Almost everything was great. I did have a bad experience when a problem developed due to negligence from a contractor and Lennar was slow to help. I am very happy with my new home.

Promised work to be done to the house takes way too long. It’s been almost 2 months and still not all complete. Warranty claim process also lacks priority. When submitting claims on portal, virtual appointment takes a full week and the actual work to be done another few weeks after that. Sometimes the guys say they show up and they don’t show up. Overall, Lennar builds good quality homes. As long as those warranty and promised work gets completed, I have no other complaints besides how long it’s been taking.

My wife saw this dream home last year and I thought there was no way to obtain it. I had been going back and forth to another new housing development; near by. My family has been to the model home frequently. The sales rep was was very nice and knowledgeable. Very please with new purchase agreement. This is my second Lennar home and I believe they set the bar with this next gen.

The sales person was terrific and helped with the buying process. The closing was delayed by Lennar. The condition and cleanliness of my new home was poor. Empty bottles inside and out, paint job was awful. Paint everywhere with spots missed on the walls. There was paint on mirrors, on carpet, tile floors, cabinets, shower doors. No hot water, broken cabinets and fence behind the house is crooked and we lost footage. Lennar could have done better for the price we paid.

The builders were great, the mortgage people were great but the initial sales rep, Andy, was a pain to work with making the overall experience terrible. I had to run down answers to my questions on the status of my house/lot several times and when questioning what the hold up was I was only ever told no updates. For a first time home buying experience it was pretty terrible.

Head engineer/construction team (Pete Wade) and home warranty representative (Pattrick) are not friendly and not willing to fix items we found on the home orientation or acceptance. They did not note those items on their list. I pointed out that the weatherguards around the garage access door got paint stains all over from their crew's painting. They never put that in their list of home acceptance list that Lennar requires, both of them were supposed to have those paint cleaned or replace those weather strips but they never did. Another item I just found at home acceptance was that the gutter in front of my house was leaking; from snow melting that day, I can see where is the water dripped from. In this case, the head construction team said there are tons of homes that are like that, like 30 homes (my head also thinks that these are new homes, why they poorly make the gutters leaking already?). When the weather is better (no snow), he will have the crew fix all the homes at once. He did not mark where it leaks or even put in his note my home address, how would he know which home and where is the leak located? Pattrick and Pete are not the friendly people, from what I experienced, compared with other representative from another Lennar community that I have eg. Zach at Green Gables (Zach always be helpful and help me when needed); he always follow up with the work requested and many times showed up at the warranty work to check on it). However, I do not see Patrick does this. I would like to see a people person, friendly, as someone who have to talk with homeowners. I have never seen both of them smile at all while we met each time, not even on the home acceptance date when they should at least smile to us since it is our happy day (closing date). On one warranty appointment at 8am-noon, I planned to be at the house at 8am; however, I was sick that morning and could not make it to the appointment so I asked Pattrick at 8am and asked it he or Pete Wade could help me open the door for contractors to do my warranty work that morning. He texted me back and said it is my job to be their (not his) and I need to request another warranty request. This never happens at Green Gables, Zach at Green Gables always tried his best to help me, especially when there is situation that homeowner could not go to meet the contractors. Zach is a different league in terms of customer service than these two people at Sterling Ranch. Even he was in the meeting, like Pat was that day, Zach will at least says something like "I am sorry that I can't let them in now because I am in the meering" but that was not the case when Pat told me that he was in the meeting that morning (there is no apology but only blame me for not going there at 8am). I bought this home for investment so I do not live there so sometimes there are reasons that cause me not being able to meet the contractor eg. I was sick, etc. It was not that I am not a responsible person. Pattrick does not have to emphasize to blame me on not being there on warranty day. Smart features and good floor plans. Good sales team and finance team. lennar portal is very user friendly. There are places where they have cut the corners.

I live in Utah and purchased a Lennar home in champions gate Davenport FL to Airbnb. After I closed, my agent Jag gave me the number to a guy named Aaron with Lennar who he said would take care of helping me with warranty issues. I traveled to the house to furnish and decorate and while there I called. I texted. I called again and again. Left message after message for weeks with zero response. I know Aaron was receiving my texts because it said “read” after I sent texts. He also butt dialed me but didn’t answer when I called back. In the meantime I noticed a man coming and going from the house next door who I assumed was a handy man or owner of the house. One day this guy ran his truck into another truck parked across the street because he was in such a hurry to leave. The next day I walked outside and saw this guy with another guy wearing Lennar shirts. I asked them if they knew anyone named Aaron. Of course the guy who had been in and out of the neighbors house was Aaron. I asked him why he never responded to the multiple calls and texts. He said he didn’t even have time to eat his lunch so he didn’t have the 30 seconds it would have taken to text me that he wasn’t the guy responsible for my house. I told him if he had just let me know what I needed to do for warranty issues I wouldn’t have bothered him anymore. He walked away. Later that night Aaron knocked on my door and apologized for the confrontation earlier and that he had cleared his day for the the next day to come help me figure out my warranty issues. He said he would be there at 9am. We shook hands. All was forgiven until he didn’t show up the next day. ….once I figured out how to resolve warranty issues the process has been very good. The lady I think named amber has been great. But Aaron set me back a few weeks and now I’m back in Utah trying to deal with the different trades coming to the house for warranty issues ... More

