This community was opened more than one and a half years ago and the homeowners are waiting for the Board of Trustees, which at this time is totally composed of Lennar representative, to meet with the owners that have closed on their homes. We want open representation and that is not happening!

This was my first home buying experience. If it wasn’t for my realtor helping me understand the process, I had no idea what was going on. A lot of the walk through issues were not fixed properly.

Sales experience was great along with the walk through prior to closing. The frustrating part came when trying to get everything fixed. The quality control is not good so multiple things had to be corrected multiple times to include major corrections like to the flooring and the siding. My requests also went unanswered. Took over a month to transfer water into our name because the correct amount of trees weren’t installed to begin with. Of course I had already had the irrigation system put in when they had to throw a random tree in an odd spot just to pass the inspection. Overall happy but ...

The nail pops, tape and spackling job leave much to be desired. Of course, the builder only wants to make these repairs once in the whole house after a year has transpired. The job is very unsightly! Otherwise, we are happy with our house and community.

The process moved very quickly. Overall I am happy I built with Lennar. I am still waiting on items from my walk through to be completed (5 months) and other work items I submitted over a month ago. I am having many issues with the contractors driving onto my property and creating huge holes. I have tried to reach out to Lennar and I still don’t have a reply. Overall, the value is great and once they start building it is very quick and they do stay on schedule.

Lennar is not good at communicating. There was no contact that wasn’t initiated by me, even when there are problems with the build or closing. And even when I did hear from them, they frequently didn’t provide all the information needed/required. I am happy with the house but feel like many of my grey hairs can be tied directly to trying to get Lennar to tell me what was going on with the house.

The buying process itself went very smooth with Lennar. They kept us update to date on what to expect any were on target with time lines. However, the quality of the home is just not there. We noticed issues during the building process and even brought up a few and they weren't ever really addressed. We have uneven spots in the floor upstairs. Walls where you can bowing in the dry wall. They did a horrible job on most of the caulking around our sinks and toilets. The carpet was laid where there are pieces that meet in some odd areas. Selection process and purchase was very positive. The construction period was not very good - 3 construction inspectors (one we never met); felt very haphazard and not customer-focused. Quality of workmanship is fair - small details like placing a sprinkler head at the exist point of a downspout, which is now covered up by a concrete splash pad; caulking in many places looks like it was done with the non-dominant hand of a non-professional. I love my house , I hate the appliances after one week there was a dent in my refrigerator and the stove top is scratched already just by wiping it. My floors are cracking and Grout job on my tiles stinks I am glad that I still have but when your warranty to get fixed all the things that are wrong with my house.

I had a good homebuying experience which may have been better if not for the pandemic restrictions. Many of the documents were made available in digital format which made the lending and closing processes easier. "Everything Included" should have been optional since many appliances can be purchased at lower prices. The quality of the materials is good but getting someone to make modifications such as removing carpet were difficult. Overall I am glad I purchased a home from Lennar.

Great location of home and neighborhood amenities. Sales team were extremely fast in responding. Customer Relations Manager was phenomenal. We felt more like a transaction in the beginning of the building process but thankfully more like a customer as we got closer to finishing the build, thanks to our sales guy and CRM guy. I understand the time crunch of getting a home done. Just seemed rushed. Paint in bathrooms are very thin. Most likely spray instead of rolled out. Other little things were noticed too but just an average job.

I'll provide the negatives. If it's not in the negative, then it's positive 1. Lennar person handling my mortgage was the biggest dissapointment. Not very knowledgeable. Put the wrong insurance company in the closing. Apologized at closing but couldn't do anything about on the day of closing. Promised to help with paperwork to make the change to insurance company that I picked, which happened to be Lennar home insurance. She added reminder to her calendar to reach out to me. With as many push backs to the move in date that we had we expected better quality. Our cement in the back and front porch are stained with paint, the paint in itself was not done well either. There are dark paint splotches from the trim all over the lighter paint on the exterior. Once moved in the interior was not very clean either. We were told we could just purchase cleaners to get stains out, if we wanted them out.

The sales representative has been great, responsive and helpful. The contractor materials were good but his QA/QC was poor. Too many punch list items and issues that are still not resolved. He continues to construct new houses and puts off punch list work 4 months after closing. I did not want to close with some of these issues outstanding but "the builder" insisted and had the upper hand based on the contract. The rating is lowered due to contractor QA/QC and responsiveness.
