Pay the extra 50-100k for better workmanship, materials, and construction management with a different builder. Everywhere we look my wife, myself, and guest see examples of poor craftmanship. I don't know who was overseeing the quality of this build but they need training. The standard was set low. I have and will continue to share this sentiment with anyone who asks about the home

I closed on a townhouse on Dec. 30 and there were many problems (interior bifold doors missing, missing bath vanity, missing trim pieces, ants and spiders everywhere, etc) Plus, the overall job was extremely sloppy and unacceptable. I have spent the last two months trying to get the multitude of issues corrected so I can rent out the house. To date I have lost 2 months of rent. I had a guy come over to fix the weather strip on my front door and the door fell off because the two screws he used in each hinge (instead of 5 screws) were only half an inch long. I had a guy come over to fix a large gap in the front porch paver stones - he did a horrendous job and there is still a gap. I had a guy come over to look at the main floor bathroom pedestal sink which has a brown streak that is under the ceramic coat and he agreed that it its under the glaze and can't be removed....yesterday I got a call from another guy who said the first guy is new so he wants to try to get the brown streak out. Unbelievable.....How many guys need to look at it before they realize it's not removable - its part of the sink. The toilet installers used grout around the base of the toilets instead of caulking them, there's paint dripped all over the carpet because the painters don't use drop cloths, paint on the light fixtures in the bathrooms, paint on the switch plates, etc, etc. We've bought and sold many houses and have never seen such shoddy work. Im really disappointed that Lennar is continuing to put up townhouses all around my unit at a rapid rate yet can't find people to take care of their customers who have already paid for their home. P.S. There are bifold doors in boxes at my house for several weeks now and no one has come to paint them so they can be installed. ... More

We love our new home and the buying experience was a breeze. Starting with Merry. She’s always available to answer questions. The only downfall have been the touch ups and repairs we need. 90% of which were pointed out on our initial walk through. It’s been almost 2 months since we moved in and only 2 repairs have been done. Some repairs have done more damage. The heat didn’t work and there was no thermostat prior to moving in. We were told they would be fixed. Wall are thermostat is so dirty from installation. Heat didn’t work after moving in. When they finally fixed it, the attic access is so dirty. I am a single mom of two who lived with family for many years in order to save to be able to buy a home. I shopped for a house for a solid year before deciding on one. Lennar took what should have been an exciting and happy event and turned it into the WORST EXPERIENCE EVER! From a botched initial closing that I literally wasted an entire day off from work for to a rushed closing 2 weeks later with no New Home Orientation (and still haven't gotten one even though I've requested it several times). Drywall work throughout the house is aweful, the wrong cabinets were installed in part of my kitchen and the wrong vanity in my guest bath... which I had to figure out for myself by looking at neighbors with same floorplan. I also had to discover myself via neighbors that they completely forgot to install my attic access in my garage. Trim work throughout the home is crappy with dents and nails left sticking out. Absolutely no attention to detail in a house that was $$$$. My CM had the tactics of a used car salesman. I wish I could say the warranty side performed better but that's been aweful as well. Almost 4 weeks since turning in items and not a single thing fixed to date nor even scheduled. My advice - DONT BUY LENNAR UNLESS YOU HAVE TO FOR LOCATION REASONS (like myself). If you do, make sure you don't sign anything until everything is complete and 100% happy ... no matter what they promise you! ... More

The only “positive” thing about this experience was that our home was done on time as promised by Lennar however there were A LOT of imperfections once we actually got in the house. Also not to mention that the home being done on time is the bare minimum from their end. We had our walk through scheduled the week before closing like it’s always done with any new construction. During our walkthrough we marked everything that needed to be corrected and very clearly communicated this with the construction manager. When we returned a week later for closing NOTHING had been done. There were a lot of paint touch ups that needed to be done, faucets to be fixed, towel holder was put at the wrong spot in the master bathroom, grout in bathrooms was discolored, tiles were dirty and stained, front door would not close right, elements missing from the house, paint was on the carpet in almost every room, backyard was not leveled before putting down the grass, and the list goes on with many many other big imperfections. On top of all of that there were no cleaners sent to clean the house before it being handed over to us. The house was dirty in every aspect. The day of closing we also expressed how the towel holders and paper towel holder they put in the bathroom are so outdated and looked horrible but instead of at least removing them for us and doing the drywall repair we were told by the construction manager that “his hands are tied”. We were told that the model homes we saw had the same ones , but it makes no sense to me how they took the initiative to put different different type of counters in the kitchen compared to the model home (flat instead of a breakfast bar) but could not put something more modern as the towel and toilet paper holders in the bathrooms. It is hypocritical that the house we got was different in some ways compared to the model home but only where it was convenient for them to be different without even notifying us of the differences. It would’ve been the least they could do for us after arriving there the day of closing with nothing being done. We spend the next month having numerous different workers come in the house fixing what should’ve already been fixed. The construction manager kept open communication with us and made sure most of the things got done, however, again, that is the bare minimum. Also would like to note that later we found out that the construction manager that was in charge of our home was on leave during the building process due to personal reasons which we completely understand, but I can confidently say we were MORE than patient and did not receive the above and beyond service we should’ve received to make up for this horrible experience. We are fist time homebuyers and we had the most awful experience with Lennar and with the entire home buying process as a whole. We will definitely never consider Lennar for our next home, or recommend Lennar to anyone. ... More

I enjoyed the condos with the view and the amenities. It is a nice and cozy environment to live.

