Josiah and the team are good

Overall, we felt the quality of the home was not worth the investment. Many areas of poor workmanship, walls not true to scale, flooring not put in correctly, concrete not put in correctly, many small things just not handled correct for 400K home. we believe more attention to detail could have been done, the home was not cleaned when we moved in, floors were dirty, garage dirty.

Complete lack of communication. They clearly cut corners when they can in their workmanship. They also select cheep appliances and options for the house.

Very poor service and communication from the beginning to the end (sales including manager were horrible in every aspect of knowledge, service and follow through/follow up from the moment we put our deposit to take off the market to closing. We didn’t even get the mailbox key until almost a month after closing because we didn’t know who to get it from and where to pick up, construction manager Dave was the most incompetent person who didn’t oversee any of the contractors to ensure jobs were done well, make the contractors fix their sloppiness or even make sure they did their jobs at all. First, final and at closing inspections were completely horrible. Ceiling crack not fixed and slapped paint which was the length of the living room (still the ere 1 1/2 months after closing), cracked tiles, kitchen island and bathroom countertops not sealed so it was damaged upon move in and they won’t replace, large crack from top to bottom of other kitchen counter and passed Lennar inspection/manager, shower not level so about 2 inches of water sits and we have to manually push water down drain not to mention large gashes on the flooring of shower which were there before move in but not replaced, vents are loud to the point we can hear them in the living room (was told by AC folks it’s a roofing issue), electrical was not wired correctly on the outside of the garage and in some of the electrical outlets throughout the home, technician from GE came 3 times to attempt to fix the new dishwasher which was broken at the onset, holes in concrete in the garage was never fixed even when addressed during initial walk thru, tiles were not sealed, all walls are different shades of paint, bathroom lighting fixtures still crooked, all bedroom floors are uneven under carpet (Dave the construction manager and carpet owner from subcontractor) said it was no big deal but he would fix if Dave told him to. Well, that never happened. Hallway closet door and frame were broken due to wrong installation per the owner of the closet door subcontractor. He said he would fix if Dave out in the order. Well, Dave never did because when Dave came back after closing he said, “you want to replace the door? It’s just bent in a little and not a big deal.” Well it’s broken and the door is so obvious that whenever contractors come in, they point it out to me immediately. That’s the kind of construction managers Lennar hires and that oversaw this money pit and horrible new build. Gauges in walls, window panes are still not fixed after addressed during initial walk thru and via the report by our own home inspector. All panes are installed where it catches water and now has water damage because Dave never followed through. The master faucet shoots water so it goes everywhere. The dryer had a large dent by the controls upon closing. The “replacement” arrived yesterday (wasn’t informed about delivery day by Dave either) and it was worse than the first new one. It has large gashes and scratches on the bottom front, door and by the control knobs, no lighting fixtures for the garage were provided. The driveway has ripples throughout the entire driveway which is so obvious everyone that doesn’t even know us makes a comment about it including the Marion County inspector who told us it needs to get redone because it’s wrong of Lennar to force us to close and take all of our earnest money without doing the job properly. Some bedroom windows blinds did not fit in the allocated space and when they came back, they were angry to fix it and they cut it with a saw which left every single blind with jagged edges. Addressed it with Dave and he wasn’t interested in even seeing it. The list goes on…All of this were addressed during the initial walk through and still not done. Had we known what our experience would have been and what kind of slapped together job of a home (2,500 sq feet) we would get for the premium money we are paying at high interest rates, we would have taken our money elsewhere with no hesitation. We weren’t treated nicely right after we put the deposit down. And the realtor who put me in touch with a Lennar salesperson who never met me there or did nothing at all received the commission because the Lennar salesperson Austin put her name down as my realtor so he could push the sale. Definitely the most unprofessional company we have ever worked with not to mention the level of incompetence and/or uncaring of how they treat their clients. No follow up or follow through let alone never doing right by the paying customer. If your money is important to you, do not invest with Lennar. We lost everything in this home. Let's begin with the post close status. Final walk 10/14, now 11/29 and no callback from site QA representative to schedule work. The overall quality of the build is good. Discovered defective heater gas control module. After given name of install company by local QA, I made the call to get the unit fixed myself. Only 17 degrees outside at the time, 58 inside. Sales agent(New Homes Consultant) Margaret does not represent the brand well. We had issues within the first two visits to begin the sales process. Chose to work with her manager, Sumer. Minimized our contact with agent as much as possible. We used Lennar financing for entire transaction. Will never use them again. Minimal communication. We had four different staff members requesting documentation, with no summary of process or explanation as to why certain items were needed. Spammed with docusign requests. Onsite superintendent's were the only source of quality and trust. I kept Shawn and Danny current with my observations during the build. Every two weeks we'd visit the site and take updated videos and stills. We felt it was most important to remain engaged with the build process. ... More

Some were very professional and helpful; Austin our construction manager and Will our mortgage rep. Others not some much and when our home didnt appraise it became my problem with no help whatsoever. I expected some construction issues and there have been, some have been resolved promptly and we are still waiting on others.

