Quality of finished products (e.g., toilet fixtures) poor.

The house is nice but you won't have internet access for an extended period of time. Verizon blames the developer who blames the contractor who blames Verizon. There is no communication among the 3 of them, except to pass the buck.

The quality of the framing and finish leaves much to be desired. The second-floor creaks, and the plywood on the second floor isn't laid in a staggered pattern. The ceilings aren't even because the builders didn't level the trusses before installing the drywall. Buyers aren't given a blue tape inspection before closing where they could point out deficiencies. So, we have to live in the house and wait for them to fix these issues under warranty, if that even happens.

First disappointment is that I wasn’t made aware of the promotions going on at the time I went to visit the community. property I tried to talked them into transferring my deposit to one of the models on promotion but got denied. Moving day came, it was a hot weekend and AC wasn’t working at all. Made an emergency call to have it checked. Found the AC had faulty wiring, 2 nights without AC. BTW, filter was also filthy and customer service did replaced it but it took 6 weeks. Garage, patio and porch are still looking filthy with discoloration. Customer service agreed to washed it but we didn’t do it cuz we just moved and our personal stuff are still a mess in the garage. Anyway it may not be worthy after all. It should not have been handed down to buyer like that… Sliding screen door wheel was faulty, and master bath towel holder is short so it keeps falling. Irrigation system in the backyard was leaking. Sewer/utility caps on the driveway was not bolted down. We encountered all these issues while moving in… It’s not the best work I expected from Lennar since this is my 2nd home. Too much online not enough in person . A lot of confusion

I’m very much happy with the responsiveness of all the problem we have in our new home. Thanks to Harold he’s very approachable and easy to talk to regarding everything his efficient too. Thank you to Lily the one from finances until now she’s been helping me she’s very seeet and friendly. I revoke my review to Kimberly Morris. Not a good quality final inspector. We are a first home buyer we don’t really know about homes she assured us everything is fine when we started moving in we found all the error especially the dryer vent if not installed and the sink is not even attached good. The finance people, and sales person was awesome. The concierge person seemed a bit unorganized or lost. Wasn't told to switch sprinklers and ended up with a water bill of $2,000. Many blue tape items were not addressed.

The loan officer made the experience almost impossible to comprehend because of the demands and mismanagement along with the lack of communication skills.

This is my 2nd Lennar home and it does not measure up to my previous experience. I paid more for my current home and received less perks. The construction was also rushed and I have been experiencing problems. Granted the Customer Service team is quick to reply, I am just not excited when I find additional issues to report.

Personnel very polite but not easy to get in touch with. Call backs sometimes are a day or 2 out from your request. Had to send same documents several times. Once all requirements were met, everything went smoothly.

Overall, I had a good experience with Lennar. However, I felt like I was just a number. This was also my first time ever purchasing a home. So nothing felt personable or anything. Because Lennar is such a large builder and they have so many clients, I felt like a a dollar sign to them. The financing and sales people have this demeanor about them thats like okay, we just want the money. We dont care if you are having any anxiety about anything. We wont be lenient to your feelings about making probably the largest purchase of your life. We just dont care cause we got others who are willing to buy. I had the worst closing experience ever as well. Since I was a first timer, I felt like things werent readily explained to me either. Like I received an email saying that I owed more money than I already paid. I also was told to be at closing at a particular time and that I HAD to be on time because they had others that were closing as well. I asked if I coukd schedule my closing for later in the day and I was told No i couldnt because they has SOO many people closing. I got there about 20 minutes early, took time off work and then waited for over an hour to sign documents, even though I was told to be on time, but yet my papers were not. Don’t rush into the purchase. Know the HOA rules before committing to the purchase. Example. Trash can screen was required for home without garage but was not told that by the realtor or sales rep. The screen costs an additional $500.

I think the sales agent was nice but the process which I’m sure is trained feels rushed and forced. You are not allowed to review documents. It’s sign and make a down payment. Will not be my last purchase but will definitely use a realtor or attorney going forward. Same thing for ky walk thru. Never got to noir or green tape so refused to sign for the walk thru. 2nd round although I taped half the tape was still up and not touched up. Overall I’m still happy with my purchase.

