The worst part of our buying experience was the mortgage approval process. I will never submit to that again. The house was already completed, so we just had walk-through and punch list issues. We like the house so far, but follow-up is the Achilles heel of most builders.

We purchased a home that was completed prior to being put up for sale. We had minimal interactions with the builders. We did interact with Kim, who is the owners representative between the builder and you. We had a positive experience with her, Our main issues was with the Lennar Mortgage Department. Although they all were friendly and professional, they are put under a strict time frame to close on these homes that many mistakes were made. We closed within 22 days of signing contracts, our closing costs and estimates changed 4 times including the APR. Our intent is to pay off this mortgage within 6 months so we were minimally affected by these issues. Due your due diligence and don't feel obligated to finance through them, although they offer some good incentives make sure you are not better off in the long run financing elsewhere. Mostly good Front door does not close easily Have to pull hard to close and engage dead bolt. Trouble with all the window locks engaging to lock windows No pre-plumbing done to make water softener/filter easy to install Too many people involved between sale and move in. Would be nice to have one contact. Lennar track not very user friendly

Lennar had this home on the books and wanted it sold immediately. I signed off on the offer because my slaesperson needed it to make his month and was in a sales meeting. My agent and others at Lennar said not to worry about the closing date in 3 weeks, that we could adjust it afterwards. Und=fortunately that was not the case. In order to make this sale happen, I dealt with over 400 emails in the 3 weeks to follow, often with differing advise from different parties. I think that the new rep to help usher sales through the many Lennar parties will help, unfortunately she was new and no one contacted her at any time during the sale process. The final paperwork for closing arrived via email at 2 am the day of the closing. I basically had to sign it blind or not close on the house. This is absolutely unexcusable. The lawyers could not answer many of the questions that I had and were basically useless. All in all, it is the sales, mortgage nad closing process that were unccordinated, late or ill advised by Lennar personnel or associates. ... More

The builders were absolutely helpful and kind. However, the title company was a different story. I did not like that the title company would not allow me to close in person. I had no access to a computer and was having to sign all these important documents on my small phone. I felt that my loan officer Terry was not helpful. At one point he even hung up the phone on me. When I was done with closing his response to me was, “I hope we didn’t beat you up too bad.” Terry was very aggressive about me wiring $500 over the price for closing just in case of any numbers were off. I still don’t understand how you would not have my final numbers for closing. They mailed a check of the money that I over paid for closing, but never received it in the mail. Then charged me for wiring It to my bank. I requested a survey of the property before closing, which they would not give me until I closed. Just from that experience alone, I will not be purchasing another LENNAR home in the future. ... More

The experience had good and bad things. The Loan Officer never replied when needed. The sales guy was 90% for us there. The other 10% was acceptable because of course he had to take days off. The title officers were 60% helpful, we had too many times to try to reach them. The Constructor manager replied after 3 days. So it looks like Lenar employees are too busy to reply to a buying customer. Other than that we are very happy, we are now in our new home, Very nice. Nice design. Thank you Lennar!. Now we have new issues, the HOA takes too much time to reply to the requests like for example if you want to put a Fence in your yard (the wild animals don't wait, they just come to our yard in the night). If you want to put a patio (it rains every day) in your yard, a request to be approved takes forever. Additionally to this, the streets are just dark, with no light during the night... you need to put your motion lights in your garage doors, or so... ... More

Everything was wonderful until the end of the month of August came. We were scheduled to close on 9/8/2023 and for some reason they pushed it to 8/30/3023. My husband and I took the day off, drove in the middle of a hurricane to the location we were told to be only to realize no one else was in the parking lot and and we contacted them they had forgotten to tell us it had been moved to 8/31/2023, which we were worried we couldn't go because we couldn't just ask our boss to let us have the next day off as well. If that had only been the only bad thing... 8/31/2023 came and we thought we weren't going to close because the county had denied the Certificate of Occupancy but miraculously were able to go to the closing. They had offered a mobile notary due to the uncertainty of us being able to go during work hours, which was a good thing because even though I had submitted a request to change the way they had my husband's name they never did so it needed to be reprinted about 3 times. We were in the office until about 10pm - 11pm, the wait wasn't horrible but it seemed they decided to close a lot of homes that day. When we closed they didn't have our keys but thankfully the house had a smart lock so we could go in with a code. But when we went into the house it was disgusting. Construction debris everywhere, the garage had doors and trims. Every surface of the house had dust, the guest bathroom tub was filthy. Later we would find out that the construction team had NO idea the house had cleared to close so they never prepared it for closing. Of course with the house not being cleared to close there were also items still not finished. Thankfully though Lennar HAS been amazing in this regard and the moment we find something that is missing or broken they fix it within a week or less. Every single person we speak with has been wonderful in their attention and service. The house itself, after the items on the list were taken care of, is wonderful. I'm just left with being upset that my first ever home buying experience was this. Found a discrepancy square footage for Model C between what was posted in the model home (1511 sq ft) vs the Tax Star (1549 sq ft). Messaged the sales department, received no answer.

No need to take a real estate agent. The listing was very misleading.They have their own sales team and pay no part of other agents fees. Real estate agents don't work for free. With an additional agent fee to be paid for by the purchaser was the one downfall and a large extra expense.

