Overall, relatively decent homebuying experience Workmanship is so so you get what you pay for Three out of five stars

I absolutely love the house. However, the quality is lacking. You have no idea how NOT sound proof it is until you move in and hear every conversation from any room in the house. The paint I am cleaning up off the floors, showers, holes in walls, shotty paint job - all things you don’t have the chance to find during a short walk thru, from 6 feet away (if you can’t see it from 6 feet, they won’t fix it). The upgrade choices were limited. Follow up on issues up after closing has been good. Again, I do love the house there are just things I wish could have been different and better

I do not regret buying from Lennar, but the process was rough. First of all, the price is not the price. There is a builder's fee you pay at closing. Secondly, while the guy who headed up the building process is awesome and has been very responsive, and while there are some nice features in the quality of the materials they used, there are also some weird cost saving things that they do, like putting studs on 24" centers if they are internal and non load bearing. Also, the flooring seems very substantial but it is sheeting and not planks, which of course means if it gets damaged, the whole thing is ruined. There was also an issue with my closing. I was told I had to close at the end of May, which was great for me. But all of a sudden with no real explanation and very little communication, the closing was moved two weeks, which caused me all kinds of problems and ultimately cost me money. After throwing a pretty big fit over the lack of answers they did give me a good sized credit at closing off the price. Over all, I am very happy with the house and the final price. It just felt like the process was rough and at times shady because it almost felt like they were not wanting to tell me the truth. They also want you to use their financing and their attorney. They do give you some credit for using them, but if you start to check and make sure using their people is the best value, you will not be able to get a straight answer. ... More

buying process very easy closing costs a little suprising

Many difficulties - Roofing shingles were not properly installed - Title Closing site caused closing confusion - Two problems with HVAC system - Roof trim/venting had to be redone - Shower head started spray leak - Wall paint above shower needed re-painted - Kitchen GFCI circuit failed for four outlets - Street signs never installed for my street and two others before and after streets, Lennar reps ignored, so I had to contact city councilperson to prompt city to install, still waiting - Lennar did not confirm mail delivery on-going, so have not received mail for over 6 weeks, have had to go 20 miles roundtrip to post office, USPS giving me 'run around', I have had to contact my US Congressman to investigate the unresponsive USPS office responsible for delivery. ... Let me start but saying I love my house and location! The sales agent was great and very friendly! The mortgage side is 10 out of 10! Very easy, responsive and very nice. The construction team is horrible. Late to every meeting if they showed up at all. Didn’t fix all the items on my pre closing walk. It was cosmetic but still wasn’t fixed. The house closed without grass. It’s been 45 days since closing and still do not have grass. Mind you it has rained some but they do not respond to canceled start dates or follow up. I text them with no response. I love my house and don’t regret a thing but constriction team has to go! I don’t mean the actual builder guys because they seem to be good! I mean the supervisors. ... Our buying experience started great, we were very excited to get approved for the home. The home-buying process started great and then continued to go downhill. By the end of the process we still had no idea what day we would close. It was very stressing. The workmanship on the home varies. Some things are done really well, like the appliances, but the attention to details is lacking. For example, where the countertop pieces in the kitchen meet, one side is cornered and the other is not. There were scratches on the island that didn't come out. There are clumps of paint on the underside of the stair railing. The shower drains were loose, just sitting on the drain, not done correctly. A door frame has a gap between the frame and the wall, not patched. They could have done a better job for what we paid for the house. The only positive thing since we've moved in is the Lennar Service Request process. Our Service Manager Frankie is AMAZING! He has handled everything for us, quickly and professionally. ... More

Home could have been built better, a lot of issues with the whole system.