This is the third house we have built, and by far the easiest for us to navigate through. Although we would have liked to have been able to get some additional customization, we understand that the value of this builder is attainable through standardization of the homes. We were surprisingly impressed with the quality and amount of trees and landscaping that they did along Route 47 and at the entrance to Fox Pointe. Looking forward to seeing what the park brings esthetically to the development.

Do not work with Lennar. Awful customer service and builder. Very deceitful and lied multiple times. Workers were under the influence while working on our house.

Excellent responses to any needs or concerns . 1st new home very impressed with Lennar for Osborne Trails home. Communication was terrific. Very happy

The home buying experience with Lennar from the on-site sales agent to the closing process was exceptional. I have bought several homes in the Atlanta metro area and this experience has been the best. There were issues after I closed but Kendra in customer care was wonderful and wasted no time addressing the issues. Would recommend Lennar without reservation.

My car has gotten stuck in the garage more times then I can say and no one to help, you have to make virtual help. They hope you won’t Finish work leaves way toon much to be desired . Too many wrong things to go into. Including bottom end product used inside. The one good thing I can say is the head GC was nice. I would never buy another lennar or probably any new build.

The buying process was great. Love the house, but wish I could’ve picked some of the finishes. Waiting for small issues to be repaired. Overall, I would recommend, very nice community & looking forward to many years here.

Lennar provided us with a quality home. What you saw, was what you got. No add-ons.

The overall quality of the home is embarrassing. If Lennar could buy back the home today, I would gladly sell it! Too many things wrong to even begin.

Hunter our sales person did a phenomenal job helping us throughout the process. We felt that the sales process was great. Unfortunately, the quality of craftsmanship and work of contractors has been well below average. Lennar sales process 10! Lennar quality of work 5!

If you want Lennar to go the extra mile just know they won’t. They will find the easy cheap way to put a house up. They used scraps for siding. Wall outlets are not symmetrical/ set properly light switches will be placed on random wall behind doors “that’s just how the electrical was ran”. Plaster/ paint looks rough all around the house. During walking through with construction manager we were instructed to place blue tape on issues that needed to be fixed. and during final walk we had to point out random spots that weren’t fixed. The spots we retapped and still moved in to multiple spots still have blue tape in rooms that they ignored. ... More

When I walk into my home I am sad every day. The poor quality of this home can be seen in every wall, ceiling and floor.

The full process is a pain, from the sales agent, unresponsive, to the closing. I still have some unresolved issues. Only the two o three people in the CUstomer Service area, like Mr Delgado, communicated with me and tried to solve some major issues

Would not recommend a Lennar home to anyone. Sales associate to building supervisor were absolutely horrid. I arrived to my house after closing with front door lock improperly installed so I was unable to lock my front door. Was asked to just stay with it unlocked for one night. Frame or door was full of holes from whoever tried to install previously. After hours of waiting lock was fixed by neighbor. Front door and sliding door left open so home was very dusty and dirty. Sales associate, angie, stated someone would come clean. Never did. Building supervisor stated that I was being untruthful per Angie as walk through was day prior. Pictures were taken as proof. No hot water was available in home day 1 and 2. Boiler went bad within a week. Grass was also dying due to sprinklers not being “hooked up” as stated that they would be during walk through. Blue tape was left in home where items should have been painted but were not. Electrical issues were present as lights flicker and power trips in varies rooms, electrician blames OUC, OUC blames electrician. The whole Lennar home buying experience was horrible. I would not recommend Lennar to any of my friends. If I wouldn't have lost so much money, I would have backed out of buying the home. From the start I was lied to about things and promise things that never happened. There are so many issues I came across from purchase agreement to roof leaking after moving in. So, in the end total disappointment from start to finish I would rate a zero on trustworthiness if I could

Overall good experience. Utility information provided but could have been better explanation at closing or a one piece handout as to what to do and who to contact. Workmanship satisfactory with responsiveness to issues very good.

I'm moving and thinking the brand new house will be nice but it's a kind of male night we can expressing out the ceiling is cracked my wall of the bathrooms they cut it open to fix the leaking and they still not coming to fix the drywall and the doors lighting door frame has been cracked they told us to come and going to fix it and then come to fix it in the bathroom is missing the GF I supposed to be going each bathrooms is not been there in the showers was a little need touch up and they never come to do yet and then the floor they cut out of the vent and they say they was going to come in we cut it and put a new piece in there and they still not been here lot of people come here just to look at it and leave put oil and leave it but they never fix anything the only thing they did is the paint but they still didn't completed do it everything we have to paint it ourselves in in the stairs case handrails they told us they're going to be here in 2 weeks and you're still not here and then lastly we talk with somebody else they say oh we don't know I think they should be but still will should be there but not so that's where I put in my two stars for this Learners when they sellers the sellers people are great but after you move it in it's a midnight they don't come too complete the cabinet door was not closing really good they say they're going to come and fix it a Carpenters cabinet guys coming to say no that's from the factory we can do it nothing they look at it and left that's my story from buying a new phone from Lennar ... After all the headache, not worth it.

Fast to build the house and good quality inside of house. Workers are very responsive and friendly.
