Good but must make a priority to improve!

Honestly, I do like my house a lot but I am really unsure about so much. Every single employee that I worked with, leading up to closing day, was absolutely amazing. We were not able to pick anything (not customizable) but they did agree to lay vinyl for me throughout the first floor rather than carpet the bedrooms. That was a huge win and I literally could not say enough great things about the local team from sales, to construction managers, and even to the loan officer and lenders, etc. Larissa, Victor, Mickey... all great to us. However, there is just so much that went wrong before closing. Although those on the ground did everything they could to get us into our home, we had to move-in with less than stellar completion because we moved from another state and had nowhere to live and no additional time/money to continue wasting on rentals. While I feel they begrudgingly fixed some of my "nitpicky" things during walkthrough, I am still unhappy with so much when it comes to the quality of workmanship and materials (i.e. the tile in the master bathroom is hideous and only belongs in locker rooms). Not to mention, it still looks like a child caulked it. Plus, as we started living here, so many things have been brought into light. Giant holes behind the lighting fixtures because they were cut out by a one-armed man, apparently. Honestly, I am afraid what we will find after our warranty expires or whether or not I'm living in a "money pit". Based on my feelings dealing with the local team, the "people at the top" were forcing us into signing off on everything too quickly. We had no choice though - with a locked in rate as well. We were made to feel like we were doing something wrong by having SO MUCH on the list to fix before close - and we did multiple walkthroughs. I really disliked the fact that I was made to feel "petty" about things (i.e. paint color touchups with the wrong color paint)! But, how is this our fault? I am paying you for a product that my family needs to be able to enjoy for years likely (with a recession) and feel safe in. Yet, all I heard was "management this" and "management that". Well, maybe the management in their corner offices want to come down next time and take a peek at the quality you are allowing to be put out. Your buyers aren't the problem so to make us feel like an inconvenience was a huge disappointment given the experience up to that point. And, it's very clear that it was not the local team pushing - they were trying to do everything in their power to help us, make us happy, and ensure things were done "right". Specifically, like making them replace the grass in the back that someone just let die instead of saying "it will grow back in a few months" like someone did. I just don't feel good will towards the overall company, and the people running it at the highest levels. The area is great, very pretty, and they've done a nice job on the development. However, the pool is far too small for the number of homes (although I hear they're building an olympic size pool in 2 years), as is the gym. But, likely that will make HOA fees go higher and this area is already highly taxed and has MUD tax. The parks also have zero overhead cover which is insane in this heat and the playground meant for smaller children is definitely not very toddler friendly. The lots are small and hilly in areas; oddly laid out. You see everything; our back deck looks straight into our neighborn's dining room window. For the price I paid, in the market we were in, I had to concede things like lot size. However, I will likely never buy another Lennar home in a box again. ... More

Overall good experience. Price of home is worth quality of the build. Only downside is getting issues fixed covered by warranty after closing.

The overall experience went pretty well, though after being in the house for a month, there are definitely things that look like shortcut were taken. Pavers not being even, no sand in papers, doors not being cut straight, dont stay locked, garage door not closing on its own, pavers not level with the garage floor, door jams not cut straight. screen doors are still missing for the slider doors. Overall we love the house, but in paying this much for a house, I dont appreciate when it looks like things were over looked and in trying to get them remedied, the process is taking weeks to get contractors out to handle the issues and in some cases after they have come out, we need them to come back out ... Construction manager is very very good and helpful but the final output and the materials of the home is not upto the expectations.

Quality is not met and not satisfied the customer needs

Experience was great. Quality workmanship and materials were awesome! But refrigerator's water and ice dispenser was not fully operational and I cant get them to replace it. The warranty contact was not helpful at all, no trouble call ticket provided and it seems like nothing has happened.

Day of closing home was not ready, all the issues get transferred to Home Warranty, it takes a long time and you buy a new home with things damaged or not finished and now you have to take care of it, make the calls then wait for a video call, then take time off work. I expected to have my home ready but sadly it was not, promised things were going to get done before we came back from our closing and it was not done. The people that work for Lennar are very nice but they are overwhelmed and over worked.

the closing was delayed 3 times but I don't know if it was because of the bjilder

My biggest complaint was being told if our loan closings was late we would have to pay a fee per day being late. Lennar was however not held to the same standard when delays occurred. Especially during Covid that needs to be amended

We had a good experience with Lennar. The overall quality is as per the price you pay. It will be good if they can allow little bit of customizations. Their overall response to the issues is good.

