They use wood frame which is why I gave a low grade on quality of materials. This being florida block homes survive better in extreme weather conditions.

Purchasing my home the Lennar homes was positive especially in dealing with our sales and customer service support teams. My sales representative Susie and my customer care representative Mark are outstanding people to work with!

Needs more supervision of sub-contractor workmanship. However, the builder did make everything correct after demanding corrections.

The builder has been responsive, for the most part. There are/were issues...many were taken care, some are still pending. Duane, Customer Care Rep,, is excellent. The builders, Scott and Rob, were great as well. Outside of the builders, only the finance gentleman, was excellent. Sales Rep ("New Home Consultant"), Chris, left much to be desired. Many of the things we wanted...we were told were not available...yet others who moved in AFTER us got what we wanted! Moreover, we were told that our home would be ready for "move in" by the end of May 2021. It was NOT ready until end of June. Thus we were "homeless" for a month at GREAT expense. ... More

Everything is NOT included. Found out I had to buy appliances AFTER I put money down on the house. Also the lot grading was not made clear. The vacant lot was relatively flat and level, but the finished house is now sitting on quite an elevation (steep driveway)

No person at models, couldn't get in as scheduled, took 45 minutes in heat and my buyers agent to help me, if not for her would not have bought the home, they no longer honor buyers agents so would not buy the house now. Then no one at scheduled appt at design center, waited an hour, they blamed me adding insult to injury, they rescheduled and took another half day of my time. The only way this worked was my agent pushing through and knowing the people to call, if it were just me would have backed out. Once home was done they were awesome at fixing some issues in a timely manner, that part of the process was great. The everythings included is great. Recommend using an agent if you buy with Lennar, buying process is like calling a help line and getting a computer and then trying to press 0 for a customer service and waiting, fortunately my agent had direct lines to get it done. ... The completion date was delayed several months due to virus building material delays. The irritating part was the demanding closing date - prior to completion. We were not available to close in person and the Lennar sales and closing office was adamant/unyielding to close and get their money-before our home was completed.

Nice community where it’s built. Difficult working through the mortgage process. Not enough help. Other than the mortgage people I found everyone else available and wanting to try to see my needs were met. Lots of items needed attention after a private inspection.

The experience with lennar is OK

Didn't know you can't store anything above the garage in Lennar homes....at least not in our area. I was told it voids the warranty. This should not be allowed. Yard work(sodding) appears to be substandard. For 230/month, the water bill should be included. Lawn maintenance seems substandard.

I really like the interior of my home and had a great experience as the home was being built. The building manager provided weekly updates and the home was completed on time. The biggest problem I have is although I was told I would not be able to hear people walking in the unit above mine I absolutely can hear footsteps from two floors down. If kids are upstairs running it sounds like an absolute train. I suppose that's the price for living in a bottom unit but the lack of sound absorption is very disappointing.

The process of building was great (not my first new home build) and we were kept informed. There are opportunities with disconnects between marketing material images and actual plans and since the customer only can take away the marketing material those need to match with the plans. Post closing on the home the responsiveness is severely lacking. We have several small issues that are construction defects that we raised both at closing and the 60 day mark and aside from an email with a case number there has been no communication in a month.

The home is a great value, with so much included. It's beautiful. But there are too many stupid construction errors — the wrong smartbox, not enough outlets in the smartbox (Cox TV and WAP are STILL a problem), wrong thermostats and plugs for the washer, promised USB ports not installed, no info on HOA procedures and more. It gets fixed (mostly) but owners waste hours dealing with what was supposed to be a turnkey experience. My third new construction and by far the most problematic.

Builder charge you more than others for the same kind of house in the neighborhood. Amenities like gym, swimming pool etc are missing. You have to tak permission even to plant trees/flowers. Water sprinkler missing. Blinds missing. Kitchen drawer bar missing. Patio mosquito net missing. Washer and dryer missing.

