Worst experience with Lennar Mortgage

Lennar mortgage went up to a week prior to closing and then said sorry, we cannot finance this. we had to go to a loan broker who got us a more expensive (points, interest, amount) loan within 10 days! We had to move out of our old house prior to closing, so we had to rent an AirB&B with two dogs and a cat for one week until the mortgage was approved. Horrible for all!

We bought because of the area and pricing , realtor was 5 stars all around and still is, even after we bought he has helped in so many ways. I definitely recommend Aaron 100%. As for the Loan officer , was a terrible experience after the 1st interaction. She would never answer texts, emails or phone calls till she needed something from you. Was very negative that you would be approved although my income was double what was needed. I suggested if you do get assigned to NINA to run the other way. lol. Or ask for someone else. There was some miscommunication in the beginning but other than that, the purchase of my new home with Lennar went relatively smooth. Only cons: you are not allowed to make any changes throughout the building process ie, flooring, carpet color or any additional upgrades. Another major disappointment was the doorways going into the bathrooms and pantry were not wide enough for me to get through with my walker. But overall, the house I got with all the included upgrades and the price I paid was outstanding!

From a construction standpoint, the house was pretty well built. I’ve been here for roughly 3 months now and I’ve had barely any issues. As far as the sales standpoint, my real estate agent was able to work closely with Paul and get the deal done in a timely manner The only drawback I had was with the Mortgage department within Lennar. They were unethical aspects that occurred during my Purchase because there was a huge rush to get my home closed by February 28th. I absolutely love the home I purchased from Lennar. My only disappointment was not being able to upgrade anything. I did not get to choose the outside color of the home and I could not upgrade the floors in the entire home or even the glass wall for the shower. The problem I am now facing is that my feet hurt every day from walking on the hard tiled floor instead of the wood flooring that I wanted. It was very nice having such a simple process to purchase a new home, but with no sales center at our community. Our conversation with the sales rep was short and to the point with many details missing. Also, the contract we signed in Docusign was missing the upgrades package for our home. We were also given zero information about our HOA from the sales agent. Gratefully, we had a good mortgage officer and construction manager. From the builder and constructions standpoint, it’s great. Happy with the construction quality . But had very difficult with sales person . Slow or no response . misleading/inaccurate information about the prices and few other details about home. One of the examples about price changes that were not communicated to adjust until I fight to get it resolved and also they agreed to release few homes only for investment /rental, but they increased a lot..they didn’t honor they word

Love Our Lennar Home

We would have given an overall higher score had we not used Lennar Mortgage. The process of securing our mortgage was complicated, confusing and duplicative. On the other hand we love our home and have found Lennar to be very responsive to our questions and to any concerns we may have had.

Although the buyers experience was a little rocky, the responsiveness to issues in the new home have been great! We have had two issues, one with the thermostat and one with baseboard bowing… both were addressed and fixed in very reasonable time frame. Thank you to Ruby and Cody and the rest of the team!

Not having permits for water was uncalled for. Blaming everyone else made it worse. We wanted minor changes we were offered to pay for and sign a contract for(moving outside spigots and additional shelving in closet- both prior to their installation- and told no. Communications were “we don’t know” on every aspect. Now that almost all houses are sold there is mud in the streets, unfinished sidewalks, major common areas just mud, trash on the bridge at the entrance, etc. not impressed with Lennar.

Overall, house is solid. However, towards the end of the build, a person could tell it was rushed. Windows not shutting right, pocket doors rubbing against screws, kitchen faucet not retracting, a bent bar connected to garage door to the garage opener, etc. The good news the warranty’s service people are quite prompt and very professional. Truly appreciate their completeness of at least 12 items needing to be corrected.

Everyone in this process has been amazing. However the 2 areas identified above were less than helpful. Loan Process: Slow response on loan process. Duplicate loan process requests. Very confusing. Sales department: The sales office was less than helpful and not professional at all.

Planting dead or dying trees on new builds. I used virtual assistance fir mine and when I said my neighbors trees were dead and other trees they were planting looked dead or dying the person who helped me said she’s only dealing with my issues nor my neighbors or surrounding area’s trees. This is sad because it affects the overall appearance of the community. Maybe the neighbors are not computer literate enough to know how to submit their concerns.

Lot of lack of communication, answer or updates from sales. Also I have been complaining that might have some issue with the electric installation in the house and it has been kind of ignored . Some specific issues were taken care after 3 or 4 claims but still the breaker keeps going off. It’s not normal that a new house have the breaker off so often. Wish some one could come and inspect in general if everything is ok.

1. The kitchen and bath cabinets are low grade quality. 2. The kitchen and baths grout was not sealed. "Sealer should be mixed with grout when installed." - This Old House. 3. Exterminator quote: "Sill boards not calked - lets in lots of bugs." "Too many weep holes, not a state or local requirement."
