timely delivery of the house

Our home has some nice amenities (Frigidaire kitchen appliances, ring doorbell, keyless entry, and second floor laundry, Our inspector found several areas that needed to be addressed. The powder room door did not latch. It was fixed but there is a big gap so we can see into the powder room from the kitchen and we can see the kitchen from inside the powder room with the door closed. ??? The carpet shows areas that were pieced in that are noticeable. The carpet in the main suite doorway shows stress from how that was installed. The woodwork along the stairway was pieced and there is a noticeable junction of the two pieces. The finishers must have noticed it and applied some caulk to remedy the situation. It did NOT remedy the situation. The toilets are of a "builder grade" quality. 2 have clogged within 5 weeks of living in the home. We have NEVER had an issue with a toilet clogging even when we had a septic system in one of our homes. We are looking into having to replace the toilets as there seems to be no remedy to this problem even after the Lennar warranty people were out here twice. The online reviews note an issue with clogging with the ProFlo toilets. The water heater is on the 2nd floor and we get ample hot water upstairs. However, the kitchen sink and powder room sink on the 1st floor take gallons of water before we get hot water there. Every other home has black "braces" and a handle on the garage door. We are the only home that does not have that. ??? The issues in the home just make it look like it was "thrown together" to get it sold with no pride in workmanship. The house is good, somethings were noticed after we moved in, the weather stripping on the doors will need replaced and there is white paint on the carpet in the corners of the rooms. Chad our sales man was kind of rude during the home buying process. We are looking at other builders in the area to compare, every other builder had add-ons to their house like blinds, garage door opener, washer and dryer or smart home devices that came with your home when you purchased it. With Chad, we enjoyed the house but we’re curious about getting blinds or garage door opener added he insisted he could not add blinds, but verbally said he could get a garage door opener. Once we had signed and got to the celebration walk-through, we realized there was no garage door opener. Chad insisted that the house did not come with a garage door opener and he did not ever agree to that. We were upset but still wanted to go with the house. My two brothers have since bought Lennar home from Chad after being referred by me. After his home purchases, we had reached out to Chad to see if we could get blinds or a garage door opener as a referral incentive. We had other friends looking at buying houses as well. He had asked us to stop asking him, we will not get them and that we were harassing him. After talking to other people in our neighborhood, their houses did come with blinds and garage door openers so we are extremely frustrated with this at this point. The house overall seems to be good. It is just extremely builder grade which we knew coming in, but would’ve liked a couple amenities added. It was extremely frustrating as well to learn that the neighborhood is wired with Internet, however is not free. We found this out after we had moved into our home that we had to pay for our Internet when it was worded to us that it was free, which was a buying incentive for the house. ... More

Why do I need to fix issues with a NEW home?

Lennar Need to do better inspection in your homes, find some issues on my home looks that we need to fight for everything.

We bought our Lennar home as part of a package deal, with our daughter’s family also buying a home on an adjacent lot. Our daughter’s purchase was contingent upon them selling their house in another city, and our purchase was also contingent upon them selling THEIR house. The purchase agreement had a closing date, which Lennar reps said they would continue to move until the deal was concluded. Our daughter’s house didn’t sell during the first closing date in the purchase agreement, and Lennar amended the agreement to a closing date a few weeks later. Our daughter’s house still did not sell, after several price reductions and many showings and open houses. When the revised closing date came, Lennar gave 48 hours notice that the closing must happen or the purchase agreement would be cancelled. Lennar rep said they never said they would continue to move the closing date, although my wife and I, our daughter and our real estate agent all heard them say so. This caused much anxiety and unnecessary pain. Not a good experience. ... More

In my house is water damage and is almost 1 1/2 months is gone, but he’s still not finished the job and it’s too much mold in my house and kids will live with me. Does not a safe if anything happened with my family I saw them in court

The process of choosing the lot and material was a great experience. Any issues found was rectified fast. Love the home and the neighborhood. No complaints

Scott made our home buying experience wonderful. He is professional, patient, and knowledgeable of all the homes and all of the areas in Myrtle Beach. He listened to all our concerns in what we were looking for and took us on tours of several communities. He understood that we had to sell our house in order to buy a house with Lennar. He walked us through the whole process and was very patient and encouraging when we had a hiccup with our seller. We are so happy that we met Scott.

Working with Lennar was great . There were a few minor hiccups in my home.

This is my 2nd time buying a Lennar home, fantastic experience both times

my advice is look at every part of the finished product very closely.

There is nothing that needs improvement in the service, as it is already perfect; furthermore, the buyer is always kept informed of the entire process, step by step.

Quick and easy from start to finish, Scott was great showing me the house and very helpful with all my questions. Looking forward to having many happy years living in my home. Eric

Do not sign even when they say they'll fix issues without it in writing.

After we move in we find a lot things needs to fix it, but because we didn’t catch when we inspect the house, now we have to summit a request and they make too hard to close. Too much stress

I had a very fast and efficient experience overall with Lennar. I was connected with multiple representatives throughout the process, and I especially want to highlight David in the New Braunfels location he is extremely knowledgeable, responsive, and continues to be helpful even after the purchase by answering any questions I have. Ethan, the construction manager, was also very welcoming and supportive throughout the process. That said, there were a few areas that could definitely be improved. During the approval process, communication felt disconnected. Much of the process was handled online, and documents were often uploaded for signature with little to no explanation just a quick message asking me to sign. For something as important and complex as buying a home, more guidance would have been helpful. Closing was another area that lacked personal interaction. Aside from the notary, there wasn’t really anyone present to walk through the documents, which contained a lot of detailed financial information. It felt like we were expected to fully understand everything on our own, even though this isn’t our area of expertise. Thankfully, my realtor was there and did her best to explain things, but I strongly believe a loan officer should be present and actively involved during closing. On a positive note, the warranty department has been very responsive and quick to address and resolve any issues. Overall, a good experience with some important opportunities for improvement especially in communication and customer support during key moments like approval and closing. ... More

Issues arise, I put tickets in. They get marked completed. Nothing‘s completed. The issues I had at my final walk-through still have not been done even though I’ve also put in more tickets and those have also been marked completed. I do not think there is insulation in parts of my house because the walls are paper thin I can hear people talking outside the vehicles on the road sound like I’m sitting in the road. I have a gas leak that has not been checked, even though I have made them aware. Also when they sent people to clean the house, they left the owners manual in the dishwasher and it burned on the heating element and two months later after scrubbing the dishwasher clean my dishwasher still smells horrific the initial individual that I was in contact with who was supposed to help me with any problems has completely vanished and will not return my messages or phone calls. The only reason I am giving some any stars is because there has been three individuals who have been overly kind but out of two fistfuls that is all. everybody else that I talk to just says oh I understand and nothing gets done and the HOA that I am paying an exuberant amount of money for is doing nothing in this neighborhood. There are cars parked all over the street. People’s yards are full of weeds trash cans are left out all the time and these are all things that should not be happening. ... More

Lennar worked with us to get our credit in shape to borrow a VA loan and purchase our home. We were able to close and move in quickly to save a month on our rent.

The new home buying process was very smooth and straightforward. Lennar team were helpful in explaining every step of the transaction. Provided clear instructions on home inspection and use of amenities and home features. Thank you Lennar for your great service!

The whole buying was just ok it’s after I bought my house that no one want to know me I had several issues spoke to many people in person none of them have been resolved very disappointed And because of this two other families that were interested in looking in here have now gone elsewhere
