Purchase this model only for because of the layout and having my mom close. Excellent floor plan. Quality of work and materials used could be better. Compromise only for floorplan layout and lot size.

I'm EXTREMELY disappointed in the quality of materials and labor . I bought this Townhome because' Lennar' was the builder. Ryan Homes has comparable prices and locations but I chose this because Lennar had such a good name in the building industry. My other home here in FL was not a Lennar but my dad's home, built 2003, is Lennar and the quality of his home is excellent, I would NOT recommend Lennar to anyone these days. Poor craftsmanship and clearly poor quality control. Land was not prepped before sod was laid. I've been here two months and I'm still pulling up softball size chunks of concrete, nails, screws, saw blades, galvanized steel brackets. The sod is low quality, 1/8 of it is dead, not dormant, but dead, a third of it is infested with weeds. Half of the walls aren't straight, either y'all can't afford a chalk line, level, plumb bob, tape measure, or the quality of the lumber isn't worth the cost of the house. We moved into our house in March and overall it is great but we immediately had issues with our dishwasher. We also realized that the line from the Lennar sales rep of “we’ll always be there for you” was a bunch of bull. Immediately after signing they essentially wash their hands of any issues or responsibilities

1. Closing delayed do to incorrect filing with the city. 2.Never received final Closing papers. 3. Not given access to main entrance for several day finally after numerous complaints received them. 3. when you do your house walk the first and second time, everything looks great and you are loving it, once you are settled in, you start to really notice everything is rushed and done the cheapest way, when you are putting in tickets for repairs, they take along time to reply, i understand i am not the only one here but on some tickets, they dont even get back to you, i am still waiting on cracked/broken cabinet drawer which i mentioned in the walk thru

Overall, the experience has been pleasant. The finance side of the business went very well. But, from the time we completed our initial walk-through to now has not been so pleasant. I was told that Lennar doesn't complete a thorough cleaning of their properties. It's called "construction clean". So, we had to go through the entire property once we closed to clean all paint, tape, and sheetrock dust off of everything. Now, I have a warranty claim, and they are telling me it's homeowner maintenance. I am not pleased right now.

Don’t get me wrong I love my community, and waverly home. The problems are the garage door is not sealed on one side, and the cement outside the garage door is uneven and slanted towards the garage so when it rains the water pools inside the garage. The curbing inside the garage is incomplete on one side. Curbing for 3 feet on one side then crumbles off. The tile outside the master shower door as well slants towards the shower, so when you take a shower the water pools outside the shower door. Outside the hose spigot housing gaps open at the top. While I like my home, there are several things that would make me not do it again. The inflexibility of when walk-throughs were scheduled was awful. No respect for the fact people work and are out of state. The house generally a nice house but the carpet used is cheap. I have terrible visible seems in every room. The bathroom vanity’s have no storage whatsoever. I would think with a house at this price point you it would be better, especially in the master. The area we have to get our mail is awful. Due to it being near so much construction, you can not go during the day or early evening. ...

I had to make multiple calls to get any information and it delayed my closing and I had to escalate to the manager. Also, the warranty team is very slot in response no due diligence.

Very disappointed in the quantity for the price. Cheap paint washes off interior walls with WATER! Nothing is level from walls to ceilings.

I felt there were a few shining stars in my experience, but there were communication issues with finance. There was poor craftsmanship on many issues. The repairs I requested on final inspection were not all completed, and when I tried to use my warranty to fix them, Lennar never contacted me to schedule repairs. I’m not sorry I bought the house, but I am sorry the company has such lack of integrity and pride in the job they do. When you make a promise to a customer, you should keep your word.

We love the home. There were a few things that you wouldn't expect in a new home, most were fixed quickly but if Lennar did a final quality check they would have been caught and our experience would have been better. We still have two issues which haven't been fixed after 8 weeks. They are not quick fixes but are material. So slightly disappointed.

Home bugging and lot selections were all quick and easy to understand. We received brief updates and pictures on a weekly basis. Constructing prices was quicker than usual. Closing was easy. For anyone choosing to build, Please inspect carefully. Materials may not be the best of quality nor sturdy.

Our warranty guy doesn’t know what he’s talking about or how to communicate with customers. I still have questions and concerns that we’re never answered by him and he’s blocked my number which is insane. I told him to have his office call but never got a call. He was extremely confrontational and talked to me and my wife like we weren’t worth his time. Extremely disappointed I had to deal with this individual and that our house still has issue that he never fixed even though he said it would be

I purchased a model home. I had a fast close (Lennar wanted closing on 8/31). When I moved in, I didn't have a driveway and my front landscape was a mess and unfinished. They needed to fix a drain on my curb which delayed the driveway to not be complete until the end of September and it is now the middle of October and I need sod in my front yard and finishing touches around the driveway. Bought new home. Overall happy with home, but things to be aware of. 1. AC system was undersized by 1 Ton. Took a month to get someone to acknowledge, believe and do something about. 2. Yard wasnt levled and prepared correctly. One whole back corner wasnt cut down and mowed until days before close. It is a sinkhole now, waiting for this to be fixed almost 2 months after close. 3.
