Would have liked to have had more flexibility in making minor changes.

Having a new home built can be a frustrating and at times downright an emotional journey. In the past we have bought new from another large national builder. As a direct comparison I feel overall Lennar is a better value and gives you a bit more quality components. Things like Low E Glass, Tile Back Splash, Screened Lanai where other builders did not. Our upgraded gourmet kitchen looks and feels quality. We are glad we took that option. Same with bathrooms With that said, like almost any builder, at least the large ones, quality is all over the board in regards to the specific contractors that are used and Lennars own staff who draw up the actual plans. We have had some funky, issues, doors that dont align properly or better said just not as they should be, horrible cement driveway, electrical outlets and tv outlets in places that make no sense, for example what good was a TV outlet behind the master bedroom door? Then another TV outlet placed outside in the Lanai but missing in the main entertaining room of the house, the family room. A telephone jack that was behind the kitchen tile. The fit and finish on our French doors are far from quality do to messed up installation and painting they remain that way. (we didnt call Lennar on this yet) The bottom line is this stuff should not happen but it does and it does because I feel the pressure is on to get these homes closed ASAP. With that said, believe it or not, the above issues are not deal killers, these things can happen with any new home, after all homes are built one by one and the structure itself is good, just annoying sloppy work and or careless by some contractors and although the construction manager is nice we felt left a little out in the cold. Ok, with all the above said, would I recommend Lennar to a friend? YES WHY? because this stuff happens, the structure is good and HERE IS THE KEY. Lennars warranty people and system are TOP NOTCH. Absolutely fantastic group of people who try like heck to make things right, keeping in mind they are having the same contractors come back to fix their mistakes. Our cement company was the worst but looks like thanks to our warranty person, is looking like it's been taken care of. This is the key, Lennar is there for us after the sale. The warranty experience and follow up I feel puts them at the top of the class with respect to ALL builders. So as much as one might think this is a negative review, it really isnt. We do feel without question things should have been addressed during construction and our construction manager addressed our concerns but feel he knew about others that he kept to himself and also feel he is only there to get things done to only an acceptable level and hope we dont notice other stuff. But let me repeat, none of this matters, because any issues after the sale, you can call direct their warranty dept or actually just scan a QR code with your phone, report the issue and the follow up by the warranty department will knock you off you feet, they are that good. Being a first time home buyer, I wasn’t familiar with the process of purchasing a home. The information required was understandable since it’s a large purchase however it was time consuming and extremely detailed. Once that was complete I thought the worst part is over. I was wrong. One week prior to signing my papers I was told it needed to be extended, I understood. The second part, I was told that the home I was purchasing (which was completed except for minor details) was inspected and it was valued at about 13K more that I was paying. I was told I needed to pay that difference. At this point I understood the price was set, as well as my down payment and monthly mortgage. I couldn’t afford to pay this amount. I was then told what can I pay and I stated I couldn’t afford anymore. The agent stated he would contact the area president and would explain why I couldn’t pay the full amount but was able to pay an additional 1K. I was told of this offer was declined, I wouldn’t be moving into my home. I was upset, and was ready to give up. After a couple of days I was informed my offer was accepted and I’d be receiving a final overview of my down payment and the other details involved. Upon reviewing my documents I noticed that they increased my down payment by 6K more. This was the third time my down payment was increased. I was pretty upset. I was explained why, which was something that was previously discussed with an agreement and solution. My overall experience was horrible and I feel somewhere in this process someone messed up and tried to get me to pay for the mistake. Disappointed and wouldn’t recommend. Now I’m moved and it’s been more issues, such as my A/C and electrical issues that apparently are not up to code. I signed my papers latter part of March and moved first week in April and still dealing with electrical issue. ... More

Having problems with incomplete exterior painting. The interior painting was okay except for massive over spray onto the appliances from painting the cabinets. The sink was chipped and was to be replaced or fixed-that was never done. The sprinkler system is confusing and hard to check if it is working. Hoping that there will not be a lot of problems with the a/c since it has been to cold to use it. The garage door seals were improperly installed and were never fixed. The screen was to be replaced due to concrete being smeared on it and that was never done. Exterior grading was not done. Don't know if these quality control issues are normal with new builds. ... The quality in some places is not really good, fences, grass installation, wall constructions, paint and price is really high vs quality.

Good starter home that is priced better than most other new construction in the area. But, upon closer inspection, there’s always small problems that aren’t major dealbreakers but always a nuance. Customer service is not much better. Online portal to submit requests, disjointed team that doesn’t communicate well with one another. Work orders that drag on for what seems like an eternity. Wouldn’t recommend if you’re able to find a good deal elsewhere.

Low quality of products used to sell fast, lack of great customer service, no responsibility to fix items prior to sell forcing customers to close without options

This is my second residence I purchase fro Lennar. My first residence I purchase was in 2019. I love Lennar homes because of my famililarity with the company and what I can expect when I purchase a home through Lennar. Thank you!

