaps Lennar need to rethink who they contract out for grading yards as well as the irrigation systems. Very incompetent people. North Metro was the best, but they, too, added sod where we had it flagged off. Lennar needs to do better. Seems that once Lennar has their money, they don’t care about the home owners. I would rate the construction managers, Miller Brothers and BNR a 1 for very poor communication and workmanship. ... Don’t use Lennar, ton of problems and anytime you raise an issue you’re gas lighted by a dude saying it isn’t an issue

We had a very pleasant experience buying our home from Lennar. Everyone went out of their way to help us before and after we moved in. We are very pleased with the home.

Buying a home with Lennar was definitely exciting at first, but once I moved in, it wasn’t. The construction on their homes can be sloppy at times. They are building them too fast to check for simple mistakes. When buying a home be sure to have another home inspection completed before signing anything. Be sure to check for thing you would rarely look for (ceiling being leveled, paint missing on doors, neatness of caulk etc). Look for everything. Just don’t be fooled by the beauty of the home. Really look at what you’re purchasing. Even with many problems in the home, Lennar fixed everything I asked for. They went above and beyond to correct any home issues I found within my first 30 days. ... More

the 2 people assigned to us were both extremely responsive to any questions or issues. They followed thru with their action items on any items I brought to their attention. Could not have been happier with their support.
