Lennar finance was awful in communication. The house itself is good but communication in Lennar is terrible

House is nice but had a long list of punch list items not completed at time of purchase. Seems like someone should have been supervising subcontractors a little closer. When items were submitted to warranty department, response to coming back has been quick

Let me just say the only person that helped in this whole transaction was Celia. The worst experience was Lennar Mortgage (Christina Z), will NEVER recommend this lender and especially Christina! Dave the "walk through" guy was horrible!!! We never got a proper walk, unless you call a 6 minute walk proper? We were left figuring out how to work everything and search for instructions, still don't have the a/c warranty after asking more than three times... Still going through problems from lies told by Lennar. NEVER WILL RECOMMEND THIS BUILDER/LENDER!!!!!!!

On our first walk through, they showed us our house without a driveway, no running water, half of the electricity in the house did not work and we were told we couldn’t walk around outside because it’s “too dangerous”. It never should have been shown to us in that state. The second walk thru was better, however it was very dirty because they never cleaned it. They installed the wrong water heater. The wall above the fireplace heats up to over 200 degrees and we have a huge crack right up the front which we were told Lennar is not interested in finding a solution. Lennar installed one heater thermostat upstairs and the main suite downstairs is always freezing. They should have dual thermostats. The quality of our cabinets are so very poor with peeling and chips. These problems are found in almost every home in phase 1 and 2 and everyone on our block is complaining. There are many more problems not listed. We closed escrow on December 6, 2022 and our water heater was changed out on February 2, 2023. We are still waiting for the rest of the fixes. Lennar used to be a top quality builder, but after this experience, I would not recommend Lennar nor would I buy a Lennar build again. ... More

Our New Home Consultant disappeared. After they got our EMD, the only time we heard from Karl was when we reached out to him. Nothing, not even a congrats on your new home when we closed. Our construction manager was nice but she was completely overworked and you could see it. She was juggling a lot of homes and it did not seem like she received a lot of help. Our home walk through/new home orientation left a lot to be desired. It should literally be about everything in the house.... not just the cool goose neck faucet in the kitchen or the vents. The majority of our issues identified at the walk through were taken care of before closing with the rest being sent to the warranty side... hopefully they all get resolved. Although I am rating a 3 star across the board, I am happy with about 75% of the house and good with about 20%. Lennar needs to stop using wood laminate floors. That is awful. And look where you are putting things... like a hand towel holder in the restroom, or where the thermostat is going to go when attaching it to that beam... look at the wall as if it has sheet rock on it and put the thermostat in the middle of the wall. ... From the time we put down earnest money this has been a bad purchase. With the exception of Joey Blackledge and Pablo Berrios we have had issues. Price quoted different from price provided after we had to put down earnest money, closing delays and online closing issues, Service issues getting scheduled and call backs, the quality of the build requiring multiple service calls. The electrical issues that have been known about through the community, quality of workmanship being poor and then the sales manager response to us at the beginning. This has been the worst home purchase we have ever made. Follow up this far except Pablo has been poor also. If we had to do it over again we would have paid our movers to provide longer storage and found somewhere else. I do not expect that you will contact me or even care about what I have stated but needed to let you know anyway since you provided me a survey asking. ... More

We had to wait 3 months to received the new house

Jack our sales rep was not very responsive to our questions and what was going on with house at all. After closing (which was a fiasco) you think we hear from him but no, not a word. We still have broken cabinet in bathroom and door in breakfast nook that was to be fixed never was. Closet door has one handle not painted. Called customer care about spare bathroom shower having a stress fracture and I have yet to hear from our customer representative who is supposed to be taken over claim. I sure would like to have these items addressed. Also it would’ve been nice to warn people who bought house that with the water system your water bill would be over 500. Talked to other neighbors and they warned us and our bill was 700 because we ran the water like we told to do. ... More

Quick, accurate and thorough response to all issues and questions. Care and concern for all potential homebuyers. Completely accommodating to those who have problems with a manufacturer or any of the trades. Lennar has become a trusted brand and serious competitor in the home building industry.

House layout is great, however workmanship could have been much better. Can tell items were rushed and done quickly. There were things that passed inspection that shouldn’t have. For the price we paid for the house, I’m disappointed that we already have to fix items 2 months later.

Although the buyers experience was a little rocky, the responsiveness to issues in the new home have been great! We have had two issues, one with the thermostat and one with baseboard bowing… both were addressed and fixed in very reasonable time frame. Thank you to Ruby and Cody and the rest of the team!

Workmanship was poor at best. House closed on December 15th Did not really take possession until January 18th

Lender was not responsive. After the builder ensured us that all of the items on our inspection was complete as well as the items we marked with blue tape, we found several items were still not completed and even noticed quite a few pieces of blue tape were still present at the home delivery meeting. We also had a leak in our brand new roof and a sewer gas smell that took almost a month to resolve.