It was impossible too work with Lennar title. Would not accommodate my requests and had to use a different title company. Lennar punished me by not paying fees that the seller would normally pay

Th people we have been working with after we moved in have been very helpful

The mortgage process has been stupidly complex and poorly organized. I am still get requests for documents and signatures two weeks afte we’ve closed because of errors and poor communication. I’m satIsfied with the overall build quality and workmanship. That said as we spend more time in the home I’m noticing that the painting contractors don’t seem to have been very detail oriented as were find drips and paint marks on molding and ceiling. We also would have opted to upgrade the paint to a satin finish had we realized that eggshell was going to be used. The contractors who put up the fence also didn’t pay attention to details. First out in on the wrong side of the house then just transferred it to the correct side. Problem is the diet bother to level the fence to the ground so there is uneven gaps and holes under the fence. Fortunately our dog is big enough that she can’t fit through and hasn’t discovered digging yet ... More

I wish our home came with standard window screens. I was told we had to buy our own.

During the home buying process, you have to be on top of them for everything or else you'll miss important details. If I were to buy again, I would use Lennar. Some of my neighbors were reached out to for upgrades and options, but a friend of mine and myself were never asked and we had to constantly ask for updates.

On the building end of things, most things were fine. Construction was great to work and incredibly helpful. Of it weren’t for the helpfulness and caring of the construction team, I don’t know what we would have done. The same goes for the loan department. They were always there to answer questions and provide guidance. However, the sales team was far from the quality I expected. From day one, we were not treated kindly. Concerns and questions, if answered, were short and dismissive. When farther along in the process, an incredible lack of communication made the closing process beyond frustrating and overwhelming. At one point, I was called about flooring and treated rudely because they(sales office) had an oversight and wanted me to rush in picking flooring. I was belittled and was even given wrong information about my contract. So much so, I had to get my copy and direct the sales team to the page so I could verify the flooring purchase. In the last two weeks of the sale, there managed to be so little communication that I was out a refrigerator and a washer and dryer. The communications with the sales team at that point were inexcusable. I was finally able to contact upper management where things were handled with more tact. You would think that a sales team would be more communicative, helpful, and understanding as buying a home(let alone a new build) is not something people do every single day. It would have been nice to be treated with more care and appreciation from the sales team. Outside of that, we are loving our home and the care from the construction team we continue to receive! My issue in being a first time NEW home buyer was disappointing, not so much because of the home but the agent, Virginia. They screwed up on the loan docs and sent them to a different state, which meant we had to get up at the crack of dawn to make sure everything was resigned before noon for escrow to close that day. We came with 7 people and a truck from California. I followed up with Virginia around 2:00 and she told title we were very impatient. Next thing I knew it was after 5:00 pm and still not a word. Virginia finally texted me the following morning at 4:30 AM, telling me the code to enter and where the keys and openers were...4:30 AM! Which means we closed the day before and she never told me! She knew we were up at 5:00 am, she knew I had 7 people with me that had no where to sleep, and still waited till then to notify me!! She said she misplaced her phone, but she could of gotten my number from multiple people! Never congratulations, or a proper walk thru....NOTHING! As far as the home, it didn't come with handles on any cupboards. That was over $500.00 to add. The carpet we upgraded, and it is still so cheap and thin with tack strips that cut our feet until we hammered them all down. Everything was stark white and we couldn't even pick our colors with an up charge, so that had to be done before we could move in. The builders mortgages Company is very difficult to deal with. I would not recommend using Lennar mortgage company.

The process was smooth but there was always something missing in every step. lennar mortgage part was missing communication in all levels. The lender did not have patience and did not answer all our questions in timely manner and finally started to respond after i kept calling and bugging her. . The sales part was good and all but did not provide us with all details of the upgrade options. We wanted the back patio but he did not tell us that was even an option he only mentioned the screened porch. Later after we signed only then when we realized that the patio did not come with our screened porch. Then the HOA part. Weve been calling them to get more info on community restrictions but theyre not responding and on top of that from reading on their page its so sad to hear that were unable to have a vinyl fence. And only a metal fence is allowed. All in all lennar home is a good purchase but definitely many things to fix as far as customer satisfaction and customer service ... More

There was a large selection of home styles and lot locations. Once you decide the size and design of the house you want be sure to ask on what lot this style of house will be built. You can't pick a lot and say I want my house here. The style of house and what lot it will be on has already been decided in the master plan. Then ask what is the release date for that lot and when will the house be finished. Lennar is very good with their projections of when a home will be ready to move in. You need this information so you can plan the sale of your home and when you can move into the new Lennar house. Their scheduling and move in date was right on the money. ... More

Warranty service is very problematic. Otherwise I am happy with the build.
