It was a mixed experience as the selling agent wouldn’t let us have our realtor on board, she gave us a hard time, other than that every thing else was good.

Going through the process of purchasing my new home was good. Good communication and explanations about the process and what was coming next. Once I got in the house, there was a list of things that needed attention which still have not been addressed. Mainly the back fence is not secure, the dirt is dangerously loose and my dog has to stay on her leash and be monitored while outside. Send help!

Homeowner experience with lennar

My new home experience can be characterized as above average . I encountered the usual mix of excitement and challenges that come with purchasing a new home. While I appreciate the opportunity to personalize my living space and enjoyed the sense of a fresh start, I also faced minor issues like minor construction imperfections. My overall satisfaction was tempered by the need for extra attention to detail during the buying process and a reminder of the importance of ongoing communication with Lennar to ensure a smooth transition into my new home.

I would like to compliment the Lennar team of workers that keep this ship moving in the right direction. No easy task. Had great interactions along the way with everyone, sales (Greg), project managers (Miguel & Kimberly) and Sam on the Customer service end. Very professional and helpful. Started off with a non responsive and overwhelmed project manager, which was switched to a new but too late in the project. A lot was missed in the finish work that should have been caught by inspections and managers. I am extremely disappointed by the lack of attention to detail. Here are SOME of the ...

Buying was easy with our realtor involved. Our Lennar Rep was great. Once we signed and purchased the home the Lennar Rep stopped responding to messages. Also, a service we submitted over a month ago has still not been completed, even though the ticket was closed. You can see how that might shake our trust. Our home is beautiful and so far, minimal build issues.

I do wish during the walk-through we were given a list of things to remember and do when moving into the house. When we are doing the walk-through, and we are being told all these things we need to remember, let’s be serious we are barely going to remember every single detail that’s being told to us all at once. A list of to do items & need to know items is very important and I wish that was provided. There is also things around the condo that needed to be done prior to escrow closing unfortunately some of those items were not done but I was told it would be done after closing however, I ...

Some Quality Issues

The overall “buying experience” was quick and easy, but the problems began as we neared our closing date. We purchased our home remotely, so we did not have the luxury of being on-site during the construction process. As the closing date neared, we soon realized the finish quality was extremely poor (after flying down for our walk-thru). It was clear the trim was installed before the tile floors, so it left 1/4” gaps in some places. The mitre cuts looked as if they were made by a “do-it-yourselfer”. And everything was resolved “the Lennar way” with tubes and tubes of white caulking. The ...

The purchase was smooth and closing was wonderful. The house is beautifully designed but workmanship of tiles and crown molding could be better and more professional done. There appears no quality inspection to the work so many outlets has no power, the water stays in the shower seat instead of running off, granite joints not finished or missing seals, crown molding should be done in one continuous piece or the finish look as one piece. We didn’t have a dryer to use for a month after repotting the problem. Plumber came said it is GE problem and finally the connection was done in 15 ...

1st and second walkthrough before closing consisted of the customer/buyer performing quality control of drywall texture and paint. Both were a complete waste of time. Lennar should be able to do their own paint QC long before closing. Painters have no idea what an edger is when painting near a ceiling. Painters and stucco workers have no concept of using a drop cloth to protect floor or pavers bellow. Drywall and paint all over wall switches. Carpet glue and grout all over ceramic tile. Drywall plaster and sanded dust all over window blinds. Sod delivered to lot and sat on ...

I would suggest you do not go to settlement unless all items are pending are complete. We had a heard time geting very minor things completed when we were told they will be complete on closing day! It will be nice to install bathroom door and leave space where mats can fit in. All doors are made so close to floor , you cannot use bathroom mats which is a safety hazard!

Decent but abundant cost cutting is obvious

  • Marc S.

Reasonable home but numerous areas where cost cutting over quality is obvious. Flooring in particular is awful. Supposedly engineered wood, but the "wood" veneer is extremely thin and fragile, with nicks and scratches evident and no way to repair them easily. Finish on floor is truly terrible. Appliances work but are entry level units in a place that is not entry level price. Insufficient sound absorption material under the "wood" floors allows us to hear the upstairs residents walking around, moving chairs and even talking loudly. More padding beneath the floors would not be expensive and ...

The field person are great: sales representative, customer service rep., construction manager, title company service. The quality of the house is just average. For example: There is no medicin cabinet in the bathrooms. Draws and cabinet are at a minimun numbers. Some of the windows are hard to make it full open. The inside of the garage was not even painted. I paid 1.5+ million for a ~2700 sqf house ...

The process of buying the Home was well documented and good. Workmanship: Overall, it is good, with some issues here and there; nonetheless, the response to issues has been good. The Sun Panels are not placed in the ideal location to maximize energy harvesting on my property. Neighboring property shadow fails over panel starting from 6 PM. I still can’t determine how that will impact panel performance once they are activated. I wish they have placed sun panels on both sides of my roof rather than compacting them all in one location. Fridge: The fridge location in the Kitchen ...

Well first off the price was kinda steep, didn’t even get pre- plumbing for a water softener, no garage door opener not even ceiling fans for the owners suite or the living room. Then they just put together a wooden step in the back yard for when you walk out to the backyard, very cheap.

I think the quality of workmanship should have been better supervised because we found many mistakes/imperfections that I feel should have been caught during the building phase. As a first time buyer, I was able to identify a lot of mistakes and I am left wondering what else was shortcut on or simply subpar which I have not yet identified. Also, now that the closing has taken place, it seems difficult to reach any of those involved in the process prior. As questions/concerns appear, i believe it would be extremely helpful if someone or a small designated team were available to address such ...

Way too many issues to list. Cabinetry in the kitchen issues with wrong colors and measurements. entire walls out of square, poor trim, finished carpentry and paint work done through the entirety of the house. Spaces with wrong measurements. Poor quality control. Every single trade’s work is really poor. Not surprised about the trades quality at all, I’m surprised about Lennar’s poor quality control. Now all there is to do is patch work. Unsatisfactory.

Looking to maximize profit for stockholders, Lennar overlooked the homebuyer by selecting mostly average quality (at best) features throughout, i.e., kitchen and bath cabinets, baseboards, door moldings, closet shelving, etc. Top that by not painting the garage or by selling upgraded "luxury" kitchens which don't even have a refrigerator and you have Lennar at its best. Heavy use of sheetrock mud, paint and caulking attempts to hide many of the workmanship flaws. It cannot be overstated, inspect EVERYTHING for operation and flaws prior to the developer's walkthrough and give them the list. ...
