Great Community, House Too Early to Tell

The worst part of our buying experience was the mortgage approval process. I will never submit to that again. The house was already completed, so we just had walk-through and punch list issues. We like the house so far, but follow-up is the Achilles heel of most builders.

We purchased a home that was completed prior to being put up for sale. We had minimal interactions with the builders. We did interact with Kim, who is the owners representative between the builder and you. We had a positive experience with her, Our main issues was with the Lennar Mortgage Department. Although they all were friendly and professional, they are put under a strict time frame to close on these homes that many mistakes were made. Mostly good Front door does not close easily Have to pull hard to close and engage dead bolt. Trouble with all the window locks engaging to lock windows No pre-plumbing done to make water softener/filter easy to install Too many people involved between sale and move in. Lennar had this home on the books and wanted it sold immediately. I signed off on the offer because my slaesperson needed it to make his month and was in a sales meeting. My agent and others at Lennar said not to worry about the closing date in 3 weeks, that we could adjust it afterwards. Und=fortunately that was not the case. The builders were absolutely helpful and kind. However, the title company was a different story. I did not like that the title company would not allow me to close in person. I had no access to a computer and was having to sign all these important documents on my small phone. I felt that my loan officer Terry was not helpful. At one point he even hung up the phone on me. The experience had good and bad things. The Loan Officer never replied when needed. The sales guy was 90% for us there. The other 10% was acceptable because of course he had to take days off. The title officers were 60% helpful, we had too many times to try to reach them. The Constructor manager replied after 3 days. Everything was wonderful until the end of the month of August came. We were scheduled to close on 9/8/2023 and for some reason they pushed it to 8/30/3023. No need to take a real estate agent. The listing was very misleading.They have their own sales team and pay no part of other agents fees. Real estate agents don't work for free. With an additional agent fee to be paid for by the purchaser was the one downfall and a large extra expense.

Contracting the house was seamless. Once we had to deal with construction site supervisors, we had many issues. They did not keep us updated. We had to call them to get updates. Closing dates were moved without notifying us; they changed it seven times. The craftsmanship was awful. Sloppy work. The painting contractors were the worst. Overall, this whole process was a smooth one. Christy was always available and was present in the whole process. she was the best part of this whole process. Unfortunately, I had a bad experience with the title company recommended by Lennar (Jacob Tittle). They were very unresponsive to the emails, and they end up not returning me the full amount of money it was agreed in the closing cost. It's difficult to get the house u want if u have a house to sell Also there is entirely too much paperwork. The prices on ur homes changed almost daily, eventually pricing me out of the home I really wanted. Have been very attentive to issues needing repair

I moved in 2 months after closing . Home was built in rush so there are many little issue including internet connection with HOA but they are very responsive in resolving all the issues . I have to send multiple tickets but they care and help to resolve the problem .

Second Lennar Home, First Was Better.

The initial process was a little bumpy, but we got through it. However, during the second walk through I thought I was racing in the Indianapolis 500. That was the quickest walk through I ever did. Afterwards we learned some things were missing and some things weren't done right and as far as things not done right outside the home, make sure they get done before signing and closing on your home. The sales, loan and closing experience was excellent. The inspection has well over a dozen issues open some that were just poor attention to detail on installation. An example here would be a dishwasher installed but insides not assembled installer ran a test and melted parts, Window that you could not open, someone installed it and had to close it but did not fix the fact it took 10lbs of pressure to close. As for the closing document this was a 1031 transfer and lennar sent 35k back to the intermediary post closing rather than reducing the loan. Now I get to pay taxes on the funds returned. ...

Harry was excellent in the purchase process . Always available and very helpful . The mortgage arm of the company very poor and the rep was not very knowledgeable and a bit misleading Once you start getting emails to sign things etc . this company will NEVER STOP BOTHERING YOU! Lennar should have never got into Mortgage business they did not have a clue. Their homes are well built and I am happy with my purchase but the mortgage process was extremely stressful and a lot of unnecessary transfer of duplicate documents.

The sales assistant Sue, the Lennar mortgage representative Nicole and the foreman Tom the were excellent to work with. The sales representative however never responded to our questions after the papers were signed unless he needed something. I am not sure if this is Lennar’s sales process or if it was our sales representative. Either way the process needs to be looked at.

This was a cross country move for me so I didn’t see the finished product until after closing. The finish work is mediocre at best. By this I mean that the painting around millwork leaves much to be desired. Shoddy patchwork, mismatched paint on the front door, etc. if I had seen this beforehand I would have flagged this right away.

The walk through would best be done after move in...overwhelming before. Retention of info would make sense after becoming familiar. Front yard landscape is unappealing. Warn new buyers untrustworthy solicitors seeking landscape, concrete jobs.
