Lennar mortgage and their ability to buy back percentage points of interest is a only way I could have purchased a new condo.

We picked a Lennar home because after looking at all of the builders in our area (and there were a lot!) We loved that Lennar's homes include everything and have a more upgraded feel to them. However, since living in the home, we do feel the actual quality is lower than our last home we lived in. We've had multiple cracks in the baseboards, some little issues with the towel racks and faucets and just a handful of small things that are a bother considering how expensive homes are and considering we thought Lennar was the best after looking into many builders. The good news is, the warranty has been VERY good to work with! They are quick to respond and easy to work with. Super kind and considerate. The quality is okay. It’s what you expect from a large national builder. If they didn’t rush and paid attention to the construction up front, they could reduce or eliminate their warranty costs. There have been a lot of warranty work on our unit.

Before closing, get all help you need and ask questions about everything you want to know because if you call for help , they will tell you they can’t help you after closing. Having issue with my ring and Schlage no one available to help. Having issue with air conditioner

Seller told us that all houses came with a garage door opener. Nope. HVAC system was leaking the first two months, during weeks of 100+ degree heat. Buying process was a nightmare.

Very stressful experience with the loan process and asked to supply documents over and over making for a long process. Photos showed cabinets in laundry room but they don’t put them in. Poor communication with Lennar on everything.

I like my house and I'm happy with my purchase but it did come with some frustrations. First, just because the documentation says that something is included doesn't mean that it's included. I didn't get several smart home items that were supposed to be included but were not. I was told that the documentation was out of date. Second, the fit and finish of the house was rough. I used an entire roll of blue tape during my inspection. Third, whoever designed the HVAC system needs to be fired. A single unit for a three level house!?? My second story is never cool. Finally, Lennar mortgage commutation after closing is terrible. I was contacted by my new lending institution 2 weeks prior to Lennar sending out any notification that loan had been transferred. ... I feel that for the price, we should have had some say into what was going into our house and our landscaping. Our model should have had a patio. We should have had a say into what was planted in our yards, so it doesn't look like all other yards. We have had issues getting things fixed. The sales and loan staff were great, but once we moved in, it seems that the construction staff ignore you. The "fixes" seem to make the issue worse and are not finished.

Although I really like the design of the home that was built, I have lots of comments regarding the quality of the products that were used. The quality of the products used were sub-standard. For example, the air handler has the lowest quality rating and is extremely loud. The kitchen cabinets are not designed for maximum use. Many features missing such as shelves. We hear the noise of our neighbors above us and the floors vibrate when the walk. You could do better with the sound barriers. As a recommendation I would be willing to pay more for a higher quality of products and finishes. It feels like the price you set boxed you in the corner for giving a lower quality product. ... More

Very few hiccups but they were seen to on the spot so far. Staff great and very helpful.

There are several things that I feel like could have made our experience in building with Lennar so much better and wouldn’t in my opinion have been all that hard to accommodate. For instance we weren’t allowed to change anything about the options in the house and they hadn’t even broke ground yet. We asked to be given color options for the exterior color and was denied even a set option of colors, we were denied being able to add a few outlets in the pantry, we were denied option of what type of paint(instead of using the garbage flat paint). The reason was they already had everything set so no changes could be met. But when they changed the hallway closet to be much smaller than the closet in the model well they could tell me why it was different(which took away about 3 feet of depth in the hallway closet). Our sod was dead when we moved in but I will give them praise because they did make that right and with a pretty quick turnaround time. But we also have common are and an easement that I have been trying to get fixed for some time now with no luck. Few items that were not working when I moved: 1) Water heater: I lived without hot water for 10 days. Water heater has been replaced. 2) Air conditioning: One of the A/C was not working. Tech came in and replaced the parts and good now. 3) Cracked basement: Even though new construction, basement has a 7 feet cracked before I moved. 4) Water leaking: When they started sprinkle, water leaked from pipe and still leaking. means Lennar used very cheap material. 5) Siding wood already started peeling and curved. 6) Already started peeling the paint several areas. 7) 3 areas windows glass are going to replace b/c of poor quality and not meet basic requirements. My final conclusion: Used cheaper material, so don't recommend buying Lennar house to my family and friends. ... More

