Our closing never really happened...

We do love our new home. However, the communication during the build process was less than ideal. And, when closing day came, we never received a proper walk through or warranty explanation. The Contractors were here and the Lead was here but they were too busy trying to finish the house that they forgot to actually speak to us. We still have a few outstanding issues. Our current "Director of Construction" has been by the house to see what he can do to finish up. Hopefully this works... Sales person- Anyelyz was good. She was professional and approachable. Construction Manager could monitor workers more directly, so the end results matches expectations. Quality requires direct supervision.

Lennars' is working on the model of " quantity before quality ". They lack the small but important detail on their homes. The subcontractors appear to be working on getting the homes built quick and ignoring things that need extra time.

Lennar prides itself on holding a large market share, and talk about it in their spiels to rope people in, but one thing that is conspicuously absent in their spiel is a commitment to communication and quality of workmanship. Lennar seemed to have an incredibly difficult time with communicating and keeping us up to date on correct information when available, from the selling rep ("real estate agent" I guess?), to the loan processors who were quick to answer emails and pick up phones when we had outstanding items, but left voicemails unreturned when not. If I could put zero stars for Responsive to issues, I would. My actual home buying experience with the salesman was excellent. His name is Mitch. Great guy and he was always there to answer questions. If he did not know an answer, he would find it for me by the next day. There were many issues to be addressed with the home before closing. Lennar could become that next level company if they were "proactive" in their communication.It always seems like internal communication is poor at best so many more steps are needed to get something done than needed! Overall, Lennar builds a pretty good home but they get defensive when something needs to be corrected. It all comes down to being open and transparent, communication!!

Picking the house and putting the down payment was easy and getting financing wasn't hard for me. Then I was met with an extreme escrow office that accused me of being an investor because I have multiple houses. So, I canceled contract, I thought about it for a day and the house was a good deal, so I went back and did everything all over again, just to be told no by the same escrow officer. I got another lender and closed within 30 days without issue. I took me almost 3 months to buy this house all because the assumption of me being something I am not.

Lennar is more than your basic home builder. Our home included sprinklers, a keypad lock, garage door opener, and all appliances, including a washer and dryer! We are really blessed with this home.

I was very excited when I came to the development and chose to purchase a new home. In the beginning everything moved very quickly. Then it stalled. No updates, rare interaction when I reached out first. My closing date was pushed a few times, which I understand is to be expected - but I would have preferred honesty over BS. Closing day I couldn't move in because there was no occupancy permit. I have been living in the house 7 weeks now and I still don't have a refrigerator in my kitchen because the hole left was too small and it has taken this long to be corrected (still not corrected). ...

Worst craftsmanship I have ever seen

Probably the worst craftsmanship I have ever seen. When you complain about it they basically tell you to close or they will fine you. It has been almost 2 months they still haven’t fixed drywall, paint, tiles, cabinets. James, Kyle, Stephanie all bad. They want the sale and that’s it. Kyle has to be the worst. Chewing gum and tape

New build seems to be put together by chewing gum and tape. The quality of the home is poor. During our first 10 days, our garage door snapped off, our window blind broke and the floors started peeling up. These are just a few issues we faced, however the local team-in particular Brett, has been very responsive to our issues. He has been fantastic and has great communication skills. Lennar needs to value the quality not quantity in their work. They need to stop using labor that does not have the passion toward their craft.

Beautiful homes, but be sure you are THOROUGH on your "Celebration" (HA!)walk-through. Once you sign on that dotted line, they are on to the next. Sure, you will get a call to be ensure nobody else goes through what you did, but they do nothing to resolve your own issues. So I'm warning others here too.

The notified closing date changed multiple times. We were given an original closing to be October 2022 and based on that we planned for furniture delivery and for us to move in by November. Lennar missed the October closing and we had to pay rent until we could get into the house. We were notified of next closing to take place in January but we found problems with construction that had to be corrected before we could close and get into the house. We purchased in late April with being told a September finish//close. We sold our house and figured we would stay in an AirBnb from August until the September close. After relocating, the closing moved then to October, November, December, and then an actual close at the end of January. The contracts are written air tight to not cover any expenses from a “good faith estimate” of closing even when they have actual close dates given to you. We closed the home a couple of months ago. The house was not ready to be closed due to several issues found during the final walkthrough. But we closed as they promised to fix all items on the same day. But they did not fix all issues. I had a terrible experience working with a few folks. Instead of being “ wowed” our home buying experience was terrible. The inside of the home was ok, the tile floors being the worst….in fact we are still trying to get the floors clean and presentable.