After a dog-eat-dog approach to commandeering a home in this subdivision the work preformed for the value is subpar. Multiple neighbors and I have had things break within the first 30 days (lights falling out of celilings, towel racks coming out of the walls etc). Also the paint within the home is so thinly applied that if you wipe it you will meet drywall. All indoor walls must be painted after move in to support the structure of the home. I would also always encourage any home buyer to pay for a private home inspection prior to closing.

The quality and quantity of the products installed and the workmanship for a “luxury” condo are disappointing. Wall are not straight, they arc making it hard to hang things evenly. The bathroom sinks and faucets are cheap. And an upgrade package would have been preferable rather than moving in and trying to get contractors. When I looked at Del Webb there was a lovely upgrade package. So all in all disappointing. I do like the size of the condo and the layout of the building.

Not perfect but very good

There were little things forgot that were supposed to be installed in the home. The ring system was hard to set up. Had to call on each piece of equipment to set up. The front line sales person seemed annoyed with the process of the transaction as well. Everytime a question was asked he acted like it was a task to give out info.

Salesman was superior in every aspect. Painting was sloppy and I cleaned it up myself. Overall follow up on punch list items was excellent. Overall very happy to be in our home.

The lennar mortgage was terrible. No other way to put it. It wasn't just one person. The house is very nice, but not built well. For a house of this price I would expect better craftsmanship. Specifically the quality assessment. The house sounds like it's 50 years old when you walk around. I continue to find more poor build quality.

We do love our new home. However, the communication during the build process was less than ideal. And, when closing day came, we never received a proper walk through or warranty explanation. The Contractors were here and the Lead was here but they were too busy trying to finish the house that they forgot to actually speak to us. We still have a few outstanding issues. Our current "Director of Construction" has been by the house to see what he can do to finish up. Hopefully this works... I do have an issue with the driveway and the area between the garage and the house. - The driveway is WAY too narrow for a two car garage. I am going to have to pay to have it widened. I really wish you had done it right the first time. - The area between the house and the garage should have been a walkway, not a line of shrubs. There is a door from the house and a door to the Garage/Frog and there is a row of shrubs between them. This make no sense. Now I will have to pay for concrete here as well. - This are also hold water for days after a rain. The landscaper cam and installed a drain. However, they did not put it in on a slope. So the drain never empties. Plus, they ripped up the sod and killed it. Now I have to pay to have new sod put down. Speaking of which, they never rolled the yard after installing the sod. It is so rough in the back yard that our child is constantly tripping and falling. This really should be addressed. ... More

Good value for the product we received

Sales person- Anyelyz was good. She was professional and approachable. Construction Manager could monitor workers more directly, so the end results matches expectations. Quality requires direct supervision.

I would never want to work with Lennar mortgage again. I have bought several homes before and this was the worse experience. The house seems good so far and maintenance has been excellent.

Lennars' is working on the model of " quantity before quality ". They lack the small but important detail on their homes. The subcontractors appear to be working on getting the homes built quick and ignoring things that need extra time.