This is the worst concrete job we have ever had on a new home. When we closed on this house we addressed the crack on the top of our driveway to the supervisor he said he would put another cut into the concrete where the crack is and just made it look worse. We have contacted several contractors and they even said this is the worse concrete job they have ever saw. In time that crack will just keep chipping away they said which it already is and we only have been closed for less than 2 months. I tried to put a warranty call in and they said they would open a case I had to call twice because they said someone would contact me within 24 hours. I waited no response so that is why I called again. Then all the sudden I get an email from the supervisor saying the job was completed and that the concrete was poured again. That was not true at all he did not do anything. I put another call in and asked if they could have the supervisor please call my husband and I even text him and asked him to call and nothing no response at all. Few days later he text me said his concrete guys would be out the following week and patch. I went out to driveway and of course nothing was done to top of driveway but bottom of driveway well all I can say is what a joke. All they did was put a bunch of rocks and literally a slap of concrete which they did the same thing when we closed and it chipped out and so will this one. Our front porch looks like a porch that has been there for like 30 years. Very ruff texture stains all thru it and who knows what else they did to it. Now we have to pay someone to fix their stuff they should of done right to begin with. They seem to worry about the quantity instead of quality. Also the yard was never graded right very lumpy I can't even walk on the side of my house without almost falling. Elevation was never done correctly. Standing water in between our house and neighbors. For the money we paid for this house very disappointed that I now have to spend extra money for to fix their problems because they hire such cheap help. ... More

I had a bad experience with Lennar throughout the construction process and even after completing the house construction. Construction manager was terrible, he does not care about what you are saying, even he does not listen to you. Whatever you say he simply says that is what it is. I wanted to go for the prepurchase inspection and asked the construction manager several times that was everything ready, he said yes every time but, on the inspection, day we noticed water meter did not get installed and house was messy everywhere, toilets were messy I concerned about it several times, but construction manager did not even care. The grading and house quality is very poor. They rushed me to find the cosmetic and other issue in the house within an hour. They don't let you to put blue tape as well. I always liked Lennar, but I see now the poor workmanship that we as new owner have to go through because the sub contractor get away with poor work standards. I have to submit warranty work for basic construction work example kitchen cabinets not leveled properly, rain gutters pitch towards the house and not to the down spout, paint on window frames and screens. MY BRAND NEW TUB big chunk missing and scratches because the subcontractors had cement all over the tub during construction with no protection. FYI I can only pray they taped all of the joints especially in the showers corners.. Lennar big message to you time to hold subcontractor responsible for doing poor work, charge them for all of the work and if you want to meet with me (I’m talking to the CEO and big bosses) Please contact me so i can show you what’s happening in the field. BTW my cabinets are schedule to be repaired in late August (I bought the house late February) and my tub repair is scheduled for August 1,2023. The home buying process was pretty smooth. Closing only took about 15 mins which was shocking. They were supposed to leave touch up paint but they didn’t. Other than that, I am pleased

This process was not consistent. The walk throughs that were promised throughout the process did not happen until the end. The communication was usually unresponsive on Lennar’s end from our key contacts and Katie S. was extremely unprofessional. I do want to say Henry, the building coordinator was very professional and easy to work with. Lastly I’ll say I understand there’s a time crunch in building these units but having our basement flood the day after closing was frustrating and unacceptable. The closing process was smooth and quick. Thank you.

Our home buying experience started off on the right track when Breland was still in charge. Shortly after we signed our first contract, Lennar took over and that’s when things hit the fan. Delays started happening, incorrect installations for upgraded materials we paid for, complete lies to try and scare us from fighting back, multiple project managers quitting like it’s a revolving door. Lennar isn’t a company I would ever build with again. We went into this process with an open mind and came out burned time and time again.

My loan and mortgage officer Anna and Deacon were completely unresponsive for days leading up to closing and terrible about returning emails, texts, and phone calls. Very frustrating process. Our salesperson Trent showed us online a home with wood flooring and when we asked for photos of the home he sent us two photos are night showing very little. When we saw the hole with tile flooring and were upset he just said "well it was in the contract."

Customer Care Employees leave a lot to be desired. Say a lot but do not do anything and you have to do the follow up. Just excuses is all they give you and very poor solution’s.

We were informed of our closing date. We were moving here from another state . We arrive a week in advance and on our 2nd day we were informed we needed more information to close. More financial info we tried and tried to obtain it but my husband had just retired and his statement wasn’t goi g to be able to be reviewed for approximately 2-3 weeks . 2 days before closing we were told we probably were not going to be able to even though we were led to believe we already had provided everything needed . Why would any company assign a closing date and drag people down and then say well … we need 1 more thing. We were writing letters making calls doing everything we could and stressed out. Our week was ruined we had planned to buy furniture ect and make it an exciting week but nope . So we almost went home early as they told us we would just get another date . Keep in mind it cost us 1600 to come when we came . Flying , rental car , hotel . Anyways long story short they tell us night before around 4 pm we can go to the closing the next morning . Not very smooth . No one was there to represent us as I was told someone should of been . The person who had been working with us over a year wasn’t there and did t even know we closed as I contacted her. No welcome from anyone . This was out 1st new home purchase. We have learned a lot . If you have an issue with anything sometimes they get right on it but other times you have to keep going back to submit issues . I actually like the house but I was exspecting a little more quality finishes . Who uses flat paint on walls as they can’t be washed very well. Oh well would I do it again ? Sub standard materials after 1 year I see everything going to hoa. All new town homes and every building siding is falling off. Right not kidding. Road at end of street is caving in. Take a look at sawgrass and see. We’re still waiting for our refrigerator and dishwasher to be repairs for one month now.

Lennar made the buying experience very easy, we are happy with our new townhouse. The Lennar team was very quick at resolving any issues we had.

This has been a nightmare. I moved my whole life across country only to have non stop repairs, I have to fight for on a daily basis. The quality and workmanship is non existence. Cheap and shotty work. I have spent more money of my own to correct all my issues. I would not recommend this builder. You have to stay on everyone as warranty does not respond. I had to go hirer up and threaten social media just to get some repairs handled. All I do is cry anymore. I made a HUGE mistake buying a Lennar home.

My overall description of the house would be shoddy workmanship. I am regretting the purchase more each day. Getting repairs done is a long term nuisance and dealing with the HOA is a nightmare.
