The building looks grand at the first impression, but once you begin to live in the house one begins to find the house lacks many details that a luxury home should consist of. In our home, most noticeable is the electrical switches and outlets, then the lighting. switches are not placed at logical places, lacking multiple switching capability, some even did not provide multiple switching. outlets are sparse, some not even present such as at a long hallway, no light in the closet, bathroom lights not suitable for makeup for the ladies of the house. poor workmanship.

Call Price sales agent was not particularly easy to work with. However, Melissa warranty person and Season the project person very helpful and responsive!

They rushed at the last min and many thing like the mail has been a inconvenience.

Used cheap materials, and it shows. Why no gutters? Think where the water goes when it rains, and it rains a lot in florida. Appliances are cheap, who buys a side by side fridge? The walk thru with a Lennar guy made me feel like I was complaining when all I wanted was a good home, I think I deserve that for $350,000.

The closing was forced as the home was not completed. We had over 2 dozen things that needed completed. If we didn't close the day we did the interest rate went way up. Seven weeks after closing we still have at least 10 items on the punch list still needing completed. Knowing who to talk to at Lennar is irritating. The sour experience we are still going through has ruined the sweetness of buying our final new home.

Take time to notice the things one would not even look at during your walk thru, like quality of workmanship done by the building construction team. Take time to notice the backyard grass section the various slope grades, possibly work done in a hurry by the land surveyor landscaping team. My opinion is the Surveyors team should have noticed the various issues of backyard ? Such as grass/grade/slope, grass rolls planted on top of rocks? Not even to walk on. But Lennar has been great to respond to all issues I will say! so I commend the Lennar North point team, and thank them 100% for their caring response time repairing all issues. Lennar is Great. ... Lennar offer great price but lack in quality

A lot of issues still left to be resolved but overall an ok experience

The up front contacts and salesmanship were very good; the financial support process was quite poor; the construction is average with many nice features but too many punchlist items to work through; the HOA is pricey and not helpful at all; the landscaping is average; great community and location however; people are almost all friendly and responsive.

Customer service from Lennar has to improve a lot compared to other builders. This Lennar home is my 3rd home in Tampa and had better customer experience from other builders. For eg: During mortgage approval, Lennar was not flexible to give me options to decide. the representative was very insisting on one option and was always late to respond to queries. another example is Lennar closed the home without appliances in place and took nearly a month to instal. I could not move to new home but was responsible for the mortgage. Also, without approval and after closing my home, the construction manager stored appliances of other homes in my garage. ... More

Positive experience with sales department though annoyed with constant price increases during discussion period. Experience with mortgage division very frustrating. Most trade work par for production home. Brushed paint and caulk work done on site is marginal at best. Warranty performance good so far.

Love the house. Issues of where light switches are. Selection process to restricted. Orientation to the community was lacking. Sod was in fair condition; bushes seem to be dying. Would have preferred to have options on flooring. Never informed there would be a retention pond so close to my house.

I am happy with the property but the warranty proccess has been slow and frustrationg; it's been nearly 2 months since closing and am still waiting for punch list items to be completed. It has been difficult to manage since I am not currently located in Florida.

Quality of work could be better but overall okay.

Better than I expected

I’m more happy than unhappy overall, but there are significant items that really soured the home buying experience, including inexplicable delays in closing (not supply chain or COVID related, just disorganized), skipped final inspection due to the time crunch, bubbled paint/missing paint/splattered paint in numerous spots (all minor, but noticeable), failed low voltage electrical component problems, and insect problems immediately upon move in. All of these can be fairly easily corrected, and for the warranty-covered items they are being fixed without any push back, so that is good. Also, the sales and customer service folks are knowledgeable, honest, polite, and all-around pleasant to work with. But the bottom line is that even though I can look passed these because I can see the house for what it will be once these things are addressed, it is frankly embarrassing to bring over friends and family (for at least the first 2 months it takes to fix these) to a new house with all of these issues. ... good experience at point of sale

I liked the representative. She went above and beyond to help us and make us happy but when it came to the construction it was finish quick and we will fix it once we close on the house. I have been having major problems with the subfloor (it creaks). This is NOT my first home that I have built and for someone to tell me all homes creak, yes they do, OLD HOMES not brand new construction homes. Then, there is the issue with the sheetrock. It is beginning to bulge out, again all these issues are things that shouldn't be happening within 2 months of living there. On the contrary to the construction, their customer service is excellent. LOVE my house and location but once I closed - crickets! I’ve had to request mailbox keys and how to pay HOA dues. No one ever welcomed me to the community let alone see if I had any questions after moving in. “Fully Connected” and “easy DIY” are a joke. Most new homeowners I’ve asked are NOT connected to their devices because they can’t figure out how to set them up. Lennar takes your money but then, you’re on your own!

Lennar construction team did good job in delivering home on time but there were some issues with windows, stairs, drywall and more. Good thing is construction manager Jim is so good and responsive, he made sure most of my issues were resolved. We’re not happy with sales team. Our sales manager Brighid didn’t provide proper updates about house construction or open issues within the house. Also she wasn’t there during closing formalities neither contacted us before or after closing.

We signed for new construction in mid April 2021...we're given a tentative closing estimate of 10/31/21 to 11/14/21. Then, after obtaining permit approvals in late May...the delays started...ground was not broken on our house until September. So a 4 month delay. Covid was said to be the reason for all delays. Understandable at 1st. Then we saw homes signed for "after ours" closing in Sept...Nov and Dec. Covid did not prevent some homes from moving forward to close. It seemed to my wife and I that the original CMs had forgotten about us and it was very, very frustrating. In October, we connected with a "new CM", Mike. The meeting was initiated by our wonderful salesperson, Susan. Mike had arrived in Trinity Lakes to help push builds forward and he did help to expedite the build on our house. We were very appreciative of his efforts. Our salesperson had been communicating with the previous CMs every week and provided status updates, which we very much appreciated also. But, in my opinion the initial CMs did not follow a "first to sign" protocol regarding priority in home builds. All that said, a second CM, Kyle, was later assigned to work with Mike and together they completed our home in late February. They provided us with a top quality construction build!! So what is the old saying "Anything worth having is worth waiting for"? Irregardless of all our woes...we love the home and community, beautiful, peaceful countryside and gorgeous sunsets over the lake! Even with the delays...10 1/2 months after first signing...I would still highly recommend Lennar for the top quality product! ... More

Everything about the exterior is amazing. The inside quality was rushed. The painting, caulking, lighting, and details were all very poorly done. If they did not rush to get it done the house would be perfect. The craftsmanship just went out the door because of the rush for whatever reason.

Notified less than 5 days before closing that move-in was would be delayed due to cabinetry not available. This notification came after I resigned from my job, sold my home in Atlanta, and just before the drive to relocate to Florida. I stayed in a hotel for 3 weeks until unit was ready for move-in. Lennar did take care of the costs.

can provide more quality based homes. Once the house is signed, we need to take care of all the issues. Quality of house is not that much appreciated. When I put up same question, they mentioned its human build and mistakes will happen, which was not expected. Final inspection should be done by team and identify issues and close it before customer do it.