Home buying experience was electronic. So it was easy. Was supposed to have an orientation and celebration. All we got was an envelope INSIDE of our home with a letter. Many questions about the house that we had to seek out answers. Workmanship is sloppy, gaps between tiles and floors . Paint is CHEAP! Washes off when cleaning. Paint on areas that should not be painted . Concrete on pool tiles , cement on areas that should have been cleaned. Sunken tiles by the spa. NO TOWEL BARS, just TP HOLDERS. Design in bathroom is plain. Could have made it better by providing a place to put shampoo etc . A seat in the main bathroom would have been a nice touch. I feel like I paid too much for what I got ... More

Josh (onsite project coordinator) was helpful. Finance team had way too many people and handoffs. We had to submit the same documents multiple times. Also, our closing date was mixed up due to all of the different players. The house was significantly cheaper than other builders in the neighborhood. However, you get what you pay for. It's like we purchased a brand new Fixer-Upper with all of the modifications and upgrades we are having to make.

These homes are basically mass produced…. Almost assembly line. Above average quality, and like the fact that change orders not allowed. Appliances decent quality, pool and Lanai/ lanai cage are very good. Understand that home will not come with ceiling fans, smart switches or extra light fixtures. I would advise buyers to review MODEL home CLOSELY as that’s what you get…no differences. For example, only some kitchen cabinets had under cabinet lighting, junction boxes for hanging lights over kitchen island were not even close on position over island. In addition, instead of three lights over island only two as third was LED. Island lights were wired to kitchen ceiling lights instead of having their own switch to separate them. Purchasing was smooth less with sales and closing. All personal on these two teams very responsive and helpful. Closing in relation to date to close walkthrough was subpar. We were given a date to close in purchase order and then was moved up 3 weeks. House was not in shape to close as the construction to finalize was being rushed with new move up date, end of fiscal quarter. We used our own inspector which picked up the same amount of items to be corrected and even more which lennar refused to make fixes. We were told our inspector takes the place of our walkthrough and if something isn’t noted on the inspection report they won’t fix and would go to warranty if needed after closing. Also informed it’s not on Lennar in relation to concrete once laid unless uneven. I explained I did not want to deal with warranty for items that could be corrected or noted to be correct prior to closing. We were also not informed that there is a one year plumbing warranty so if you want to change out anything in relation to plumbing you have to call the plumbers and schedule them to install otherwise your plumbing warranty for the first year will be void. Thankfully we found this out when we were having our dishwasher installed. So now moving forward I call, but the construction manager stated he didn’t even know when I called him. That is concerning they he didn’t know and it was never stated. Dealing with warranty has been a lot of back and forth. Minor items are quick and corrected. The blinds company used was amazing as the supervisor told his employee servicing the house “use replace it and make her happy.” The trade that have come has been nice and pleasant. However my biggest concern is the amount paid for the home and the final touches, quality of the small items and the fixtures. The fixtures looked as if they were purchased and did not match the price of home. Basic chrome and laundry fixtures in kitchen and other areas. My BIGGEST issue is with the installation of the tub and enclosure products. The enclosures shake so much they have a give that doesn’t seem secure. I was informed by “higher ups” that the construction was to specs, the enclosures was installed to company’s specs and there is nothing that can be done. I was also told there is caulking (subpar) and no water intrusion so not to worry. Red flag this is something I worry about and rather be agreed of that issue. Also the fact the tub and enclosure are not flush and “no caulking needed due to the way it fits”. Water that stays in the craves is a concern. Overall Lennar purchase is a 3 star. For the price paid for the cookie cutter layout, fixtures and no choice of updates. The personal has been helpful for the most part. However, beware of quality of items and the amount you will have to fight for quality of expectations when paying almost 500k for a forever home. We had to add gutter as that was cut back, no outside lights near garage doors, patio is a small slab, 18in x 36in, to step on outside the slider. Had double sinks in model- now single, had impact windows- now metal shutters. This means even more money to spend to make the home to standards. ... More

Everyone was wonderful except the mortgage side. No communication blamed me for all the problems asked repeatedly for items they already had rude to me my gpa my attorney horrible stressful experience with the mortgage company

Quality of finish work questionable, finnish work requested to be reworked prior to closing not completely completed.

