Troublesome and misdirection

We were informed several facts by the sales team that turned out not only misleading, but completely untrue. These statements had to do with the HOA, and permitting for exterior changes. Additionally, the HOA requirements were conveyed as minimal, whereas in reality, they are extremely detailed and confining. we were told when we purchased the HOA was still being managed by an hour would not be so limiting and rigid. Please be aware when dealing with Lennar. You have to constantly reach out regarding the home & updates as to when closing is. On the day of closing, it was a horrible experience due to lennar mortgage waiting till the last min on getting paperwork together and etc. Amanda with lennar mortgage made our home buying experience a disaster and I would not recommend. Please have y’all ducks in a row before getting to the closing table. Tate, & Brad were great with the actual home building updates.

Cannot fit Hyundai SUV into villa one car garage.

During model walk thru or new home construction or during any time throughout the sales process did Lennar explain that SUV owners would find out they cannot fit a mid to small size SUV into a Villa garage. It's too narrow even if I push both side mirrors in.

Communication with lennar employees was not great. Nobody knew what the other employee was doing. Dates did not line up. One employee would ask me for documents and info that was already given to other employee. Response back to emails from lender and agent was not the greatest

House Finishes

The finishes in the house could use some improvement. Don't ever give a Lennar subcontractor a caulk gun. they suck at this. Painting is another thing they need more practice at, after move in, i was finding so many areas where they did not use any quality control with painting and caulking.

Who’s the community of Timer Creek seems nice and the home was built fairly quickly, there have been multiple quality issues that are unacceptable. I used to build houses and speak from experience as a licensed BC. Missing crown in kitchen, big hole in drywall, and other glaringly apparent defects should have been resolved prior to closing. Lennar mortgage and tactile have horrible communication with the customers. Not impressed!

It takes one bad apple… Overall, I think Lennar is a good builder. Craftmanship/workmanship and material are least to be desired. Sales is good. Finance portion, amazing. Closing process, amazing. Warranty, so far so good (but not perfect). The foreman, I never met in person, let me just say I am glad I did not - one phone conversation is all the disrespect that I can take as home buyer.

We HIGHLY recommend that you do NOT try and go with the insurance agency that Lennar recommend. Lennar Insurance Agency. They were rude, would not return texts or phone calls and would not insure us unless we paid for a full home inspection even though if was a brand new build and we found this out on the day that we closed. So We were without insurance for a few days because we had to find a local insurance agent (we are not from the area so we had NO idea where to get I insurance) We did enjoy working with our rep that sold us the house.

We bought a house is all I can say. The craftsmanship is not there. The Sheetrock and painting is the worst I’ve seen. The paint should be considered as primer and the house really needed painting. If this was my primary home, I would definitely be upset with the overall quality. All I can say is…..we bought a house and there’s nothing extravagant about it. I would definitely never use their mortgage and probably never consider their homes

1 Bad Apple can truly spoil the bunch

I would love to give Lennar 5 stars but my experience over several months with “one bad apple” sales agent Monica left Such a bad taste. I hope that if you chose to Buy Lennar you have a better sales experience because once you get to work with builder Justin and Tom they give you a 5 star experience. Quality should be their last names.

The workers hired to build the home were not craftsman. I've been around master carpenters and furniture makers all of my life and they would not have hired the workers that built my new home. The finish work is disappointing.

I loved that Lennar was doing rate buy downs, it allowed us to move into our home. However, I didn't love the fact that we couldn't choose certain things about our house and that certain things weren't included and we had to do after purchasing the home. I don't particularly love our downstairs layout, I don't feel like there is enough pantry space, kitchen space, and some of the cabinets are shaped awkwardly. Although may not deter from owning another Lennar home in the distant future but move-in experience after buying process did not go as well. Too many defects unnecessary deficiencies for a new home. Process of getting them corrected was transferred and had run smoother than it started.

Buying a home with Lennar was definitely exciting at first, but once I moved in, it wasn’t. The construction on their homes can be sloppy at times. They are building them too fast to check for simple mistakes. When buying a home be sure to have another home inspection completed before signing anything. Be sure to check for thing you would rarely look for (ceiling being leveled, paint missing on doors, neatness of caulk etc). Look for everything. Just don’t be fooled by the beauty of the home. The house itself is very nice, the warranty response has been good to great. The actual buying process was.... frustrating. We were frequently told to sign paperwork affirming we'd recird documents we hadn't received, then promised we'd get them later ("it's just a formality"). When signing the initial purchase agreement we were supposed to receive the HOA covenants and bylaws, we did not get them and we're told we'd get them at closing. At closing I asked about them to be told, "no, we don't deal with thay at closing you should get them when you move in/the hoa contacts you." We still don't ...

I had a better experience with outside buys than with Lennar. I felt it was fine but wasn't great. I had higher expectations. I feel floor plan could have been better designed. They give zero options to modify anything. I feel their quality of features has decreased. They downgraded the materials they used in our neighborhood after few homes. We bought a model home 7 years after it was constructed, so we did not work directly with builders. Our construction manager that we worked with was great and help advocate for repairs that the property manager otherwise refused. Overall responsiveness to questions and concerns could use some improvement. You could tell that the company was just ready to offload the property as quickly as they could.

Total lprocess was long and no much communication from sales representative. Deadline for the house was, 2 months late, home is built very sound but the fine craftsmanship details are not there. I love our house and community with all the issues being taken care of.
