Overall, a good experience. Main recommendation for area of improvement is oversight / quality control from the contractors. Many, MANY of the warranty issues post-closing could have been addressed with just better quality assurance by Lennar during the build process. In particular the ground/concrete work and framing. Due to lack of quality assurance, many measurements are off from the renderings, including un-even floors and walls.

The paperwork side of the home buying process was very smooth and convenient. For the price of the house, the quality of materials is lacking. It would have been very helpful to have an irrigation system, security system, and better quality flooring/hardware/lighting for the price.

This is our second home with Lennar and mostly had smooth experience through out the home buying process. Worked again with Joseph (sales), Leslie (loan officer) and Tony (escrow officer) from Lennar who were able to walk thru the closing process seamlessly and was able to answer all our questions in timely manner. Only issue we had was with Nicole from construction team during closing who won’t communicate neither respond to messages nor calls and had hard time getting details.

Bought my 2nd townhome with Lennar in wake forest, NC area. All I can say Lennar delivers on time. However their finish quality has gone down significantly, they don’t pay much attention to detail before final walkthrough, even you note the issues it required multiple follow for the same issue. Sales process and customization almost to NIL. They kind of operate in zone of take it or leave it. So unless you are looking for an investment property you kind of avoid even for large single family home. When our old house sold in 24 hours and the buyers wanted a 14 day close we thought we would be homeless. I got on the Lennar site and found a home that was move in ready and met our needs I clicked buy now. I received a call shortly there after that the home was sold but there was another one on the same street, that fit our needs even better. The sales agent Ashley guided us through the contract and worked with us by phone and email. We closed in under 30 days, everything was easy and well communicated. Although quick it was a very smooth transition to our new home.

I contacted My Lennar and put in the paperwork to have the problem corrected. After a virtual visit, they stated they would contact the contractor.The contractor said it would be about three weeks before we could have someone look at the problem. I said this could be expensive on my electric bill. A man came out and found the thermostat was wired incorrectly. He said the heat was trying to run with the a/c. This resulted in a 720.00 dollar electric bill for the month.

We found a great home on the best lot. We like the home and the quality of the build. We also used Lennar Mortgage and Lennar Title and did not find them to be a cohesive team. There was more confusion between the different Lennar companies than there should have been. We found that each person involved either was great or terrible. We know Lennar is a large company but each individual you work with represent the company as a whole. Overall we had a good experience with the builder and are happy with our new home.

Promises made and not delivered. Been in home for almost 7 weeks and lawn is still not in. It appears that Lennar is focusing on the unsold homes to make them look pretty for sale. If it's already sold, they take their sweet time.

The only responsive person is sales and post closing department. Cannot say much about the rest, not responsive to my concern. It took 4 tries to get mortgage closing documents. we moved in 5/30/23, still did not get deed of our property as of today 7/17/23!

We are glad we purchased this home. The overall quality for the price point of the home was what we expected. We would have liked to be able to pick some finishes and made minor adjustments but were denied. We wanted an outlet in the floor of the living area and told no as an example. On final closing the home had not been cleaned and a long list of final touch up things were not done. Even after closing and being assured a cleaning crew was on the way, it still wasn't cleaned. My wife and me are entering our 2nd month of ownership and I can only give 3 stars for overall satisfaction. I feel the title I've given this post is correct. First, Lennar's advertising for their homes is very misleading. The Web Site claims you get everything you need at move-in You Do Not. Not to give anything away but I paid over $270 thousand for our home and It Did Not even come with towel racks in the bathrooms nor did it come with lighting over the vanities. We have issues with the way the contractors did the work. Lennar evidently did not monitor the contractors to make sure that the job was done to a high standard. We had several obvious problems that could have been prevented with adeuate quality control

We felt that the construction was rushed to finish the building and several things were left undone. We closed on May 12. It is now June 27 and we still do not have a dumpster. Brian and Chris were good at responding to our concerns and customer service Joe helped us out a lot as far as getting things fixed that should have been done in the first place. Again, the quality control that Lennar practices with the contractors is sorely lacking and needs to be improved to assure that Lennar will turn out a high quality product.

Overall the homebuying was ok. The final walkthrough was a bit unorganized as there were some things that were not quality work and expected much more from buying a new build. I’ve had several other issues that I’ve had to submit warranty claims. They are responsive but it seems to be challenging to get the work done. Buyers just beware that it is not an overly smooth process.

New Home Construction Issues

We have had multiple major issues that should not have passed through the construction stage. We have multiple counter top issues, the wrong colored glass slider, and the new GE appliances are damaged and installed incorrectly and multiple bathroom vents leak during heavy rains. The warranty service manger is helping deal with the items, but as a construction professional myself it is disappointing that these items were deemed acceptable. Process went very smooth aside from current promos advertised all over the place not being true. (Blasting 4.75 rates then taking a 10k deposit and saying that couldn't happen is a bit of a problem) maybe I am the ignorant one seeing a promotion more than once and not reading the VERY fine print (when promo available) all that being said we got the rate we wanted after offering to back out and are very happy with our home and purchase!

I moved here in March, so mail delivery was difficult at this address, so deliveries went to the office and I was not notified by my seller that the Direct tv package was there which cost me $80.00 for not canceling on time..

I feel the house was rushed. Half of the doors get stuck when opening and closing, makes it very hard when you have a sleeping baby The fridge doors was misaligned, husband was able to fix it Floors by the fridge constantly crack, seems there is a gap Lastly, nails were left exposed in the stairs, my daughter and I have both been punched by it House is beautiful but since they are building 200 homes in Mountain Crest Lake Stevens, a lot of the details were missed.

We absolutely love our new home and Lennar made the homebuying experience smooth and easy. However, we have had more issues than we would have liked in our first few months in the home. Our hot water heater did not work when we moved in, which left us with no hot water for approx. a week until the issue was resolved. The water lines connecting into our washing machine were also switched - another week or so to get that fixed. Now we are having an issue with our dishwasher and so far have not made any progress toward resolution despite multiple phones calls and requests. Hoping that the issues ...
