My initial contact was an older lady at the model for Arcadia. She was horrible and would have turned me against Lennar for all time because of her terrible attitude even though I found what I thought was my perfect house. I fell across another model of that house in a new development called hidden lines and that’s when Lennar redeemed themselves. Laura is amazing and the only reason I bought my present house from him his builder. There isn’t enough bytes on the internet to describe how amazing she is. My builder Jason was also very good but his hands were tied because of his boss with a couple issues I wanted adjusted or done. Then with a rush to close, I noticed many discrepancies in the quality of the build. One of which is more annoying that my windows (some of them) aren’t square. This is the first home that I bought that was built from the ground up and it’s hard on the review because Lennar’s People were magnificent. I couldn’t ask for better people to deal with, but I wasn’t too happy with the workmanship of the home and even when I did the walk-through, it’s Obvious that they could’ve took a little longer to do some of the projects. I didn’t complain too much about issues that I had moving into the home I had to get into the home as soon as possible, but if I was to buy another home I would make sure that I don’t give my notice Until I am in that home and everything was to perfection because I think that had a lot to do with it I’m really not a complainer so it’s hard every time I have to call about problems with the home. I was suggested not to get an inspector because the house was inspected thousands of times before I moved in. I wish I would have. Some of the biggest things that I have a problem with which I think they should have done way better job of is when they finish the construction they should hire somebody to come scrub the driveway because it was filthy and a lot of the dirtt is caked on and I’m gonna have to hire someone to fix it. The landscaping was great when I came to do the final walk-through but then I had water issues the ground was dug up. When they came over to fix it, they could have did a way better job. They didn’t put any work into it whatsoever. It’s just things like that that I’m had a little problem with. I know people just do what you’re allowing to get away with and I was so grateful for having the house and the financing that I received in the love I received from the company that a lot of the issues that I should’ve complained about I didn’t. ... We felt a lot of pressure to close our home even though it wasn't ready. We should have been able to wait to inspect the home then have another week before closing for items to be repaired. We were promised items on our punch list would be completed prior to our arrival a month after closing but they were not done.

Overall the house is nice and Lennar knows what the consumer wants for interior layout. However I feel some sub contractors need to be fired. First off our trim is a disaster. Nicks and missing chunks everywhere like they used bottoms of the barrel wood and slapped some paint on it. Second, Lennar really failed on the paint. Single coat (lightly done at that) is completely unacceptable at this price point. Third, this one we knew from the start but still needs to be mention, how much more is it to just prime the garage and not leave the walls bare. That is just straight nickel and diming. Fourth, the cleaners need to be fired. Every single trim and switch/outlet cover had thick dust. Did they even clean pre closing besides a vacuum? There are plenty of other areas that we know they cheaped out on but some is more acceptable than others. One huge disappointment for the wife was that we were in the highest package, their “elite” but our front door was basic steel. Some of the low grade packages got a nice front door with windows. Nowhere in our package info did it state anything about the front door but the color. Huge oversight and upsetting. Now for the people that state oh you get NHO time to mark it all off, they give you such a small amount of time to look over the house after they spend over a hour explaining things on the house with you. So things get missed. Plus things get marked that never get repaired before closing and it’s touch to remember where all the blue tape was. Last item. Dining room chandelier light. They leave a box for it that is center between the 4 recessed lights. However no one would ever put a table there, that would be in the middle of the walk way. They oversell expectations and under perform the exection in my opinion. Based on the feild team they need a better process for quility control. They don't like to give you plans based on architectural or structurals, but know this its public record and you can get them from the city or county free of charge.

I bought the condo here in Zephyrhills and we were exciting about the house given the price we paid. After moving in there were little issues, such as GFCI outlets didn't work, leaking from the kitchen faucet. Lennar was very responsive and made sure everything was fixed as quickly as possible. I know new homes aren't perfect especially in the beginning, and gradually things are fixed so so far we are pretty happy being here.

Easy process. Sales support was good. Usual sales tactics. Took some follow up for aftersell warranty fixes.

First of all, Felice is great at explaining everything; she is a fantastic person and helped us a lot during the process. Mark on sales was excellent; he constantly communicated with us and was very helpful in showing us the property. From the builder, I am happy, but I also see some quality of the work is not good; something happened that makes me believe they are using non-high-quality contractors; they seem to oversee some essential things to get right and fix (ex, the did not connect the laundry, garbage disposal, minor leaks, dirty carpet with paint) and some stuff that should not be happening in the first place. I believe they are slowing down the start of the construction of the community area, giving more importance to the houses. I was inside the newly built homes several times to see the foundations and everything, and I do see some low-quality work in some areas when they break wood and do not fix it properly. So far, no significant issues have been encountered in the house; I still believe it is not worth the money, but the market is crazy. Also, the upgrades in some places are crazy expensive; I do not know why they overcharge for it; it does not seem right to me when the quality of the work and materials are not that impressive. Overall, it is a good community so far; there are no significant issues, except it is still under construction and there is some noise; parking is a mess with all the contractors and workers coming, but you have your garage, so as long as you don't have more than two cars, you should be fine. no direct phone interactions, need to wait for answers for loan progress, repairing, still, i have not received site map from the selling agent, it was a very frustrating experience.

