If you purchase in Babcock National from Lennar, DO NOT expect to move in within the first 60 days of closing - your residence will not be inhabitable! The worst part of the experience is the attitude of the construction manager and failure to communicate on resolution. INSIST ON THE WARRANTY DEPARTMENT TO BE AT YOUR WALKTHROUGH WITH AN IPAD TAKI G PHOTOGRAPHS OF ALL THE ISSUES. TEST EVERY APPLIANCE THOROUGHLY DURING YOUR CLOSING.

I have had such a good experience, especially with Erick and Jennifer. A couple of minor issues have come up and they respond quickly and have taken care of it in a timely matter. I feel like they really care about doing a good job and going above and beyond!

We absolutely love our new home and Lennar made the homebuying experience smooth and easy. However, we have had more issues than we would have liked in our first few months in the home. Our hot water heater did not work when we moved in, which left us with no hot water for approx. a week until the issue was resolved. The water lines connecting into our washing machine were also switched - another week or so to get that fixed. Now we are having an issue with our dishwasher and so far have not made any progress toward resolution despite multiple phones calls and requests. Hoping that the issues stop soon and we can enjoy our home, but it has been stressful thus far and we haven't received a lot of support in getting things resolved timely. ... More

Overall in general good experience so far. Do think items missed during final walk through should not be considered damage and not covered under warranty just because they went unnoticed

Empty promises. Deceptive sales tactics. Unresponsive building manager. Deceptive purchase agreement. No response from customer services. Some incredibly incompetent decision’s made to save a buck.

Overall very nice laid out home. Love the single story and the three car garage. After moving in notice quite a few flaws in the building workmanship. We will get these address and Jesse is great to work with for getting issues corrected.

This Community don't have kids play area and school bus stop is not near by

Fast process but quality of home is not worth the price. Sales person was informative but lenner lender was difficult to reach at times so that made it frustrating.

Closing date more than three months after promised

Lennar closes on properties way before they are ready. Many kitchen cabinets were damaged, drywall, painting and stucco was very sloppy, back lanai was never put on until a month after closing and half the electrical outlets don’t work.The list goes on. The repairs are being addressed fairly quickly but is a slow process as each repair is a different tradesperson. It appears to be a fairly well built home but the quality of their workmanship in their finished product is lacking.

Closing was rushed through with many items unfinished. We had to constantly call for follow ups. It was an ok experience

To be fair to the builder, my ratings above are based on not having experienced having a production home built for me. I was expecting some interaction with the builder during the construction process: there was effectively none, it was discouraged. I believe to have a better understanding now why that is the case. Lennar does not build the home; one of the many subcontractors do in a very organized, time efficient manner. However, I believe the quality of materials and, particularly, workmanship suffer. The priority for Lennar is to bring the house to closure as soon as possible. The quality of workmanship only matters if the buyer notices a quality issue, which in our case only happened on the penultimate day (during the NHO less than 24 hours prior to close). Again, Lennar does not encourage interaction between builder and buyer. The subcontract Lennar has with the landscaping company is an example of questionable materials (perhaps not materials but seemingly no accountability). A sizable portion of a neighbor's back lawn was not sodded but as it was not noticed prior to close that portion of the lawn remains without sod. In summary, it is too early to determine the 'value' of the home. I worry, however, in not many years to come as the floor boards rattle, the kitchen cabinets deteriorate and inferior quality materials need a refresh / replacement, the answer to the quality question will be 'one star'. ... My kitchen cabinets are still not finished and I have 13 cracked travertine pool times that are cracked, also on driveway paver is cracked. I should not have closed when I did. I trusted and never again

Way too many issues to list. Cabinetry in the kitchen issues with wrong colors and measurements. entire walls out of square, poor trim, finished carpentry and paint work done through the entirety of the house. Spaces with wrong measurements. Poor quality control. Every single trade’s work is really poor. Not surprised about the trades quality at all, I’m surprised about Lennar’s poor quality control. Now all there is to do is patch work. Unsatisfactory.

Love the home Quality of workmanship is average at best Lots of issues that are from workers not caring about quality Of work .there cars are ruining the new streets oil leaking personal vehicles running machines gouging up the blacktop. And they don’t care. Extremely sloppy. .cement work very very poor.even the side walks.huge globs of cement in the middle of sidewalks your building a beautiful new community there ruining roads before we get to use them…workers very sloppy during construction doesn’t take Much effort to work neatly.gives a better impression when people are Looking at newly constructed homes.lots of siding issues from lack of effort.u shouldn’t be installing it crooked ,like badly crooked they even put a window in the wrong spot..shower tile sloppy.drain appears to not be correct sloppy tile cuts .plenty more .great house for the price some training for workers might help .anyone I’ve called about issues has been very nice. that was nice. ... Cameron was very helpful getting checklist things done in a timely manner.

Avoid new home builds. Too many corners cut and materials are of poor quality. Our backyard is disappearing with each downpour as they failed to grade the property appropriately. Too many people are only worried about their bonus and not the quality of the product they sell. Buyer Beware. Buy used as someone else has repaired what the builder failed to repair.

Craftsmanship was horrible. We were so depressed with the process. The finishing work is terrible, cabinets crooked, floors not done well, paint everywhere, windows mismatched and low quality, fixtures not installed right. Cheap, cheap, cheap. I do not know how you can increase prices and decrease quality. It’s very sad but everyone should be warned

Perfect place for me to move. A turn key home they were not kidding. Everything was included which was a big selling point for me. Staff was super making the home easy to buy with no regrets. Thank you

Seems like construction was rushed, however when making request for service they do come out in a prompt manner to resolve the issue. Overall I would buy again if the price is right.

Processing team were always late in updating me especially the closing never told me till I called the office. Very poor communication

Overall experience buying a Lennar home has been excellent! Very friendly and helpful team. The only major problem was landscaping/grading. Hopefully this will get resolved soon. We love our Lennar home here in the Pensacola area!

Overall great experience buying my fist home. One thing I’m still waiting to be replaced is my driveway. I was told on closing day it would be fixed and here I am over a month later and my driveway is still not fixed. The incline is too steep I can only reverse into the driveway and the massive crack (that happened before I even used it) is still an issue.

I closed on my home in February of 2023 and have had multiple issues come up... cracks appeared between the walls and ceiling, flooring lifted up and cracked. spaces showing between floor boards, that was explained as "acceptable" as long as you cant fit a credit card between the spaces. Shoddy paint jobs, and it takes 2-3 weeks to get anything scheduled to try to get the issues fixed. When you say something, you're made to feel like you are imposing on them to fix things that should have been fixed before closing. For the supposed walkthru, was told "you just look for the paint issues, and we will take care everything else. Being a new homebuyer I stupidly trusted them, and when I walked into my house after closing, find all kinds of things that should have been done. squeaking doors because they didn't fit the door in correctly to the door frame, and now the frame needs to be shaved. the Garage door has a wide crack on one of the pipes that hold the bay, and when I pointed it out, was told "that's the way they all come like that". Totally wish I could go back in time and tell myself to NOT take this house. NOT worth the headaches I am going through just trying to get things fixed the way they should be, the way they should have been before I even moved in. I am NOT satisfied with my purchase, and if I knew of a way I could get out of it, I would take it in a heartbeat, Its my opinion that NOONE should purchase a LENNAR home unless they are a handyman and are willing to work on the house yourself to fix the problem they seem to refuse to want to fix.