Lennar team was fantastic in closing our home in a timely manner and at the ready to answer any questions along the way. I have told many friends and relatives what a great experience it was to purchase our dream home in our senior years.

The loan process was frustrating. They asked for paperwork the Friday before Christmas, I couldn’t get so my closing date got pushed. Then at the last minute they said they didn’t need it and set a closing date without checking with me. The title people were great and went out of their way to meet me and give me keys over the Holiday weekend. The house was not been cleaned before I moved in. Try to get things fixed is long process. It normally takes me 4-5 calls to get something resolved. It doesn’t look like a lot of pride was put into building the house. It was just put up fast and onto the next one. I get they are basic cookie cutter houses, but still… It would be nice if they would clean up the trash in the area so it doesn’t blow into the yards. Especially on those house which are completed and waiting to sell. The messy yards make the neighborhood look bad. ... More

Home buying experience was good in regards to mortgage. But we had/have lots of issues after we moved in and is still pending.

Day 2 after move in revealed a major plumbing issue. I give credit to the response time here. It was addressed the next day.. but they had to tear the front porch concrete and brick up to fix the problem. It was repaved and bricked, but a few footprints were left imprinted in it and the new beams that sit on the porch still have the plastic wrap on them. We've contacted the appropriate people to fix these things but it's been 3 weeks and I'm not sure they will.

Our experience was OK at most. Did not receive much of communication throughout the stages as we received on our last new build with another builder. A few things were promised, then changed in the end. The excuse was COVID. The lennar lender was horrible to work with. She said we were approved before signing the contract on the home and then did not receive any information until 3 months before closing letting us know that we were not approved and at the same day selling our current property. So we had to go with another lender in a hurry and received a higher interest rate because of it. After the home was completed. The quality of workmanship was not all that great as far as finish touches. Texture on drywall is patchy in many places that you can tell that the tradesman did it at the end and tried to hurry in order to close. There is also drywall mud and paint on areas of hardwood that we are still trying to get out. Not finished at 100 percent as we would have liked especially paying the price for it. Catherine was a big help. She was kind and understood the stress we had been going through. This superintendent was always there when we had questions and was a phone call away and still is pretty much until this day. Much appreciation to her. The rest of the process, for this being our second new build and we wanted to go with a bigger named company; I would give it a 4 out of 10. ... More

Lennar is a way to go with their specials towards helping with the closing costs if you need help with that. If you don't need closing help I would try other builders. The subcontractors they use, do subpar work, no real over sight by Lennar as they have to many homes being built. The subcontractors constantly quit the job slowing down the build. I am 45 days after my house closed and still waiting for a piece of the framing to be placed and painted right. The constant back and forth with Lennar to get the painter out to do the job right is ridiculous. But overall the few annoyance is better than living in an apartment. ... More

We decided to purchase a townhome in market commons community because it provided most of the things we were looking for, close to the beach, a sense of community,access to stores and businesses within walking or driving distance. After a year of exploring when we finally decided on belle harbor community there were only a few lots for townhomes left for sale. We were only able to get a unit close to Rt 17 and we were concerned with traffic noise, we are adjusting to the noise and wish lennar had provided more of a setback and more trees and and plantings between our unit and the road. Gregg who was our sales person worked hard to get us the unit and lot that we wanted. Once work started on our unit we received updates frequently. As the work on the unit was close to finished Miguel took over as manager and our whole experience changed as Miguel was in constant communication with us. We hired an outside consultant, Brad did a complete walkthrough of unit and provide a through list of all items that needed to be fixed.Miguel worked closely with Brad and us to see that all deficiencies were corrected, some of them minor and some major items as well. Miguel has continued to follow through with corrections even after closing and to date all issues have been taken care of. Kristen was our mortgage officer and was professional,personable and worked hard to get us the best rate, she continually stayed on to top of issues and helped us through the process. I believe her hard work is what allowed our closing to be timely and efficient. In summation our experience with lennar has been positive and we are having fun moving into our new townhome. ... More

Lot of damaged items installed in home. Counter tops, shower and tub, towel rack. Finishing nails exposed in trim, glue all over floors from flooring install. Lack of quality for price.

Read before signing and get a copy of all the payments made from the closing

Communication from Dale in sales was poor. We were promised a weekly status call with the construction manager and received exactly one in six months. Our salesperson was always out of the office so responses were slow. The construction manager usually got back to us quickly. Lennar Mortgage was difficult to work with as well. We received rate quotes and then when we tried to accept them, they changed and acted like the rates never existed. Though we were promised $4500, they used $1000 to buy down the rate without telling us. The overall quality was average. Many studs were bowed and twisted. The yard was left with much construction debris under and in the grass. The painting was excellent. The included smart home kit is excellent and well-packaged.
