Worst home buying experience only except for my realtor. Would never buy another Lennar home or recommend to anyone!!

The reason my husband and I chose Lennar for our recent home purchase in Inman SC was based on a prior experience with purchasing a Lennar home in Summerville SC in 2017. Every person we interacted with back then was sincere, thorough and pleasant. It was such a smooth process. Our experience this go around has been the opposite. I will say Robert, our loan officer with Lennar, was amazing and the only reason we didn’t take our business elsewhere. Everyone else we have interacted with has not been a positive experience. Now having an ongoing issue with our upstairs bathtub due it being damaged and repaired prior to closing and not properly reinforcing the tub floor. We have been in our home for just over a month and already the the floor of the tub is cracked. A customer care rep came to my house and said he could easily just deny the claim but because he is being nice Lennar will repair the floor of our tub when we sign a paper forever absolving Lennar, their subcontractors and suppliers of responsibility from future issues with the tub. He said the plumber would still cover their work for a year but we needed to sign paper to have the work done or we could fix it ourselves. He said the issue is cosmetic and not covered. I explained a hole in the floor of the tub because it was not supported properly is not cosmetic. The tub is unusable and not our fault. I asked if the plumber was a Lennar subcontractor and he said yes. I asked how can he say the plumber will honor a warranty for their work if the paper he wants signed says otherwise. He told me the only person that could approve the repair without the agreement of waiving the warranty would be his supervisor. I tried calling his supervisor and have not been able to receive a response. I just want the tub reinforced, repaired and have the warranty still honored. Disappointed after traveling all night from out of state Supposedly the house was move in ready. When we arrived at 430 AM …..the house we walked into was filthy! Slept in the garage… in the car. Brought it to the project manager’s attention and he had a cleaning crew come in that morning.

This was our first new build experience with Lennar and will probably be our last. 1) The salesperson, while initially helpful, friendly, and professional during the sales process, was not very helpful after we were pressured to close before the house was finished. He made a LOT of promises to follow up on punch list items immediately within two weeks during the final walk-through and then essentially washed his hands after we closed on November 30th. When we followed up, he would use the excuse of only being able to do so much since he is “only” a salesperson. And that he needed to clear things with management each time. We doubt if he even reached out to anyone for clarification and used “management” as an excuse to not provide adequate answers. It has been six weeks since closing and we are still dealing with open items and haven’t been able to rent it out as planned until the major issues are fixed. 2) We went with Lennar on everything: mortgage, title, etc.… And no one knew how to communicate. I was the primary buyer, my wife isn’t even on the mortgage, but they kept sending communications to her and not to me. The emails kept going to her spam messages. When I finally had access to the documents with Lennar Mortgage / Lennar Track, there were documents several documents that were uploaded a month prior, that would have been helpful to me as the buyer. Even this survey was sent to the wrong person. We started looking at other investment properties, this time in the Phoenix area and passed on several developments once we found out they were Lennar developments. ... More

I enjoyed working with the sales agents. They were knowledgeable, transparent, and responsive throughout the buying process. Although I had a great experience in the beginning of my home buying process, I’m not happy with how my home was delivered to me. The workmanship was not good: drywall seams/patches were visible, the paint job was mediocre, nails popping out of the walls, bad carpentry (even our movers commented on how poorly the walls and ceilings were). I believe the project managers bank on the one time drywall service to fix these issues, which is not fair to homeowners. It’s hard to catch everything during NHO, and it’s disheartening when the things you did point out were not corrected. I do believe Lennar will address my concerns. I just hate that I have to put forth so much energy to have them addressed. ... More

What we thought would be a simple buying process as options are already picked. However, the quality of materials and parts is subpar, builder clearly does not do thorough inspections before closing to ensure all items are working. Submitted 23 items for repair after moving in. 2 months since closing and only 8 items have been resolved.