Lennar was not will to add a 220 drop for my electric car even though the house had not been drywalled. The quality of the workmanship was not good. My garage door was not properly adjusted. I called them, but no response. The paint is contractor grade flat. That is not more than colored water. There are significant gaps at the bottom of door frames. These should have been caulked. One of my blinds is broken. Called, but no response.

I was afraid and still because all bad comments about Lennar, to be honest the home is fine and they let me know what is cover for Warranties and what no, I found nice People in all process, the findings and few claims were attenden very fast, I dont have mayor issues with my home and I receive all the said, the only think is that the neightboard still in construction and Looks like Lennar is not give us all ammenities or parks they promise, it chanched with the time, in general my experience was and still fine, Im in my first year with warranty and I dont have claims opened. pay your inspecction it helps a lot.... ... So my home did not come with a garage door opener, so I had one professionally installed so now I am told since 'Lennar' did not install it my garage door is no longer under warranty. FYI, before I moved in it has a 'catch' about halfway up they said they fixed, but they did not...and now well my door is no longer under warranty so I guess it is my problem now

The buying process was very quick.

Lennar has beautiful homes and a state of the earth workmanship. New homes are equipped with energy efficient appliances and home finishing is a plus. Realtors and other teams are great. The team need to work more on closing day preparation and preparation homebuyers on penalties in advance. Otherwise Lennar homes are the best to invest and live in.

The home buying process with Lennar has been an overall success. My family and would say there were som ups and down from inception. We do understand nothing is perfect. Communication during underwriting could have been somewhat better but once again we do know that this is a process that includes many persons and parts to complete. I do believe the finished product could have been of better quality. From a cost perspective, the sub contractors should pay more attention to quality control verses quantity production. This will benefit Lennar through the warrantee and punch out time period as well as the customers having to potentially complete repairs or changes on their own. Love my new home! Absolutely adore it. I have not had the greatest experience with the salesman after I had signed the day of and put my deposit down. The QA guys were great. But they did say that my house would be cleaned before i moved in and sadly it was dirtier than it was the last time i saw it before it was officially mine. Found footprints and fast food napkins in a bedroom. The attic was left open with the light on. I have tried contacting my salesman (since he is the closest) about a few things and received nothing in return. One warranty guy was helpful on the AC problem I had (my home sat on the market for a bit and so throughout inspections and such the Freon went low, i get it, no biggie) but i had a problem with the dishwasher leaking and he said nope we can’t help with that that’s a GE problem, but come to find out it was due to the way it was setting in the spot and it was a simple fix. Other than that, it is a beautiful home and very energy efficient. I’m very happy with my purchase. To note: the financial side was little better but a few people did not answer back as quickly as they expected me to. I had to follow up a few times before i got an answer. Plus closing was incredibly easy, but when i had questions about closing i had to ask family because i didn’t get answers from the company on either side, sales or financial. ... More

The houses were put up too fast and there was a lot of mistakes that lennar made in our house . I had a wonderful project manager that was on top of getting most of them done to this point. Some others were not as lucky as we were with our project manager .

Nice house with great materials, however we missed in the living room one eletric spot instead of a sprinkle.

Price is good, but there is little attention to finishing. There are many doors poorly cut and painted. There is a generalized rush to close even if the details haven’t been fixed. And when asked for support on warranties, Lennar reps do not respond promptly

We have had some unexpected and disappointing surprises. Our basement has been leaking water for two weeks or more now. This is a big deal to us. We are not so confident in the recommended solutions. We still do not have internet due to the builder hook up not in place yet. Its been over a month without internet. Its costing us more money to hook up to our phone.

We lived out of state and was bought the house site unseen. When we contacted lennar we had a salesman contact us. He was pretty good at keeping in contact until the closing. There were a few issues that had to be addressed, however, most were taken care of before the closing. The fact that we cannot get prints to the house is a little irritating considering if we need to do any upgrading or remodeling, we don’t know where anything is running in the home. We understand the prints are property of lennar, but the prints could be stamped and given to the owners. Steve, our construction supervisor has been absolutely amazing. He went out of his way to ensure we were comfortable with everything. It would have been nice to see that there were actually houses going to be built behind us before we put the down payment down. We would have chosen another lot. We also had to go to another builders website to see the community space that is behind built, so that may want to be updated on Lennar’s website. ... More

The Lennar staff are great. The workmanship I see after being here is disappointing. My 60 day list has over 20 items that need to be looked at. Some should have been done before closing.
