The best thing I can say about it is that it is a nice looking house. I assume that because the houses are built quickly it takes a lot to keep up on quality control, but I just feel that you get what you pay for. It really feels like a nice starter home but not what I was hoping for in terms of quality. I understand that they have to save money to sell at the price point they are trying to keep but some things really feel cheap. The Home buying process is not like any other builder I have worked with. There is no flexibility or understanding from the company at all. It's their way or no way. This makes it difficult for someone selling one house and buying a Lennar house. It might be great for a first time home buyer, or someone looking for a retirement home. I recently bought a house from Lennar, and overall, the experience has been a mix of positives and negatives. However, during the home orientation, I noticed several color spots around the house that were not properly addressed. During my move-in, my foot was injured by a protruding nail, which I had to fix myself. Very hard a times to get responses to our questions. Being in central time zone we would get information so late in day we couldn’t get things sorted out before people were gone. Not knowing whom to contact at times it seemed like we were directed to a lot of different people that we hadn’t really talked to. Easier to deal with 1-2 individuals for us.

Our experience with Lennar's new construction home purchase was disappointing and frustrating. Despite their promise of $35,000 in closing costs, we were blindsided by last-minute demands from their preferred lender, who conveniently required us to pay off additional credit card debts the day before the closing. This unexpected financial burden and the discovery that Lennar intended to use my wife's realtor commission to offset their promised contribution left us feeling deceived and cheated. Moreover, the title company's lack of communication only compounded our dissatisfaction. Despite our persistent efforts to clarify the situation, our calls went unanswered, leaving us disregarded and unheard of as customers. From a construction standpoint, the house was pretty well built. I’ve been here for roughly 3 months now and I’ve had barely any issues. As far as the sales standpoint, my real estate agent was able to work closely with Paul and get the deal done in a timely manner The only drawback I had was with the Mortgage department within Lennar. They were unethical aspects that occurred during my Purchase because there was a huge rush to get my home closed by February 28th. This was due to the concept that Lennar end of year allocation was due on the same day. With that being said, I felt like my mortgage officer made more of a push to get the house sold Weiss to caring about my needs or helping me through the process. Moving forward, I would not mind purchasing a home from Lennar based off of the house and the foundation in which it was built as some time and care was put into. It’s a construction. Mortgage process was horrible using their lender.

The worst part of our buying experience was the mortgage approval process. I will never submit to that again. The house was already completed, so we just had walk-through and punch list issues. We like the house so far, but follow-up is the Achilles heel of most builders.

We purchased a home that was completed prior to being put up for sale. We had minimal interactions with the builders. We did interact with Kim, who is the owners representative between the builder and you. We had a positive experience with her, Our main issues was with the Lennar Mortgage Department. Although they all were friendly and professional, they are put under a strict time frame to close on these homes that many mistakes were made. We closed within 22 days of signing contracts, our closing costs and estimates changed 4 times including the APR. Our intent is to pay off this mortgage within 6 months so we were minimally affected by these issues. Due your due diligence and don't feel obligated to finance through them, although they offer some good incentives make sure you are not better off in the long run financing elsewhere. I absolutely love the home I purchased from Lennar. My only disappointment was not being able to upgrade anything. I did not get to choose the outside color of the home and I could not upgrade the floors in the entire home or even the glass wall for the shower. The problem I am now facing is that my feet hurt every day from walking on the hard tiled floor instead of the wood flooring that I wanted. Not sure if my feet will recover but I will now have to replace all the flooring in the entire home because I prefer wood floors in the bedrooms and in the open plan living space. I also would have liked to be able to add a privacy fence because of the way all the back yards are open to all neighbors on multiple streets. My only option is to add plants that will grow in such a way that I will have a bit of privacy. ... More

I dealt with the new home consultant directly to purchase the home at Lennar wellness way. However realized that having a realtor would have made much more sense closer to the closing. The final inspection was not done correctly and there were many items left out that needed fixing. For example, one of the cabinet doors was not even painted. There were lot of paint marks on the floor in the living room. when my tenant moved in he found nails in the carpet while vacuuming and thankfully his kids did not step on them. I do like the way Lennar has built the website where all details of the lots available. I would love Lennar to take one step further to make the closing process more friendlier. I would not want to have a seperate real estate agent and pay them to do the chores while Lennar already pays for New Home consultants. It would be worth while to have them help the buyers. Also, please ensure that last mile (cleaning, making sure all items are fixed, inspection etc) are accurate. ... More

My only issue with the mortgage entity was some of their requests for data were absurd and unnecessary so we ignored them. The team was easy to work with and friendly.