Love walking in my house. The view outside my glass sliding door is enchanting. I see water. Trees, and sometimes birds.

In the initial part of the experience, Julie was great and helpful. We were able to select the floor plan and model we wanted in a time frame that worked for us. In the middle/financing part, we became exhausted. We completed the loan application by the first of the year, and the house was originally set to close the last of February. The loan team waited until February to start reaching out about missing documents and application discrepancies. Then they moved up the closing date to mid-February, made us feel rushed but like we would be fine to close, and then sent us several mixed signaled about whether we would even be able to close at all. After several rounds of applications and emails and DocuSign-ing, we closed in early March. I felt like the loan team assigned to us did a good job of trying to help, but the whole process turned me off from buying a house with Lennar again. Why would you wait so long to start such a process, move up the closing date, and pressure homebuyers to make so many changes? The whole loan thing left a sour taste in my mouth. Now that we are moved in, I’m happy with the house. The neighborhood is beautiful. The house is solid. We’ve only experienced a few minor issues as we’ve moved it. Repairs take a while to schedule, but they do get addressed eventually. ... More

Overall Lennar is better then most builders in the area. The houses are solid as I was fortunate enough to watch my house be built living down the street in another Tortuga Home. Dealing with mortgage people was a challenge just getting the math correct on their end. Dealing with the Salesman, Construction Manager and Warranty Manager were easy as they always responded in a timely manner. Getting things fixed after the sale, for the most part, was in a timely manner. Construction site is filthy (with non construction material) as workers do not pick up after themselves which intern blows all over your new property. The work progressed more slowly than was promised. Our finish date was first set at 9/30/21, and we did not close until 2/28/22. There was a great deal of expense we incurred as a result of those delays (storage fees, rental fees, etc) and Lennar has thus far not addressed compensating us for almost $25,000 in added expenses to us. That was very disappointing.

Builder rushes to get houses completed. Many items were missed in the house and still waiting 2 months for items to get replaced and/or installed. Construction workers are slobs & don't care if they dump garbage everywhere or block your home.

A big reason we chose to purchase a new home rather than an existing was because there's typically less competition. We weren't able to make a quick decision on an existing house before other offers were made and accepted, but with this new home from Lennar, we were able to avoid that and had time to think about this purchase and visit the model we were planning on buying. Working with our Lennar contacts (Rick and Chad) have been great, they're very knowledgeable and answer any and all questions. Even after the sale, I don't feel like we've been left in the wind, they're still very responsive. There are some minor details with the workmanship I wish could be better, mainly the nail holes in all the trim are visible, but that's the standard quality they offer. The carpet padding isn't as soft as I'd prefer, and we'd have chosen different kitchen appliances if we were buying them, the dishwasher feel cheap and the fridge isn't ideal. Other than those small items, it's great. Overall value is hard to judge, I feel that we did overpay, but not by an amount I'm uncomfortable with. Existing houses come with some extra's that aren't included, such as a deck, gutters, water softener, shades/blinds, none of which were included. I like to think of myself as a DIY guy, mostly because I'm too cheap to pay someone else to do something for me that I can do, and also that I do enjoy doing it, so deciding to buy a new home was a weird decision to come to, but I don't regret it. ... Lennar didn't allow us to add any electric outlets or improvement to the house. It comes as it is when other builders allow for add-ons.

Second home with lennar. Enjoy the new floor plan and updated design options. Customer service from representative was not at the level we would have expected given the investment we were making financially.

Quality of material and the appliances provided are very good. Responsiveness to issues is very slow it almost took 2 months to address one issue out of 5 raised

Lennar employees were helpful and courteous, however the tradespeople they use make their jobs difficult. Too many repairs and redos were required. The average quality of work for the price of the home was not there. My guest room had to be repainted and taped, the backsplash in the kitchen redone and the siding glass door had to be replaced just to name a few.

Great experience, very professional builder!

Overall our home was built fairly well, but there were some issues we brought to the attention of our new home consultant that had to be brought up multiple times before anything was done. Some issues were not relayed to the construction crew/building manager, which led to multiple appointments for repairs after closing.
