The contractors are not working with quality in the constructions cheap ,materials, but it's ok

Jay is not the best at checking in or communicating with his clients. Numerous promises made at final walk through without any follow through. Chris has been awesome. He is timely, responsive and follows through immediately with any and every need- going above and beyond.

Purchase experience was great. Our home address on google map is erroneous. All navigation apps take me to a different location. Despite repeated requests for corrections it is still not resolved.

You get what you pay for with Lennar. The style of my house is nice and suits my taste, but the quality of the build and the customer service leave room for improvement. Overall, it's okay, but I expected better attention to detail and support.

Buying a house through Lennar was a good experience. The process was fast and easy. I would totally recommend this company

Have not lived here long enough to critique response to builder issues

Buying with Lennar was fairly easy with the help of my realtor and new home consultant John, there's a couple term/fees that will be missed if you do not read contract word for word in its entirety. I would also suggest for future buyers especially first time homebuyers to be firm and not intimidated during your initial walk through because otherwise the agents will make you feel guilty for pointing out every deficiency whether small or big and simply try to brush issues off, also Id recommend Lennar hire better paint professionals that have attention to detail and not just paint the interior of these home as a rush job because it definitely shows, despite those negatives any issue that arose Emily D was very kind and understanding & attentive in making sure and following up on all items. Builder grade, entry level finishes and materials. Garage is left unfinished. The unfinished basement is a plus.

I recently retired from 50+ years in the California homebuilding industry, and our new home is in Arizona where I am not nearly as familiar with the minimum building codes here. With that said, my opinions are perhaps tainted based on my experience and expectations. To begin with, the builfing code requirements here appear to be less than those minimum standards in So. CA. We purchased this home because we love the floorplan (Trilliam Next-Gen) and the value. The workmanship in most all of the installations is above average quality for what I have seen over the decades, so they obviously have good supervision and controll over their subcontractors. The specifications overall are mostly of basic or minimal quality, but in general we are happy with our purchase. One complaint I have is that this builder (and many other production builders in the area) are using thicker post-tension slab foundations (which is fine), but they do NOT provide any perimeter footings, thus making it easier for stormwater to penetrate under the foundation. I have built dozens and dozens of post tension foundations, and in CA there are always deepened footings (at least 18" below the bottom of the slab) poured monolithically beneath the footings, which also helps to avoid moisture from getting beneath the foundation. Also, they do not include gutters, downspouts, or area drain systems. Therefore it is not surprising to find youtubers sharing about movement in their new homes, as these ommissions are conducive to allowing for expansion and contraction of the soil and differential settlement. For this reason I strongly recommend that buyers consider alternatives in completing their hardscape and landscape, as to avoid future problems. At the very least I will be installing gutters, downspouts, and a 4" area drain system around the perimeter of our new home, and this should alleviate some of those concerns for potential problems. On the positive side, our construction manager has been EXCELLENT, a seasoned professional himself, and anxious to take care of any concerns or direct me as to how to resolve issues. In fact, all of the empolyees I have met have been great. My only suggestion is that you (the buyer) do not rush into buying until you have first explored all conditions, as there can be surprises once you review the CC&R's. Above all concerns, your first concern should be to carefully read and study the Purchase agreement and CC&R's in their entirety, as eacch development has their own issues, and once you accept your purchase agreement it is too late to change your mind. Also, in reading the numerous different hundreds of pages of closing documents there can be contradictions between them, such as the fact that your deposit is actually Non-Refundable, while it states in the initial documents that your deposit is refundable. So if you change your mind on your home location after your contingency period (as we did), Lennar will allow you to make that change, but they will not consider providing a refund if you cancel beyond your contingency period. John,Daniel and James were all very responsive and attentive to any issues that we had.

First home. Priced where I needed it. They’re quick to respond for work orders, but depending on what you need will depend on how condescending some of the vendors you have to use or field people are with concerns. Quite a few things were ignored on final walk through and still problematic and/or will be within the next year. Almost died from a gas leak the plumber blamed rhe HVAC and builder for and in the same breath said it was my fault for calling the gas company instead of them. For the most part, you get what you paid for.

From the beginning the majority of our questions or concerns were addressed. Tina and Tim were a great team and made sure our concerns were addressed. There were a few questionable situations that felt disingenuous regarding the Royal going private and when Lennar actually knew that was happening, which could have swayed our purchase. Since closing, all issues we have brought up have been addressed in a reasonable time frame and very professionally. The crew Lennar has to come fix problems has been very responsive and professional. We Love our new home and would recommend this Lennar team to others. ... More

“Overall, it’s okay. After moving in, I found various small issues related to the quality of the house itself. The responsiveness of different teams varies; some are very enthusiastic and respond quickly, while others are not.”