Mortgage experience with Lennar mortgage professionals are not very good at all, Craftsmanship and quality is kinda ok, we have lived in our new home now over 30 days and we now see a lot of stuff that is done half fast ,

I didn’t receive a phone call from the sales agent when the loan funded. And the listing agent and builder will not accurately update the listing and remove it from still showing as pending or for sale and it’s been months since I closed. I’ve asked all parties repeatedly. On other notes, the house is sound and was accurately presented and is living up to what was highlighted during the initial inquiry of the property. Warranty inquires have been handled promptly. These other areas surrounding the purchase to impact the overall feeling of the customer and also it affects our interest in partnering with this builder again if these other areas are going to cause so much stress. We are happy with the home, and the process EXCEPT the mortgage process. I do not recommend Lennar Mortgage. They do not seem to know what documents are needed, and will keep asking for documents until the day of closing, and even after closing. They are also doing heavy data collection - many of the questions asked seem to have no relevance to the mortgage.

The title company was not very organized The warranty department is extremely slow in responding to issues with our home I’ve been waiting over three weeks for them to get back to me with a date that they will be here to fix my issue Our sales person was nice It’s been very disappointing

We were assured by the sales person, Carlos, that applying to put in a standard fence like everyone else has in the neighborhood would be a quick and easy process and it’s been anything but that. In two days, it will mark the 30 day mark. We were told it would take one week to 30 days and they have waited until the evening of the 28th day to kick our application back to us and tell us they need more information about something that was not even on the application nor is it in the covenants. As a homeowner who just wants to put up a regular fence and nothing else, this is infuriating and there is no one at Lennar that I can talk directly to. The management company has zero control and no information to give me anytime that I ever call them. All they do is put it back on Lennar, but they refuse to give me any information on who I can contact at Lennar. They are useless as far as I’m concerned. We paid a tiny money for this house. Why would we let it look like crap??? It’s unbelievable to me that they assume we’re not going to do the right thing and make it super difficult for us to get a fence up in a timely manner when so many people in this neighborhood walk their dogs with no leashes! I shouldn’t be afraid to walk my own dogs in my own yard. But I am, because the HOA won’t let me put up a fence without jumping through a ton of hoops. ... More

Some parts of home buying are frustrating (to be expected) but the whole experience felt extremely rushed and day of signing they were still working on things that needed to be fixed in the home. Why rush signing if things aren’t ready. Waiting a few days doesn’t hurt. Also now that we’re in the home getting in contact with anyone is almost impossible or you get a response weeks later. Overall we’re happy we’re in a home

the house is nice but don’t feel like lennar will fix problems that they say they will.

Aggressive selling with very little empathy towards buyers. Not flexible at all for even minor changes. Good value for the money paid

We had an initial great experience with Lennar sales, however Lennar title was very difficult to work with upon closing. We were told we were to close on a Friday, however Lennar title did not see our money transfer from the sale of our previous home that was sent early in the day Friday until very late in the day and due to that we were unable to close. When we tried to contact them Friday afternoon for clarification there was no response or anyone we could speak with. Due to this my family had nowhere to go for a weekend and had to find somewhere to stay along with paying extra for a U-haul to hold our belongings as we had already closed on our previous home. We were told we would be able to close early that Monday morning, however, we had to sign new paperwork. We received the paperwork at 8am Monday morning but still had heard nothing about being able to get into our home by 12:00. We continued to try to call Lennar title to find out why and were met with no response. We ended up having to call the initial phone number on their website and indicate we were interested in buying a new home in order to speak with anyone. We did not get our official closing papers and keys until 2 pm that day which was 3 days after we were supposed to initially close. Very hard to get in touch with anyone for any questions, I called the concierge and was told will call back but when I called back to ask regarding the issues then no one pick up the phone. The construction team are great, very thorough walk through, but customer service team are very unhelpful, by the way I closed out my home a month ago and still don’t have a mailbox keys, and still waiting for someone to get back with me regarding because I can’t get in touch with anyone.

I was told and so was several other people that the mulch is included with the HOA and from what I’m reading from all of them is that that is not true!! that needs to be fixed… for a first time homebuyer as I had questions and reached out to Lynn and so forth in regards to certain things then yeah I didn’t get a call back!!