We really love the house, but our experience ended up being very rushed as our house was scheduled to close the day of Lennar’s fiscal year end. We have cracking on our spare bathroom sink that we did not notice on the buyer walk, we were told there is nothing that can be done and it isn’t covered because we could have caused the damage ourselves. It’s in our third bathroom that we just started decorating and haven’t even started to use. There are quite a few gaps in the cabinetry that we were told is “as designed” which is pretty odd. I worked at a store that sold cabinets for about 7-8 years and I’ve not seen wide open gaps in the bottom like that. Overall, the house is nice, just feel we shouldn’t have to put more of our money into it to get what we feel we should have from the start. ... More

The home is OK but you can tell that they use base home building items with NO extras. Lennar would not allow any modifications and the quality of the home is average to below average

WE Love our new home from Lennar and the accommodations received on our inquiries were addressed in a timely manner. The only thing that I did notice was the communication on certain aspects of the building process we had no control over. We were not advised of whether our laundry would be exclusively gas or electric hookups. Had to sell my less than one year old appliances and purchase new ones. other than that perfect.

Honestly, the communication from Lennar has been disappointing, chaotic and unprofessional. From the complete lack of a response for weeks regarding delays in closing to the 50+ list of "punch out items" that reflect poorly done and rushed workmanship, I could not recommend Lennar less to any future buyers.

As a first time home buyer, you expect certain things but I know not everything can go as planned. Communication at the start of my process was great between the loan officer and home consultant. As the weeks go by, I start to send out documents and I’m getting emails to send the same documents I sent weeks ago… or even just a couple days ago… are they not checking what I am sending. I was also given a very high interest rate even though initially I was told it was going to be a lot lower… the fix?? If you can get a lower rate elsewhere we will match it! Why not just offer the lower rate… Long story short to that, Lennar Mortgage matched the lower rate of the other bank. Now comes the last couple of months and lack of communication to myself and between Lennar staff. I was told closing would be a certain date but that got pushed multiple times until I finally closed 3 months from when I was originally told. I also had a scheduled walk-thru and was double booked that day so that got pushed a week. On my final walk-thru, the day of closing nothing was completed and blue tape was still up from when I taped. Miraculously, I still closed that day because I had it pushed a couple of hours. With all of this, no one was in communication with each other, loan officer didn’t know closing was pushed, home consultant didn’t know walk thru wasn’t done, and so on. In terms of build quality, it could be a lot better. I did have my own 3rd party inspection who mentioned the bones of the home was great but marked the little stuff that Lennar actually fixed. But to this day (a month and a half into living in the home) I am magic eraser-ing the small splatter of paint I see on the floor corners or floor edge. Would I recommend Lennar? if you’re going for price sure. But if you want quality in terms of home and the whole process I’d look elsewhere. ... More

A few small issues have needed fixed and it was nice to be able to submit requests on line and then have follow up right away. It has been a surprise how quickly issues were taken are of. We appreciate their Customer Care Team!

Check everything specially power outlets, garage door opener should not connected to power outlet switch. Exhaust fan not working properly etc .

Our home buying process started from out of state, everything went fairly smooth at the start, and when we were local were even able to switch lots. After that construction updates were few and far between, with a delay in close date, which I understand is the nature of the beast. We found it odd there wasn't technically a blue tape walk, although we used our orientation to do that with the customer service person. Once we got to closing that was smooth, however the construction manager and customer service rep for Lennar told us to compile our list of things that needed attention within the first 30 days and get it to them so they could knock out everything at once. At 30 days we've found a bunch of bigger issues that need help and just a ton of little stuff that I fear will never get the attention. We were told we need to submit everything through the warranty portal. Well, if that was the case I wish I was doing it as it came up because now it's going to be quite a task getting it all in at once. Additionally the issues at closing still haven't been addressed so it leaves us little hope for the small things. Ultimately, did they build a strong house - yes, and we're grateful. However the workmanship is very poor in the house and would definitely advise a loved one to be cautious of that if considering Lennar in the future. ... More

They promised some thing and they didn’t deliver. work inside of the house is not that great. Quality of the product is not great.

We thought we were working with a reputable company but soon realized our sales representative Kristy at new Braunfels was the ONLY GOOD THING about our experience at lennar. Our construction manager Trey couldn’t have been more passive and untrustworthy, he was here bc it gave him a paycheck not because he wanted to deliver a quality home. The sub contractors you guys allow to work on the homes I’m baffled. I do no construction but have already fixed all the cosmetic issues your contractors left behind and Trey refused to have them come back and fix, one example of many the masonry guys left mortar all over our driveway/porch which dried and never got scrapped up so now we have dry mortar all over our driveway (Trey specifically said while we were on our way to closing that the power was guys were coming to get it up not to worry. Well that didn’t happen) . We’ve talked to all the neighbors and everybody has a story on how terrible their experience was with lennar as the builder of their home. The only reason we stayed was because Kristy went above and beyond 8 month pregnant, coming in early to clean up after the terrible cleaners had already supposedly cleaned. Scrapping paint off the floors herself. If it wasnt for Kristy fighting for us and trying to correct lennar mistakes the best she could we would’ve walked away no matter the fact that our started home had already sold and we wouldve been homes less for the time being. ... This is my second home I bought from Lennar and it is the worst experience I ever had. First, The seller is empty promise, example - Promise to close on Oct, Nov and finally close in Dec. We agreed not escrow property tax in monthly payment. last minute still want to escrow and penalty 1% of I want to take out the escrow. I bought 8 houses in my life so far, I never heard such thing that you have to escrow property tax, they said company policy, if it is than let us know before we purchased and put the deposited. I am not happy with the house detail finish, however I got to moved out of my renting place, because I told my LL that I move out on that day. otherwise I would not want the house. I will not recommend friend and family to bought from Lennar, At least from this sell person name (Joshua) and read the fine print. ... More