My home is lovely and so far I am happy that I moved here. It has been very difficult getting settled, but I can see the light at the end of the tunnel. I was disappointed because we had and misunderstanding about the elevation of the house. it was probably more my fault but I still wish it looked differently. The only problem we’ve encountered so far is getting small things fixed that are troublesome. I’m still happy that I moved to Gettysburg . And I would do it again.

I recently learned that Lennar used inferior shingles for the roofing. The sales person was pleasant, helpful and responsive though

Fast process of buying, adjusting of price and accessibility was very convenient. Till now, no mayor issues with the house quality/material used to build. Only thing I will highly suggest or highlight is for Lennar to keep an eye on the labor quality. It’s was obvious to see that the work/building crew did some mediocre job. Some electric wires were crossed and wrong installed. Fence was not completely closed in, shower drainage cover was glued to the floor instead screwed.

Sales team - I really liked Greg and the approachability. He was responsive and a great listener. He is customer focused and tries to get what customer want to his ability. House Finishing - It is good but can be better from painting, roof, grading, dry wall etc., Lacking to give the buyer a feel of completion/complete home - Lennar need to improve on giving the feel of completion. I mentioned it to sales and construction team. There are many things which are incomplete or not up to standard or not up to current generation ask like 1. Garage door opener is very old version which do not support wifi or app, 2. Second garage is not equipped with opener, buyer should install it. How much would it cost to builder for this or to that matter add this to the total cost. Why would you want buyer to get this done? 3. When blinds are given, I was told sliding door blind is not part of complete home blind installation. Does it not sound stupid, again same question - Why would you want buyer to get this done? 4. Fencing - I understand fencing is optional for most builders and back yard landscaping is personal, but my question is why can't builder give a standard fence for all and same question - Why would you want buyer to get this done? 5. Cabinet door handles - Why can't Lennar provide door handles, which is a common ask for every household? If buyer installs them then Lennar says cabinet doors warranty will be voided. This is so smart to get the doors out of warranty. 6. Ground cracks - despite follow up, ground cracks on basement or drive way are not done. 7. I understand Lennar has a policy of fixed specs but at least the sales team should clearly say what is part of package and what is not. Showing the model home and claimed it will be same but in reality it was different which dishearten at times. 8. Lennar may not need to provide the latest equipment but they can step up to provide the equipment which can satisfy the current generation instead of giving old or faded equipment like doors are not equipped with smart locks, way old garage door openers, refrigerator, bathroom accessories, wifi switches, blinds, etc., Warranty support team - Need to appreciate Tim and support on the warranty requests. I recently had my home built by Lennar, and I would describe their workmanship as average. The construction was completed on time, and the overall design met our expectations. However, we noticed some minor issues with the finishing details and quality of materials used. While nothing was a dealbreaker, we did have to follow up on a few items that required additional attention. Lennar's customer service was responsive and addressed our concerns, but we felt the initial craftsmanship could have been more thorough. Regarding value for price paid, I have some reservations. For example, this $405,000+ house didn’t come with toilet paper holders! They had to be installed after I moved in! The bigger issue for me is the almost complete lack of follow up and prompt fixing of structural and other issues found after I moved in. Two emails, regarding structural and other issues that need to be addressed, sent more than two weeks ago, to the Customer Care Representative, have not even been acknowledged leave alone responded to. I would have given zero stars to Responsiveness to issues if that option was available. I hope a live person will read this and get back to me soon. ... More

There's always gonna be something wrong whether it's a new build or an older home. With that being said, the luxury of having a new build is that you have warranties. Lennar was helpful with the interest rate and closing cost. I just wish that when you do need a repair they would make it easier without always happening to have a virtual meeting even though you upload pictures and videos from that then somebody will come out which is another day, you have to takeoff and then for them to fulfill the order and that's if it's done correctly, the first time around.

Most of my experiences were great. The painters were a joke and couldn’t even use the correct paint to do patches. Carpet Installers are inexperienced and need to be trained better so that way you can’t feel all the strips through the carpet.

Waiting for clarification on the above. Now my concern is after some touch up after patio construction that I may have to re-fog coat or paint 3 elevations. to fix the discoloration.