It was a fabulous experience from day 1 of pre approval to closing date. Everyone in the team kept me updated. It was an amazing day to move into my brand new condo with all additional features such as Ring . I love neighborhood so peaceful. Thanks to Lennar for making my dream a reality!!! The walkthrough was a joke. Chris didn't want to be there and it showed. He explained nothing. All of the issues could have and should have been addressed before the walk through. It was left with you have a year to find all other issues. We have been without the original garbage disposal for over 2 weeks now. As far as the builder is concerned I don't have a garbage disposal. The contractor who was suppose to cover the disposal said that because they only cover the install and I took it off and had to replace it. They would not do anything. Everything was great until my close date was pushed back 3 times. I understand building materials have been scarce in the past 2 years so that wasn’t the main issue but the start. When I did the final walk through, the agent who did it was respectful but I believe deceitful as well. The front area of the home did not have power until she said “oh the breaker is off” when she flipped jt on everything worked for about 10 minutes. The electrician was there working on the breaker and even thought it was odd that the laundry breaker kept flipping. I submitted a warranty request where it took almost two weeks to have someone come out. Once that was fixed I submitted a warranty request for my front door (was an issue with the walk through but was told it would be fixed as well). The front door didn’t latch once closed. The wind, the two year old or the pull of one finger could open my front door. To lock it the door had to be held shut and locked (still wouldn’t latch). In the first month of owning this home I have submitted three warranty requests and about to submit a fourth for my bedroom fan/light fixture. My neighbors AC unit went out two days ago and they bought their home a week before me (early December ) . Am I next ? All in all I love the home , the lot but there are definitely some things that should have been done better (large scratches and cracks in my floor that weren’t there the morning of my closing when I left and people had to come in to finish getting the home done). Will I buy another home from Lennar? Most likely not. They have great looking home and people working for them but cutting corners when it’s someone’s home is not acceptable. I’m sure this review may get thrown in the trash or overlooked how all bad or non glorified reviews of companies are but to whoever is reading this, make the right decision and ask the right questions. The initial purchasing process was pretty straight forward. Our sales rep was extremely nice and progressional/helpful. We agreed to purchase our home and sent in our earnest money. Fast forward a few months later, we lost communication with our rep and we later found out she had left the company for undisclosed reasons. Fast forward even more and we are approaching closing. Our initial orientation walk through was “ok” but we noticed MANY MANY MANY issues with the home from a cosmetic and attention to detail standpoint. There were extensive issues with poor paint job/baseboards in poor condition/dust and dirt everywhere/paint on carpet/nails through cupboards and noticeable through the painted drywall/poor caulking/misaligned cabinets and doors just to name a few. Now many issues were resolved by closing but it was almost as other issues popped up which were not addressed. It is unfortunate, even though they state that the homes have a set timeframe to finish it was clear that our home was either rushed due to it being near the end of their fiscal year and/or the subcontractors hired to complete the job blatantly did not care about the quality of their work or were rushed as well. They are all adamant that they “do not know how much the homes cost” but that is an absurd statement. They also use lower end materials in regards to baseboards/window trim and paint. We also paid for the upgraded “luxury” package or something like that but it sure didn’t feel that way. The price should not matter but if you are paying for a certain price than I think it’s fair to expect a certain standard and Lennar does not meet those standards as promised. In general, the purchasing process was straightforward. So I'll give you kudos for that. But hand-off was handled very poorly. Promises were made that things would be fixed that are still pending over a month later. Most items should not have been allowed to pass initial inspection the first place. For example, I have an interior door that doesn't close, stair balustors out of order, a plastic water bottle visible in the foundation, mismatched ventilation screens and so on! And to have a representative state that this is not a "class 1 build" as an excuse is just not acceptable.

Overall I am totally satisfied.

While I am happy with the home itself, the homebuying experience with the Lennar team was less than average. There seems to be a disconnect between all departments within the sales process; from sales to project management to concierge services and then the walkthrough team. Anytime there was something that needed to be corrected or followed-up, each person I would talk with would say someone else on the team should have handled that, but would never take ownership in ensuring things were rectified. Terrible project management that ultimately led to the home closing being pushed back 3 times. I'd like to reiterate that I'm happy with the house, but the homebuying process with Lennar was one of the worst I've experienced. ... More

Took too long to build and then the build was sloppy.

Sales Agent Debbie was GREAT! But be shrewd in purchasing! During the purchase process I asked if they would reduce purchase price due to rising interest rates. I was told that they don't do that. HOWEVER, after I purchased the house I found out they sold the same model of house on a larger corner lot for about $30k less than my price. I also saw on their website that they are selling the same model in a future build for almost $60k less then they charged me.

The closing of the home was poorly done

Quality of workmanship&materials: A window was covered with sheet rock and went unnoticed until weeks after closing. Another builder acknowledged and took care of the issue. Painters were super messy, lots of paint dripping throughout the house. Did not hear from my builder. Trustworthiness: There was not a good repore with my last builder and I did not trust him. There were no apologies made for the mistake, he was not willing to suggest or recommend any product for grout; or provide model or serial numbers for appliances to be registered after taking pictures and saying they would send it to me. Value for the price paid: the increase in cost from the start of building the community to closing coupled with the interest rate was overpriced. Responsiveness to issues: From the sales representative to the last builder, not one apology took place. It felt like a cover up. The sales rep sent us the wrong closing date creating scheduling conflicts for appliances and cable. Had the one builder not corrected the window issues I don't believe my builder would have said a word. I believe he lied and said he sent the builder to fix the window. The conversation we had with the builder did not line up with that statement. This is our 5th home, the smallest, the most expensive, and the worst customer service. ... More

I love my new home!

