They use wood frame which is why I gave a low grade on quality of materials. This being florida block homes survive better in extreme weather conditions.

The builder has been responsive, for the most part. There are/were issues...many were taken care, some are still pending. Duane, Customer Care Rep,, is excellent. The builders, Scott and Rob, were great as well. Outside of the builders, only the finance gentleman, was excellent. Sales Rep ("New Home Consultant"), Chris, left much to be desired. Many of the things we wanted...we were told were not available...yet others who moved in AFTER us got what we wanted! Moreover, we were told that our home would be ready for "move in" by the end of May 2021. It was NOT ready until end of June. ...

Everything is NOT included. Found out I had to buy appliances AFTER I put money down on the house. Also the lot grading was not made clear. The vacant lot was relatively flat and level, but the finished house is now sitting on quite an elevation (steep driveway)

No person at models, couldn't get in as scheduled, took 45 minutes in heat and my buyers agent to help me, if not for her would not have bought the home, they no longer honor buyers agents so would not buy the house now. Then no one at scheduled appt at design center, waited an hour, they blamed me adding insult to injury, they rescheduled and took another half day of my time. The only way this worked was my agent pushing through and knowing the people to call, if it were just me would have backed out. The completion date was delayed several months due to virus building material delays. The irritating part was the demanding closing date - prior to completion. We were not available to close in person and the Lennar sales and closing office was adamant/unyielding to close and get their money-before our home was completed.

Nice community where it’s built. Difficult working through the mortgage process. Not enough help. Other than the mortgage people I found everyone else available and wanting to try to see my needs were met. Lots of items needed attention after a private inspection.

Didn't know you can't store anything above the garage in Lennar homes....at least not in our area. I was told it voids the warranty. This should not be allowed. Yard work(sodding) appears to be substandard. For 230/month, the water bill should be included. Lawn maintenance seems substandard.

I really like the interior of my home and had a great experience as the home was being built. The building manager provided weekly updates and the home was completed on time. The biggest problem I have is although I was told I would not be able to hear people walking in the unit above mine I absolutely can hear footsteps from two floors down. If kids are upstairs running it sounds like an absolute train. I suppose that's the price for living in a bottom unit but the lack of sound absorption is very disappointing.

The process of building was great (not my first new home build) and we were kept informed. There are opportunities with disconnects between marketing material images and actual plans and since the customer only can take away the marketing material those need to match with the plans. Post closing on the home the responsiveness is severely lacking. We have several small issues that are construction defects that we raised both at closing and the 60 day mark and aside from an email with a case number there has been no communication in a month.

Too many stupid mistakes

The home is a great value, with so much included. It's beautiful. But there are too many stupid construction errors — the wrong smartbox, not enough outlets in the smartbox (Cox TV and WAP are STILL a problem), wrong thermostats and plugs for the washer, promised USB ports not installed, no info on HOA procedures and more. It gets fixed (mostly) but owners waste hours dealing with what was supposed to be a turnkey experience. My third new construction and by far the most problematic.

Builder charge you more than others for the same kind of house in the neighborhood. Amenities like gym, swimming pool etc are missing. You have to tak permission even to plant trees/flowers. Water sprinkler missing. Blinds missing. Kitchen drawer bar missing. Patio mosquito net missing. Washer and dryer missing.

The mortgage process has been stupidly complex and poorly organized. I am still get requests for documents and signatures two weeks afte we’ve closed because of errors and poor communication. I’m satIsfied with the overall build quality and workmanship. That said as we spend more time in the home I’m noticing that the painting contractors don’t seem to have been very detail oriented as were find drips and paint marks on molding and ceiling. During the home buying process, you have to be on top of them for everything or else you'll miss important details. If I were to buy again, I would use Lennar. Some of my neighbors were reached out to for upgrades and options, but a friend of mine and myself were never asked and we had to constantly ask for updates.

On the building end of things, most things were fine. Construction was great to work and incredibly helpful. Of it weren’t for the helpfulness and caring of the construction team, I don’t know what we would have done. The same goes for the loan department. My issue in being a first time NEW home buyer was disappointing, not so much because of the home but the agent, Virginia. They screwed up on the loan docs and sent them to a different state, which meant we had to get up at the crack of dawn to make sure everything was resigned before noon for escrow to close that day. There was a large selection of home styles and lot locations. Once you decide the size and design of the house you want be sure to ask on what lot this style of house will be built. You can't pick a lot and say I want my house here. The style of house and what lot it will be on has already been decided in the master plan. Then ask what is the release date for that lot and when will the house be finished. Lennar is very good with their projections of when a home will be ready to move in. You need this information so you can plan the sale of your home and when you can move into the new Lennar ...