Mostly good Front door does not close easily Have to pull hard to close and engage dead bolt. Trouble with all the window locks engaging to lock windows No pre-plumbing done to make water softener/filter easy to install Too many people involved between sale and move in. Would be nice to have one contact. Lennar track not very user friendly

Lennar had this home on the books and wanted it sold immediately. I signed off on the offer because my slaesperson needed it to make his month and was in a sales meeting. My agent and others at Lennar said not to worry about the closing date in 3 weeks, that we could adjust it afterwards. Und=fortunately that was not the case. In order to make this sale happen, I dealt with over 400 emails in the 3 weeks to follow, often with differing advise from different parties. I think that the new rep to help usher sales through the many Lennar parties will help, unfortunately she was new and no one contacted her at any time during the sale process. The final paperwork for closing arrived via email at 2 am the day of the closing. I basically had to sign it blind or not close on the house. This is absolutely unexcusable. The lawyers could not answer many of the questions that I had and were basically useless. All in all, it is the sales, mortgage nad closing process that were unccordinated, late or ill advised by Lennar personnel or associates. ... More

Employees were polite, but communication was subpar. In addition, workmanship quality was not top notch.

The support services offered by Lennar through myLennar were not available to me and should not have been offered. We do like the unit and have been busy making it our own. However, as we settle in, I find the workmanship less than expected for a $260K home. Materials are not highest quality (patio door is too heavy to open and does not lock), and painting was obviously rushed. Concrete patio is small and interior of garage could easily have been painted before moving in. These simple and relatively inexpensive "touches" would really elevate your finished product.

The builders were absolutely helpful and kind. However, the title company was a different story. I did not like that the title company would not allow me to close in person. I had no access to a computer and was having to sign all these important documents on my small phone. I felt that my loan officer Terry was not helpful. At one point he even hung up the phone on me. When I was done with closing his response to me was, “I hope we didn’t beat you up too bad.” Terry was very aggressive about me wiring $500 over the price for closing just in case of any numbers were off. I still don’t understand how you would not have my final numbers for closing. They mailed a check of the money that I over paid for closing, but never received it in the mail. Then charged me for wiring It to my bank. I requested a survey of the property before closing, which they would not give me until I closed. Just from that experience alone, I will not be purchasing another LENNAR home in the future. ... More

Quite the experience, but overall good

The experience had good and bad things. The Loan Officer never replied when needed. The sales guy was 90% for us there. The other 10% was acceptable because of course he had to take days off. The title officers were 60% helpful, we had too many times to try to reach them. The Constructor manager replied after 3 days. So it looks like Lenar employees are too busy to reply to a buying customer. Other than that we are very happy, we are now in our new home, Very nice. Nice design. Thank you Lennar!. Now we have new issues, the HOA takes too much time to reply to the requests like for example if you want to put a Fence in your yard (the wild animals don't wait, they just come to our yard in the night). If you want to put a patio (it rains every day) in your yard, a request to be approved takes forever. Additionally to this, the streets are just dark, with no light during the night... you need to put your motion lights in your garage doors, or so... ... More

Too much paper work and nonstop emails and letters coming from too many people and agencies that have caused me to miss deadlines and important issues. The Lennar people working with me have been Great and have responded quickly and generously. But the whole Lennar purchase Process sucked for me. I have bought 5 homes over the years and this was the worst experience ever. It didn't have to be that way. I hope it was better for others. The HOA paperwork was a surprise, I was told the HOA was just for the upkeep of the children's playground. (Not True). So what is that called? I wasn't given HOA paperwork until weeks after we moved in. A Big Plus--I finally was given weeks later that there is a list of people to fix issues with the house. The whole buying is experience was good until Damon the salesperson got involved and was arrogant and unprofessional. Soured the whole good experience.

Everything was wonderful until the end of the month of August came. We were scheduled to close on 9/8/2023 and for some reason they pushed it to 8/30/3023. My husband and I took the day off, drove in the middle of a hurricane to the location we were told to be only to realize no one else was in the parking lot and and we contacted them they had forgotten to tell us it had been moved to 8/31/2023, which we were worried we couldn't go because we couldn't just ask our boss to let us have the next day off as well. If that had only been the only bad thing... 8/31/2023 came and we thought we weren't going to close because the county had denied the Certificate of Occupancy but miraculously were able to go to the closing. They had offered a mobile notary due to the uncertainty of us being able to go during work hours, which was a good thing because even though I had submitted a request to change the way they had my husband's name they never did so it needed to be reprinted about 3 times. We were in the office until about 10pm - 11pm, the wait wasn't horrible but it seemed they decided to close a lot of homes that day. When we closed they didn't have our keys but thankfully the house had a smart lock so we could go in with a code. But when we went into the house it was disgusting. Construction debris everywhere, the garage had doors and trims. Every surface of the house had dust, the guest bathroom tub was filthy. Later we would find out that the construction team had NO idea the house had cleared to close so they never prepared it for closing. Of course with the house not being cleared to close there were also items still not finished. Thankfully though Lennar HAS been amazing in this regard and the moment we find something that is missing or broken they fix it within a week or less. Every single person we speak with has been wonderful in their attention and service. The house itself, after the items on the list were taken care of, is wonderful. I'm just left with being upset that my first ever home buying experience was this. I wanted to walk into my new home and be overjoyed my years long dream had finally come true and instead I needed my inhaler due to all the dust... ... More