Hi - I recently purchased an Augusta townhouse in Preserve at Pine Lakes. There have been disappointments, I must admit. Currently experiencing lots of ants and some roaches. Does not appear Lennar treats the earth for insects prior to building, and apparently ground joints not sealed well. Finish and trim poorly done: floor molding in places thrown on hurriedly, cut incorrectly and installed without correction. Out of the way spots with rough edges (eg, door casings bottoms) and no caulk at all (eg, upstairs bathroom, casing at bottom of banister). Workers apparently being pushed for productivity and leaving homeowners with the resulting problems to clean up. Back door fits poorly, able to see light all around when closed. Dead bolt drilled and re-drllled because worker had trouble lining up bolt and face plate, thus leaving the door itself in a weakened state. None of hard surfaces sealed: granite counters, bathroom grout and tiles, vinyl flooring. HVAC seems not to hold to setting entered on control very well: on a heat setting of 74 at night with cold exterior temp thermometer on control box reads 77 degrees. Outlets poorly placed: eg, in master bedroom: not positioned either side of area where bed headboard goes to allow side table light easy plugin. And no inverted plug to allow side table lights to be put on when entering room. Back patio slab not cleaned well and has small deep holes uncorrected by concrete workers. My overall impression is that Lennar puts decent materials into their homes but pushes for productivity at the expense of a quality finished product. Though productivity is important, I put to you that quality is an even higher one. My issue with the home buying experience was with Lennar mortgage not the home itself. The time it took to not get approved is going to cost me a significant amount of money over the life of my loan.

Worst experience i ever had in buying a home

We have been living in the residence for a month and a half and there is still an unpainted door, we have not been given the door lock to the garage and the worst thing is that nobody answers our calls or e-mails. After the closing, they play the fool.

Very expensive house not worth the money. Lennar give you incomplete house. My house was with no gutters and took them 6 to 7 weeks to install gutters. Garage door still missing side trim. Horrible electricity, when plugged any device it tripped the circuit breaker. Windows are not soundproof. Bad window screens can’t pull up or has no pull tabs. Doors are defected. Doors broken at strike plate. Towel and toilet paper holders loose and came out many times. Numerous paint and drywall defects. Terrible exterior molding defects. Kitchen cabinets has many cracks. It takes them long time to fix anything. Our representative did not come with us in the walkthrough twice. His excuse was he is busy and Lennar has shortage of staff! You will feel depressed instead of feeling happy in your new home. Horrible customer care! ... More

I am a repeat customer with Lennar. Technically I purchased with Cal Atlantic my first home and about a month before closing, Lennar took over. However, my home stayed with Cal Atlantic team until closed and it was a wonderful experience from beginning to finish. The Cal Atlantic sales team was thorough and welcoming and even met me on the day of move in to walk my home. I never put in a single work order. Since Cal Atlantic got bought out by Lennar, I figure that they would have the same quality and customer service, but boy- Lennar is way inferior to Cal Atlantic. The buying experience was terrible, I didn’t know who I bought from and could barely get to respond to my emails and text messages. I bought at a high time and lennar must have banked on capitalizing on that because they provided NO customer service. However, how you treat people comes back to bite you and I am seeing that. The market has shifted. It didn’t stop there- we didn’t have anyone walk us to our home on the day of close (they can’t use Covid as an excuse) as we closed in October 2022. Lennar is just lazy. Our house was a wreck, the details were horrible, this was nothing like the model. Cabinets has dents, nails protruding, my shower head didn’t have hot water until 7 mins, and didn’t have any pressure. No electricity in some rooms, leak under sink, dish washer not mounted, dents in baseboards, cracks in tubs, the lists goes on and on. When speaking and follow up to customer service, they were dishonest and kept on trying to tell, my shower because it’s in the master that it’s hard to get water up there. I called a plumber and there were rocks and debris that were in the shower head causing the issue. Lennar tries to tell you that these things are normal so they don’t have to come back and fix it. But it’s been a horrible experience with entering work orders, you have to waste your personal time to wait for them to call you virtual to verify and take photos . Then you have to wait for a trade to call you to schedule and be home for the trade. It’s a full time job and will take away from your time working. It’s ridiculous. Our street, 50% of the homes have active leaks from the rain right after moving in because of missing roof tiles. Thank goodness our gutters installation caught ours and notified us before the rain otherwise we would have been in that count. Do better, Lennar!