The home buying process wasn't too bad, but there was always a sense of urgency to do something because of the Lennar representatives. It was almost like we were pressured into buying in less than a month. There after moving in, there were a couple things missing from the home. It wasn't until almost 3 weeks after moving in someone brought what was needed. A service request needed to be submitted and a video call required, but there was no need for it. The Lennar home came with "Smart Home" features, but there was not a single Lennar rep that stopped by or would help. When signing there was multiple errors, and no one was able to provide a definite down payment amount. Besides that particular experience, everything went smoothly and I was able to apply a pretty good deal on the home which was the ultimate reason for the purchase. I would buy a Lennar again, but would definitely keep a list of things to keep my eyes on to make sure they are fulfilled before closing. ... More

Overall experience was good. Like the villa. Some attention to detail a little lax,

The quality of the work is good, except there are a few issues that I contacted but never got resolved.

The process was fine except for the closing date being pushed so many times i almost lost hope. But that kind of thing is expected.

Would have liked to have had more flexibility in making minor changes.

Not very impressed with handoff and everything being done by barcode reader.

This may summarize the overall experience; 15 minutes on my way to closing, I got a call stating "not to arrive to the office because they were not ready for us yet"... I was told by the lady who showed us the house that the solar system was included with the house (which was not) and eventually cost us is a bit over $5,000 from incentives that we couldn't get because the lack of information between all involved during the sale who failed to guide us, even though that we explicitly stated several times our willingness to purchase the solar system. We could have easily stepped down from the sale or at least held it but because we were from out state and we really wanted the house, we decided to bite the bullet. Among many construction deficiencies, we are still not happy with the pavers repairs, even though that most were replaced, they all look like if they were bought second hand and still (as of today May 2. 2023) "all" look stained, not even one look new... some have foot paint and I was told, for me to remove it with "warm water and scrub", which I tried with no avail. I got like more than 50 calls asking for silly bank transactions... most of the repairs have been completed but it's a new house and it shouldn't have as many faults as it had/has.... Too many people involved that did not know or communicate with each other. It should be one centralized point of contact thus to avoid any conflicting information. We purchased for our elderly parents so they could be close to a pool and work out area. From what i understand, the pool area will never be complete. How could you sell these condos to people expecting a life style they cannot live. Especially the elderly. The ring had to be replaced and now we find the back door does not lock so they leave it open. i am sure this will not get published.

My new home consultant and construction manager (Patricia and Doug) were extremely helpful during the whole process. They both were exceptional in their service and for that I am very grateful and pleased. However, Lennar's workmanship is lacking and their lack of flexibility in customizing certain items in the home is frustrating and disappointing. Also, some of the materials used in the home are of poor quality. On a brighter note, their Customer Care Service Team is extremely responsive and helpful!

Well let’s start with the deception of the sales team or shall I say Abby. She speaks very condescending, she gives false information and misrepresents what you’re purchasing. Then tells you when she gets called out on it “just cancel the transaction then.” Her management doesn’t hold her accountable and they don’t even respond to complaints or concerns so there’s no wonder why she gets away with having poor ethics. I have all this in email correspondence to back this up as well. She is very unprofessional and it doesn’t matter because it seems like a company problem. When we did our walk through the first time we found tons of problems. We were told it was a 3 hour long appointment but we felt rushed and were there for 2 and he apparently was filling in for someone else. Half way through my walk through I asked if we were being picky he said no but about 30 minutes later when we noticed the door frame wasn’t painted and window was crooked he then said “ we’ll you are being a bit picky.” For a crooked window? Our sales rep and the lender have been the two pleasant experiences we’ve had. Both very responsive and very professional. The issues we ran into are being addressed thankfully. But would I purchase Lennar again. Ask me in a year because the buying process with lies and the headaches we ran into this far I would advise others not to. ... More

As a woman buying a house, I felt the salesmen were more comfortable communicating to the man. Have we not evolved. Women have jobs. They make $$$$. Lennar could work on this area. Be bold. Lead the way to treating all people as humans with $$$$$.

Be careful what you sign up for.No flexibility on Lennars part.The home was well built.They tell you they will fix any thing but it’s at their time line.Love the area.No flexibility on when they will finish the house.If its beneficial to them,that’s when you have to close.The toughest part of the whole process was working with the lennar mortgage company. A nightmare. Otherwise,we’re happy we bought this home.

We moved in just under 2-month, and have already found multiple issues related to the quality of workmanship.