The house was done on time and the transition through inspection and closing was smooth. Clean up around the house was terrible as trash and building materials were left laying around the house. The back patio was covered in nails and other debris that was just left. The people we worked with were great, but could have put more focus on giving us a clean and pet/family friendly yard.

Documentation team is not good. Documents wrong. Changed more than 10 times. People doingteh transaction are outsourced - it is obvious. Poor quality.

Lennar's mortgage process was very chaotic but the representatives were always trying to help. We experienced changing contacts throughout the process which made it difficult to know where we were in the application & approval process. As far as quality, flooring was installed poorly; has squeaks and damaged boards. Have painting residue on woodwork. Found black mold under insulation in basement which they have remediated. For the money paid, we expected better quality.

The portal sucks and hard to read. The bright side was that Everlyn P was always available and super helpful She made the terrible experience of the portal easier.

Very poor communication from the sellers. The materials used for construction look and feel low quality. They should improve the materials they use. The complex does not have lighting, for the safety of the community this is something they should take into consideration.

Still waiting for things to be fixed

First, I never saw my sales rep and in my opinion it just felt like and we were treated like we were just another sale for him (his name is Michael). he wasn’t even there when it was the day to get the keys.. so we actually never saw him except for briefly when touring the homes. I don’t think that’s a great first time home buyers experience to not have established a good relationship with your sales rep and have them not be present for anything. We actually spoke more to the other sales rep (Daniel I think) and he was pleasant and helpful! As for customer service, Adrian has been great, very helpful, and responsive! Oscar was also great and very helpful. He made sure to listen and answer to all our concerns. I just wish I could have gotten a different sales rep. ... More

No mailbox 1.5 month after closing. Nearby construction still ongoing after closing caused security concern.

Plans showed a long main bath counter but came w a small one. Lennar made no effort to correct the mistake, except told me they would let me back out of the contract without fault. They claim it was a marketing mistake. Then they continued to show the incorrect plan for the new home. It was very disappointing during a time that was supposed to be exciting. Lennar Mortgage was great though. And it’s a home I could actually afford, so I can’t complain too much.

Our sales experience was really a horrid experience. We had originally walked away from everything as the lady we dealt with was unbelievably rude to our realtor and would get loud and talk over you CONSTANTLY. We loved the location of the home, floorplan and neighborhood and with the promos still decided to go with Lennar. The financing was pretty normal except for the fact that they don't like repeating themselves if you didn't understand something. At times our tenured realtor was confused... again they were annoyed if she asked questions to then translate to us. It ended up being ok, but wasn't as smooth as one would have hoped. Closing, Derik the contractor and the delivery team were the light at the end of the tunnel. They fixed all of our issues quickly and really made us feel appreciated. Up until then you just felt like a person at a factory and it was a "Well someone is behind you that will by that house kind of attitude". After move in there has been some construction complaints with flooring, drywall ect... just not the neatest job and hollow tiles. Overall the home was built well but the 3rd party finishing could have been a lot better especially for the price point! My home buying experience was traumatic and stressful. I’m told by other home buyers that that’s just the way it is. I don’t see why. I’m blessed to have my home since it happened because of Hurricane Beryl but the endless questions (many I answered more than once), the paperwork asked for at unreasonable times of day and night caused me anxiety. In the end, my happiness in buying my first home was overshadowed by exhaustion and relief. Fun fact; I learned that TX homes don’t automatically come with shutters (I just paid for that, it affects your foundation in the long run but it’s on the homeowner). They also saw no need to give towel racks and I’m missing a closet shelf on purpose (I have to install my own if I want one.) Did I mention I’m tired? ... More

We recently closed on a single family home. The closing process was all one way. The builder set the schedule and we had to live with it. Living in another state required us to cancel flights and reboot them as their schedule changed. When I asked for an one day change in the schedule, I was told 'No Can do', but they later changed the schedule by a week. The workmen did a fabulous job of addressing all the building defects we identified during the 'walk threw celebration' which is really a home inspection prior to closing. However, there were items that the builder should have noticed. A few examples are: The dishwasher door was dented and the body cracked. The draw on the bottom of the stove would not shut. ... More
