There is a lot of issues in the house like electrical, paintings, dirty windows etc. we did mark some of it during the walkthrough but they just remove the tape but not fix. I placed request for repair but some contractors takes time to respond and come. We closed in August but until now we still have problems. Although our customer care coordinator, Destiny is very helpful.

Cheap but affordable housing for the area.

They cut corners on a lot of routine things. Air conditioning not working properly with temperatures and humidity control. Told about it when had inspection but they stated that it met code. Only 1outdoor water spout. Cheap noisy garage door. Sod that was placed is dying even with watering as suggested and longer.

We never were allowed to talk directly to the construction manager or supervisor only thru our agent who was good by the way. I asked for superintendent several times to call me. We did not get one phone call. Many issues could have been resolved before our walk thru before closing. This process should be changed. We had grading and drainage issues from the house next door and the common area which is on the other side our house. I was assured they would be fixed after closing and as of today they are still not fixed. I should have never closed before they were fixed.

At first, everyone we interacted with seemed genuinely focused on our best interests and providing solid support, but that changed. Communication was poor, with each follow-up passing us off to someone else, making it feel like everyone was just going through the motions. Real Estate is way over-priced in Idaho, with that said, Lennar is a good choice for a Spec Home. Good floor plan, average to above average materials, interior workmanship above average - exterior workmanship below average. HOA a little quick to pull the trigger but it's expected, they're new at their job and folks are still moving in. Biggest complaints: single door pantry when there's room for double, no towel storage in bathrooms when there's room, closet shelves are too deep and closet depth too shallow, no rain gutters and only ONE outdoor water faucet??? The craftsmanship of the homes is questionable, especially given the speed with which they were built. There are some structural issues that Lennar has been slow to respond to, which is frustrating. The value is good but be prepared to have to deal with Lennar's slow post-closing repair process. The representative for Balm Grove - Rob - is unresponsive at best. Do better.

better selection of plants and landscape very low end, tile in kitchen, tile in bathroom, double sink, no patio just a stair coming of sliders? I would expect these things if my house cost was 250,000 to 300,000

Follow up has been good, but slow. Clarity of what needed to be done was unclear including the HOA connection and data. Closed on July 18 and I finally received HOA contact data that was usable on Sept 4th or so. Nothing mentioned about our needing to send in warranty info for appliances. Support for warranty items has gone well which is appreciated. Had to work to get help for setting sprinkler controls. Details for the hand off were scarce. Overall home prep/cleanup was poor. Trust issues with sales agent

Towards closing, we were told Lennar would only put sod for half the yard not all the way through. This was not documented anywhere nor mentioned but the sales agent claimed he had mentioned that on the phone, which I disagree. Sales team is always aggressive to close the deal and will likely create some fear that someone else is also interested in the same house.

First I would like homebuyers to know that if they intend to use a realtor, whether they have one or not, make that clear when you walk in the office door. And Shannon was very short and unresponsive until AFTER the purchase. Second, I would not recommend Field for your mortgage loan processing. Very slow to respond and had to be constantly reminded about changes. Didn’t have final estimate until 5pm the day before closing which caused a delay with my bank. Wasn’t the worst but could have been better

I’m military and had to close remotely, what this experience has taught me is that I’ll never close remotely again. Lennar messed up my home insurance policy and now I’m stuck having to fix it even though I gave them all the proper paperwork. This has cost me to pay out of pocket and wait for reimbursement until the issue is resolved. I wasn’t able to make the final walkthrough and things weren’t fixed prior to me closing remotely. It wasn’t terrible but could have been better.

Lenar mortgage was not enjoyable to deal with. Had deep concerns and some issues. The utilities were a bit of a shock mostly with the water company. Our new home advisor concierge Wes, was sarcastic and not pleasant to talk too. Cell phone service isn’t good for T-Mobile I had to get a signal booster, had issues right away with AC, Sod not being installed and communication. Builder amazing, mortgage guy committed fraud

Our builder was amazing, and Jayden our construction contact has been so helpful every time we had any question. Meanwhile, our Lennar mortgage guy committed fraud, didn't give us closing numbers until 90 days before closing and bait and switched us by making promises about credits that he ultimately couldn't keep.

First and foremost, the majority of the individuals we dealt with at Lennar were a pleasure to work with. Lennar has their hand in every aspect of the process sales, construction, mortgage, title, insurance, etc. They tell you that having everything in-house makes for a seamless experience. The process to purchase within the neighborhood was entirely subpar. The agent who helped assist through the purchasing process almost made us not want to purchase the home- There was obvious flaws throughout the house (cracks in railing/misplaced and discolored carpet/ect) and the agent wouldn’t even acknowledge there were issues. The Sales Team was AMAZING (Craig was Great) Sammy & Kris were also Great. however when it came to the what was promised with the home at the Final walk through and did not get what was promised and Lennar is now stating they will not do anything to make it right, Also I would recommend at closing you shut down the sprinkler system as I was not shown how to use and 104 thousand gallons used in 25 days I am now responsible for. Is costing me the same as my Mortgage amount.

Overall we love our new home. The only hiccup that we’ve run into is that we have a sprinkler system but yet no one has really taught us how to use it. Like buying any home, dealing with the paperwork was a bit of nuisance. Be prepared to search through everything in order to provide underwriting what they need. Sidewalks and driveways are atrocious. Footprints in both and marked and discolored. Construction dust in basement and garage. Two doors painted in different finishes, on the same door. No sump pump was installed, but that was quickly resolved.

Lennar has a rigid process that meets the timing of their commitments. Unfortunately the actual building process is a slam bam get it done and fix it later approach. As a result the workmanship is poor with no incentive for the trades people to do quality work. Our experience has been you get it done poorly the first time. Then they respond quickly and positively to your request only to fix it and leave you with another poor quality fix and/or a different problem. The whole process is very very frustrating.
