The experience up to the point of sale was good. Build quality was average at best and poor in several areas - electrical sockets were not flush to the wall with a visible gap, corners overlapped and no effort to fix, broken counter top slab was still used and too late to fix, AC filter was shoved incorrectly causing issues. Customer service post sale was poor to average - you can raise tickets but no way to follow up or even know what ticket was submitted(if you raised many), they ask to sign off with just a request number with no clue on what it refers too, no ETA on fixes, no way to ...

Lennar poor workmanship standards that sub contract do miss poor work

I always liked Lennar, but I see now the poor workmanship that we as new owner have to go through because the sub contractor get away with poor work standards. I have to submit warranty work for basic construction work example kitchen cabinets not leveled properly, rain gutters pitch towards the house and not to the down spout, paint on window frames and screens. MY BRAND NEW TUB big chunk missing and scratches because the subcontractors had cement all over the tub during construction with no protection. FYI I can only pray they taped all of the joints especially in the showers corners.. ...

I have very good experience with Jon and my loan officer (Christian) and his team. But on my backyard the drainage (landscape) is really bad. I report for lennar home care last month 03/10/2023 and they told me the builder will fix the landscape. It's over a month now and a lot of water on my backyard. There is rain last Wednesday after 6 days still a lot of water.

the floors in this home are so hard that have been in excruciating pain since moving in and I consider this house unlivable! if I could trade it in I would it. I cannot recommend anyone buy a home from lennar if this is the type of flooring that will be in your home. the pain I am in out weighs any good. I will say that responsiveness has been quick but no avail. Still waiting for things to be fixed under warranty because Lennar wanted to close and so many issues that needed to be fixed. If things were fixed correctly and in a timely manner, I would have given better marks. My advice for future owners would be to make sure the house is up to your standards. Make sure its clean. Things that need to be fixed, get them fixed before closing because they are slow at responding to your concerns after you close. It wasn’t a terrible experience but once you close, you are an afterthought.

The closing experience they have it on point, but responsiveness to issues is a failure. Still waiting on stuff from the exemption list to be fixed. Every time they say they are coming they just waste my time because they don’t show up and the response is just ohh well.

Had a lovely, attentive, and thorough homebuying experience with Hyatt and would highly recommend him. The only detail I’d call out is I didn’t learn about the required solar lease/purchase until I had already made a purchase decision. If you appreciate detail you may have a frustrating first few weeks (maybe months) trying to get issues fixed. Missing network outlet, subfloor squeaks, sheetrock mud embedded in carpet fibers, broken shower tile, uneven tile, broken recirc light and the list goes on. I had issue with my gutter directions. I complaints about the issue to lennar but they just manipulate my concern and instead of taking my request just said buy gutter extension but that is not a solution of my request i have paid about $500k for my home and there is big mess of mulch on my walk way to main entry after every rain . Resolution asked is to change the direction of gutters. As i dnt want to put extension because it doesn’t look nice and make my home mess.

Michael and Joe say they will fix a reported problem but never follow through. Upstairs floor boards are creaky and depressed feeling as though your going to follow through. When reporting problems pertaining to workmanship of home the buyer is told that it’s a cosmetic issue and that it’s not covered even though it’s the fault of the builders. When buying a new home you should feel good about it and not feel that there is a mountain of problems. This is the 3rd New home I’ve purchased in the past 20 years. As a Military Veteran this was by far the worst attention to detail home I have owned. Wall outlets not all equal, carpets were dirty and full of saw dust. Professional cleaning not done. Walls have curves, windows not equal widths, air vents not in an enclosed bathroom, no air vent at the top of stairs where there’s a window. The buying experience was great but once we closed it was like they didn’t care anymore. The staff were super friendly and nice but issues identified prior to closing are still not fixed. The price paid does not come close to the quality you would expect. Walls are not straight, caulking is missing and not finished. Paint was messed up and told it would be fixed at the 30 day mark then was told they will only repaint at the 11 month mark. Best advice I can give is don’t close unless everything is completed because it won’t get done.

Construction superintendent was absolutely unresponsive. In fact he never showed up for my walk through.He made nine commitments and never met one.I closed on the house on April 27th and did not receive house keys until June 19th. Still don't have closet doors.I intend to caution every new owners of what to expect when they move in.On the other hand the sales personnel were outstanding.They were responsive and really tried to assist in getting things done. Communication response time and fixing issues is a bit lacking and I understand that there is an employee shortage everywhere but it should not take as long as it is taking to fix the issues I pointed out before closing and now rolling over to 30 day review when new homes are being built and being closed on my street. If those new homes are able to get their materials in, I don’t see why my home can’t also get the materials in as well. The home is great, I just would like a better turnaround time fixing my issues so I can fully enjoy my new home

I like the model we bought. The curb appeal is nice. I was a little disappointed with the communication. We got the house with dirty windows and stains on the patio concrete. We asked for them to power washed and nothing was ever done even though Grant said he put request in.