Lennar prides itself on holding a large market share, and talk about it in their spiels to rope people in, but one thing that is conspicuously absent in their spiel is a commitment to communication and quality of workmanship. Lennar seemed to have an incredibly difficult time with communicating and keeping us up to date on correct information when available, from the selling rep ("real estate agent" I guess?), to the loan processors who were quick to answer emails and pick up phones when we had outstanding items, but left voicemails unreturned when not. We promised and assured we would meet a specific closing date, only to be told it would be moved 5 days, the day before we were supposed to close (and had movers and various vendors lined up to deliver) and our own inspector identified items to be corrected over a week before the original closing date, these items were untouched. This was after the house sat, untouched for almost a month with the excuse of "the trades" being given for why basic things were not finished up. Its awkward when we, as buyers, are complimented by how fast we can get documents provided, signed, and efficiently meet deadlines imposed by Lennar on us, but the same courtesy can't be extended both ways. The remaining items identified to be done, were then not completed on the days they said it would be (we were told a painter was at the house, only to be told 2 days later the painter couldn't get into the house because it was locked), and we had to consistently follow up daily, then hourly to ensure it was done. Excuses were always given, but at some point this is a organizational failure of Lennar as a builder, which is having ramifications to the client/homebuyer. We spent over $5k on matching appliances based on what we were told would be going in the home, only to find out during the final walkthrough that another brand was used - where the representative from Lennar said he did tell us wrong and provided a half-baked apology, then asked if we can just return what we purchased (we could not, since the items were already ready to be delivered given the delay in closing date). We were assured our mortgage through Lennar lending would not be sold, we got a letter before our first payment was even due that the loan had been sold to another servicer. When we attempted to take the home as-is in order to meet the original closing date, one escalation manager said okay, the other manager said no. So managers are also not on the same page with assisting clients and what can/cannot be done. On moving date and final walk through, everything seemed fine. Until 2pm hit and we had not gotten remote-closing docs. Lennar did not tell their own title/closing company when the closing day had been moved to (1 day prior) so they had nothing drafted. I sat in the drive way with a moving company from Waco for 3 hrs while the title company scrambled to get things done. Ironically, my husband sat at the Lennar title office and talked to another couple who had no communication either on their closing date so had come to the office to get some information. Only compliment was to the unnamed title manager who was VERY helpful and empathetic to the situation. Once we got moved in, the icing on the cake was we received keys that did not fit our home. Instead, a rep who lives on site (?) gave us a master key until the next day, when the project manager and locksmith came by to rekey the entire house for us. We were told by a rep during the final walkthrough/orientation to not submit warranty claims within 30 days because it would make her look bad. Once we got moved in, you can tell these homes are thrown together and the skill involved is not great. Outlets are not in even straight lines, or boxed in the wall correctly, we had to have our front door warranty claimed because it was obviously letting in light, and warrantied our main water line because it was leaking, paint is obviously watered down as consistency and finish varies drastically across the home, tiling exposes that walls are not straight, door paint is sticking and has ripped in places already, house was not cleaned prior to taking possession (like we were told) as there was a film on everything still, there's a crack/joint visible along the ceiling which we didn't even bother asking to be fixed because of how this has all gone down, a window blind frame flew off abruptly without notice one day, and we expect more things to be identified/go wrong in the future. Some of this could be attributed to beer bottles being littered around the home construction sites? I will never buy a home from Lennar again and will actively make sure others know of the experience we had any chance we get. We were also given incorrect, outdated information on the HOA fees, where the fees were actually ~$20 more per quarter than the handout they provided us, our HOA was supposed to work with Lennar to get these things corrected. We did get over $50k off the house for "incentives" being offered, starting to wonder if incentives have to be offered for people to buy these houses, especially as more and more homes around us sit vacant after we were told they are all being sold (specifically being told neighbors we had, and these homes are being shown to other buyers). ... If I could put zero stars for Responsive to issues, I would. My actual home buying experience with the salesman was excellent. His name is Mitch. Great guy and he was always there to answer questions. If he did not know an answer, he would find it for me by the next day. There were many issues to be addressed with the home before closing. The “construction builder” and the “main warranty” man assured me that I should close on time and that they would be here for me to fix the numerous outstanding items. I trusted them. So I closed. The quality of workmanship in my home is subpar, at best. Every day I find new things that were not completed correctly. I followed the steps that Lennar outlined for me by putting in “warranty requests” on all outstanding items. My list just grows and nothing gets fixed or resolved. There is no interest or timely communication in addressing all of the things that were incomplete or broke before I closed on my home. Lennar has one man who they entrust to “fix” all issues except electrical. They will not honor the Lennar warranty properly by sending out qualified “trades” to address the issues. Each one requires a different job specialty, but Lennar will not spend the money to make things right. I always wanted a “Lennar Home”. Lennar could become that next level company if they were "proactive" in their communication.It always seems like internal communication is poor at best so many more steps are needed to get something done than needed! Overall, Lennar builds a pretty good home but they get defensive when something needs to be corrected. It all comes down to being open and transparent, communication!!

Too many things not done or done shabby plus we were suppose to close in October ,and closed January 31th it cost us $12000 to rent a place to stay.Now who's going to pay us that money

Picking the house and putting the down payment was easy and getting financing wasn't hard for me. Then I was met with an extreme escrow office that accused me of being an investor because I have multiple houses. So, I canceled contract, I thought about it for a day and the house was a good deal, so I went back and did everything all over again, just to be told no by the same escrow officer. I got another lender and closed within 30 days without issue. I took me almost 3 months to buy this house all because the assumption of me being something I am not.

Lennar is more than your basic home builder. Our home included sprinklers, a keypad lock, garage door opener, and all appliances, including a washer and dryer! We are really blessed with this home.
