We bought house in Aloravita South community in Peoria, AZ. We never get to choose options like flooring, cabinets, exterior color, elevation etc. Its like Take it or leave it....not customer friendly.

Overall buying experience was very good with a few exceptions. The appraisal company and the associated fee was just nothing but gouging. There is no need, especially when they are the builder and lender to have an appraisal done , the appraisal itself was filled with several noticeable errors. Then to be charged when I had to correct the appraisal twice for clear errors is totally unacceptable. The other bad thing which you would have thought would have been a perk was the sod they installed, it was just thrown down with no prep so it isn't smooth and needed lots of supplemental work to even get a smooth grass surface. Was going to use their subcontractor but after watching them install would never use them again. The price is what makes the buy work cause you definitely get what you are paying for with Lennar. They skimp out on some of the most basic or simple things. Just be prepared for having to supplement lots of little things that would have made the buy an exceptional experience, as it was it was good on some things but really bad on several others which would likely me avoid Lennar in the future. ... Our house was good and our salesperson was great. They responded to our needs but we found two things wrong after closing that we missed in walkthrough and we were told by warranty people they don't fix those under warranty. I think that was awful and you would want to make your new people happy. I voiced my displeasure with the warranty people.

Overall experience was a bit rocky, there is a huge lack of communication at times during the process which causes anxiety and unnecessary stress. I didn’t know I would be closing for sure until after 5pm the day before, it was very stressful. Also when I actually picked up my keys, the person who sold me the house was out for paternity leave (so happy for him) but the person there was real impersonal, just handed me the keys and was like good day. I was disappointed because buying a house is a big deal.

The walk through with the assigned builder for my home was not done well. In my opinion home was not ready. Also there is no kit that is given to you that has everything about the house such as warrenty information, ect. I walked through the house and found info on all appliances including AC, ect and then called and logged into websites to register. a organized packet would go a long way. thsi is my 3rd new home and the first one where basicaally received nothing.

There were some minor flaws. There should be a go-to maintenance on site or other sites you can easy call to correct minor issues.

Post box keys should be given while closing. They were not given to us. And we were asked to only come between 10am-4pm to the community and pick up the keys separately. This is ridiculous. Why cant the post box keys be given at the same time while closing. Very bad experience

The house is NOT well built at all But the staff are very nice. The Mortgage experience was TERRIBLE but it is over now

I would say average, not bad, but not amazing. You will get a nice house you’ll just have to work harder at some things. Still working on getting hard water stains off tile, the dishwasher was so cheap we upgraded after the first repair, the carpet was put in so bad it comes up when you vacuum, we have been and still are working hard at getting crickets out of attic, never got a straight answer about yards so that was disheartening, and apparently some get red carpet hand over, we did not, and then we had to chase down the gate remotes. Now, with all that I’d still buy the house, we like the area, the warranty department is amazing!!!!! Just be prepared to do mare work than is expected with buying a new build. But the think you’ll still get a nice house and nice people to work with after you close. ... More

Too many people involved which made it very confusing as to whom to contact for various issues. There was a concierge but he seemed extremely young and inexperienced and was not prompt in replying. I think that role if properly staffed would have been perfect to help redirect us when we contacted the wrong person with a particular question or concern. A huge issue was no trash/recycle receptacles at closing. What in the world were we to do with our trash and tons of recycle the first two weeks. Thank goodness our 2 sons were able to accept a lot of our trash and recycle. It took weeks to get receptacles. At the beginning of the loan process we felt overwhelmed with the frequency and expected response times. One email came in on a Saturday afternoon with a 48 hour turn around. The loan and closing process were quite stressful. We are nearly 70 years old and the on-line process was extremely impersonal and we needed help with some of the photos to PDF process and a few other techy things. We hope to never have to purchase another home as the stress was overwhelming at times. But, bottom line is we love our new home from the layout design to the quality (except the back yard which we're afraid to use due to the lumps and bumps as we are afraid of breaking an ankle.) ... We have built several homes and have been able to request and get upgrades. We are now having to install a lot of needed items after moving in. This delays getting settled and enjoying our new home.

The building team were responsive to addressing issues prior to moving in and the customer care team have been responsive since moving in

Very hard a times to get responses to our questions. Being in central time zone we would get information so late in day we couldn’t get things sorted out before people were gone. Not knowing whom to contact at times it seemed like we were directed to a lot of different people that we hadn’t really talked to. Easier to deal with 1-2 individuals for us.

