Buying experience was good. Workmanship is poor. Still waiting for items to get fixed, some from the punch list before closing.

The buying process was fantastic. Working with Lennar mortgage and salesperson was a great experience. However the process was rushed and the build reflects that. On the final walkthrough I did not see a completed house and had to go on faith the remaining items (gutters, weep holes, flooring) would all be addressed having to sign just a few hours later. It took 3 months to completely address the original exception list from the final walkthrough. Additional issues have come up with the response the house is “settling in” and we should wait the rest of the year before reporting. Being a late buyer into the community has left us feeling forgotten and undervalued as Lennar moves to their next development. I wish I could say my experience is unique however my neighbors express the same issues. The community and location is fantastic. The sales team and financial services were awesome. Builder grade: put in decent brushed nickel faucets, but the cheapest looking chrome towel bars you've ever seen. Builder grade: terrible quality carpet. Builder grade: worst white/gray/pink undertone paint on ceilings, walls, doors, and trim...looks like a concrete basement. There was a huge error in the living room ceiling that they didn't mention, but we noticed it. It took several tries to correct and fix the texture. The Electrolux appliances are subpar. Our Electrolux dishwasher had to be replaced once and the door replaced again, it was almost two months before we had a usable dishwasher. We're still trying to get help with our Ruckus Wireless Connection that is malfunctioning. We hate the tankless water heater; the water in the mater bedroom takes several minutes to heat up both in the shower and at the sink. So, basically, I'm always washing my hands in ice cold water. People are great and helpful but the time line they are given to build is causing a quantity over quality situation putting unnecessary pressure on the workers that are doing the work

Interested in selling but lennar buil quality is poor

We have built with Lennar before. The 1st build was a great experience without any craftsmanship issues. This time, we were not satisfied with the workmanship, and we are still experiencing HVAC issues that have yet to be resolved.

These are slap together homes contracted with the lowest bid subcontractors. They do NOT care about quality. They want you to believe you are their priority. Once you sign. Goodluck with any warranty repair. Their contract states they have 60 days and we have been waiting double.

Overall a great sales experience. After we purchased, warranty issue after issue. The roof had 15 cracks from poor workmanship.....still no warranty resolution. Many neighbors shared the same experience with the roof.

quality materials is very low quality

Had a major water leak the 2nd day after moving in. The drywall, cabinets baseboard and kitchen floor had to be replaced. Lot of air leaks makes the house uninhabitable on cold days..

These Lennar people build very bad quality houses which is honestly fine with the one year warranty covering everything in the house but the catch is that they will give you a runaround and never help you out so then you’re stuck over paying for a crappy house

You should know the experience of buying the home was smooth and easy. But after moving in we have had several major issues including cement steps that were not within code and having the included washing machine and dryer shaking the house so much many of our rooms have cracks in the seams in the ceiling and in the corners. Lennar states everything is structurally sound, but we have now involved a lawyer and other neighbors who are also experiencing this. A once dream experience is quickly becoming a mistake

The buying experience was ok. However a lot of issues were found at the hike. Felt maybe the built was rushed. Had I known about issues of moving to Arden (new builds) address not uploaded, mails, having to call to have things fixed at the house. Internet issues. I would have gone somewhere else. Not happy. But making it work. My warranty for everything needs to be extended seriously.

I am delighted to share our experience. Quality is non-existent. Paint is so watered down it comes off on your hands and clothes. Every outlet cover is painted onto the wall. The floor tiles have never been cleaned. Electric kept popping the breakers. Response was there isn't anything wrong, you should plug your Keurig in elsewhere. In a house built for 2025? None sense. (We have had the breakers replaced and that circuit is fine, now.) After closing there has been little or no effort by Lennar. The service request system is cumbersome and almost useless. There are no drawers in either bathroom also no towel bars. Half shelves in the lower kitchen cabinets. Several tiles need to be replaced. Grout drippings are all over, door hinge screws missing, every door bottom looks like they have been dropped, scratches in the very low-quality stainless sink. Roof tiles flapping in the wind. Scratches on the "granite" counters. The list goes on. Stucco around the doorbell, the entryway door lock’s finish is coming off, caulking around the base of the entryway door has come off, window frame on the front bedroom is loose. Paint dribbles everywhere. The pantry shelves have huge blobs where paint has dripped into blobs about the size of a quarter on every shelf. Shall I go on? ... More

Walls not plumb and square. Flooring not square. Exterior walls bowded and sidding severely rippled. Soffit trim rippled nor square. Foundation wall pour is rough and one area whete the form had slipped out causing uneven wall. Garage floor, concrete chips are poping put.

The experience with purchasing was not bad, however after moving in the heat was not working on the ground floor and it took them 5days to fix. My standard sedan cannot fit in the garage, what’s the purpose of a garage if it can’t fit a standard sedan?

I just bought a house in Georgetown TX from lennar. They promised internet that I have yet to receive. The floors are cheap and you can clean it enough, glue comes out on the floors. Inside cheap materials on countertops, cabinets. Not happy with lennar

I have never seen such a poor constructed home in my life. I spent a lot of money and didn’t even have towel racks. What house doesn’t come with basics. I have walls not to code. My backyard is full of boulders and nails and all kinds of stuff. The workers just threw whatever was dropped or wasted and covered it up with dirt. I have kids and though I have raked and raked trying to get all this mess up so any of us don’t step on nails but it’s a struggle. They are all great thru the buying process and then you realize what a mess .

It was very difficult working with Michelle to be honest. This is our second home and there is no comparison with how great tri point was with purchasing and any issues we have had. There are some things that we went through with Brian during the walk through who was great, however when michelle handled our second walk through she was very dismissive and inattentive to our concerns. Anyway we addressed was a straight no without looking further to the issues. Our dishwasher was broken inside- the parts are unattached, the whole dishwasher can be removed it was never properly assembled and when we addressed this her response was we have to reach out to GE as it was not brought forward during our walk through- how would we know to run the dishwasher during our walk through Also other concerns and issues we have had it seems like the other representatives like Corina and Brian at least attempted but Michelle was just very frustrating rude and inattentive to deal with which did not make our experience pleasant. ... Drywall and paint were absolutely horrible throughout the home. If builder rep would have walked the home prior to 1st walk with homeowner and address these issues then maybe this would have been a better home buying experience. Closing was moved up to morning with 2nd walk scheduled in afternoon after close. Many issues from 1st walk not fixed. After 2nd walk issues were turned over to Warranty division where I worked with Jude to get my list of items fixed. I got tired of being told some of the paint items were “homeowner maintenance” issues. Same items not fixed from 1st walk, HAHA…..homeowner maintenance issues. A warrning to future Lennar buyers, delay your closing u til every single item on your inspection and all items from both walks are repaired. DO NOT TAKE THEIR WORD that these will be addressed. Delay the closing and upper level Lennar folks will put pressure to get things repaired. Right now, there is ZERO accountability at the neighborhood level. NONE ... More

The house is so expensive and the materials used on the home is very low grade quality. I put a nail on the wall, it just moves without any resistance because there was no wood on the walls. I later discovered the walls are made of cartoons instead of wood. It's a very bad experience I have had. Everything is just falling off just 3 weeks of being in the home.