Contracting the house was seamless. Once we had to deal with construction site supervisors, we had many issues. They did not keep us updated. We had to call them to get updates. Closing dates were moved without notifying us; they changed it seven times. The craftsmanship was awful. Sloppy work. The painting contractors were the worst. Paint splatters all over wood floors, door sills, and tile. Painters never covered roof metal accents so needless to say overspray all over it. Shutters were never installed, chrome accessories were installed when we paid for upgraded nickel. Major drainage issues between houses, not just our lot but all homes on our side of street. At this point they are only doing bandaid fix. They need to do French drain to resolve. ... More

Overall, this whole process was a smooth one. Christy was always available and was present in the whole process. she was the best part of this whole process. Unfortunately, I had a bad experience with the title company recommended by Lennar (Jacob Tittle). They were very unresponsive to the emails, and they end up not returning me the full amount of money it was agreed in the closing cost. I had to send email and push for weeks in order to receive my full refund. Finally, I would like to point that the builder need to improve the quality of the inside doors I'm not sure why, but all the interior doors have very sharp edges, within a few days of moving in my toddler cut her ankle with one of the edges. I brought this concern since the closing and Lennar only said, "this is how our door are made off, we are aware of this but there is nothing we can do about it" Very unfortunate.... In the end I'm going to have to invest on new interior doors, so my kids don't get injured on our new home. Very disappointing. ... More

It's difficult to get the house u want if u have a house to sell Also there is entirely too much paperwork. The prices on ur homes changed almost daily, eventually pricing me out of the home I really wanted. Have been very attentive to issues needing repair

My wife and I purchased a Lauderdale style home. The builders were responsive the sellers too. There were the inevitable things in the walk through. Most were addressed but many were not.

Excited to be living in the Heritage Landing Community. It unfortunately took longer than anticipated as we waited 3 extra months to move into condo. I wish there was more communication from Lennar but we had to keep calling for any information which was frustrating. Once we closed on our home we did not receive any information on anything that came with home. There was no follow up on how we were doing or how they can help. I was very disappointed in their welcoming us to community of which there was none!! We had to go to sales office for keys and that was it! After settling in a bit there were a bunch of issues: dishwasher did not work, dryer vent was closed shut so dryer did not dry and a few other items. On a positive note the issues were handled very well. Warranty department contacted us almost immediately and issues have been taking care of quickly. ... More

I moved in 2 months after closing . Home was built in rush so there are many little issue including internet connection with HOA but they are very responsive in resolving all the issues . I have to send multiple tickets but they care and help to resolve the problem .

The initial process was a little bumpy, but we got through it. However, during the second walk through I thought I was racing in the Indianapolis 500. That was the quickest walk through I ever did. Afterwards we learned some things were missing and some things weren't done right and as far as things not done right outside the home, make sure they get done before signing and closing on your home. Otherwise, you are responsible for anything that's not right on the outside of the home. Such as, cracks in the garage floor or chucks of driveway concrete missing, just to name a few. Also, doing the first walk through the Lennar guide did not want to open the attic space. Not quite sure what that was about. If asked if you want to get your own inspector before closing, I suggest you do so. However, this is our second Lennar home and though the house was not perfect it still seems to be a good house. The sales, loan and closing experience was excellent. The inspection has well over a dozen issues open some that were just poor attention to detail on installation. An example here would be a dishwasher installed but insides not assembled installer ran a test and melted parts, Window that you could not open, someone installed it and had to close it but did not fix the fact it took 10lbs of pressure to close. As for the closing document this was a 1031 transfer and lennar sent 35k back to the intermediary post closing rather than reducing the loan. Now I get to pay taxes on the funds returned. When the landscaping was installed (trees) they drilled/dug through the sewage pipe and it backed up into the master bath about 3 inches deep. ... More

Harry was excellent in the purchase process . Always available and very helpful . The mortgage arm of the company very poor and the rep was not very knowledgeable and a bit misleading Once you start getting emails to sign things etc . this company will NEVER STOP BOTHERING YOU! Even after closing I was getting emails to sign forms . They want to sell not only homes but insurance and lending …. Just stick to home building and selling would be my advice !

Lennar should have never got into Mortgage business they did not have a clue. Their homes are well built and I am happy with my purchase but the mortgage process was extremely stressful and a lot of unnecessary transfer of duplicate documents.

Building process was not what I expected but the service after movein was, and continues to be, amazing.

The sales assistant Sue, the Lennar mortgage representative Nicole and the foreman Tom the were excellent to work with. The sales representative however never responded to our questions after the papers were signed unless he needed something. I am not sure if this is Lennar’s sales process or if it was our sales representative. Either way the process needs to be looked at.

Homes are not accessible to people with disabilities as I was initially told. Had no opportunity to have a shower installed instead of the tub. Made the request but was denied.

This was a cross country move for me so I didn’t see the finished product until after closing. The finish work is mediocre at best. By this I mean that the painting around millwork leaves much to be desired. Shoddy patchwork, mismatched paint on the front door, etc. if I had seen this beforehand I would have flagged this right away.

The walk through would best be done after move in...overwhelming before. Retention of info would make sense after becoming familiar. Front yard landscape is unappealing. Warn new buyers untrustworthy solicitors seeking landscape, concrete jobs.