Our experience with Lennar's new construction home purchase was disappointing and frustrating. Despite their promise of $35,000 in closing costs, we were blindsided by last-minute demands from their preferred lender, who conveniently required us to pay off additional credit card debts the day before the closing. This unexpected financial burden and the discovery that Lennar intended to use my wife's realtor commission to offset their promised contribution left us feeling deceived and cheated. Moreover, the title company's lack of communication only compounded our dissatisfaction. Despite our persistent efforts to clarify the situation, our calls went unanswered, leaving us disregarded and unheard of as customers. While we're relieved to have finally secured our new home, the experience has left a bitter taste in our mouths. It serves as a cautionary tale for anyone considering purchasing from Lennar. ... Mortgage process was horrible using their lender.

The worst part of our buying experience was the mortgage approval process. I will never submit to that again. The house was already completed, so we just had walk-through and punch list issues. We like the house so far, but follow-up is the Achilles heel of most builders.

We purchased a home that was completed prior to being put up for sale. We had minimal interactions with the builders. We did interact with Kim, who is the owners representative between the builder and you. We had a positive experience with her, Our main issues was with the Lennar Mortgage Department. Although they all were friendly and professional, they are put under a strict time frame to close on these homes that many mistakes were made. We closed within 22 days of signing contracts, our closing costs and estimates changed 4 times including the APR. Our intent is to pay off this mortgage within 6 months so we were minimally affected by these issues. Due your due diligence and don't feel obligated to finance through them, although they offer some good incentives make sure you are not better off in the long run financing elsewhere. Mostly good Front door does not close easily Have to pull hard to close and engage dead bolt. Trouble with all the window locks engaging to lock windows No pre-plumbing done to make water softener/filter easy to install Too many people involved between sale and move in. Would be nice to have one contact. Lennar track not very user friendly

Lennar had this home on the books and wanted it sold immediately. I signed off on the offer because my slaesperson needed it to make his month and was in a sales meeting. My agent and others at Lennar said not to worry about the closing date in 3 weeks, that we could adjust it afterwards. Und=fortunately that was not the case. In order to make this sale happen, I dealt with over 400 emails in the 3 weeks to follow, often with differing advise from different parties. I think that the new rep to help usher sales through the many Lennar parties will help, unfortunately she was new and no one contacted her at any time during the sale process. The final paperwork for closing arrived via email at 2 am the day of the closing. I basically had to sign it blind or not close on the house. This is absolutely unexcusable. The lawyers could not answer many of the questions that I had and were basically useless. All in all, it is the sales, mortgage nad closing process that were unccordinated, late or ill advised by Lennar personnel or associates. ... More

The builders were absolutely helpful and kind. However, the title company was a different story. I did not like that the title company would not allow me to close in person. I had no access to a computer and was having to sign all these important documents on my small phone. I felt that my loan officer Terry was not helpful. At one point he even hung up the phone on me. When I was done with closing his response to me was, “I hope we didn’t beat you up too bad.” Terry was very aggressive about me wiring $500 over the price for closing just in case of any numbers were off. I still don’t understand how you would not have my final numbers for closing. They mailed a check of the money that I over paid for closing, but never received it in the mail. Then charged me for wiring It to my bank. I requested a survey of the property before closing, which they would not give me until I closed. Just from that experience alone, I will not be purchasing another LENNAR home in the future. ... More

The experience had good and bad things. The Loan Officer never replied when needed. The sales guy was 90% for us there. The other 10% was acceptable because of course he had to take days off. The title officers were 60% helpful, we had too many times to try to reach them. The Constructor manager replied after 3 days. So it looks like Lenar employees are too busy to reply to a buying customer. Other than that we are very happy, we are now in our new home, Very nice. Nice design. Thank you Lennar!. Now we have new issues, the HOA takes too much time to reply to the requests like for example if you want to put a Fence in your yard (the wild animals don't wait, they just come to our yard in the night). If you want to put a patio (it rains every day) in your yard, a request to be approved takes forever. Additionally to this, the streets are just dark, with no light during the night... you need to put your motion lights in your garage doors, or so... ... More
