When doing the pre inspection and the final inspection, check everything. After 45 days in this house I am still finding things that I missed on the inspections. We are still scraping paint and adhesive off the floors. Crooked walls, lumps of sheetrock mud in the corners. Beware of emails that show you how to use your irrigation system and you find out that an irrigation system is not included. Ring doorbell not included

Issues with the rudeness of the constitution managers

Eric and Chad are the rudest construction managers I have ever dealt with. They don’t do their job properly and blame it to others. I have asked them several times to ask the construction folks not to parked in front of my house and block my driveway. They have argued with me and told me that they can’t ask them where to park! I have it on camera that construction guys parked there vehicle right in front of my drive way for over an hour and I have sent them the photos of the vehicles! They didn’t do anything. Overall the home is good, and the build is good, did not face much issues until now. But I am not happy with the customer care post home closing, even during the construction process there was always communication gap from construction manager side, He never kept us in loop on the progress, did not even notify us before drywall were put. I had to contact him to get pre-drywall inspection scheduled and the drywalls were hastily put in so I couldn't get the inspection done. Appliances are bottom line quality. Too many web sites. Should be one portl with one usr Id and password. Too many regulations. Why do I have to pay an application fee after a project is approved. Not very responsive to some issues. Construction manager and staff make promises and take too long, if at all, to respond.

The overall process was very easy. Everything was pretty much done online at the convenience of own time on my phone such as the closing documents was done on my phone, so that was pretty neat. I would honestly say that these homes are built very cheap. The materials and labor that go into the home can be so much better. It’s like they are instructed to get the cheapest materials possible for everything that goes into your home but charge the homeowner an arm and a leg for the mortgage. Other than that, my Collier home is a pretty decent home for a couple or very small family.

Our overall experience was going smoothly until our closing day. Lennar did not have keys to our own home and wanted us to sign off on the walk thru. It took over 2 hours to get our keys. We were diligent in our walk thru with the Lennar rep prior to closing. Point out defects that need to be fixed. 2 days before closing they still had not completed all of the issues. We were excited to be in our new house not until we moved in and started seeing a lot of issues. Half of the flooring of the entire house is messed up. A lot of issues from the finishing and the HVAC, mainly the most important things and part of the house. The appliances are all monogram but has issues already. Our brand new home is absolutely gorgeous, however the level of workmanship, materials and follow through to correct issues is a disappointment. There is no way you will notice everything at your walkthrough or even within the first 30 days since closing. We have noticed cracks in bathroom floors, scratches in sinks, chips in floors, extremely loud garage doors, nicks in cabinetry, very low quality shelving in kitchen, only one shelf in lower kitchen cabinets, lowest quality toilets and faucets and sadly, so much more. Good price for san diego but keep an eye on quality. They build houses against the clock so theres lots of defects on the houses. Be ready to be patient with them and wait to see if they will help you get it done correctly after you sign it. They do not care of delivering good quality to new homeowners.

The only item that made this buy less than wonderful was the broken timeline promises and that was only caused by poor workmanship. Time and time again we had to postpone our move due to items that were either incomplete or poorly executed. Seems like pride in workmanship is a thing of the past in new built homes. Poor craftsmanship and clearly poor quality control. Land was not prepped before sod was laid. I've been here two months and I'm still pulling up softball size chunks of concrete, nails, screws, saw blades, galvanized steel brackets. The sod is low quality, 1/8 of it is dead, not dormant, but dead, a third of it is infested with weeds. Don’t get me wrong I love my community, and waverly home. The problems are the garage door is not sealed on one side, and the cement outside the garage door is uneven and slanted towards the garage so when it rains the water pools inside the garage. While I like my home, there are several things that would make me not do it again. The inflexibility of when walk-throughs were scheduled was awful. No respect for the fact people work and are out of state. The house generally a nice house but the carpet used is cheap. I have terrible visible seems in every room. We love the home. There were a few things that you wouldn't expect in a new home, most were fixed quickly but if Lennar did a final quality check they would have been caught and our experience would have been better. We still have two issues which haven't been fixed after 8 weeks. They are not quick fixes but are material. So slightly disappointed.

I purchased a model home. I had a fast close (Lennar wanted closing on 8/31). When I moved in, I didn't have a driveway and my front landscape was a mess and unfinished.
